The following rules and regulations have been established for the benefit of all users of the One Rangers Way amenities to ensure the safe operation of the amenities and to provide enjoyable recreational opportunities for all.
Residents and guests are requested to cooperate in observing these rules and to obey the instructions of the One Rangers Way team. Anyone found violating rules may be subject to revocation of their community amenity access privileges.
POOL & HOT TUB GENERAL RULES / ADMISSION POLICIES
1. The pool & hot tub are unsupervised and there is NO lifeguard. Swim at your own risk.
2. No one will be allowed in the swimming area unless the pool and hot tub is officially open. Entering the pool and hot tub when not open for public use is strictly prohibited.
3. All guests entering the pool and hot tub area must be accompanied by a One Rangers Way resident for the duration of their visit. Guests cannot check-in without the resident present. Residents are limited to twoguests per household
4. Any member of the One Rangers Way team has the authority to enforce all pool and hot tub rules. Guest(s) who violate the rules or reasonable team requests will be asked to leave the property. Residents are responsible for their guest(s). Repeated guest violations may result in loss of guest privileges for the resident/leaseholder.
5. Outdoor amenities including the hot tub, pool, cabana's, grilling stations & zen garden courtyard hours are10 AMto 10 AM
6. Pets are not permitted in any exterior amenity space on the 4th floor, including the pool, hot tub, cabana's or grilling stations.
FACILITY
1. Food or refreshments may only be consumed in the designated seating areas around the pool and hot tub. All bags, baskets, and coolers may be subject to inspection. No pressurized beverage dispensers, grills, or gas/electric cooking devices may be brought onto the pool and hot tub premises.
2. Food and drinks (other than water in an appropriate plastic container) are prohibited in the enclosed pool deck whenever the pool bar is operating.
3. Glass containers, firearms, portable speakers, and pets are prohibited.
4. Pool and hot tub chairs are available on a first-come, first-serve basis. Saving chairs with towels or other personal items is prohibited and may be removed by One Rangers Way team.
5. One Rangers Way team members are the only persons allowed in team rooms, filter rooms, chemical storage areas and offices.
6. One Rangers Way is a smoke-free community. Smoking and vaping are prohibited anywhere at the property, including the pool deck, hot tub and all exterior amenity spaces.
ATTIRE
1. All patrons within the pool and hot tub area must be attired in swimming apparel. No street clothes are allowed in the pool and hot tub. Clothing such as cut-offs, gym shorts, and underwear is not permitted as swim wear.
2. Swim wear should not have been worn for exercising immediately before pool and hot tub use. All clothing must be colorfast and lightweight material suitable for swim wear, such as Lycra, Spandex, or nylon.
BEHAVIOR
1. No person within the pool and hot tub area shall behave in such a manner as to jeopardize the safety and health of himself/herself and others.
2. Running, boisterous or rough play, acrobatics, dunking, wrestling, offensive or disruptive splashing or yelling, diving, jumping, improper conduct causing undue disturbances on or about the pool and hot tub area, or any acts which would endanger anyone are prohibited.
3. Spitting, spouting water, blowing your nose, urinating, or defecating in the pool and hot tub is prohibited.
4. Gum chewing is not permitted anywhere in the pool and hot tub area for health and safety reasons.
HEALTH/SAFETY RESTRICTIONS
1. Any person having an infectious or communicable disease is prohibited from using the swimming pool, hot tub and surrounding pool deck. Persons having open cuts, blisters, etc., are advised not to use the pool and hot tub.
2. Infants and those who are not toilet trained or are incontinent, who wish to enter the pool and hot tub, must wear a clean diaper or disposable swim diaper covered by separate rubber/vinyl pants, all of which must fit snugly around the legs and waist. If the diaper becomes soiled, this person must exit the pool and hot tub immediately and may not return until he/she has taken or been given a soap shower and has been covered by a new diaper with clean rubber/vinyl pants.
3. Persons under 14 years old must be accompanied by an adult supervisor (age 18+).
4. Persons under the influence of alcohol or drugs will not be permitted in the pool and hot tub area.
5. Parents/Guardians/Supervisors (at least 18 years of age) must ACTIVELY SUPERVISE their nonswimmers (seven years of age and under) within arm’s reach (“touch supervision”).
6. Non-swimmers under four feet tall or seven years of age and under must wear a clearly identifiable wristband and a USCG-approved life jacket.
7. Non-swimmers ages eight through twelve must wear a clearly identifiable wristband and a USCGApproved life jacket and be actively supervised by a swimming parent, guardian, or supervisor (at least 18 years of age).
GENERAL AEMENITY RULES & REGULATIONS
Respect for Others
Please be considerate of other residents and keep noise levels to a minimum, especially during quiet hours (typically between 10 PM and 8 AM).
Quiet Hours
Will be in effect from 10:00 PM to 8:00 AM. Please be considerate of your neighbors and keep noise levels to a minimum during this time.
Cleanliness
Keep all amenity areas clean and tidy. Dispose of trash properly in designated receptacles. Report any spills or messes immediately to info@onerangersway.com.
Furniture
Return furniture and equipment to its original location after use.
Noise
No music or parties without prior approval from building management.
No Smoking
Smoking is strictly prohibited in all amenity spaces & apartments, including the business center and clubroom. This includes vaping and e-cigarettes.
Guest Policy
Residents are welcome to bring guests to amenity areas, but guests must be accompanied by a resident at all times. Residents are responsible for the behavior of their guests.
Capacity Limits
Adhere to posted capacity limits in all amenity spaces.
No Pets
Pets are not allowed in outdoor amenity areas.
Food and Drink
Food and drinks are permitted in the amenity areas, but please clean up after yourself and dispose of any trash properly. Avoid bringing food or drinks into the business center.
Damages/Spills
Report any damage to amenities or equipment to FrontDesk@onerangersway.com as soon as possible. Residents may be held responsible for damages caused by themselves or their guests.
Security
Do not prop open doors or allow unauthorized access to amenity areas. Report any suspicious activity to building management.
Hours of Operation
Outdoor amenity hours will be 10:00 am to 10:00 pm, while others will have 24/7 accessibility.
Grilling Areas
Clean grills thoroughly after each use. Never leave grills unattended while in use.
Building management reserves the right to add or modify rules as needed to ensure the safety and enjoyment of all residents.
