1 in 5 buyers make offer without seeing home Twenty-one percent of more than 2,100 home buyers recently surveyed by real estate brokerage Redfin say they made an offer on a house without seeing it in person.

"That's a testament to the proliferation of online listings, mobile real estate apps, and cool things like 3D scans that take you inside and through every room of a home for sale online," according to a blog on SurveyMonkey, a surveying firm that conducted the survey on behalf of Redfin.

Millennials were the age group to be most likely to make an offer without seeing the house in person first at 30 percent. What's more, 53 percent of buyers who paid more than $750,000 for their home made offers without seeing the house first.

NAHB study reveals what “Green” means to home buyers What do consumers think of green homes? And, what are the most important elements of a green-built home? Builders and other industry professionals now have an opportunity to find out what green means to home buyers with a new publication from the National Association of Home Builders (NAHB).

NAHB’s publishing arm, BuilderBooks, recently released What Green Means to Home Buyers: Perceptions and Preferences, a study of consumer preferences focusing exclusively on green/high-performance features in the home and the community. The study examines consumers’ attitudes of various green features, concepts or terminologies, the resonance of those terms as potential marketing tools, and the likelihood that the home purchase decision may be influenced by any of these features or terms.

The study was conducted by NAHB in 2015 and is based on a survey of home buyers nationwide.

Results from the study are available by age, income, race and Census division, among other demographic characteristics.

“This new study is an incredibly useful tool to help builders and remod-

elers determine not only consumer attitudes towards green homes, but also which green features consumers care most about,” said NAHB Chairman Tom Woods, a home builder from Blue Springs, Mo. “We have seen incredible growth in green and sustainable building over the years, and the results of this survey only further solidify the continued consumer interest in green building, and which attributes matter most these buyers.”

National News August Sales from 1 Total housing inventory at the end of August rose 1.3 percent to 2.29 million existing homes available for sale, but is 1.7 percent lower than a year ago (2.33 million). Unsold inventory is at a 5.2–month supply at the current sales pace, up from 4.9 months in July.

"With sales and overall demand higher than a year ago and supply mostly unchanged, low inventories will likely continue to limit options for those looking to buy this fall even with the overall pool of buyers shrinking because of seasonal factors," Yun adds Yun. The percent share of first–time buyers rebounded to 32 percent in August, up from 28 percent in July and matching the highest share of the year set in May. A year ago, first–time buyers represented 29 percent of all buyers.

According to Freddie Mac, the average commitment rate for a 30–year, conventional, fixed–rate mortgage declined to 3.91 percent in August after climbing above 4 percent in July (4.05 percent) for the first time since November 2014 (4.00 percent).

"When the Federal Reserve decides to lift short–term rates — likely later this year — the impact on mortgage rates and overall housing demand will likely not be pronounced," says Yun. "With job growth holding steady, prospective buyers can handle any gradual rise in mortgage rates — especially if today's stronger labor market finally leads to a boost in wages and homebuilding accelerates to alleviate supply shortages and slow price growth in some markets."

NAR released a study earlier this month that examined new home construction in relation to job gains. The findings revealed that homebuilding activity is currently insufficient in a majority of metro areas and is contributing to the ongoing housing shortages and unhealthy price growth in many markets.

Properties typically stayed on the market for 47 days in August, an increase from 42 days in July but below the 53 days in August 2014. Short sales were on the market the longest at a median of 124 days in August, while foreclosures sold in 66 days and non–distressed homes took 45 days.

Forty percent of homes sold in August were on the market for less than a month.

All–cash sales decreased slightly to 22 percent of transactions in August (23 percent in July) and are down from 23 percent a year ago. Individual investors, who account for many cash sales, purchased 12 percent of homes in August, down from 13 percent in July and unchanged from a year ago.

discount of 18 percent below market value in August (17 percent in July), while short sales were discounted 12 percent (unchanged from July).

ed Disclosure rule. "A large majority of Realtors® have taken some form of training to prepare for the new disclosure requirements," he said. "As the ruling goes into effect next month, communication is crucial between all parties involved in a real estate transaction to ensure consumers get to closing seamlessly and without delay.

Demographics to blame for low inventories?

Homes for-sale shortages continue to plague many housing markets.

For 37 months, a seller's market has reigned, which is usually defined when there are less than a six months' supply of homes listed for sale. With fewer homes available for sale, buyers are finding steep competition in some markets that have pushed up home prices.

The low inventories have been blamed on many culprits: owners feeling stuck in their homes because they're underwater (owing more on their mortgages than their home is currently valued at); the still-high volume of homes in the foreclosure process that are being held off the market; the lack of new-home construction; and many single-family

units that have turned into rentals, according to Harvard University Joint Center for Housing Studies' Housing Perspectives blog.

But the JCHS blog highlights that one big culprit not often discussed comes down to demographics.

likely to continue to dampen sales over the next two decades," according to the blog.

Over the last decade, members of Generation X – those now in the 30 and 40 year old age group – have replaced the large baby boom generation, and the Gen X population is much smaller. In fact, among the 35to 39-year-old age group, the population in 2013 was 9.3 percent smaller than it was a decade ago, with 10.4 percent less households.

As such, the home ownership rate has dropped considerably, particularly among 35- to 44-year-olds. Home ownership rates among Gen Xers – particularly those in their 30s and 40s – are most significantly below 20year historical rates for other similarly aged adults.

"Traditionally, the 30s and 40s are key ages for housing market activity – particularly for trade-up and new home purchases," the JCHS blog notes. "Indeed, home owners aged 35-44 historically make up the majority of trade-up buyers. Fewer current home owners in this key age group has meant fewer potential trade-up buyers and sellers, meaning fewer people putting their homes on the market, adding to tight inventories of for-sale homes." © Copyright National Association of Realtors.

Single–family home sales declined 5.3 percent to a seasonally adjusted annual rate of 4.69 million in August from 4.95 million in July, but are still 6.1 percent above the 4.42 million pace a year ago. The median existing single–family home price was $230,200 in August, up 5.1 percent from August 2014.

Existing condominium and co–op sales declined 1.6 percent to a seasonally adjusted annual rate of 620,000 units in August from 630,000 units in July, but are still up 6.9 percent from August 2014 (580,000 units).

Deck Safety Checklist: Signs that it’s time to repair or replace your deck Decks take a regular beating. Your favorite outdoor entertaining space is exposed year-round to sunlight, rain, snow and other elements that could add up to accident-causing damage.

According to the Consumer Product Safety Commission (CPSC) an average of 33,000 people per year are injured because of the structural failure or collapse of a deck, porch, railing, or staircase. So, before you invite the block over for a barbecue, hunt down these troubling signs and call an official inspector to check them out.

Because of a deck’s tremendous exposure to the elements, it is recommended that the deck be stained at least every few years to prevent cracks and other problems. A mild brushing at low pressure with a power washer is all most decks need prior to staining.

Take a look under you deck to see if the fasteners and connectors are sound. Items that hold your deck together, including nails, bolts, screws and hangers are made of galvanized steel, but this material still needs a close inspection. Even good-quality galvanized steel will rust. If you see rust or something looks loose, you need to have an inspector look at it.

Cracks

Wood tends to split a bit with wear, but certain kinds of cracks signal problems. Typically tiny cracks are of no worry, but you should still keep an eye on them. If you notice a crack getting bigger, or if it’s around fasteners, that’s a sign of weakness. Water can get into smaller cracks, freeze and cause the cracks to expand which weakens the board. Cracks between joists can be a weak spot and can be especially dangerous; a deck board with a crack in that location needs to be replaced so that when someone steps in that area they don’t go crashing through the deck.

For any change in your deck that seems to happen overnight, get an inspector’s opinion. If you hear a creak when you walk across the deck that wasn’t there before, the noise needs to be checked out. The same goes for a deck surface that feels spongy or springy. If you notice that the deck has shifted from the original connection to the house, call an inspector to go over it with a fresh set of eyes.

Deck railing is an essential safety feature. As a rule of thumb, an average-size person should be able to lean against a deck railing and feel a little give. If it sways when you push on it, have an inspector check it out.

When you take into consideration that a deck sits out in the elements 365 days a year, it’s easy to see that many problems can develop over time. You should have your deck inspected every few years. It’s best to hire an official inspector, whose concern is safety. Then you can reach out to a deck expert to make any repairs the inspector suggests.

According to new Census Bureau data by the Population Reference Bureau, this year 15.1% of 25 to 34 year olds are living with their parents, a fourth straight annual increase and the highest proportion since at least 1960. This can likely be attributed to a number of factors, such as younger Americans delaying marriage and having children later in life – but surely the tough job market in recent years and the burden of student loans most certainly play a role. Not everyone can be spoiled offspring of beautiful oil tycoons.

Whether you Carrington or not, it’s estimated that by 2022 the roughly 82 million Millenials currently aged 15-35 years old will make up the majority of the US workforce. They are already the largest generation in the United States, making up one-third of our total population as of 2013. As the enclosed graph depicts, Buyers looking for a newly constructed home are most concerned with layout or design followed by the location and condition of the neighborhood; whereas, Buyers looking into their very first home are primarily interested in price and then layout or design.

Millenials as a group want efficiency and flexibility, and they thrive on networking and technology. This generation was the first to come of age with access to the Internet … and are likely clueless to all of the Dynasty references throughout this piece. They also are the most diverse and educated generation to date, with 42% identifying with a race or ethnicity other than “nonHispanic white” and around 61% of adult Millenials having attended college.

Thus, student loan debt has become a more widespread concern than ever before. The oldest Millenials were around 27 years of age when the recession began in December 2007, so many have struggled to get a foothold in the careers of their choosing or to even find work that compensates enough to save for home ownership.

Learning these simple distinctions between types of buyers - and addressing the desires and the capabilities of what could become the largest home-buying generation in our history - will at a minimum save you lots of time and effort in the long run. At a maximum, it will help to avoid a Moldavian Massacre on your hands … because you’ll never create your own real estate dynasty that way.
