at the Radisson Blu Hotel D ubai is not short of restaurants with amazing views, whether they are of the sea from all the different places that run along the Dubai coastline, views of the different skylines in the Marina, Palm Jumeirah or the alternate sides of the Creek, or of the iconic landmarks of Burj Al Arab, Burj Khalifa and the Dubai Frame, we are spoilt for choice when it comes to dining in front of a great backdrop.

Fire Lake Grill House at the Radisson Blu Hotel, on Dubai Waterfront in Business Bay boasts a huge terrace area that can seat up to 400 people with views overlooking the Dubai Canal and the Burj Khalifa. The setting alone is enough to make you go and spend as long as possible, relaxing and soaking up the panoramic views.

The menu offers a range of North American inspired dishes, from seafood and a selection of different cuts of meats.

Our starter of tuna ceviche was very refreshing with a great citrusy flavour and a gentle kick from the chili oil added to the dressing, but not too much to overpower the taste of the hearty and plentiful chunks of 26 JULY CONNECTOR

tuna. Alongside that, we had the sticky lamb ribs, coated with a smokey chilli glaze, where the meat fell perfectly off the bone.

For mains we opted for a seafood dish and meat dish from the Butcher’s Block, which includes 28 day aged old beef sourced from Omaha, Nebraska. The flame grilled jumbo prawns were meaty and chunky and came with some tasty charred scallions. However for hungry meat lovers out there, you could not choose better than the rib eye. Charred and seared on the outside to keep all the flavour inside, and was still one of the most succulent pieces of meat we have tried.

If you have room for dessert, the menu features a good variety of seven to try, and in a restaurant inspired by food from the other side of the Atlantic, we just had to go for the churros and berry ripple cheesecake, both of which finished of the meal perfectly.

Fire Lake Grill is a must visit for good hearty food, with amazing views. Expect to pay around Dhs 330 per person not including drinks for a 3-course meal.

Quality Staff And Qualification Parents should inquire about three major things here: qualification of the staff employed - for EYFS curriculum look for a minimum of CACHE Level 3 Diploma or equivalent relevant to the position, on the job training provided and staff turnover ratio, and you can then gauge overall staff quality at any nursery.

M any of us come from those parts of the world where summer is all about going out and having lots of fun and frolics, however summer in Dubai is different and a little harsher.

Going out in the sun is really not a bright idea. Excessive heat, sun and humidity bring a ton of health risks along with it. In Dubai, it does not end here, exposure to boiling heat and over the top chilled air conditioning, can in a matter of a few seconds make the situation even worse and make us more vulnerable to summer health risks.

Severe summer conditions continue until the end of September and as we still have a few months to go, we spoke with medical experts to help us guide our readers on www.connector.ae

Most Common Health Risks Skin Cancer And Other Diseases Exposure to the sun in the summer can lead to something as dangerous as skin cancer. People who spend lots of time out in the sun, have fair skin colour and are over 50 years old are more at risk than others.

Dr T. T. Haris, General Practitioner at Aster Clinic, Satwa says, “Skin cancer is the most common form of cancer that occurs in those people who spend a lot of time under the sun, especially during the peak hours of 12pm to 3pm. Exposure to CONNECTOR JULY 41

HEALTH & WELLBEING the sun automatically leads to the exposure of harmful UV rays, which are the primary cause of skin cancer.”

The harsh summer weather can also lead to oily, sticky skin, uneven skin tone, body odour and heat boils.

Talking on preventive measures Dr T. T. Haris suggests, “Some ways in which you can protect yourself from UV rays include - putting on sunscreen, wearing a hat, avoiding going out in the afternoons, seeking shade wherever possible in the summer months.”

Food Poisoning Food items become easily contaminated in the summer because of rapid bacteria growth in hot temperatures. If food is left outside for more than two hours, it easily becomes a breeding ground for rapid bacterial growth and can make people sick when they eat the food.

Dr Thomas Abraham, Specialist Internal Medicine at Emirates Hospital Clinics, Conrad Hotel says, “Incidence of food poisoning is more during summer months. If food is not kept at the right temperature, kept out for more than one hour at temperatures between 90º and 110ºF or for more than 2 hours at temperatures less than 90ºF, there is increased growth of bacteria and risk for food poisoning.”

To avoid food poisoning in the summer, Dr Thomas Abraham suggests, "People should avoid home deliveries and takeaways of cooked foods, discard food that was left out for more than two hours, and should maintain proper hand hygiene by washing your hands for at least 20 seconds with warm soapy water before and after handling food and after using bathrooms, changing diapers and after handling pets.”

“If a tummy bug hits then fluids are key.

Small sips frequently will help the stomach to have a little rest.

Again see the doctor if symptoms are clearing on their own,” says Dr. Eleanor Curry, Consultant Family Medicine at Mediclinic Dubai Mall.

Heat Cramps Heat cramps are muscle spasms that result from loss of large amounts of salt and water through exercise. Heat cramps are associated with cramping in the abdomen, arms and calves. Heavy sweating during summer causes heat cramps, however heat cramps do not lead to fatal consequences like heat strokes.

“Stop all exercise and sit in a cool place away from direct sunlight, drink plenty of water or a sports drink and seek medical help if the cramps do not subside in an hour,” advises Dr Lalit Uchil MD, Specialist Internal Medicine, Emirates Speciality Hospital. #connectordubai

HEALTH & WELLBEING Heat Exhaustion And Heat Stroke Over exposure to extreme heat can lead to heat exhaustion and heat stroke. Heat exhaustion is less dangerous and if left untreated, it can progress to heat stroke, which can be life threatening. Heat stroke is a medical emergency. It happens when the body’s temperature is 104ºF or more. If not treated urgently, it can damage different organ systems.

If a person suspects heat exhaustion, they should take immediate steps to cool down.

They should move to a shady region and remove one or more layers of clothing.

They should turn on a fan or air conditioning, if available. They can run cool water over the skin or apply cool, wet towels to the body. Drinking a lot of fluids, either water or electrolyte drinks is advised.

Dr Dragana Sarenac, Internal Medicine Specialist at Dubai London Clinic says, “The blue-collar workers often work long hours, sometimes more than six hours straight, under the scorching heat making the heavy labour unbearable. The midday break has been made compulsory by the UAE Ministry of Human Resources and Emiratisation for workers from 15 June to 15 September. The break is from 12.30pm to 3pm. Do not overexert or push yourself; if you are getting tired, slowdown or work at a steady pace, take regular breaks in cool www.connector.ae

Dehydration Dehydration is a very common illness.

Make sure that you have water handy all the time and aim to drink a minimum of three to four litres every day. Don't forget about children, they may not ask for water, but be sure to take frequent water breaks during the kids' summer activities.

“Exposure to heat can result in loss of excess amount of fluids from the body in the form of sweat.

A 2% loss of fluid in sweat can make a person extremely tired. Further loss of fluid can lead to headache, confusion, muscle cramps and vomiting”, says Dr Thomas Abraham of Emirates Hospital Clinics.”

Eye Diseases Summer in the UAE means excessive sunlight, dust storms and heat. Eyes are the most sensitive part of our body and overexposure to the sunlight leads to the retinal damage and other serious eye problems such as burning, dry eyes, itchiness, and boils on eyelids, conjunctivitis and many other eye diseases.

Here are few measure that one must take to prevent summer illnesses.

1. Always use sun screen lotions to avoid sun burns while going outdoors.

2. Wear loose fitting light colored cotton clothes and sun glasses.

3. Protect yourself from sand storms.

4. Fungal skin infections can be avoided by using cotton socks (and changing them frequently). Antifungal creams can be used to treat fungal infections.

5. Never leave children or pets unattended in cars.

6. Do not overexert yourself.

7. Stay indoors, preferably in air conditioned rooms, especially when

I n order to balance the heat of the season and the strain of the summer months, one can aim to cultivate a calming internal environment for the body, thus, to remain cool and collected throughout the blistering heat. Especially when we travel to cold countries and come back. Chances are very high that our locks don’t take the weather shock very well.

This month at Connector we try two new things, the first one is a brand new salon on Jumeirah Road, Zieda Beauty Lounge, and the second one is a trending Botox Hair Treatment.

First things first, for the Botox treatment no injections are involved. Rather, Hair Botox is a deep conditioning treatment that coats hair fibres with a filler, such as keratin. The treatment fills in any broken or thin areas on each hair strand to make hair appear more full and lustrous.

Renowned hair stylist and makeup artist, Zieda Sharipova opened the salon on 1 May this year in a huge villa on Jumeirah Road.

The interior of the salon is so impressive that it dazzles our eyes as soon as we step inside and see the best use of the black, white and grey shades complete with colourful pop-art paintings to complement the shades.

level and the first level featuring hair and nail sections on the ground and facial and massage rooms on the first. Even though the salon is in a prime location, the prices are very moderate. The staff are mostly trained beauticians from Russia.

The hair expert at Zieda carefully examines our hair and begins with the treatment. It starts with washing our hair followed by application of the filler on each and every strand of our hair.

She leaves our hair as it is for forty minutes, and meanwhile we are served a hot cup of cappuccino with a piece of chocolate.

After the 45-minute wait, the technician moves on to the next steps that includes blow-drying and straightening. The whole process takes closer to three hours and changes our hair dramatically.

Use sulphate-free shampoos after the treatment, and the effect remains for two to three months.

A step by step guide

on buying a property

I f you have finally decided to buy a property, the immediate step is to jump into what may sound like a complicated procedure to many buyers. However, you need not worry to much as the Dubai Land Department (DLD) makes sure that the process is fast and smooth. Any person of any nationality, can purchase in Dubai's freehold property market in designated areas. An average property transaction in Dubai takes almost 30 days to complete from the date on which the Agreement for Sale is signed.

Here is a quick guide to buying a property in Dubai that includes two major processes of buying a property and applying for a mortgage.

The Process Explained From seeing a property to getting the title deed transferred to your name involves a few steps in between.

The process is simple if you do your homework in advance and are aware of the simple steps involved in buying a property in the UAE. • Look for a property through RERAregistered brokers • Once you have chosen a property, offer the seller a price • Once the seller and buyer agree upon a price, the seller’s broker gets the Memorandum of Understanding (MoU) ready stating all costs and responsibility of both parties. #connectordubai

PERSONAL FINANCE • The buyer needs to deposit a 10 per cent deposit cheque in the name of the seller to the agent to secure the property. In case any of the parties breaks the contract, a penalty of 10 per cent of the property value will be levied on the party who breaches the contract.

• If a buyer is paying with a mortgage, the buyer’s bank will carry out a valuation and inspect the property to ensure that it is secure enough. Most banks charge Dhs 2,500 plus VAT to carry out the procedure. (The mortgage process is explained later in this article) • Once the bank’s valuation aligns with the property value, the bank will start processing the loan, that takes approximately two to three weeks.

Bank fees vary between 0.5 and 1 percent of the total loan value.

• Once the bank gives a nod to the buyer, simultaneously, the seller needs to obtain a No Objection Certificate (NOC) from the developer.

• The appointment needs to be then booked at the Dubai Land Department to complete the transfer.

• On the date of the appointment, the buyer, seller and the bank’s representative appear at the DLD office www.connector.ae

to complete the transaction.

• When all the processes have been registered, the buyer and the bank hand over their respective cheques to the seller and pay the fees to all the parties involved.

Keep a note as the Central Bank of the UAE policy is the bank can finance up to 75 per cent of the value of the property for expatriates and 80 percent for local citizens. In addition to the deposit of 20% or 25% of the property value, the buyer needs to pay up to an extra 7% in costs at the time of purchase.

The 7% is made up of 4% DLD fees and 2% real estate brokerage fees.

The additional 1% would be for the bank arrangement fee (between 0.5% and 1% of the mortgage amount), valuation fees, mortgage registration fees, insurance fees, land registry fee.

• Once the documents are approved and payments are made, the buyer receives the title deed in their name, the house keys and access cards.

Another important thing to learn about is what is the duration of the loan and how much of the loan you can get approved from a UAE bank, these two things are directly linked with your age and salary as explained further.

The type of interest rate, fixed and variable interest rates, also play a crucial role in the mortgage process.

A better understanding of the process, different banks offer and Central Bank guidelines. make things quick and efficient once you finalise a property.

• The applicant should have a brief conversation with an advisor to determine their affordability.

• Submit their passport, visa and Emirates ID along with their proof of income documents.

• Review with a mortgage advisor • Submit the loan application form fully filled in after discussing the lender options.

• A 2 to 4 day wait at this stage is estimated for approval.

• Submit the property documents for the valuation to be instructed.

• A valuation report will be expected after 2 to 3 days and then the final offer needs to be produced by the bank.

• Make sure all conditions are met and prepare for disbursal.

• If there is finance on the seller’s side that needs to be cleared, then you will need to request the seller’s bank liability letter, if not then request a NOC. • After the NOC has been produced, you will need to schedule an appointment with the lenders representative and the relevant parties.

• If there is finance from the seller’s side, once the liability letter arrives the settlement will be requested from the buyer’s bank.

• At this stage all money should be lodged with the buyer’s bank.

• Settlement normally takes around 10 to 14 days to receive the clearance documents and then move to NOC as before.

A Few More Things To Know Before You Apply For Mortgage Age And Loan Duration. The maximum duration of the finance depends upon the age of the applicant on its maturity date. #connectordubai

PERSONAL FINANCE For self-employed, the maximum age at the maturity of loan is 70, and for salaried expatriates, the age is 65. You can apply for a mortgage for a minimum of one year or a maximum of twenty five years, as long as the applicant’s age does not exceed the limit at the time of maturity.

Salary. The amount of the mortgage approved will depend on your monthly fixed salary. It is considered that 50% of your salary will be used towards your basic necessities including the mortgage repayment and other monthly payments therefore all borrowings must fit within the 50% of your fixed salary. This criteria makes sure that the applicant is financially sound to meet the monthly instalments.

Different Types of Mortgages Repayment Mortgages. The monthly instalments include a part of the capital

amount borrowed and accrued interest.

Interest Only Mortgages. The monthly payment covers only the interest charges on your loan, not any of the original capital borrowed. This means your payments will be less than on a repayment mortgage, but at the end of the term, you will still owe the original amount you borrowed from the lender.

According to the experts there are predominantly repayment mortgages available. There are some very limited options for interest only, however generally these are not attractive.

In brief, the whole process of buying a property in the UAE is quite convenient and simple as long as you do your research.
