As your agent we can control 3 things; the quality of the marketing, the exposure the marketing receives; & the communication. The market will determine the final price you sell for. Here are some things we look at before arriving at the perfect marketing price.
We take the time to study past sales for homes in your area & areas similar to yours Having a clear understanding of the true market value is the first step in establishing your marketing price.
Pricing your home largely depends on what type of market we will be listing in If it's a buyer's market you'll be pricing lower, if it's a seller's market you'll be pricing higher.
We put ourselves in the buyer's shoes & ask what they would find most valuable in homes like yours. Updated kitchens? Renovated rooms? These all factor into the final price.
We study active listings to see what homes we'll be competing with Buyers tend to compare your home to these homes.
Arises when demand exceeds supply. Since there are fewer homes available, sellers are at an advantage.
Supply & demand are about the same. Sellers usually accept reasonable offers, while homes tend to sit on the market for an average length of time.
Occurs when supply exceeds demand. Typically, sellers will drop their asking price to gain an advantage in the market.

Property Launch - Week 4 - Onto our Coastal website & property portals including Rightmove, Zoopla, Onthemarket & Waterside Properties.
Property Refresh - 6/8 weeks from launch date - Image order changed, new mailshot to VIP's & applicants. Review initial feedback.
The price a buyer is willing to pay can be higher or lower than the marketing price. It can be subject to the market that you are selling in.
Conditions may be attached to a buyer’s offer that must be satisfied before an offer is legally binding. A home survey/valuation, financing, or home insurance for example.
We recommend getting quotes in before you agree an offer, you can then instuct as soon as an offer is received.
To enable a swift sale make sure all paperwork is returned quickly as your solicitor cannot begin the sales process without it & it will hold up the sale.
These might include appliances, light fixtures, window coverings & anything else you agree to leave behind or take with you after you vacate.
The buyer’s deposit is usually 10% applied against the purchase price of the home when the sale completes. This is the point when the sale becomes legally binding & a completion date has to be agreed.
This is the day on which the title of the property is legally transferred to the buyer & the transfer of funds finalised. Depending on the length of the chain, & if a mortgage is involved, this can happen anytime on the day. We recommend avoiding Fridays for completion as that is the most common day & delays can happen.
