WHAT IS MASS TIMBER FRAME CONSTRUCTION? Mass Timber refers to a load-bearing system made of either solid or engineered wood. In the case of 90 Arboretum Drive, the structure consists of 11” x 19” glu-lam wood columns in a 20’ x 25’ grid, 11” x 32” glu-lam wood beams and 7” thick cross laminated timber decks. As one of two buildings at The Arboretum, 90 Arboretum Drive is New Hampshire’s first Mass Timber Frame office building. Designed by Boston’s SGA Architects, this new three story, sustainably built 72,000 square foot office building has a draw on professional office users as well as the tech and creative tenant alike due to the warmth of wood and the embrace of green construction techniques and materials. The building’s open floor plates offer an efficient common area while providing a high window-to-floor area ratio. The use of Mass Timber frame materials and Biophilic Design (our connection with nature) provides unmatched aesthetics of exposed wood, structural and office environment performance and a much lighter carbon footprint than traditional steel and concrete construction. Located at Pease International Tradeport in the Portsmouth, New Hampshire Seacoast region, The Arboretum (90 & 100 Arboretum Drive) consists of a total of 200,000 square feet of Class A office space and provides for convenient access to local services, restaurants, hotels and conference centers as well as immediate access to I-95, the Spaulding Turnpike (Route 16) and local access to Woodbury Avenue via Exit 3. Bus service and a 5/1,000 SF parking ratio makes getting to and from downtown Portsmouth simple.
