SMART, URBAN DESIGN. CONE Architecture was founded in 2015 in Seattle, Washington.

CONE CAROLINA

HELLO, NICE TO MEET YOU CONE Architecture has roots in the South. Our owners hail from Texas and South Carolina, with many team members spanning across the mountains of North Carolina to central Oklahoma. Cone Carolina, our new satellite office, seeks to reconnect with those roots and expand our collaborative practice to the community of Charlotte, North Carolina.

Charlotte sits right at the nexus of the Carolinas and a stone’s throw from Georgia, making us perfectly situated to serve the greater south-east region.

SUMMER MCENENY

The Charlotte expansion is led by Senior Associate, Summer McEneny who has been a part of the Cone team since 2016.

After spending ten years in the Pacific Northwest overseeing projects through design, permitting, and construction, Summer decided to relocate back home and begin leading the Cone Carolina office. In the summer of 2021, we welcomed Hailey Helms as an Architect in Training. She recently graduated from UNC Charlotte’s Master of Architecture program and comes with a passion for urban residential design.

Cone’s parallel experience in Seattle, and hometown roots in North Carolina, make us uniquely qualified to help bring relevant, community-oriented, and respectful design for housing to the greater Charlotte area and beyond.

DOCKSIDE

APARTMENTS

The site of the beloved Spud Fish and Chips was redeveloped to provide a new commercial space for the restaurant, alongside six residential stories. Dockside is a nod to the building’s location on the edge of the Green Lake neighborhood, nestled into a lively commercial core across the street from the park and lake. Both Spud Fish and Chips and one live-work unit front the busier Green Lake Way N, while street-level units with front porches are accessed from the quieter 4th Avenue. The building’s corner is carved away to provide a playful outdoor amenity area intended to be enjoyed by building residents, restaurant patrons, and neighborhood visitors. Cone had the unique opportunity to work with the owner of SPUD to design their new commercial location, which occupies a street-level tenant space seen on the following spread.

MIXED-USE

SPUD

FISH AND CHIPS Cone had the opportunity, not only to design the multi-use building that sits at the previous site of SPUD Fish and Chips Greenlake, but to work with the owners to design the new SPUD restaurant, which occupies one of the ground floor tenant spaces. Working closely with the owner, the design includes a back of house storage and dishes washing area, an open kitchen design, and a large counter for ordering and pickup. The restaurant has seating for 30, including a variety of seating types. Details were designed with the client’s needs in mind including furniture, casement, finishes, hardware, and the location of equipment. The design incorporated SPUD’s unique operations, history, and included pieces from the previous restaurant. The team looks forward to construction beginning in 2022.

COMMERCIAL SPACE

TRACK 66 Track 66 is located within the Roosevelt neighborhood, an area in a state of hyper transition due to the expansion of the light rail system.

Positioned on a mid-block parcel, the building has access to a new station which provides a much needed connection between North Seattle and the surrounding city, including downtown and the athletic stadiums.

The designs simple 7-floor massing strategy allows street-facing units to increase in size as you move up the building, while creating overhead weather protection for the units below. A rooftop deck faces south and west, providing an expansive penthouse party room with territorial views of the neighborhood and mountains beyond. Track 66 offers the best of both worlds - urban living in a 10-minute neighborhood, and a rapid transit option connecting residents to the rest of their city.

LIVE WORK / APARTMENTS

MONTISI STUDIO APARTMENTS The Montisi Urban Studios are located at a unique junction in the neighborhood as the last multi-family parcel before the zoning transitions to single family. The massing of the project was arranged to appear similar in scale to 3 separate single family homes. Seeking to implement traditional residential forms and materials in a modern manner, the asymmetrical gable roof and board and batten siding provide this fourstory apartment building with a familiar character and scale. Montisi showcases the importance of sitespecific design: the ability to provide much-needed housing to a rapidly growing community, while respecting and celebrating the aesthetic character of its surrounding context.

APARTMENTS

H4H BURIEN In collaboration with Habitat for Humanity and the City of Burien Affordable Housing Demonstration Program, this project proposes a large affordable townhome community in Burien, Washington.

Burien is a rapidly growing suburban community approximately twenty minutes south of Seattle. The program includes forty townhomes across nine structures, with two units accessible to those with disabilities.

A central located community center allows for common space to be shared among families. Two highly considered and protected wetland areas on site create an outdoor amenity for all residents.

This project marks Cone’s largest townhome development to date, and a wonderful opportunity for collaboration with both Habitat for Humanity and the city of Burien to implement a much needed affordable housing community.

PLANNED TOWNHOME COMMUNITY

16TH AVE WOONERF Located in central Seattle, this ten unit project explores a unique orientation by rethinking the central parking court, a space that often times winds up being dark and underutilized. The design draws from the Dutch “woonerf” concept which implements landscaping and traffic calming elements which privilege the pedestrian over the car. This is implemented by providing pedestrian pathways, covered parking stalls, and outdoor spaces for each unit.

Townhomes radiate around the woonerf, with the upper floors of each home reaching into the interior and angling toward city views. The site design allows for all units to take advantage of the downtown view corridor, creates privacy between opposing living rooms, and encourages dual use of space and neighbor interaction at the ground level.

MULTIFAMILY

14TH AVE ROW + HOMES Located in the Northgate area of Seattle, this two-parcel project consists of one rowhouse structure and two single family homes connected both visually through a shared material palette and physically with a common drive aisle. The two unit types, different in scale and form, were designed to share colors and textures while not being identical. The rowhomes have street-facing entries and generous front yards, allowing each unit to have a small tree framing the entry.

The single family homes are nestled in the rear behind the rowhouse structure, and have private yards and garages. This project showcases a skill Cone has sharpened over time the opportunity to design on adjacent individual sites while considering the development as a whole, in order to propose a holistic design that fits within its surrounding context.

MULTIFAMILY

BRYANT RESIDENCE On a corner lot in the North Seattle neighborhood of Bryant, this single family home expresses a modern take on the farmhouse silhouette.

The traditional gable roof is offset by a modern and minimal facade. The classic shape is intentionally utilized in a contemporary way. The house is capable of abundant natural light due to the vaulted ceiling, skylights and window placement. Those attributes combined with two wrap-around decks, create visual connections to Mt Rainier and Lake Washington.

SINGLE FAMILY

MONTLAKE CUT RESIDENCE The Montlake Cut Residence was constructed atop the existing foundation of a previous home and sits tall above an iconic Seattle waterway. Shielded from the busy Montlake Boulevard by a dense canopy of evergreen, the home has a near private view of the Cut and it’s endless variety of passing watercraft.

Large amounts of glass and discovered deck space were located to the north and gently cantilevered to accentuate the power of the steep, steady embankment below.
