Creating each edition of Calabasas Style is a journey filled with many moving parts—from events, photos, and articles to collaborations with advertisers, community organizations, and, of course, the ads themselves. When I first entered the world of publishing seven years ago, it was fueled by a deep passion for people and a genuine love for our community. My goal was—and still is—to tell the unique stories of our neighbors. These are people who may not be household names but whose impact and presence deserve recognition. This magazine is built on the belief that everyone has a story worth sharing. With the talents of our dedicated team and the heart of our community, we aim to celebrate your lives, businesses, milestones, and families. I am grateful to work with such a compassionate, genuine team. These individuals are here for the right reasons— no egos, no greed—just heart and dedication to uplifting our community.
This edition is one of my favorites each year as we dive into the festive season and all things that sparkle! By November 1, my holiday trees are already up with white lights, adding a cozy, wintry warmth to the season. In this issue, we celebrate the joy of gift-giving with a curated list of local treasures that truly capture the spirit of the holidays. Supporting our local businesses not only brings a personal touch to holiday giving but also strengthens the bonds that make Calabasas so special.

The 411 on Probate: What Triggers It, How to Avoid It, and the
Often If you have established a revocable living trust (which we will refer to simply as a trust), congratulations! You are on the right track in creating a comprehensive estate plan. However, you are only halfway there. Many people believe that because they took the time to create a trust, their estate will automatically avoid probate, and they will not have to take any additional steps. Unfortunately, this assumption creates a false sense of security. The key to probate avoidance is ensuring that, when you pass away, there are no accounts or properties in your sole name without a current beneficiary designation. To avoid probate, you must properly transfer ownership of your accounts and property to your trust or name your trust as the beneficiary.
A recent case illustrates this: our clients' parents didn't fund their accounts or one property, leading us to open probate. This situation underscores the importance of ensuring all assets are appropriately aligned with your trust.Your loved ones may need to navigate probate court if:
1. Accounts or real estate are titled solely in your name without a payableon-death (POD) or transfer-on-death (TOD) designation.
2. Retirement accounts lack a named beneficiary.
3. Life insurance policies do not have designated beneficiaries.
Certain assets will automatically bypass probate:
1. Joint Tenancy: Properties held as joint tenants with rights of survivorship transfer directly to the surviving owner upon death.
2. Tenants by the Entirety: For married couples, ownership transfers automatically to the surviving spouse.
3. Life Insurance: If beneficiaries are designated, the proceeds flow directly to them. Alternatively, you can name your trust as a beneficiary.
4. Retirement Accounts: Accounts with designated beneficiaries or governed by default rules will transfer automatically to specified individuals or your trust.
5. POD and TOD Accounts: These accounts transfer automatically to named beneficiaries.
What happens if you forget to fund your trust? If you overlook funding your trust or acquire new assets without designating them to the trust, probate may become necessary for those items. Ideally, a pour-over will accompany your trust, directing any unaccounted assets into the trust during probate. To ensure your estate plan is robust, consult a qualified estate planning attorney. Creating a revocable living trust is just the beginning; proper funding and asset management are crucial for effective probate avoidance.

The 11th Annual Calabasas Film Festival, held from September 18 to 22, was an unforgettable celebration of cinema, community, and creativity. Sisters Kelley Fries Miller and Nicole Fries, the dynamic women behind the event, once again delivered a festival that brought together film lovers, studio executives, and entertainment industry professionals for five days of remarkable films and exciting events.
The festival kicked off with a glamorous opening night cocktail party at The Mulholland, setting the tone for an intriguing, star-studded event. Movie lovers were treated to a diverse selection of films, including The Outrun, Never Let Go, The Line, Black Diamond, and Scars Unseen. Each film captivated the audience with its unique storytelling, offering something for every cinephile in attendance. A major highlight of the festival was the special 40th-anniversary screening of the classic film Ghostbusters, which drew nostalgia and excitement from longtime fans.
Beyond the films, the festival fostered community engagement as attendees mingled at pre-screening cocktails, after-parties, and special events. The atmosphere buzzed with energy as filmmakers, actors, and industry insiders connected with local moviegoers, making it a true celebration of the Calabasas spirit. The Calabasas Film Festival is known for highlighting not only the art of filmmaking but also the importance of local culture. In September the Celebration of Hope Garden Party at Los Robles Greens in Thousand Oaks transformed into an unforgettable evening dedicated to generosity and community spirit. Over Labor Day weekend, nearly 15,000 community members came together at THE Foundation for Las Virgenes Schools' Annual Carnival at the Whizin Center. Casa Pacifica recently commemorated a significant milestone—the celebration of its 30th anniversary and the opening of new homes for transitional age youth. This new supportive housing provides stability, therapeutic services, and lots of love to young adults transitioning from foster care or who are at risk of homelessness. The event was made even more special by the presence of dedicated donors, volunteers, and community partners, whose ongoing commitment has impacted the lives of over 52,500 children and youth since Casa Pacifica's founding. “It’s been a long time comin’,” as the iconic song declares, and Alison Eastwood’s perseverance and passion made that moment on September 21 all the more special. Eastwood welcomed guests to the official opening of the Eastwood Ranch Rescue and Adoption Center in Agoura Hills, a new sanctuary for rescued cats and dogs. Eastwood’s journey began in 2012 when she launched her nonprofit with the dream of providing a safe haven for animals in need. A fundraiser held at billionaire David Murdoch’s ranch before the Woolsey Fire helped fund the initial vision, and over the years, support from generous donors pushed it forward. After overcoming the challenges of a global pandemic and years of hard work, Eastwood and her team transformed a vacant lot on Dorothy Drive into a state-of-the-art facility. This Western-style sanctuary fits perfectly into Old Agoura’s landscape, offering rescued animals a place of comfort and healing while they await adoption or fostering.
“We broke ground in 2020, right as the pandemic began,” Eastwood shared. “My hope is that this center will outlive me—a place where people and animals feel at home.” The ribbon-cutting event, hosted by the Calabasas Chamber of Commerce, allowed visitors to tour the beautifully designed spaces, where volunteers lovingly care for the animals. The facility includes shaded areas for play, cozy alcoves for rest, and air-conditioned rooms for hot days. Every detail ensures the animals’ well-being while they wait for their forever homes. Members of the Malibu, Calabasas, and Agoura Hills communities gathered at King Gillette Ranch in October, for an open house dedicated to the Wallis Annenberg Wildlife Crossing. The event provided updates on the project, addressed residents’ concerns, and offered complimentary food. Construction of the wildlife crossing—the largest of its kind—began in mid-2022 and is projected to be completed by early 2026. Beth Pratt, Regional Executive Director of the National Wildlife Federation, explained that this annual event aims to keep the community informed and involved. “We want people to meet the major partners and ask questions about the construction, the National Park Service research, and more. It’s also a way to say ‘thank you’ to the community that made this happen,” Pratt said. Agoura Hills Mayor Illece Buckley Weber and Mayor Pro Tem Penny Sylvester proclaimed the week as “Urban Wildlife Week,” with Buckley Weber expressing pride in hosting the world’s largest wildlife crossing.

On September 11, more than 500 members of the Pepperdine University community gathered at the Malibu campus for the 16th annual 9/11 Remembrance Ceremony, honoring the 2,977 lives lost in the 2001 attacks. University President Jim Gash reflected on the significance of remembrance, stating, "It’s not just the act of remembering that we’re interested in but what the act of remembering calls us to do moving forward." He emphasized that the sacrifices made by those who perished serve as a reminder to uphold the values of freedom, justice, and equality.
The ceremony welcomed distinguished honoree Pat Boone, who delivered a heartfelt tribute as he stood before the Waves of Flags display. "Look at these precious flags," Boone said, referencing the 3,078 American and international flags waving in the breeze. "They’re standing, but they’re speaking, too... Sing, flags, sing. We’re listening, and we love you."
Eric Leshinsky, Director of Student Veteran Affairs and retired U.S. Air Force Colonel, alongside Samuel Miller, Pepp Vet Council President, planted the final flag during the solemn event. The Waves of Flags tradition, which began in 2008, is a powerful act of service, uniting the Pepperdine and Malibu communities in remembrance. The campus is also home to Heroes Garden, a memorial honoring heroic acts, including those of Pepperdine alumnus Thomas E. Burnett, Jr., a passenger on United Flight 93. The ceremony and displays serve as a poignant reminder to honor the past and carry forward the spirit of unity and resilience.

The Malibu/Lost Hills Sheriff's Station recently introduced its "Real Time Watch Center," a pilot program designed to enhance public safety through advanced technology. Captain Jennifer Seetoo expressed gratitude to her department and explained how this initiative helps meet the growing demand for law enforcement. "Why a real-time watch center? Across the nation, the need for law enforcement is increasing, and we can't hire enough officers to fill that gap. I believe we can bridge that gap with technology, and that's what the Real Time Watch Center is all about," Seetoo explained. Sheriff Luna highlighted the broader benefits of the program, noting that it could serve as a model for other counties. "This is a way to keep communities safer, not only from crime but also from natural disasters like fires, landslides, and mudslides," Luna said. Building trust within the community is key, Seetoo emphasized. "We have local business owners who trust us to livestream their cameras. This strengthens our relationships and helps protect the community." Earlier this year, the department launched a camera registry program, allowing law enforcement to use private security footage to investigate crimes. Over 1,500 cameras have been registered, and more than 400 are integrated into the system. The Real Time Watch Center enables authorities to monitor footage and respond swiftly to incidents.

For the Lando family—Brian and Nicole, their daughters Ella, 12, Rian, 9, and their beloved Golden Retriever, Teddy—life in The Oaks of Calabasas is all about family and connection. Their home is a peaceful retreat where they have nurtured strong ties and created cherished traditions. With a love for staying active and enjoying a healthy lifestyle, the Landos have not only found their perfect place to call home but have also helped cultivate the warm, welcoming spirit that defines their closeknit community.
Brian, a Calabasas native who graduated from CHS, coowns a production company that focuses on two primary areas: food and comedy. Amongst other projects, Brian is a production partner with superstar chef Guy Fieri. Despite collaborating with the nation’s biggest celebrity chefs— including Calabasas’ own Jet Tila—neither Brian nor Nicole claims to be particularly skilled in the kitchen. On the comedy side, Brian’s company also owns and operates the world-famous Improv comedy clubs across the country. Additionally, Brian and Nicole co-own the Calabasas Pickleball Club, which opened in June of this year, along with two family friends, and Calabasas residents, the Golds and the Wizelmans.
Nicole began her career as a rising star in the New York City PR world, eventually running the West Coast office of one of Manhattan’s top agencies, Alison Brod Marketing Communications. She left the field to help launch and manage events and partnerships for The Calabasas Pickleball Club. Originally from the suburbs of Philadelphia, in an area known as The Main Line, Nicole met Brian at Syracuse University. “Brian is from Calabasas, and we moved to LA for a few years after college before heading to New York City for eight years, but we knew Calabasas is where we wanted to end up," Nicole shares. Four years ago, they returned to Brian’s hometown here in Calabasas, where they have happily settled into family life.
Now, their days revolve around their children’s school schedules and activities, work at the Calabasas Pickleball Club, and their shared love for the community. “We send the kids off to school, Nicole goes to work out at either F45 or V Pilates, then heads down to the Calabasas Pickleball Club to begin her day,” Brian shares. “Meanwhile, I walk our favorite child—Teddy—before heading over to the club to play pickleball.” Afternoons are filled with their children’s activities—Rian heads to gymnastics while Ella is off to soccer. “Afterward, we meet back at home for homework, dinner, and sometimes squeeze in a nightly pickleball game at the club,” Nicole adds with a smile.

The convenience of local shopping and the familiar faces they encounter on daily walks with Teddy or while playing pickleball at the club add to the area’s charm. “The community is so idyllic, and we love how we see our neighbors out and about,” Nicole notes. “It’s a small town feel with a lot of heart.”
Through their involvement in local schools, neighborhood activities, and the Calabasas Pickleball Club, the Landos are deeply connected to the community. “We opened the Calabasas Pickleball Club right down the street from our home, so we feel very connected to the people who gather there. It’s become a hub for socializing and making friends,” Brian shares.
As local business owners, the Landos have made it a priority to support other businesses in Calabasas. “We understand the challenges of running a small business, so we emphasize buying from local stores, eating local, and hiring local whenever we can,” Nicole says.
The Landos feel a strong connection to Calabasas, where they have helped create a vibrant, family-friendly environment through their club. “We call it our bubble,” Nicole explains. “We hate to leave and try to avoid it at all costs. We stay local as much as possible. The majority of residents in Calabasas are like-minded, with an emphasis on family and community. Why would we ever leave?”
Their favorite local restaurants include The Mulholland, Lovi’s Deli, and Cafecito, where they enjoy dining as a family. But their connection to the community goes beyond just shopping locally. They are actively creating traditions that bring people together. “We’ve started something we call ‘Friday Night Lights,’ where we meet our friends at the club to play pickleball, have dinner, and let the kids run around and be together,” Brian explains. This tradition is becoming a highlight of the week for many in the community, as families gather at the club to relax, socialize, and engage in friendly competition.

When they are not busy with work and school, the Landos enjoy traveling to some of their favorite vacation spots. “Nicole’s parents live in La Quinta, and it’s our favorite local getaway,” Brian says. “We try to get down to the desert as often as possible. Our kids love Park City, Utah, and beg us to go every year to ski. As for Nicole and me, we prefer Cabo for a relaxing escape.”
The Landos’ home in The Oaks is their sanctuary, a space designed for comfort and family connection. “In our opinion, The Oaks is the single best neighborhood in the country. We knew we wanted to end up here,” Nicole says. Their home, with its contemporary and casual style, offers a perfect blend of comfort and elegance. “When we saw our pool with the slide, waterfall, and view, we were immediately sold.”

The Lando family’s home reflects a contemporary yet comfortable style with an unpretentious vibe. They favor neutral tones but enjoy adding pops of color and playful art to create a dynamic and inviting atmosphere. Their approach strikes the perfect balance between modern elegance and livability, ensuring their home feels both stylish and welcoming.
The heart of the home is the open kitchen and family room, where the family spends most of their time together. “It’s the hub of the home,” Nicole says. “We love the way it flows, and it’s where we gather for meals, homework, and relaxing.”
As they look to the future, the Lando family hopes to continue building on the strong foundation they have established in Calabasas. “We’re working towards creating a lasting legacy with the Calabasas Pickleball Club, something that will endure for our children and beyond,” Brian shares. “We want everyone to stay right here in Calabasas.”
When creating their home, Brian and Nicole wanted it to feel like a true family space—comfortable, livedin, and inviting. It was important that each room felt cozy and durable, with furniture and décor that didn’t require too much care. Their dog-friendly approach allows Teddy to be a part of every moment, hopping onto the sofa right beside them.
With young children, Nicole says that she and Brian made a conscious effort to balance style with functionality. They took bold risks with their art selections, choosing pieces that reflect their family’s personality. Some of the standout pieces include a striking photo from These Fine Walls in the formal living room, a custom family street art piece by Mr. Nice in the entry, and a Peter Tunney artwork titled “FEAR LESS” that now serves as the kitchen’s focal point.
Nicole’s mother, who ran a wallpaper and fabric showroom for 30 years, has greatly influenced the design choices throughout the home. Favorite wallpapers include Astek’s Drunk Monkeys in the bar, Scalamandré Zebras in hot pink in Ella’s room, and Elitis Kandy in Rian’s room. Nicole’s love for wallpaper adds a personal and sentimental touch, even though Brian may occasionally resist adding more.

The event, organized by the Calabasas Chamber of Commerce, featured a ribboncutting ceremony to mark the occasion. Calabasas Chamber of Commerce President and CEO, Lisa Clayden, kicked off the event by highlighting Poppy Bank’s impressive growth since its first branch opened in 2005. Vice President Branch Manager of the Calabasas branch, Rita El Hage, along with Executive Vice President and Chief Banking Officer Michael Finn, expressed their gratitude to attendees and thanked everyone for their support. They were joined by City of Calabasas Mayor Pro Tem Peter Kraut, councilmen David J. Shapiro and Ed Albrecht, Deputy District Director for Assemblymember Jacqui Irwin, Nancy Frawley, and Senior Constituent Advocate for Supervisor Lindsey P. Horvath, Daniell Vicente. The local officials presented Hage and Finn with celebratory remarks and certificates, recognizing the bank’s contributions to the community. Following the formal presentations, guests were invited to join the Poppy Bank staff, Calabasas Chamber Board of Directors, and Ambassadors for the ribbon-cutting ceremony. Afterward, attendees were treated to appetizers and desserts rounding, off a successful event.

The 3rd Annual Sagebrush Cantina Music Festival returned to Old Town Calabasas, captivating music lovers, and food enthusiasts. Spearheaded by Robert Olshever, the festival has rapidly grown into a celebrated local tradition, blending stellar musical performances with the laid-back charm of Calabasas. This year’s event was headlined by iconic 90s rockers, the Gin Blossoms, whose multiplatinum hits like “Hey Jealousy” and “Follow You Down” brought nostalgia and energy to the crowd. Grammy-nominated Fastball added to the excitement with their classics, while Alisan Porter, winner of NBC’s The Voice Season 10, showcased her powerful vocals. Fans were also treated to the soulful sounds of singer-songwriter Chris Stills, marking his return to the festival stage after a memorable 2018 performance. Olshever shared his inspiration for creating a high-quality music festival that honors his roots. After witnessing an international fashion event held locally, he was inspired to create something equally captivating for the community. The festival’s allure lies not only in the lineup but in the atmosphere that sets it apart from other events in the area. Did you know that Calabasas got its name from the Spanish word “Calabaza,” meaning “pumpkin” or “gourd”? Local legend has it that over 200 years ago, the famous explorer Juan Bautista de Anza was traveling through the area when one of his wagons, loaded with pumpkins, overturned. A few months later, the region saw its first pumpkin patch!
Fast forward to today, and the Calabasas community continues to embrace this fun history at the annual Calabasas Pumpkin Festival, held at Juan Bautista de Anza Park. Locals and visitors alike came together to celebrate the town’s namesake with an exciting day of family-friendly activities. Attendees had the chance to explore the Marketplace, where they shopped for unique handmade goods and local products. They also enjoyed sampling delicious pumpkin-inspired dishes and indulged in seasonal treats. With live music, dancing, and plenty of entertainment for all ages, the festival was a hit. The pumpkin patch was a must-visit for anyone looking to pick out the perfect pumpkin for carving or decorating.

The Calabasas Chamber of Commerce’s first-ever Fall Fashion Show was an evening of glamour and community connection, held at the Hilton Woodland Hills on October 10. With the year winding down, the holiday season arrives in full swing, filling homes with a warm glow, kitchens with the scent of festive treats, and streets with the lively hum of holiday shoppers. Yet, amid the joy and celebration, an unwelcome guest often appears—stress. The desire to craft the perfect holiday experience can bring pressure, anxiety, and, all too often, a decline in everyday kindness.
It’s ironic that during a season meant to celebrate generosity and kindness, many people find themselves frazzled, impatient, and short-tempered. We’ve all witnessed it—an abrupt driver cutting through traffic to get to the mall, a shopper shoving their way to the checkout line, or the tensionfilled exchanges as last-minute gift buying becomes an exercise in frustration. As stress mounts, we see a growing trend where common courtesy and etiquette are forgotten, leaving us to wonder: where has the holiday spirit gone?
The holiday season has long been a time for joy and celebration, but it has also evolved into a period of heightened consumerism and social obligations. People are inundated with holiday parties, family gatherings, gift exchanges, and travel plans. According to psychologist Dr. Susan Whitbourne, “Holidays are stressful because they represent a period of time that is very different from your ordinary daily routines. You’re expected to interact with people you don’t normally see, spend money you don’t normally spend, and participate in events you don’t normally attend.” The break from routine can be exciting but also anxiety-inducing. In fact, studies have shown that holiday stress affects nearly nine out of 10 people. In a survey by the American Psychological Association, participants reported that lack of time, financial concerns, and the pressure to give or get gifts contributed significantly to their holiday anxiety. With such external pressures mounting, it’s easy to see why people’s patience begins to wear thin.
In the heat of holiday shopping or prepping for a family gathering, common courtesy sometimes falls by the wayside.
A simple “please” or “thank you” might be forgotten amidst the rush to check off tasks. But why does this happen? Why do stress and anxiety make us more likely to forget our manners?
Etiquette expert Emily Post once said, “Manners are a sensitive awareness of the feelings of others. If you have that awareness, you have good manners, no matter what fork you use.” Unfortunately, stress diminishes this awareness. When we feel overwhelmed, our focus narrows, often fixating on our own needs and deadlines rather than the needs of those around us.
This tunnel vision makes it harder to practice kindness, consideration, and patience.
Dr. Lisa Damour, a clinical psychologist and author of Under Pressure, explains that anxiety triggers a fight-or-flight response. “When we’re stressed or anxious, our brain signals that we need to prioritize survival over everything else, including niceties like holding the door for someone or smiling at a stranger. We become more self-focused, which is natural, but it can lead to behaviors that appear rude or inconsiderate.”
So how can we reclaim courtesy and etiquette during the holiday rush, and how can we remind ourselves to focus on the joy and community spirit that defines the season?
One approach is to simplify holiday obligations and manage expectations. As Brené Brown, the bestselling author of The Gifts of Imperfection, reminds us, “Perfectionism is not the same thing as striving to be your best. As the founder of Julia Wong Designs, I’m excited to share the progress of my own ADU (Accessory Dwelling Unit). This project is more than just an additional space. It’s a collaboration with industry leaders, a testament to the relationships I’ve built over the
years, and an opportunity to showcase thoughtful design that reflects my lifestyle. Working with architect Marc Appleton, we’ve embarked on this journey to craft an ADU that complements my main house, a Hollywood Mediterranean built in 1925, while being so much more than a garage conversion.
While ADUs are commonly envisioned as guest houses or rental units, I wanted mine to function as an extension of the main home, both as a retreat and an entertainment space. My goal was to create a mini-house with its own identity, where family gatherings, intimate dinners, or larger events could take place. The privacy afforded by the ADU also makes it perfect for when my children come home from college with friends. Whether for a poolside party, birthday celebration, or even a cozy dinner, this space is designed to be flexible yet sophisticated.
I love to cook! So designing a chef’s kitchen was one of my top priorities. The kitchen in the ADU is a fully functional space, ideal for preparing meals for large groups or intimate family dinners. Equipped with a 48” Monogram range and an induction cooktop, allowing me to prepare multiple dishes simultaneously, including simmering sauces and keeping dishes warm on the induction cooktop. This kitchen seamlessly transitions into indoor-outdoor living, perfect for al-fresco dining and entertaining guests.
The design of the ADU is a blend of old-world romance and modern functionality. The natural earth tones and quiet, dramatic palette, including lime plaster walls and natural oak millwork, create a soothing environment. French limestone, cut to exact sizes, extends from the interior of the ADU to the pool deck, lending continuity and elegance.
Lighting was another key element of the design. We utilized Ketra lighting, Lutron shades with Thibaut fabrics and Ketra ready sconces designed in collaboration with Niche Modern to control the ambiance and adjust the mood as needed. The centerpiece of the ADU is a dramatic skylight made with textured chicken wire inlay glass—a touch of history that echoes the original 1925 home and my European upbringing. Oversized, 9-foot-high Marvin French doors were custom-designed to mirror the original mahogany doors of the main house.
Nearly every component of the ADU has been custom-designed, from the hand-selected finishes to the cabinetry. The lime plaster walls, natural oak millwork, earth tones
and quiet yet dramatic scale, create a soothing environment. A curved island, detailed with paneled stone, adds an organic touch, while cylindrical legs on the dining table bring a modern edge. It’s a testament to the power of tailored design, where every detail is crafted to my needs— it’s the same focus I bring to my clients’ homes.
This ADU is not just an additional living space—it’s an extension of my lifestyle, embodying the joy of entertaining and hosting. From graduations to engagement parties and quiet evenings, this space can transform to fit the occasion. By working closely with architect Marc Appleton and my trusted team of professionals, I’ve been able to bring my personal vision to life, merging function and beauty.

There is no better way to embrace the holiday spirit of warmth and celebration than by adorning your front door with a beautiful, handmade wreath. Whether you’re drawn to a traditional style or want to add a modern twist, creating your own wreath is a fun and meaningful way to welcome guests and fill your home with festive charm. This activity not only lets you express your unique style but also incorporates natural elements from your surroundings. Plus, it makes for a perfect evening with friends—chatting over wine while crafting decor that’s sure to become a cherished seasonal tradition. Here’s a step-by-step guide to get started on your holiday wreath.
Wreath base: A sturdy base is essential for building your wreath. You can use a pre-made wireframe or a natural grapevine wreath as the foundation.
Greenery: Gather an assortment of fresh or faux greenery such as fir, pine, eucalyptus, or holly. Fresh greenery gives off a lovely fragrance and creates a classic, timeless look.
Decorative accents: Add personal touches with ornaments, pinecones, cinnamon sticks, berries, ribbons, or even small bells.

You can mix various types of leaves and textures to give your wreath more dimension and interest.
Begin by laying out your wreath base on a flat surface. Using floral wire, secure small bundles of greenery together, then attach them to the wreath frame. Overlap each bundle slightly as you work your way around the circle, ensuring that the stems are hidden. If using fresh branches, be sure to fluff and arrange them as you go to create a full, balanced look.
Once your greenery is in place, it’s time to add the finishing touches. Pinecones and berries are perfect for a classic, rustic feel, while ornaments and ribbons can add a pop of color and sparkle. Cinnamon sticks or dried citrus slices are also great for a natural, aromatic touch. Attach these items to the wreath with either floral wire or a hot glue gun, depending on their weight.
The final step is to tie a large, festive bow to the top or bottom of your wreath. A velvet or satin ribbon in rich holiday colors like red, gold, or green can add a luxurious touch. If you want a more minimalist design, opt for a simple, neutral-toned bow or skip the ribbon altogether for a more natural look.

In the winter season, we find ourselves surrounded by a vibrant tapestry of cherished traditions: bustling holiday shopping, twinkling lights, Santa and his reindeer, and the warm glow of candles, all infused with joy. While December brims with celebrations like Christmas, Hanukkah, and Kwanzaa, one significant occasion often goes unnoticed, serving as a beautiful reminder of our connection to nature and one another. Winter Solstice, the shortest day and longest night of the year, arrives with deep-rooted history and the promise of a brighter season ahead.
This year, Winter Solstice will fall on December 21, marking a turning point in the year. For thousands of years, cultures around the world have honored this day as a time of reflection, gathering, and anticipation of the Sun’s “return.” As darkness reaches its peak, fire and light become powerful symbols in solstice celebrations across diverse cultures. The Winter Solstice represents not only a calendar milestone but also an ancient reminder that even in the darkest times, light and warmth are never far behind.
Our current winter holidays hold echoes of old solstice traditions. The Christian celebration of Christmas and the Jewish Festival of Lights, Hanukkah, reflect the ancient belief in the power of light, resilience, and renewal. Similarly, Kwanzaa centers on community, family, and unity, which align with solstice themes of togetherness and hope. The Jewish Festival of Lights overlaps with Christmas this year and starts on the night of December 25 and will end at sundown on January 2. The eight-night celebration of Jewish liberation can fall anywhere between late November and late December and changes dates every year on the Gregorian calendar. However, on the Jewish calendar, it always falls on the 25 of Kislev.
“Whether we celebrate in December, November, or [like one memorable occasion in my own family, in March], the celebration itself feels like coming home,” said the Jewish romance author of ‘Miracles and Menorahs,’ Stacey Agdern. Not to be confused as Jewish Christmas, the eight nights of Hanukkah actually commemorates when a small band of Jews [lead by Judah the Maccabee] took back the Holy Land from the hands of the Seleucid Empire [Syrian-Greeks] and rededicated the Holy Temple to God in 164 BCE.
“One of my favorite things about Hanukkah is the theme of light. Not only do Jews use a Shamash, or helper candle, to light all the other candles on their menorahs, but Jews are also commanded to publicize the miracle, placing their menorahs in windows or outside their homes. In observant Jewish communities, you will see hundreds of menorahs lining the street. For me, the sight of all those menorahs, illuminating what would otherwise be a dark street, is a powerful reminder that we each have a sacred
responsibility to be a light in this world,” said Jean Meltzer, author of the Hanukkah romcom, ‘The Matzah Ball.’
Only one night’s worth of oil was found when The Maccabees went to light the Menorah in the Temple, but miraculously, it lasted eight nights while new oil was prepared for the candelabrum. Now, we celebrate our freedom from cultural assimilation by lighting eight candles over eight nights in our own menorahs.
“My family takes Hanukkah songs very seriously! In our house, after we light candles, do the prayers, and Ma’oz Tzur, we then go around and each person has to lead a song, and we keep going until we run out. Visitors for any given night are required to contribute. Also, it’s an objective fact that my mom makes the best Sufganiyot (fried donuts, typically with a jelly filling). Like, they’re totally perfect, and if this was ‘Great British Bake Off,’ she’d get a Paul Hollywood handshake for them. In fact, Paul Hollywood would probably just retire from baking if he tried them,” said debut author of ‘Night Owls,’ A.R Vishny.
The word Hanukkah means dedication in Hebrew, and every year, we Jews are dedicated to eating traditional foods cooked in oil. The most famous of all these dishes are called latkes, which are the most delicious potato pancakes you’ve ever tasted. The only thing you need to figure out is: sour cream or apple sauce as a topping?
I’m one of ten grandchildren on my mom’s
side and, when I was growing-up, we all lived within two hours of each other and thus spent holidays together with our parents, grandparents, great-grandparents and a bunch of extra aunts and uncles. My mom and my aunt usually cooked, though my Bubbe—my mom’s mom—did attempt latkes once—they were of the pre-made, frozen variety, and she tried to put them in the oven on a plastic tray. What she did do well, was give us “gelt.” This meant she’d roll a ten-dollar bill really tight and slide it into a bag of chocolate gelt for each of us. What I remember the most though is, like most holidays, it was all of us together—a minimum of twenty-five people—twentyfive very loud people with heavy Philly/ South Jersey accents, who yell even while agreeing—doing the blessings, mostly right—celebrating all together,” said Jewish historical romance author of ‘Marry Me by Midnight,’ Felicia Grossman,
“Hanukkah has always been one of my favorite Jewish holidays. Even though it’s a more minor [religious] holiday for us, it has some of my favorite traditions! And because of the timing of the holiday, it is usually a perfect time to get together with family and friends. I personally love making latkes with my family at our annual Hanukkah party and going around the circle, opening our presents, and handing out gelt. I love how joyous and full of life I feel during Hanukkah!” said Amanda Spivack, who co-runs the Jewish book club, Matzah Book Soup.

In our community, we are fortunate to have many young entrepreneurs, and it’s important that we support and uplift them. One standout is Ella Kingsrud, a junior at Calabasas High School and co-founder of Bundles of Care . Together with her friend Ineesha, Ella is raising funds for Hope the Mission, among other organizations, to provide essential items and heartfelt care to those in need.
Bundles of Care is committed to providing essential items, such as hygiene products, to people experiencing homelessness. By partnering with local missions, shelters, and charities, the organization assembles care packages that help prevent disease, preserve dignity, and improve mental health for those in need.
Recently, the group set a goal to raise $150 but surpassed it, collecting $300, which allowed them to donate 100
hygiene kits to Hope the Mission. Each kit contained essentials like toothpaste, soap, deodorant, and a personalized card. “By donating these kits to Hope the Mission, we’re ensuring that everyone has what they need to stay healthy and feel good,” Ella explains. “Every donation, no matter the size, contributes to something bigger. We’re helping bring hope to those who need it most.”
Ella’s passion for giving back extends beyond Bundles of Care She volunteers with organizations like the West Valley Food Pantry, where she helps organize and distribute groceries. “Working with the Food Pantry truly puts things into perspective,” she says. “It reminds me how grateful I am for what I have and motivates me to do more.” She also volunteers with the Motion Picture Television Fund and participates in the National Charity League.
Despite her busy sched ule, which includes playing on her high school tennis team, Ella remains committed to making a difference. Her long-term goal is to attend the University of Southern California (USC), but for now, she’s focused on growing Bundles of Care and supporting her community. “It feels really good to make a positive impact,” Ella shares.
Ella and her team are gearing up for the holiday season, planning more drives and fundraisers. “We’re just getting started,” Ella adds with a smile. “This is only the beginning.”

The Calabasas Pickleball Club recently hosted a successful fundraiser in support of Bay Laurel Elementary School, drawing over 150 parents from the community. The event was open to pickleball players of all levels, creating an inclusive and fun atmosphere for everyone. Families and friends gathered to enjoy a lively day of games, great food, and community spirit. The culinary highlights included delicious offerings from Casita Taisho and Blvd. Steak, with a variety of food and cocktails that added to the celebratory feel of the day. Whether participants were seasoned players or newcomers, everyone had the chance to hit the courts, fostering camaraderie and competition for a good cause.
The event underscored the importance of community engagement in Calabasas, as parents and local businesses came together to support education while enjoying a fun and active day. The fundraiser was a wonderful opportunity to bring people together, raising funds for Bay Laurel Elementary School and strengthening the ties between families, the school, and the local community.
The Foundation for Las Virgenes Schools recently hosted its annual Poker Tournament at The Topanga Social, raising an impressive $12,000 to benefit students in the Las Virgenes Unified School District. The exciting evening drew 52 enthusiastic players who competed from 7:30 p.m. until midnight in a spirited yet friendly competition. The Foundation extended heartfelt gratitude to board member Aaron Williams for chairing the tournament, which became a memorable gathering that celebrated community spirit and strengthened bonds among LVUSD families and neighbors. Thanks are also due to the dedicated Foundation board members who organized the event and joined in the fun, playing and cheering late into the night. Special recognition goes to the local small businesses that generously sponsored the event and to The Topanga Social staff, whose exceptional service added to everyone’s enjoyment. District administrators, School Board members, and PFCs actively promoted the event, helping to make it a resounding success. The Foundation’s slogan, “Together Helping Education,” was fully realized at the tournament, as each hand played and every cheer raised contributed directly to supporting LVUSD students.
In September participants of all ages for the annual Calabasas 5K Run/Walk for Heroes of Childhood Cancer, hosted by the Kevin Cordasco Foundation: Something Yellow and the City of Calabasas. The event honors the memory of Kevin Cordasco, who was diagnosed with neuroblastoma, a rare childhood cancer, at age 10. Kevin battled the disease for nearly seven years, inspiring his community with his courage and positivity. The foundation continues his legacy, raising awareness and supporting childhood cancer research. Participants, wearing yellow “Life is Worth It” shirts—Kevin’s motto—ran and walked through Calabasas, uniting for the cause. A special highlight of the day was the appearance of 2009 Formula 1 World Champion Jenson Button, who joined the race in support of the foundation’s mission. The 5K not only raises crucial funds for research but also celebrates the strength and resilience of childhood cancer heroes and their families.

Calabasas celebrated the official ribbon cutting of Brandon’s Village at Gates Canyon Park, marking the re-opening of the all-accessible playground. The event was a joyful success, with over 200 attendees, including Calabasas Mayor and Councilmembers, joining families to celebrate this special day. Children of all abilities were seen running around and enjoying the new equipment, bringing the park to life.

In its simplest form, a buyers’ agent represents the best interest of the buyer, and a listing agent represents the seller. The process can be stressful for even the most experienced buyer. If you are a first-time buyer, the unknown can be very daunting. Having a real estate agent by your side can be quantifiably beneficial. In addition to providing peace of mind, they can save you time and money.
Once you have talked to a few agents you will get a feel for the individual you choose to work with to find the purchase of what is likely to be one of the largest in a lifetime. Buyer’s agents have a fiduciary responsibility to you and the collaborative relationship you build ensures finding the home that fits your wants and needs. They will also talk about your financial position to make sure your needs/wants and abilities are synchronized.
In August 17, all buyers all started reviewing and signing a form called a Buyer Representation and Broker Compensation Agreement. This is a required document that satisfies the obligation to have a written agreement with all buyers. Written buyer agreements will clearly outline the
services buyers will receive, and how much they will cost. The settlement’s purpose and changes being enacted are to empower buyers and brokers to negotiate and agree to services and compensation that work for them both. We will be diving into the new rule changes next month, so stay tuned. There is a lot to unpack; both for buyer’s and seller’s.
And, that is just the start. Once a home has been identified, the nitty gritty work begins. Your buyer’s agent will make suggestions and line up professionals that can help with financing to packing, and everything in between, depending on your transactional need.
When searching for the right property, more than ever, there are many online search options with the convenience of being able to search 24/7. As convenient as that is, sometimes you need to get an in-person perspective view of the entire property. So, when you really want to see a home you are interested in, your agent will call and schedule appointments to tour homes or use the online scheduling options available. They will talk about neighborhoods, the pros and cons of the property, and any other nuance that applies.
Finally, after months of searching, you found the perfect property, your finances are lined up, and now it’s time for your buyer’s agent to present your offer to the seller’s listing agent. With you, they looked at
property comparisons, inspection reports, and any other report necessary to make sure they are presenting your best offer possible. The ultimate goal is an offer that balances the value of the home with any repairs that may be needed while making sure the offer is competitive. Depending on the real estate market, sellers sometimes have a few buyer offers to choose from so having an attractive offer makes sense.
Even with the smoothest transactions, and they do happen, there can be setbacks. Again, that is where your representative shows up! If an inspection or appraisal presents something unforeseen, your agent will advise you on the next steps. Often, these setbacks are where your buyer’s agent can calmly offer solutions since they likely have experienced a similar situation. This can be an emotional situation for a home buyer; your agent will help balance the facts.
Back to the question, “What is a Buyer’s Agent? Do you need one?” The answer is a very resounding YES! Hopefully, you have read enough to know that negotiating contracts, agreements, and the many forms required for a successful sale means your Realtor® is in your corner. 2 tablespoons pumpkin seeds

3 ounces thinly sliced prosciutto
6 cups arugula or shredded kale
2 Honeycrisp apples, thinly sliced
1 avocado, diced
Arils from 1 pomegranate
½ cup crumbled feta cheese
For the Dressing
⅓ extra virgin olive oil
¼ cup apple cider vinegar
1 tablespoon Dijon mustard
1 tablespoon apple butter (optional)
2 teaspoons honey or maple syrup
1 tablespoon fresh thyme leaves
2 teaspoons chopped fresh sage
Kosher salt and black pepper
Directions
Preheat the oven to 350 degrees F. Line a baking sheet with parchment paper. Toss the pecans, pumpkin seeds, maple, cayenne, and cinnamon on the prepared baking sheet. Arrange in a single layer. Lay the prosciutto flat around the nuts. Transfer to the oven and bake for 10-15 minutes or until the nuts are toasted and the prosciutto is crisp. Watch both closely. Sprinkle the nuts with sea salt. Meanwhile, in a large salad bowl, combine the arugula, apples, avocado, and pomegranate arils.
To make vinaigrette. Combine all ingredients in a jar with a lid and shake. Taste and adjust as needed. Pour the vinaigrette over the salad, tossing to combine. Top the salad with toasted nuts, prosciutto, and feta. Eat and enjoy!
For the Crust
1 lb (454 grams) frozen store-bought puff pastry thawed
7 oz (200 grams) feta cheese crumbled
1 cup cottage cheese or ricotta cheese
¾ cup shredded mozzarella cheese
1 tablespoon (10 grams) all-purpose flour plus a little more for dusting the work surface (if needed)
2 large eggs separated
1 Tablespoon (15 ml) water
Directions
Preheat oven to 400° degrees F. Combine feta, cottage, mozzarella, flour, and two egg whites in a small mixing bowl. Use a fork to mix ingredients until well blended. Make sure to break up any large crumbles of feta. Set aside. Use a rolling pin to roll the puff pastry sheets on a lightly floured surface. Lay the puff pastry sheets flat and cut each sheet into equalsized squares, about 4”x4” large. Mix the egg yolks with a tablespoon of water. Use a pastry brush to brush a light layer of the egg wash over the edges of each square. Place one generous tablespoon of the cheese filling in the center of each dough square. Fold them into triangles. Using a fork, pinch firmly along the outer open edge of the triangles to seal.
Set the bourekas on a parchment paper-lined baking sheet pan.
Brush the tops with the egg wash. Bake the bourekas until they are puffed and golden for 20-25 minutes. Sprinkle sesame seeds.
