TECHNOLOGY AND THE NEW STANDARD FOR FACILITIES MANAGEMENT

Facilities management remains a key organizational integrator between people, place, and process within the built environment for enhancement of productivity of the core business. There is an emphasis on the provision of a healthy, safe, and environmentally friendly environment for occupants. In recent years, technology has been a critical enabler for the success of Facilities management, with adoption of IoT (Internet of Things) devices for collection of real-time operational data that is then analyzed using Artificial

Intelligence (AI). It provides insights into how facilities are being used and how they can be improved through numerous air quality sensors, monitoring, vibration analysis, oil analysis, occupancy sensors, and more. The technology of IoT devices towards the use of artificial intelligence software tools has driven FM standards to a whole new level. These technologies are creating a new benchmark for facilities management.

The integration of IoT with cloudbased platforms is one of the significant advancements in facilities management. IoT continues to enable real-time

monitoring, hence providing valuable data for continuous optimization and enhancement of customer experience. For example, occupancy sensors can detect when a room is unoccupied, allowing the HVAC system to adjust to the optimal temperature setting, resulting in reduced energy use and cost savings.

IoT sensors are now being used to monitor equipment performance, enabling facilities managers to identify issues before they escalate into costly equipment failures. For example, predictive maintenance uses IoT sensors to collect data on equipment performance, which is then analyzed to predict when maintenance is required. This approach enabled facilities managers to schedule maintenance when it is needed, reducing downtime, cost, and improving overall equipment performance.

The use of Building Information Modeling (BIM) to provide a trueto-life model of facility elements on

an as-needed basis empowers FM professionals to proactively conduct root cause analysis as well as predictive maintenance.

A world of possibilities for facilities managers emerges with the interface between BIM, IoT and BMS, through enabling virtual simulations of proposed changes to a facility and visualization of the impact of renovations before implementation.

As technology continues to evolve, the integration of BIM with IoT and a Building Management System (BMS) is likely to become even more prevalent, setting a new standard for facilities management and driving further advancements in the field.

Facilities managers who embrace these technologies will be better positioned to meet the evolving demands of modern facilities and achieve greater efficiency, cost savings, and occupant satisfaction.

Data analytics and artificial intelligence (AI) are other significant technologies that are transforming facilities management. By analyzing data from various sources, such as

occupancy sensors, weather forecasts, and energy consumption records, AI algorithms can identify patterns and make predictions about facility performance. This can help managers to optimize maintenance schedules, reduce energy consumption, and improve occupant comfort.

The use of AI enables data-driven maintenance regimes like predictive maintenance thus allowing for higher cost efficiency, in addition to allowing for a safer and healthier environment for occupants. For example, IoT sensors can be used to monitor indoor air quality, ensuring that the air is clean and healthy for occupants. This can result in improved employee productivity and reduced absenteeism due to healthrelated issues.

Technology can also improve the security of a facility. Through IoT, the proper functioning of security systems can be assured. Additionally, AI algorithms can be applied to analyze security footage, identify potential security threats, and alert security personnel.

Technology is also a major factor in energy efficiency. IoT sensors can monitor energy use in real-time, enabling facilities managers to identify areas of inefficiency and take steps.

In conclusion, the adoption of technology has and continues to transform the way facilities are managed, maintained, and operated. From the integration of IoT devices to the use of artificial intelligence, technology is creating a new benchmark for facilities management.

The benefits of this technological revolution are clear, including improved energy efficiency, better security, and a healthier and more comfortable environment for occupants. Organizations that embrace these modern technologies will be better equipped to optimize their operations, reduce costs, and improve the overall performance of their facilities. What is the focus of ALTA Real Estate’s portfolio?

ALTA Real Estate is a premium boutique developer with a strong focus on lifestyle-forward residential projects, that are meant to not only raise the standard of living in the city and the region but also drive the overall value of the neighbourhood they are in. We focus on one project at a time and perfect it from start to finish. Built on a spirit of collaboration, Alta embraces international partnerships with leading designers, architects and consultants to be at the forefront of innovative urban design. ALTA’s goal is to bring a new perspective and attract different client base compared to the mass developers.

How does ALTA Real Estate differentiate its projects from others?

I’d say our core target audience is affluent millennials, who are well-travelled and are either looking to relocate or find a second home in Dubai. We build for the end-user and start our design process with what it would feel like to actually live there. What view would the units have? How bright and airy would the spaces be? How will one move around from room to room? What are the newest technological and design trends would we implement? Once these questions are answered, the project comes to life. By being a boutique developer, we are very hands on and our team is very agile. Both Mr. C and AIRE feature generous layouts, floor-to-ceiling windows, lots of natural light and natural finishes.

What are some of the most notable projects developed by ALTA Real Estate?

Our hero project is Mr. C Residences

Jumeirah, in partnership with Ignazio and Maggio Cipriani. Located on Dubai Water Canal, the curvy shape of the building is meant to reflect the water. Individual terrace pools, lush landscaping, curated furniture package –all to add to the overall lifestyle element of the residences. Residential interiors and amenity spaces channel the nautical tradition that gives Mr. C Residences

Jumeirah its unique character and soul. Every detail has a luxury yacht feel, bringing together features of the natural landscape of the desert with a sophisticated Italian touch.

The amenity deck is also unique as it faces both the Burj Khalifa and the

water. Multiple pools, wellness spaces, residents lounge and Bellini cafe provide a unique resort experience in a boutique setting.

What are some of the features of the AIRE project, and why does it stand out from an architectural point of view?

AIRE is the newest addition to the iconic Dubai skyline. Located right on Sheikh Zayed Road, parts of the building are illuminated at night to appear floating. The crown of the building hosts penthouse units with generous terraces and pools facing directly into the Burj. With open spaces, neutral tones, lots of natural light and a minimal design aesthetic, AIRE is meant to be a sanctuary of calm, high above the energy of one of the world’s most exciting cities.

How do you see tokenization impacting the real estate industry in the Middle East?

The real estate industry in developed nations is rapidly embracing tokenization, and a similar potential is present in the Middle East, particularly in the UAE and KSA, where this concept is gaining traction. Real estate is an important industry that draws considerable investment, and many real estate developers will likely attempt to tokenize a portion of their assets with the help of technology providers. This will result in a more expansive group of massaffluent investors being able to invest in real estate as an asset class while also simplifying secondary market transactions, making them more cost-effective.

Could you explain the role of blockchain technology in the development of infrastructure projects in the KSA and UAE?

The utilization of blockchain technology can bring about significant changes in the real estate sector of the Middle East by enhancing the transparency, effectiveness, and safety of transactions. Furthermore, it can facilitate the possibility of fractional ownership, thereby opening up opportunities for a wider pool of investors to access high-value properties.

Deploying blockchain-based platforms enables the concept of decentralized property management, where stakeholders can collectively make decisions, resulting in reduced dependency on intermediaries.

Blockchain can also play a role in the management and operation of infrastructure assets. By creating a transparent and secure record of asset ownership and maintenance history, blockchain can help improve asset

management’s efficiency and reliability, reducing downtime and maintenance costs. Overall, the potential applications of blockchain technology in infrastructure development in the KSA and UAE are vast, and we can expect to see more innovation and experimentation in this area in the coming years.

In your opinion, what are the most promising green construction methods that could be implemented in the Middle East? There are several promising green construction methods that could be implemented in the Middle East. Modular Integrated Construction (MiC) is a modern and advanced construction technique that offers a lot of promise for the Middle East’s warm climate. This innovative method offers a plethora of benefits to developers, architects, and contractors alike. This method of construction minimizes commercial waste since modular components are produced in factories with minimal waste, in contrast to conventional construction approaches. As a result, it emerges as an eco-friendly construction technique, significantly reducing its environmental impact.

Next-Generation Lightweight Concrete

Technology is another promising technology that can be implemented in the Middle East. Compared to traditional concrete, this type of concrete is lightweight, making it easier to handle and transport, reducing transportation costs and environmental impact. Additionally, lightweight concrete has superior insulation properties, which can help reduce energy consumption for heating and cooling in buildings.

Furthermore, it is more sustainable, as it reduces carbon emissions during production due to its lower weight and requires less raw material, making it a more eco-friendly option. With these benefits, Next-Generation Lightweight Concrete Technology has significant potential for adoption in the Middle East’s construction industry.

Property developers and owners can leverage these technologies to improve operational efficiency, reduce costs, and increase transparency and trust between all parties involved in real estate transactions. This will ultimately lead to a more sustainable and innovative approach to property development in the Middle East.

How is your company contributing to the adoption of environmental-friendly lightweight concrete in the region?

Knight Dragon management are founder members of the Nano and Advanced Materials Institute (NAMI), the Hong Kong-based R&D organization. NAMI is leading market-driven research in nanotechnology and advanced materials in multiple industries including construction and light-weight concrete. NAMI owns the patent rights of specialised lightweight concrete which achieves high levels of structural strength but weighs only 60% of normal concrete. Lightweight concrete has several benefits, including greater sustainability, reduced weight, improved insulation and increased fire resistance. Knight Dragon seeks to expand the advances NAMI has made by identifying strategic partnerships in the construction industry in Saudi Arabia and the Middle East more generally. We welcome any discussions or meetings where the agenda items can be next-generation advances

in construction techniques. We see these as good for the region, good for the environment and good for the planet given all the advantages of modular construction and light-weight concrete.

What are some of the biggest challenges you face in implementing innovative construction methods in the Middle East?

One of the significant challenges faced in implementing innovative construction methods in the Middle East is the possible reluctance to change and the preference for conventional methods that are already established in the region. Another challenge is the need for more awareness and understanding of the benefits and potential of these new construction methods. Additionally, regulatory and legal obstacles may need to be addressed, as well as technical and logistical issues related to resource, material, and skilled labor availability. Lastly, while the initial costs of adopting new technologies can be a barrier, the long-term benefits, such as increased sustainability, reduced costs, and improved efficiency, can outweigh these investments.

How does your company plan to leverage new-age trends like building tokenization and real estate blockchain technology to transform the ME infrastructure landscape?

Knight Dragon foresees a surge in the use of blockchain technology and real estate tokenization in the Middle East, particularly in Saudi Arabia. We believe this technology is the way of the future, and we aim to be at the forefront of its implementation in the real estate industry. Our company is actively seeking to revolutionize the traditional real estate model by exploring ways in which blockchain, Web3, and associated developments can be used to settle utilities and management fees and enable fractional ownership through tokenization. Our goal is to approach property development from a sustainable and innovative perspective, leveraging the possibilities of this technology to redefine real estate.

Through adopting blockchain technology and real estate tokenization,

we aim to bring transparency, efficiency, and cost-effectiveness to the real estate industry. We understand the vast potential of this technology in transforming the real estate market, and we are determined to lead the way in its implementation.

What are the benefits of modular technology in construction?

Modular Integrated Construction (MiC) is a cutting-edge construction technique that holds great potential for the warm climate of the Middle East. This innovative approach offers numerous advantages for developers, architects, and contractors. For example, MiC allows for faster completion of projects compared to traditional construction methods due to its shorter construction times. Additionally, the quality of construction is improved as modular units are built in controlled factory environments with rigorous quality standards. Moreover, MiC is an environmentally friendly construction method as it generates less commercial waste since modular components are manufactured in factories with minimal waste.

What are your goals for enabling transformation in the ME real estate landscape?

We plan to expand our operations to the Middle East. We’re set to launch a new office in Riyadh in the fourth quarter of 2023 and are interested in forming business partnerships in Saudi Arabia and other parts of the Middle East. These partnerships will enable us to share our resources and expertise in next-generation construction technology, including real estate blockchain solutions, modular integrated construction, advanced lightweight concrete, and building tokenization. We also believe that real estate tokenization, which is gaining popularity in developed economies, will also grow in the Middle East, particularly in Saudi Arabia.

The Saudi Arabian real estate market is thriving. We recognize and support the Saudi Arabian government’s Vision 2030 initiative and seek to collaborate with the Kingdom, as well as other countries in the region, such as the UAE and Qatar, to drive largescale development and growth.

IN CONVERSATION WITH KASHIF FAKIH, DIRECTOR, KPM ENGINEERING

Tell us about KPM’s performance in 2022 and what are the expectations for 2023?

In 2022, KPM Engineering embarked on a journey of digital transformation and automation to to enhance service delivery and expand the organisation’s capabilities across the GCC. As an innovative design-led engineering practice, we continuously implement technologies to improve efficiency and productivity in order to streamline processes, optimise workflows, enable real-time collaboration, and provide transparent communication channels for our clients. Having already made significant progress, we will continue to develop this area of our business in 2023, ensuring we can provide high-quality, costefficient, sustainable solutions to our clients.

Our increased focus on productivity has resulted in several project wins across a diverse range of sectors in the region. KPM achieved a record year in 2022 with a 100 per cent increase in revenue growth across the business. We also expanded our global team by more than 50 per cent, as a result of securing key projects in Saudi Arabia, which now accounts for 30 per cent of our GCC projects. In 2023, our goal is to continue to build our portfolio of projects in Saudi Arabia and have 50 per cent of our GCC projects based in the kingdom. KPM will also continue to secure more notable projects in the UAE and other GCC countries in the sectors we service, including mixed-use developments, commercial, leisure, and hospitality.

Tell us how KPM’s establishment in KSA strengthens the ability to serve its clients?

I spent 12 years of my youth in Saudi Arabia, and that experience has helped me identify closely with the Saudi culture and better understand the requirements of operating a successful business in the kingdom. The country’s evolving construction sector and focus on increasing tourism provide vast opportunities for engineering firms to set up business hubs to concentrate on Saudibased projects. KPM’s office in Saudi Arabia will be operational within the next few months and we will build our team of engineers using local talent. We have also appointed a regional design manager, Mohammed Almoabadi, to lead projects and provide service excellence to our clients and projects in the country.

How long has KPM been working with clients in the Middle East, and what kind of projects have they undertaken in the region?

KPM has been operational in the UAE for the last 10 years and has been involved in a significant number of mixed-use, residential and hospitality

projects in the UAE, Qatar and Saudi Arabia. In 2022, we secured 6 million square feet of projects in Saudi Arabia, including DoubleTree, a USD151 million international hotel in Jeddah, an integrated residential and retail development in Riyadh, and a 4.5 million square foot mixeduse project in Makkah.

The Middle East has been a hub of construction activity in recent years, cementing its position as a hospitality, financial, technology, business and healthcare hub and a firm destination of choice.

Saudi Arabia and the UAE are leading the Middle East construction sector and despite global headwinds, the region is set to see a construction boom, which makes the Middle East a very exciting market for KPM.

What is the significance of the recent diversification of the Saudi economy for KPM, and how does it align with the company’s strategy and values?

Although hydrocarbon and non-hydrocarbon sectors have seen strong rates of recovery over the course of the past year, Saudi Arabia has placed significant focus on diversification, with hotels and industrial, logistics and manufacturing sectors playing a central role in this diversification drive Saudi Arabia’s growing economy has resulted in significant project wins for KPM, enabled the organisation to continue on its growth trajectory, and allowed us to open another office to focus on strengthening our business in the country.

KPM is aligned with Saudi Arabia’s 2030 vision and its focus on developing sectors, including health, education,

infrastructure, recreation, and tourism. KPM is perfectly positioned, with the right expertise in place, to provide industry-leading engineering services to the surge of new projects within the kingdom. We have proven experience across a diverse range of sectors, so we’re confident that we can add value to the kingdom’s expansion and help deliver our clients’, and the country’s, vision.

What kind of high-profile projects is KPM working on in Saudi Arabia?

In the last year, KPM has worked on various projects within NEOM, one of the most ambitious and largest mega-city projects globally. We have also been involved with Diriyah Gate Development Authority (DGDA) and a five million-square-foot mixeduse project in Makkah. Additionally, we are working on a residential and mixedused project on King Abdullah Road in Riyadh developed by Liwan and a 1 millionsquare-foot DoubleTree hotel in Jeddah.

How does KPM plan to contribute to the sustainable development of the built environment in Saudi Arabia?

Sustainable engineering is integral to KPM and is a key consideration for us at every stage of a project, from design through to construction. During design, KPM implements passive design strategies, including building orientation and the use of high-quality, highperformance materials, and during construction focuses on construction engineering, logistics, and modern methods of construction (MMC) to ensure the sustainability of the built environment across all

projects, including those in Saudi Arabia. Using MMC strategies helps to reduce project constraints in an offsite environment. Manufacturing elements in a factory environment increases productivity, reduces material wastage, and increases the quality of the product as the process is carried out in a controlled and efficient environment. Typical elements that are being manufactured in

this more sustainable manner include concrete precast, bathroom and kitchen pods, and even entire rooms and apartments.

Effective logistics planning for material procurement and the use of MMC contributes significantly to reducing carbon footprints, and given the large scale of projects planned in Saudi Arabia, the impact of this can be substantial to aiding in sustainability efforts.

It achieved a highly efficient recovery rate of 58% in 2022, compared to 30% in 2021. Farz also signed an MoU for a wasteto-fuel project.

Nigma expanded its operations in Abu Dhabi and achieved a revenue increase of 16% in 2022. Vision Safety, meanwhile, signed an agreement with Turkey’s Alfamax to launch a new product offering in the UAE and wider GCC markets and secured a license from Fujairah Civil Defense for its further expansion in the Northern Emirates region.

Imdaad Al Batinah, on the other hand, conducted its operations in an area of 9,698 sq km spread across 10 wilayats in North Al Batinah and Musandam and secured a variation order worth AED 16.5 million.

On the people front, Imdaad strengthened its reputation as an employer of choice through its continued focus on employee welfare, development and satisfaction. It achieved a ‘Best Employer” mark score of 81% and a 3% reduction in attrition rates in comparison to 2021. The company, which has a workforce of over 9,000 employees, completed the digitalization of more than 90% of people-related processes.

Mohammed Alsharaf currently serves as the Divisional CEO of iFM Holdings, which is part of the Eltizam Group. In this role, he oversees the Group’s FM division and its business entities, Inspire Integrated and 800TEK. Inspire Integrated offers Total FM solutions across a range of sectors including infrastructure, industrial, nuclear and tourism, while 800TEK is a tech-driven company that provides specialised single services to both B2B and B2C clients.

Since joining Eltizam in 2016, Alsharaf’s enterprising strategies triggered a fundamental transformation of the division, leading to significant changes across different areas of the business including technology and innovation, team structure, training, client relations and intangible services.

In terms of technology, Alsharaf implemented a complete revamp of the CAFM system, employing paperless operations across the whole FM division within a single year, resulting in increased productivity and better management of resources. He also implemented the NESTROM system, a software that captures live details of operations, giving the team flexibility and productivity in managing operations. A cleaning robot was also introduced, enabling the company to increase productivity levels without the need for additional headcount, showcasing proper utilisation of advanced technological solutions & automation.

Tackling one of the first tasks he was assigned with following his appointment, Alsharaf reviewed and assessed the structure of the operations team, prompting core changes to its formation, which enabled the company to mobilise new projects immediately.

The new structure gave the FM division the flexibility to offer singleservice-lines to new clients interested in a specific service, rather than total facilities management (TFM) contracts; hence, the creation of

800TEK. With that expansion, the team grew exponentially, from a few hundred employees to a few thousand, transitioning from a company that operates solely in Abu Dhabi, to one fully-fledged across the seven Emirates and Egypt.

Considering the significant growth of the team, the safety and wellbeing of staff has become a critical element of managing the company. That is why, Alsharaf ensures that blue-collar staff acquire the required qualifications under international standards such as BICs, to perform specialised jobs required of them. Similarly, on the MEP side of the business, the business has invested in a training academy for employees, providing adequate training for both soft and hard services.

Building and maintaining client relationships is a key priority for Alsharaf. By instilling a culture within the broader team that emphasises a synergistic bond with clients, Alsharaf has created a team that is capable of understanding a client’s vision and executing it in a most efficient manner to attain the intended outcome. Building such a relationship enables the team to understand the client’s evolving needs and respond promptly to changing requirements and ultimately deliver better results.

Alsharaf introduced an innovative solution to measure the intangible aspects of the business, including cleaning services, waste and pest control, and landscaping, among others. The goal was to preserve internal quality assurance techniques, given the difficulty of justifying the results of these services to clients or demonstrating compliance with service agreements. To achieve this, Alsharaf and his team developed the Customer Eye Inspection method, which converts intangible results into tangible and quantifiable ones. This innovative approach involves comparing the final job done with set, pre-defined criteria to determine whether it meets established standards. Designated inspectors conduct on-site evaluations and grade each element according to predetermined criteria. The recorded

results are then presented in a quantifiable format, allowing for easy review by the client. This technique enables the team to verify whether or not tasks have been executed in compliance with established standards, while also providing a clear and tangible way to communicate this information to clients.

The Customer Eye Inspection technique is utilised across all projects, with inspection frequency determined on a case-by-case basis, occurring weekly or monthly. This technique provides FM managers with valuable insights into areas where services may be inadequate or teams may be underperforming, allowing appropriate action plans to be created to address these shortcomings and improve overall performance. To ensure that the highest level of quality is delivered to clients, the technique sets internal quality assurance benchmarks above contractual KPIs. The data collected from these inspections is compiled and presented on a unified Power BI dashboard, providing FM managers with greater visibility and accessibility to identify underperforming areas or services. This feature is critical to the success of the company, as it enables informed decision-making and the delivery of the highest level of quality to clients.

As Chief Development Officer, can you tell us about your role in shaping the future of RAK Properties and its developments?

RAK Properties has a rich portfolio of exciting and diverse large-scale projects in the pipeline across the Emirate, which is one of the reasons I was drawn to the role of Chief Development Officer (CDO).

As CDO, I will be primarily responsible for developing RAK Properties’ land bank, but I will also be closely involved in identifying and advancing future projects in Ras Al Khaimah, in line with the RAK Vision 2030.

Developing RAK Properties’ land bank includes growing the company’s master planned communities to provide a variety of residential, hospitality and commercial real estate products and assets.

To us sustainability is a long-term commitment to enhance the lives we touch and the places we create, whether it be through generating long-term financial returns, prioritising community wellbeing, or protecting the natural environment.

We ensure we maximise long-term financial well-being for our shareholders and investors by making more responsible decisions throughout our operations, meaning that we balance financial gain with positive social and environmental outcomes.

Can you tell us about some of RAK Properties’ recent projects, and what sets them apart in terms of design and innovation?

We have a number of recent projects, including the successful sale of Julphar Residence at the heart of Al Reem Island in Abu Dhabi. We have recently launched an extension to the popular Marbella Villas development, alongside the second phase of Bay Residences, located on Hayat Island in Mina Al Arab. Both offer residents fantastic waterfront living with access to pristine beaches.

Bay Residences phase 2 offers 324 apartments, ranging from studios to three-bedroom units, across two towers The residents will have direct beach access, which evidently proved popular as when the apartments sold out within hours of its launch.

The Bay Residences neighbour the Intercontinental Mina Al Arab Resort & Spa, which has had a highly successful first year and the luxury Anantara Mina Al Arab Resort, which is due to open later this year and features Maldivian inspired overwater villas, a first for the Emirate.

Our residential developments provide beautifully designed homes and a rich array of including swimming pools, playgrounds, shops, cafes, restaurants, sports and leisure. Each community is richly landscaped with local parks with walkways, cycling and jogging tracks And of course, not forgetting all residents have access to pristine beaches and lagoons.

At RAK Properties we have established our own Customer Service Centre, which helps all clients and future residents with completion of the sales process, handover of their new home or property and aftercare services related to ongoing maintenance.

There are opportunities for residents to benefit from local events during the course of the year and new promotions such as leisure activities and new product launches from local retailers.

What role does RAK Properties see itself playing in the future development of the emirate and the country as a whole?

RAK Properties is an ambassador and active contributor to RAK’s Vision 2030 and the real estate mandate, by developing destinations that feed into the economic, societal, and environmental pillars of the emirate.

We also contribute to the broader vision of Ras AlKhaimah to promote the emirate as the nature emirate and an authentic and desirable UAE destination for tourists. RAK Properties play an active and collaborative role within the RAK ecosystem, leveraging Emirate-wide initiatives and leading the way to initiate the RAK story as a holiday destination.

Delivering on Ras Al Khaimah’s mandate of creating a sustainable economy and society, we are doing our part as we foster community driven activities and carry out our placemaking strategy for Mina

In support of the UAE’s net-zero ambitions and sustainability agendas, Renault Trucks Middle East and Al Masaood in collaboration with Tadweer, launched the first 100% electric waste truck in the United Arab Emirates, the first fully electric heavy truck launched in the Middle East. The first Renault 100% electric truck will

be used by Tadweer, the sole custodian of waste management for the Emirate of Abu Dhabi, to collect waste household in Abu Dhabi. The truck was manufactured by Renault Trucks, under the dealership of Al Masaood, following the signing of an MoU between Tadweer and Al Masaood during the EcoWaste Exhibition and Conference.

Being the first electric heavy truck operating in the region, the Renault Trucks E-tech truck will also run a pilot programme to gauge the vehicle’s performance in the high temperatures such as the capital’s summer heat, in addition to addressing logistical challenges such as charging station availability along key routes.

By using these electric trucks, these two cities will remove over 4000 tons of carbon dioxide from the environment each year, equivalent to removing 1000 cars from the roads annually. With a range of up to 200 kilometres between charges, the trucks have already proven their worthiness from a zero-emissions and performance perspective. Tadweer is keen to start operating this 100% electric truck on Abu Dhabi’s roads to assess and monitor the vehicle’s performance in the summer temperatures.

Can you explain how the pureDECK self-loading system reduces reliance on tower cranes?

With its innovative self-lifting capabilities, pureDECK provides an alternate means of vertical material transportation. It has a two-tonne lifting capacity and can hoist materials up to fifty metres in height using either an electric or manual winch. As the lifting beam is integrated within the deck design, the system undertakes both the lifting and loading activities to reduce reliance on tower cranes or materials hoists.

Additionally, there are two common situations where the deck can provide increased productivity and economic savings. The first is when the deck is used as an accessory to an existing tower crane strategy to increase the total number of potential lifts per day. The second is when the deck allows early demobilisation of tower cranes during the latter stages of a project (i.e. during the finishes phase where smaller and lighter materials are generally shifted) which can lead to significant rental savings.

How does the modular design of the system contribute to its versatility?

The unique modular design provides several key benefits. Firstly, as up to four disassembled pureDECKs fit within a standard 40-foot container, it can be shipped, transported, and stored using a fraction of the space (and cost) of traditional non-modular decks. Secondly, a single deck can be configured to either a static flush deck, a roller deck, or a self-lifting deck simply by adding or removing bolted elements. This “3-in-

1” functionality provides a high level of versatility for the user.

Further versatility is provided when multiple decks are used at the same time. By placing the self-lifting deck on an upper floor and a number of rolling decks on floors below, multiple floors can be loaded at once. In addition, by providing a static deck on the floor below, materials can be shifted between floors without the use of a tower crane. This provides particular benefit to concrete frame subcontractors who can

cycle formwork and shoring without as much reliance on tower cranes.

Could you describe the differences between the static and rolling configurations of the “pureDECK” system?

The static configuration suspends the modular decking panels from underneath the primary cantilevered beams. This provides a “flush” deck level which is matching the slab surface and therefore eliminates the need for a ramp. This allows taller materials to be loaded (such as bathroom pods) and reduces the effort required to shift materials on and off the deck.

The roller configuration involves a dynamic deck which can be opened and closed to allow materials to pass through freely. A key benefit of this configuration is that multiple decks can be stacked directly above each other (to reduce the interruption to façade installation for example), with all decks able to be loaded at all times.

How long did it take to design, develop, and test the “pureDECK” system?

We started developing the pureDECK system in 2021 by creating concept designs and sourcing bespoke proprietary items that were required to ensure the deck functioned as intended. Our philosophy was to conduct initial product development in a virtual space where 3D models, 4D simulations and clashdetection were used to validate the feasibility and practicality of the system.

We then moved to the physical mock-up stage where we fabricated a complete deck. We made regular inspections in the factory to identify possible issues and improvements. Once ready, we installed the deck on project in Dubai and completed a comprehensive load and functionality testing regime.

All in, it has taken approximately 18 months to develop this product to the point of being ready for commercial use.

What were some of the most important considerations during the testing phase of the project?

There were two primary considerations during the on-site testing phase: structural load performance and functionality. The structural testing was necessary to ensure compliance with CE certification and local regulations and validated the design models that we had developed.

The on-site functionality testing was a vital part of the testing process and included everything from assembly, transportation, and installation through to operation of the deck when inservice. Of most importance was the performance of the unique aspects of the deck such as the ease of lifting materials with the electric winch and the practicality of manually retracting the deck.

There were a number of valuable findings from the testing process which we further developed and integrated into the final design of the pureDECK system that is available today.

What are your plans for further development or improvement of the “pureDECK” system in the future?

There are a number of possible improvements to the system which we are currently studying including a mechanical means for retracting the deck and raising the lifting beam (using winch systems). We are also planning to develop additional modular elements to enable customers to order bespoke dimensions of the deck. Ultimately, we will continue to develop and improve the system to meet the ever-changing requirements of the construction equipment industry.
