By Jason Emerson Many people have heard of the Finger Lakes Wine Trail, but how about the Finger Lakes Beer Trail? The idea is a recent reality, and beer enthusiasts now have a resource to travel throughout the central New York area and find great regional beer and beer makers along the way. The idea began this past February by two local beer enthusiasts who are making the case that microbreweries are travel destinations too. “When you have a couple or a group on the road, one person may like wine but another may prefer beer. The Finger Lakes Beer Trail helps make the journey a one-stop destination and make everyone happy,” said beer trail co-

founder Theresa Hollister. “This is behind the response to the beer trail: the wine trail may not apply to every tourist, but the beer trail applies to another segment of the tourism industry, even reaches new markets.” The Finger Lakes Beer Trail was started this past spring by Hollister and co-founder Adam Smith after traveling the Finger Lakes Wine Trail and noticing all the microbreweries popping up along the route yet being overlooked. So they decided to create a beer trail that would showcase the region’s microbreweries, brew pubs, tap houses, and brewing-affiliated businesses. life-changing purchase to do? That is where Mark Holzhauer, licensed mortgage broker with Territory Mortgage in Baldwinsville, comes in. The seminar will address many issues both first-time and repeat homebuyers can expect to face, from gaining pre-approval on a loan to deciding what house is right for them. “We are here to help the homebuyer every step of the way,� Holzhauer said. “In the mortgage process, it is much more difficult to gain pre-approval than it was a few years ago. People don’t understand their credit score and that there are steps that can be taken to improve it. Many times we have clients that are almost there when it comes to gaining pre-approval, and we help them to make it happen.� Territory Mortgage’s Keith Bond pointed out that preapproval has become a must in this day and age. “Realtors are reluctant to show homes without pre-approval,� Bond said. “They’ll tell you to call your bank to obtain it.� Holzhauer said Territory Mortgage will work to make that all-important pre-approval happen for its clients. “Many people find they’ll go to a bank and get denied, and that’s it,� he said. “Here, we’ll say to them, ‘this is why you didn’t get pre-approved, and these are the steps you can take so that, in six months, you will be.’ We then work through those steps with them.� Another way Territory Mortgage differs from your typical bank is in customer service. “We are available seven days a week to answer questions and address any concerns,� Holzhauer said. “I have taken calls from clients at seven in the morning and at nine at night.� He said they help the buyer figure out what works for them when it comes to purchasing a house.

The Craftsman look is very popular nowadays, where there is a little shelf below the window of the door.� Trust the experts When considering new construction or renovations, it is always wise to consult with professionals. “With homebuilding, the architects and builders will send the customers in to us to see what choices there are,� Ryan said. “We also will help guide the homeowner doing renovations to make sure they get the door that best suits their needs.� Don’t forget the accents All exterior doors should have a deadbolt lock, but on the style side, doorknobs and handle sets have a spectrum of designs – from more simple to elegant to bold – as well as finishes, whether bronze, brass or nickel. In addition, you can dress up your entryway with doorknockers, doorbells and house numbers – usually coordinating with the finish of the doorknob. And don’t forget embellishments such as wreaths and folk art, if you are more traditional when it comes to home accents. On the more contemporary side, you may want to place topiaries on either side of your door, or include a sleek doorbell paired with an elegant door knocker.

I have been assured by my “experts� that there has never been a set of canisters on sale during this annual event, but I am trying my luck, anyway. After all, the thrill of the hunt is probably more exciting to me than the actual purchase. And how lucky are we, that we have a local store for a company that is so well-known? I’ve heard that viewing the inside of the farm house at Aurora is worthy of the trip itself. So we will pack up early, bringing our chairs and conversation to wait in line with other hopefuls at the starting gate. It’s shades of Black Friday, just not as cold, and I’ll be planning, just as I do on that annual shopping event. I’ll have to go to mackenzie-childs. com to do some research on what I want and what pricing is, then figure out the best route to get there. My shopping cohorts and I will share our shopping lists, so we can divide and conquer. If one of us encounters something on another’s list, we’ll assuredly grab it and go. houses, and five beer stores, and already has promoted more than 100 events in less than six months of operation. “The response so far has been tremendous, more than we expected,” Hollister said. “It’s been very positive, not just from breweries but also from tourists.” According to the National Brewers Association, there are more than 1,750 breweries operated for some or all of the year, giving the U.S. its largest pool of breweries since the late 1800s. Of these breweries, over 95 percent are craft brewers: 1,033 brew pubs, 603 microbreweries and 80 regional craft brewers. In 2010 alone, craft brewing in the U.S. grew 11 percent by volume and 12 percent in sales to $7.6 billion. “The more research I did the more I realized microbreweries are a growing niche of the economy,” Hollister said. Hollister and Smith have more than 30 combined years of experience in project management, marketing and development, and web-based applications. The primary means of promoting and marketing their beer trail brainchild is through the website, fingerlakesbeertrail.com, which includes an interactive map and directory of brewingrelated destination points, searchable by location and category; a calendar of events and the latest news covering the entire beer trail area. The beer trail itself spans roughly 135 miles across central New York, stretching from Syracuse over to Rochester (with a majority of the beer destinations in the Cayuga and Seneca Lake areas) and all the way south to Elmira. The trail currently lists four locations in the Syracuse area: Empire Brewing Company, Middle Ages Brewing Company, Syracuse Suds Factory and Landmark Beer Company. Also nearby is the Cortland Beer Company. New locations being planned for inclusion on the trail, or “still fermenting” as the website says, are other local destinations such as Shepherd’s Brewing Company and Jack Taylor’s Brewery and Public House, both in Auburn. “This is a great idea,” said Syracuse Suds Factory, owner, Alan B. If we can promote and bring people from outside in, it always helps everybody.” Kiernan May, owner of the Landmark Beer Company on James St., said the beer trail is a brilliant marketing tool that can do for the beer industry what the wine trail did for the wine industry. “I think it’s an awesome idea,” May said. “The wineries have shown that by grouping together they all mutually benefit. Brewers have done that to some extent, but have no trail per se. It’s definitely good for the industry and for all the people involved. People go on a wine tour and have wine they never had before — the same thing would happen in a beer tour.” Of course driving from Syracuse to Rochester or down to Elmira would be a long day trip, especially while sampling lots of beer, May said, but to visit the cadre of microbreweries in Syracuse, and then hit some of the bigger bars that serve a large variety of beers would make an excellent afternoon outing.

Seneca Federal: Not an average mortgage originator “Seneca Federal Savings and Loan Association is not an average mortgage originator but it IS an average community bank,� said Katrina Russo, president-CEO of Seneca Federal Savings and Loan Association. Sound community bank mortgage lending practices are not the source of problems that have turned the economy on its ear. Rather, the “big� banks who took part in the sub-prime lending with less than qualified applicants is what has contributed to the downturn of the economy. “It’s not all about making a quick buck,� said Russo. “Mainstream America has to start thinking beyond the all mighty buck and remember what is really at the heart of this nation, which I believe is what all communities bank’s thinking boils down to. The dream of homeownership is a dream we help make happen and it can be done in a conservative manner and still render positive results to many.� Seneca Federal provides traditional, local home town lending with competitively priced mortgage rates. “We look to competitors daily, in part, to decide where to price our mortgage rates,� said Tammy Purcell, VP–lending. “We also respond quickly to pre-qualification re-

quests and pride ourselves as local underwriters with timely commitments.� Seneca Federal has never used credit scores as a basis for loan approval but base loan commitment on actual consumer credit history. This ‘traditional,’ ime-tested practice has worked well for the association, with a foreclosure rate near zero percent. “A low foreclosure rate sometimes leads people to ask me if we are risky enough with such a low default rate,� said the president, adding that the low default rate has more to do with the rapport they have made with their customers during the underwriting process and less to do with not taking risk. “Our loans are often tailor-made to our customer’s specific needs and we build a rapport with them from the beginning, indicating that we are on the ‘same side’. We are very thankful when a customer is willing to approach us when they are having difficulty and before the loan is in default and we are able to work with finding a solution to get them through a rough time such as a job loss,� added Purcell. Another such tailor-made loan includes a mortgage where a customer is purchasing a house in which projected renovations are included. The
