Born and raised in South Devon with a keen eye for design, a naturally organised mind, and a calm, can-do spirit, she’s a perfect fit for our vision-driven, lifestyle-led approach.

Our professional photographers capture the essence of your home through a combination of wide-angle, lifestyle & feature photographs We produce exterior twilight photography as standard, for images that ooze warmth & ambience, & drone photography to detail the location of your home within its surrounding area.

Our brochures are professionally designed with bespoke branding for your home & feature the best selection of photographs from the photoshoot with poignant quotes from the copywritten description highlighted

We test the market through a “soft launch” with our VIP Buyers This way we will have a good idea of the marketing price before we launch onto the portals

We offer accompanied viewings 7 days a week, flexible to your schedule & those of potential buyers All we ask is if you can keep your home tidy, making yourself scarce during viewings, & making arrangements for pets (& children) to be out.

THE PRICING

As your agent we can control 3 things; the quality of the marketing, the exposure the marketing receives; & the communication. The market will determine the final price you sell for. Here are some things we look at before arriving at the perfect marketing price.

PAST SALES

We take the time to study past sales for homes in your area & areas similar to yours Having a clear understanding of the true market value is the first step in establishing your marketing price.

MARKET STATS

Pricing your home largely depends on what type of market we will be listing in If it's a buyer's market you'll be pricing lower, if it's a seller's market you'll be pricing higher.

CONDITION

We put ourselves in the buyer's shoes & ask what they would find most valuable in homes like yours. Updated kitchens? Renovated rooms? These all factor into the final price.

LISTINGS

We study active listings to see what homes we'll be competing with Buyers tend to compare your home to these homes.

UNDERSTANDING MARKET CONDITIONS

SELLER'S MARKET

Arises when demand exceeds supply. Since there are fewer homes available, sellers are at an advantage.

BALANCED MARKET

Supply & demand are about the same. Sellers usually accept reasonable offers, while homes tend to sit on the market for an average length of time.

BUYER'S MARKET

Occurs when supply exceeds demand. Typically, sellers will drop their asking price to gain an advantage in the market.

Our 6 step process for working with us

Team Intro - Week 1 - Take on paperwork including identity checks & property questionnaire. Floor plan & EPC ordered if needed and styling visit with stylist/designer booked in.

Property Review - 12/16 weeks from launch - Discuss all marketing & review. Repurpose rooms. Feedback & price discussion - adjust price if necessary. Pre-Launch - Week 2 - Styling & photoshoot VIP Buyers & property search agents contacted. Social media campaign created & coming soon board put up.

Marketing Created - Week 3 - Brochure & windowcard designed. Listing approved & sent out to buyers’ list. Launch price agreed subject to response to the pre-launch steps above.

Property Launch - Week 4 - Onto our Coastal website & property portals including Rightmove, Zoopla, Onthemarket & Waterside Properties.

Property Refresh - 6/8 weeks from launch date - Image order changed, new mailshot to VIP's & applicants. Review initial feedback.

OFFER PRICE

The price a buyer is willing to pay can be higher or lower than the marketing price. It can be subject to the market that you are selling in.

CONDITIONS

Conditions may be attached to a buyer’s offer that must be satisfied before an offer is legally binding. A home survey/valuation, financing, or home insurance for example.

INSTRUCT SOLICITORS

We recommend getting quotes in before you agree an offer, you can then instuct as soon as an offer is received.

To enable a swift sale make sure all paperwork is returned quickly as your solicitor cannot begin the sales process without it & it will hold up the sale.

THE OFFER

INCLUSIONS/EXCLUSIONS

These might include appliances, light fixtures, window coverings & anything else you agree to leave behind or take with you after you vacate.

EXCHANGE OF CONTRACTS

The buyer’s deposit is usually 10% applied against the purchase price of the home when the sale completes. This is the point when the sale becomes legally binding & a completion date has to be agreed.

COMPLETION

This is the day on which the title of the property is legally transferred to the buyer & the transfer of funds finalised. Depending on the length of the chain, & if a mortgage is involved, this can happen anytime on the day. We recommend avoiding Fridays for completion as that is the most common day & delays can happen.
