Whentheperfectbeachhouseeludesthehomesearchforyears, manywouldgiveupaltogetherorlookinadifferentlocation.But whatdoyoudowhenyou’reinlovewithalocation?Ifyou’vegotthe renovatingexperiencethatSueChambershas,youdoubledown andadjustyoursearchrequirements.

Sue’shistorywiththecoastechoesthatofmany2ndhomeownersinthearea.HailingfromReisterstown,MD,shegrewupspendingeverysummeratthebeach,foundhersummerjobshere,and eventuallyattendedSalisburyUniversity.“AssoonasmylatehusbandandIcouldputtwopenniestogether,weboughtaplacein OceanCity.atwasthirty-fouryearsago.”Fromthatpointon,

theyalwayshadahomeatthebeach,first inOceanCity,andlaterabaysidetownhousejustaquartermiledowntheroad fromhercurrenthome.

Laterinlife,withthedecisiontoremarry,cametheaddedbenefitofablended family—andtheunfortunaterealitythat they’doutgrownthetownhouse.“Wewent fromsixto14!reeofouradultchildren aremarried,andwehavefivegrandchildren.Welovetohost.Ourhomeiswell used…betweenfamilyandlotsoffriends; it’sarevolvingdoor.”

Searchingforabiggerhomebecamea struggle.“Welookedforyearsandyears andfinallydecidedweweren’tgoingtofind theperfectplacethatwasmove-inready.” Atthatpoint,Sueandherhusband,Dennis McCallam,decidedtotakeonarenovation project.“I’vebeenaccusedofbeingaserial renovator,”Suelaughs,“andIdon’tmind thework…Ifinditrewarding.”ehouse theyfinallysettledonneededalotofsaid work,butitcheckedalltheirboxes: closeto thebeach,lotsofbedrooms,andgreat views.“ehousewasbuiltinthe’90s.It wasinreallybadshape—notmaintainedat all.Weknewitwasgoingtobeabigproject.Butwedidn’ttearitdownbecausethe

originalarchitecturalfeatureswerewonderful.Ithadgreatbones.”

ecouplepurchasedtheFenwickIslandhomeattheendof2022,spentallof 2023renovating,andfinallymovedinat thebeginningof2024.

Fortherenovations,thecouplehired CRxConstructiononreferral.“ehouse wasinworseshapethanweoriginally thought.CRxbroughttheirexperience,and Iwasgladtobewiththemsincewehadto tearitout[theinterior]andrebuild.You havetogoinwithyoureyeswideopen whenyoudoarenovation.Butattheendof theday,itwaswortheverypenny.”

ehome’sdesignwasachievedthrough thecombinedsupportofCRx’sarchitect andSue’sdaughter-in-law,AlexChambers, whoholdsadegreeindesign.“I’mnottoo shabbyinthatdepartmenteitherwhenyou considermyotherhomes,buttheyhelped mealot.”Moderncoastalfarmhouseis howSuedescribesthehome’sstyle.Onthe inspirationfortheinterioroftheirhome, “Wehadjustdonethetownhouse,sothat washelpful.Wetooksomeofourfavorite featuresandrepeatedthemhere.We wantedtokeepwithacoastalstylebutremovesomeofthetrendieraspectsfoundin

theprevioushomes.”Anexampleofthisrepeateddesigncanbefoundin“theliveedge-stainedwoodshelvingwithLED lightinginthekitchenandbararea,which addsawarm,rusticcharmperfectlycomplementingthemoderncabinets.Wefirst introducedthisinourprevioustownhouse renovationandrefinedandelevatedthedesigninthishome.”

Suedescribedherhomevisionasa meetingofcoastalcharmwithrusticfarmhousewarmthandmoderntouches.“e useofnaturalwoodsanddecorativeaccentssuchasdriftwoodandwoventextures enhancesthecozyambiance.Lightwood floorsthroughoutandlightfixturesfeaturingweatheredmetalsalsocontributetoa warm,invitingatmosphere.”Afavoriteecoconsciousdesignelementisthefamily’s largediningroomtable,madebySandtown FurnitureCo.withreclaimedwood,along withamatchingbenchandcoffeetable. Sueworkedwithinteriordecorator,Terry Bell(sinceretired)ofCasualDesigns,to bringherhomedécorvisionstolife.

Duringthedesignprocess,CRxaskedif thecouplehadanyexistingheirloompieces theywantedtoincorporateintothehome. “Wehadpreviouslytakenthisvintagebrass pendantoutofmyparents’home,andmy daughter-in-lawsaid,‘Youhavetousethis.’ So,weputitonthestaircasegoingupto thebedroom.ependantisreallyasymboloftheirlove,encouragement,andun-

Oneofmyfavoritefallthrillersisornamental millet.Itkindoflooksalittlelikecornstalkleaves withasoftplumeontop.Purplemajestyisthe mostpopular,withitsdark-coloredfoliage,but lastyearIfoundagreenonethatIreallyliked, calledJadePrincess.Anyofthegrasses,likepurplefountaingrass,makegreatthrillersalso.

“Forexample,nativegrasses,shrubs,andtrees inourareahaveadaptedtothesaltairandrainfallpatterns.erefore,nativeplantshelpreduce instancesofsoilerosionandfloodinginoursensitivewetlands,”headded.

“Asmostareaware,nativeplantssupportnativewildlife.eseplantsarecriticaltoalonglist offungi,insects,birds,andmammalsthatdependonthemtosurvive.Inaddition,native treesusuallyrequirelessmaintenanceandremainhealthierthannon-natives,”Hagersaid.

“egroundisalreadywarmfromthesummerheat,andthispromotesrootdevelopment,” Pricesaid.“Additionally,there’sgenerallymore rainfallinthefall,toassistinwatering,”shesaid. “Finally,aswinterapproaches,thetreescanrest duringdormancy.”

AtVine’sCreekNursery,Lowesaid,“WeinstalltreesfromApriltoDecember,aslongasthe groundisnotfrozen.TreesplantedinJulyand Augustwillrequiremorewateringthanthose plantedinthefall”duetohotterweatherandless rain,typically,inthosemonths.

Anotherconsideration,Lowesaid,isthat whilein-groundirrigationmaybeadequatefor establishedtrees,newlyplantedtreesmayneed somehand-watering.

Lowestressedthathomeowners,especially thosewhoarenewtothearea,shouldconsult withalocalgardencenterbeforeplantingatree. “Ourareacanbetricky,though,assomany communitiesarebuiltonoldfarmlandor woodedareasandthesoilthatisbroughtinto buildthehomesissandyfill,whichincludesclay, sothesoilisnotthegreatestmoretimesthan

not,”hesaid.

Onceatreeisplanted,itwillneedclosemonitoringforthefirstyearoreventwoyearsafter planting,toensureitisgettingenoughwaterand nutrients.Beyondthat,homeownersshould watchforsignsofpestsordiseases.

“Commonpestsincludeawiderangeofscale species,spidermites,aphids,bagworms, sawflies,woodborers,andtentcaterpillars,” Hagersaid.

Commonfungalfoliardiseases—thosethat primarilyaffectleavesandappearasspots, blights,orpowderycoatings–includepowdery mildew,anthracnose,shotholefungus,scab,and leafspotdiseases.erearealsobacterialinfections,suchasfireblight,Hagersaid.

“Ingeneral,weencourageourclientstonotify usshouldtheynoticeeventhesmallestchange intheirplants,”hesaid.“Someinsectpestsneed tobedealtwithonapreventativebasis,while otherswecanaddressoncetheyarenotedas causinginjurytoaplant.”

Hagersaidhomeownersshould“usethelowestamountoftheleast-harmfulproductsavailable”whentreatingplantsthatneedtreatment fordiseasesorpests.

“Alltheiroutdoorlightingisdesigned underDarkSkyprinciple.eyhavean HOAwithrulesandregulationsabout outdoorlightingthat’sveryconsistent withDarkSkyprinciples,”Hoysaid.“ey arestartinginsucharesponsible waytowardtheenvironmentandcommunity, andwearejustsothrilled.”
