Elara Drawing on inspiration from the minimalist stylings of villas the home owners’ had visited in the Mediterranean and northern Africa, this home was designed to capture the magnificent panoramic river and city views afforded to the site as well as create a spacious, zoned family home that was also perfectly suited to casual entertaining.

A Classic Blend Building a new home for a young family in an established, affluent suburb with a pervasive cottage street aesthetic, required some innovative design considerations to ensure a perfect blend of contemporary and classic. This remarkable Weststyle home successfully achieves this challenging brief creating an eye-catching, unexpected exterior that has a distinct ‘urban edge’ whilst sitting harmoniously within its classic surroundings.

The home sits on a tight piece of land and every inch of the block is judiciously used to create a home that is both spacious and light yet has practical privacy. The house is separated into two buildings connected by a galley. The front building, a formal sitting room with sophisticated custom stained timber parquetry flooring and high raking ceilings with curved corners, is simple in form but highly complex in detail both internally and externally. The three-dimensional faรงade is constructed entirely in dark feature brick which extends up the walls and over the roof in a unique manner that is striking in its application and results in the effect of a solid brick house. Four equal walls and tall a triangular shaped roof encapsulates the innocent child-like drawing of a house imbuing this home with an elusive yet enduring optimistic youthfulness. The room almost glows from within and the light playing through the front brick screen adds practical privacy without compromising natural brightness. A window seat, which cantilevers out over the deep concrete pool creates a perfect place for relaxing with a book and allows natural light to flood the space.

Journeying down the gallery to the second “building�, strategically placed windows offer glimpses of the alfresco and pool before wrapping around a curved corner into the main kitchen meals and living area. This sense of light and space was crucial to the client and as a result greenery is visible from all aspects of the home with courtyards and small gardens dotted throughout.

Concrete Sail House The brief for this riverside home by LUXUS Homes & Tim Wright Architect, called for a build that was both daring and extraordinary. With a prestigious water’s edge building site in Applecross, the clients requested a unique ‘yacht-like’ abode, built using concrete. Although the premise of a concrete house elicits strong reactions both for and against, the client’s love of the material’s great strength and tactility led them to request using it in as many forms as possible throughout their new home… and the outcome is nothing short of spectacular!

The Concrete Sail House is another successful collaboration between LUXUS Homes, led by master builder Russell Manger and director Jarrad Cranston and Tim Wright of Tim Wright Architect. Five years in the making, the architect and builder felt blessed to work with daring and trusting clients to create something truly extraordinary. Designing a beautiful structure that was functional as well as ‘over the top’ and ‘dramatic’ was a challenging brief, says Jarrad.

“Working with someone who trusts you is really rewarding because you can try different things. They fully back your vision, then together we see it built and realised. We love that”. As with their other projects, open discussions with client, builder and architect filtered through all levels of the design of this unique home. Exploring the full range of concrete’s potential, they emphasised the dramatic quality of the material by enhancing it in some areas and contrasting it in others. The goal for the Concrete Sail House was to create an experience that takes visitors on a journey of emotions from austerity to composed serenity as they move from space to space. The Concrete Sail House begins with a triple height entry void where the acoustics are quite resonant. However, this changes dramatically as you reach the timber cladding and acoustic ceilings of the kitchen and living rooms. Minimal in aesthetic, the open plan living, dining and kitchen is never-the-less rich in materials and textures.

In the kitchen, light Aurelius stone adorns the benchtops and is complemented by bronze mirrored splashbacks, Havana wood-grained veneer and matt black cabinetry, creating an overall look of understated luxury. Upstairs the feel is remarkably different to the lower level living areas. As Jarrad explains, the rooms were the perfect fit for the clients’ adolescent boys. “We went big and expansive in the living areas detail

downstairs, up here it’s all under control. It’s certainly luxurious but still restrained,” he adds. The main ensuite however, wrapped in the grandeur of the Aurelius quartzite, embraces more of the qualities of downstairs. After enjoying their spectacular coastal location for close to 30 years, the owners of this new home knew they wanted to stay exactly where they were. They also knew exactly what they wanted in their new home and that they wanted Mondo Exclusive Homes to design and build their new dream

residence: a low maintenance, highly energy efficient, beachy abode, tailored to their exact needs and requirements and containing only spaces they would regularly use. It was also imperative that their new home maximised the stunning ocean views offered by their location.


This was however a goal more easily conceived than executed because the new home was to be built on West Coast Drive, one of Perth’s busiest but most iconic coastal roads, and on a sharply sloping block. The need to maintain continual access to the common property driveway further complicated things. But through careful traffic management and tight scheduling Mondo Exclusive managed to overcome all these obstacles ensuring traffic flow was not interrupted and inconvenience to the neighbours was kept to a minimum.

Modelled on the concept of a coastal boathouse, this home has a striking but perfectly compatible street presence. Completed in 2018, and being the only charcoal and black house on the stretch, the residence has already become a local icon and landmark. In order to meet the requirements of a highly energy efficient home, the clients and Mondo Exclusive Design opted for walls constructed from Structural Insulated Panels (SIP) internally cladded with plasterboard and externally with compressed sheet weather board. This facilitated a quick, enduring build that will require little maintenance.



An airy and inviting open-plan kitchen, living and dining area, opens onto an expansive 40m2 balcony to further take in the breathtaking sea vistas and beach sunsets. Feature v-groove panelling throughout the house, soaring raked ceilings, exposed beams and beautiful internal feature doors enhance the coastal theme. Guests are greeted in a littoral entry foyer by a lighthouse custom made in the U.S. and tastefully positioned in pride of place at the top of the stairs. Built on a steep, sloping site between two street frontages, just one street back from Perth’s iconic Cottesloe beach, Ozone has been skilfully created by Exclusive Residence to take full advantage of its stunning coastal location. A celebration of the client’s business success as well as being a luxury home for both his young family and friends to enjoy, the brief was to create a home that was luxurious and yet had a ‘livable’ beach-side feel. The result is a striking contemporary abode that epitomises the Cottesloe lifestyle.

Working with the site to construct the 555sqm, 4 bed, 3 bathroom home was a challenging process, that required breaking through coastal limestone cap-rock and taking care to effectively shore and pile adjourning properties. A 7 x 5 m music studio was also added at the last minute which required a rock breaker to be craned over the built garage to remove a further 200 cubic meters of rock. To take full advantage of the views, the maximum allowed wall height was achieved by cleverly designing a curved roof to one side. This complicated design required the deployment of a mobile sheet metal roll-former, to custom roll the curvature of the Colorbond Ultra roof profile. The home has been built with a layered effect, utilising the natural 6 metre rise from the front to the rear of the block using a reverse level design, placing the living areas on the upper level to maximise the views. As you enter the open-plan living space, the natural tones of timber veneer cabinetry and Spotted Gum flooring add an organic warmth to the space whilst the neutral tones allow the stunning views of the Indian ocean to provide an ever changing wallpaper of natural beauty.


Both inside and out, the finish is exemplary, using the highest-quality materials. There is extensive bespoke joinery throughout the home and negative detailed ceilings and cornices add to the clean and fresh look coastal look whilst demonstrating the meticulous attention to detail that is seen throughout. The spectacular master ensuite is a notable

highlight of the home, tiled from floor to ceiling in natural sandstone, each individual tile required sealing to their face and edges before being laid. Yet despite the huge financial, health and ecological benefits, bad press has given many people the impression that eco-friendly means “doing without”. The reality however is that sustainability is the ultimate deluxe feature, co-existing seamlessly with modern conveniences and luxury finishes. Ground-breaking designers and architects the world over recognise green is the new black, creating sustainable luxury homes that offer a beautiful new way of living. So why build green? Well economic advantage is one obvious reason but more importantly you have the ability to reduce your carbon footprint and impact on the environment, so the question really should be why wouldn’t you?

So now that you are planning to join the growing number of visionary homeowners who are not only wanting to maximise the long-term monetary, health and environmental benefits of building a sustainable home there are 10 key options to consider.

1. Passive Solar Design Passive solar design is something that should be at the top of every new home’s, ‘must have list’. Unfortunately however it is either missing altogether or poorly executed. Griff Morris, founder and owner of multi-award winning sustainable homes company, Solar Dwellings, insists that it costs no more to design a passive solar home than any other home. It’s all quite technical but also quite simple” says Griff, “living areas and large windows of the home should face north with minimal windows to the east and west and the long axis of the home within 15° east or west of north. Additional winter warmth and summer cooling is enhanced by positioning windows so the sun enters in winter but not during summer and window placements allow cross ventilation. These ‘simple’ principals ensure that internal temperatures are kept constant and comfortable Additionally, the use of building materials in specific locations allow the home to absorb the sun’s warmth during the day and release it back into the home in the evening. The overall outcome of a passive solar home is reduced energy consumption and a healthier home that does not require artificial heating or cooling.

2. Material Selection For homeowners wanting to take things a step further, choosing building materials which have low embodied energy (the amount of energy required to manufacture and build them) and low environmental impact, will result in a home that is environmentally responsible in construction as well as in operation. For example, walls do more than just hold the roof up. They play a critical role in the thermal performance of a home and its overall environmental impact. There are a number of green building materials transforming the construction industry including greater use of concrete and concrete products, recycled steel, reclaimed and recycled timber. Concrete and stone flooring are durable, easy to maintain and have great thermal properties. Some very exclusive designer homes have opted for recycled glass and metal tiles made of recycled glass, copper, aluminium or brass.

3. Low Allergen and Non-toxic Options Many traditional building materials aren’t optimal for the health of the home’s inhabitants. There are many

ways to minimise the toxicity in your home through the choices you make at the building stage. Volatile organic compounds (VOCs ) are known carcinogens, irritants or toxicants that are present in many paints, plastics, building materials and indoor products, from cleaning supplies to mattresses. Some traditional materials also encourage moisture build-up, which can lead to toxic mould or mildew problems. Both VOCs and moulds cause outdoor air pollution problems. Choosing non-VOC and moistureresistant products as well as installing systems that enhance air quality, protect the health of you and your loved ones and also help environmental wellbeing.

4. Water Use Choosing 6 star rated WELS (Water Efficiency Labelling) products for your home can significantly reduce your water usage. These include showerheads, taps, toilets and appliances such as washing machines and dishwashers that use water. With expansive roofs many luxury homes also have the ability to easily harvest rainwater for use within the home. Grey water recycling systems recycle water such as water from showers, baths, taps, washing machines for use within the garden and can save hundreds of litres of water each day and help conserve water in Australia’s increasingly drought-prone climate.

5. Energy Efficient Power Including photovoltaic power generation and solar water heating for both the home and swimming pool are just the start of the choices, energy efficient products and lighting such as outdoor solar lighting and indoor LED lighting can significantly reduce power usage. Properly planned electrical wiring can also enable you to switch off all energy to the house other than to essential items such as refrigerators when leaving the home.

6. Lighting At the design stage, correct placement of windows and skylights should create an abundance of natural light, however giant floor-to-ceiling windows are a no-brainer for those seeking luxury, aesthetic appeal and plenty of natural light. Amazing new technologies including double-glazed, high-performance windows mean you don’t have to sacrifice the views for energy efficiency. Of course window placement is Lighting makes up about 11 per cent of the energy consumed in a typical home, about the same as refrigeration. Households can reduce energy use for lighting by 50 per cent or more by making smart lighting choices and using more efficient technology. Social Inclusivity And of course, enduring family homes should also consider social inclusivity and design life to make homes accessible in all life stages and for all mobility considerations including families with young children, pregnant women, people with temporary or permanent injury or disability and seniors.

9. Home Automation Today’s eco-friendly houses aren’t just sustainable, they’re smart. Now with a sophisticated 21st century re-design and extension by Perth’s Collière Architecture it’s destined to be one of Perth’s most sought after properties.

Despite its high ceilings, quality finishes and generous proportions of 362sqm of internal living space, 160sqm of terraces and a massive 203sqm garage the new owners required a little more space to accommodate their growing family of grandchildren and the twenty year old interior needed some updating to modernise the kitchen, scullery and laundry areas. Claremont based Collière Architecture was consequently engaged by the new owners to re-design the apartment to suit their needs - coincidentally it was John Collière who had in fact designed the original apartment complex making the project all the more enjoyable for this boutique, award-winning firm.

Principal John Collière and associate Director Philip Geraghty worked closely with the owners to create a stylish new interior and expand the apartment to include a relaxed family entertaining area. Amendments to the planning code, brought into effect since the original building was constructed allowed for an additional 32sqm of living area which has been skilfully designed to maximise the outstanding views utilising extensive custom-made windows and doors by Perth’s Ozsteel. As with most renovation projects there were several challenges which needed to be overcome which included undertaking all work with the

clients in residence, plus noise considerations for neighbouring properties and engineering requirements associated with extending the building below an upper floor apartment and pool. Their success is evidenced in the stunning outcome which Collière have attributed to brilliant collaborative relationships with the client, tradespeople and engineers involved in the project. Cottesloe The derelict garden of a newly renovated timber bungalow, originally built in 1909 as part of Cottesloe’s early diaries, was given a beautiful new lease on life by multi-award winning boutique landscaping company Springgreen Landscapes.

The large block, 929 square metres, required a front garden to complement the fresh, bungalow style weatherboard facade of the house and a more contemporary back garden, complete with alfresco and barbeque area, to suite the modern design of the home’s rear extension. Working closely with the architect and client, founder of Springgreen Landscapes Jean ClÊment Printemps delivered the child-friendly, low maintenance Mediterraneanfeel garden the owner wanted and was awarded the Australian Institute of Landscape Designers and Managers (AILDM) Gold Award and Best in Category for Residential Landscape Design over 150sqm for this outstanding transformation. As the block is close to the ocean, Mediterranean, mixed with some coastal native species were a perfect choice to create hardy, salt-resistant foliage with interesting contrasts in colour and texture. Around the pool area privacy was addressed with tall shrubs softened with a mix of lower shrubs and fruitless trees to add varying heights to the garden.

Mt Pleasant A new home in prestigious Mt Pleasant called for a secure, contemporary garden that could be enjoyed all year round, no matter what the weather. Award-winning Springgreen Landscapes started by designing an inviting new entry to the home. A front wall was built and finished in a concrete render with a custom black metal gate and detailing for contrast. Large concrete steppers lead people to the main entrance across a sea of river stones in various colours and sizes. Mediteranean and native plants further add interest and appeal to the entry.

At the rear of the home the focus was to create a beautiful space to enjoy all year round that would also move attention away from a large, imposing granny flat. Work began by softening the building by painting it a dark grey. Spotted Gum vertical timber slats were used as a feature screen to draw the eye upward and minimise the visual impact of the granny flat. Raised garden beds of varying heights were created in corten steel, complementing the warmth of the Spotted Gum screening and in-built seating area. A Grevillea ‘Orange marmalade’ was planted beside the fire-pit area which would eventually create a cosy corner for nights by the fire as the Greviliea grew to full height. Incorporating the clients’ own visions and concepts, Springgreen Landscapes implement innovative design techniques that enable the indoor and outdoor areas to become a seamless living environment.
