ABOUT CRESCENT COMMUNITIES

• Crescent Communities is based in Charlotte, with regional offices in several cities across the country, including here in Nashville.

• Our approach to development and our mission is to build communities that better people’s lives. People are at the center of this approach – not just those we hope to attract to live in our communities, but also those in the surrounding neighborhoods where our communities are developed.

• We do this by focusing on elements that define community; walkability, connectivity, retail and restaurant options, and open green spaces.

• We strive to be a catalyst for positive community transformation, and we’ve already done this throughout Nashville with other communities we’ve had the good fortune to envision and create such as NOVEL West Nashville, NOVEL Bellevue Place, NOVEL Harpeth Heights and NOVEL Edgehill, just a few examples of our work locally.

• Each of these communities is unique in their own way, but they all respect the immediate local community and promote a better quality of life both for our residents and neighbors.

Crescent Communities has worked with local community groups and stakeholders to develop a site that serves our neighbors' best interest. Meetings have been held with:

COMMUNITY ENGAGEMENT RESULTS

Crescent Communities has made the following key changes to the development proposal based on community feedback:

• Changed name of development from NOVEL Lions Head to NOVEL Richland Creek.

• Introduced trail oriented commercial space adjacent to the new Richland Creek Greenway trailhead, reduced the building footprint to accommodate the enhanced Music City Bikeway, and added numerous greenway and bikeway amenities.

• Stepped down the building height from 7-stories to 3-stories adjacent to Lions Head Condominiums and reduced the residential unit count from 300 to 277.

• Simplified the architectural design to complement existing neighborhood character, accentuate pedestrian scaled access points, and respect the privacy and noise concerns of our neighbors.

ABOUT NOVEL RICHLAND CREEK

• Approximately 4-acre site encompassing the former Stein Mart location

• 277 residences ranging from studio to 2-bedroom apartments homes with an average size of 860 SF

• Building height ranges from seven stories adjacent to Trader Joes to three stories adjacent to Lions Head Condominiums

• 441-space parking garage with 70 parking spaces available to the public, retailer guests, and trail users.

• Trail oriented commercial space for restaurant or retail tenants

COMMUNITY BENEFITS

TRAIL ORIENTED

Extend the Richland Creek Greenway to White Bridge Pike and enhance it with a new trail head and trail oriented commercial space providing bicycle and pedestrian connectivity to the community.

TRAFFIC SAFETY

Install a new traffic signal and additional pedestrian, bicycle, transit, and vehicular safety enhancements to White Bridge Pike and the Music City Bikeway. Reduced traffic impact compared to alternative redevelopment scenarios currently permitted by zoning.

SUSTAINABLE HOUSING

Create 277 new sustainable apartments with energy and water efficiency features designed to modernize stormwater infrastructure and minimize polluted runoff into Richland Creek.

NEW BUSINESSES

Replace a vacant “big box” store with new and revitalized retail offerings at Lion’s Head Village.

TRAIL & GREENWAY ENHANCEMENTS

• Over 1,000 linear feet of additional Greenway and Bikeway improvements including extending Richland Creek Greenway to Whites Bridge Pike through Lions Head Village and creating dedicated route for Music City Bikeway

• New trailhead and additional amenities including benches, human and dog drinking fountains, trash and recycling receptacles and a bike repair station along the music city bikeway

• Create dedicated greenway trailhead parking spaces and extensive landscaping improvements in partnership with Target.

• Activate trailhead with trail oriented commercial space targeted at mission-oriented coffee and food and beverage operators.

• Modernize site lighting to dark sky lighting to ameliorate light trespass of existing site lighting.

TRAFFIC SAFETY ENHANCEMENTS

• Install a traffic signal, pedestrian crosswalks, and traffic calming measures at the intersection of Whites Bridge Pike and the Lions Head Village access drive.

• Upgrade existing WeGo Bus Stops at the intersection of Whites Bridge Pike and Post Road/Post Place.

• Extend the sidewalk pad through the grass to the curb for improved WeGo bus loading.

• Reorient parking on adjacent parcels under common ownership to better direct and control through traffic

• Add loading and parking spaces at the main entry to accommodate delivery and ride hailing services.

SUSTAINABLE HOUSING

• Apartments Home designed with energy and water efficiency features that exceed National Green Building Standard Requirements.

• Architectural styling that with brick and storefront, detailing that embraces traditional aesthetics, community desires, and activates the streetscape.

• Building massing that respects existing context by stepping down from seven stories at White Bridge Pike to three stories close to Richland Creek Greenway and Lions Head Condominiums.

• Privacy features including omitted balconies, windows, and screening walls to provide visual and acoustical privacy to our neighbor at Lions Head Condominiums.

• Stormwater management is greatly enhanced with triple the pervious area (as compared to the current impervious condition) and the construction of modernized detention and filtration systems.

ENHANCED COMMERCIAL OFFERINGS

• Replace former Stein Mart big box store that has sat vacant for four years.

• Catalyze continued revitalization and enhancement of Lions Head Village.

• Generate an estimated $1.4 million in new annual tax revenue for the city.
