According to the latest Coldwell Banker Costa Rica data in the first 6 months of 2023, Costa Rica is demonstrating resilience in residential real estate sales given the declines in other international markets. The increases in inventory in the first quarter of 2023 have not translatedintolowerprices. ResidentialpriceshaveincreasedYOYby15%andtransactions haveonlydecreased2%.
The luxury home market continues to show tremendous strength. New luxury homes listed increased dramatically in 2023 with a 230% increase YTD over 2022, but the additional inventory has not driven down prices. In fact, prices have increased 9% YOY driven by increased transactions (up 38% YOY) with a 7% increase in Q2 vs. Q1 of 2023 showing a trendforcontinuedincreasesinprice.
Income-producing investment properties (e.g. vacation rentals, B & Bs, boutique hotels) continue to be very popular for investors with Costa Rica's tourism sector continuing to flourishcombinedwiththetax-friendlyenvironmentforowningproperty.
