ABOUT US

❑ Commtech is a company founded in 2002. Dedicated, specialized and accredited in Commissioning Services, Testing-Adjusting-Balancing (TAB) Operations and Functional Audits for new, existing and refurbished buildings, as well as for critical mission environments.

❑ The headquarters are located in Las Rozas (Madrid), with a permanent presence in the Canary Islands, Andalusia and Catalonia. It currently has more than 50 employees and is part of the Aire Limpio Group since 2021.

WHAT WE DO

❑ COMMISSIONING. A process that verifies and documents that all equipment, facilities and systems in a building or critical mission environment are planned, designed, assembled and tested to function according to the operational requirements of the property or end user and to be managed by appropriately trained operating and maintenance personnel.

❑ TESTING-ADJUSTING-BALANCING (TAB). Consists of carrying out and documenting operations, tests and measurements on the building's installations and systems once their correct assembly has been completed and verified, with the aim of adjusting the design values and conditions of the Execution Project.

❑ AUDIT. The process of verifying and documenting the operating and maintenance conditions of a building's installations and systems, identifying anomalies and opportunities or recommendations for improvement.

COMMISSIONING MANAGEMENT SERVICES FOR NEW BUILDINGS –

CxM: ❑ Start in the design phase. They include the management, coordination, planning, supervision, validation and documentation of the execution and start-up of the installations of a building, new or refurbished environment, in order to verify compliance with its operational requirements.

ENVIRONMENTAL COMMISSIONING SERVICES OR COMMISSIONING

AUTHORITY – CxA:

❑ In support of sustainability and building comfort certification processes, such as LEED®, BREEAM, VERDE, WELL, CRADLE TO CRADLE, etc. These services enable the achievement of objectives that make it possible to ensure and document that the facilities have been efficiently commissioned and that the O&M personnel have the appropriate competence to manage them. INDEPENDENT VALIDATION SERVICES – Vx:

❑ Independent verifications and measurements of the tests and adjustments of the start-up operations of the equipment, systems and installations of a new or refurbished building, carried out by the contractors and manufacturers.

CONTINUOUS COMMISSIONING SERVICES – CxC:

❑ Applied as a continuation of the Commissioning Process, immediately after final acceptance, in order to check that the building continues to meet its updated operating requirements. They consist in scheduling deferred tests throughout its life cycle, with the objective of:

❑ Follow up on the resolution of anomalies pending from construction works

❑ Adjust installations to real functional needs

❑ Optimise energy consumption

❑ Identify possible opportunities for operating and maintenance improvements

❑ Monitor life-cycle performances

RECOMMISSIONING OF EXISTING BUILDINGS - RCx

RECOMMISSIONING SERVICES FOR EXISTING BUILDINGS – RCx:

❑ Applied in existing buildings where the initial start-up was not carried out or was insufficient, with the result that many original and undetected functional anomalies have become chronic. The aim is to improve the overall operation and maintenance of equipment, systems and installations.

❑ The implementation of a Recommissioning Process makes it possible to solve existing problems, detect previously unknown problems and implement the corresponding corrective measures, improve efficiency and extend the lifetime of equipment, as well as optimize maintenance operations by improving the overall performance of the building.

EXISTING BUILDING COMMISSIONING - EECx

EXISTING BUILDING COMMISSIONING SERVICES – EECx: ❑ Consist of the implementation of a systematic process of planning, analysis and diagnosis of the operation and maintenance of an existing building or infrastructure, in order to propose and implement improvements that do not require a large investment and ensure the sustained maintenance of optimized performance.
