I don’t know about you but I’ve come over all “spring cleany!”

Perhaps it’s my sixth sense letting me know that spring has finally sprung... or more obviously that blossom is, well, “blossoming”.

Either way, and here comes a shameless plug, the first place that I turned to for help was the CM Connection.

sawbridgeworth bowling club Get involved in A more gentle type of Sport Would you like some exercise? Meet new people? If the answer is “yes” to any of the above then come along to Sawbridgeworth Bowling Club which is holding its Open Afternoon on Sunday 3rd May at 2.30pm, where you are welcome to come along and try your hand at bowling. The Bowling Club is between the Tennis and Cricket Clubs at the back of Bell Street Car Park.

Bowling is one of the few sports where people of all ages may compete at the same level. There are teams of three generations playing together.

Bowling also gives your joints and muscles good exercise. It is primarily aerobic because you are not giving your cardiovascular system a workout. Bowls stretches the muscles you use and conditions others.

We, at Sawbridgeworth, are proud of our reputation within the area. For the last two years we had groups of children from Reedings come along. They discovered “Bowls is fun!”

Our Open Afternoon coincides with the May Fayre so when you are out and about on that afternoon

At the moment I’m excited about the new Top Soil Screener we have bought for our Hunsdon recycling yard – it means we can now recycle up to 80% of the muck we take away.

property column The truth about gazumping As a word, gazumping sounds like a pretty fun activity like zorbing or some other crazy new sport. The truth however is much less pleasant.

Imagine for a second you’ve been trawling through property portals on line, spoken to every estate agent in Bishop’s Stortford and have registered on all their buyers lists. You’ve visited nearly every property within 10 miles of Bishop’s Stortford that is within your budget (and sometimes outside it just for fun); you’ve seen properties that are just right but too dear and properties on budget that leave something to be desired.

Finally, you find the property of your dreams and it’s within budget! Success! You put in an offer with the estate agent which is accepted subject to contract. BUT just before it all goes through another bidder appears and puts in a higher offer on your dream home and boom…your dream house is snatched from you so the seller could get more cash for their property. Gutting!

This is the truth about gazumping. The real question is what on earth can you do to avoid it?

Gazumping happens most often when there is high competition between buyers for properties in a certain category or price-band. You may hear this being referred to as a ‘seller’s market’ because in this situation sellers (and estate agents) have all the power to accept or turn away multiple offers on their popular property.

A recent survey claims that between 1-2% of property transactions fail due to gazumping and is particular prevalent in the Bishop’s Stortford area.

Gazumping puts us as estate agents in a really sticky situation. Legally speaking, we have to pass on in writing every offer that is made to a seller whether they have accepted another offer and removed their property from the market or not. We also can’t stop a seller from accepting a higher offer because unlike the Scottish property market, offers aren’t legally binding.

Don’t panic though! There are a few ways that you can reduce the likelihood of being gazumped, we can’t guarantee that our tricks will stop it happening altogether but by following our steps you’ll give yourself the best chance of getting your dream home.

1. Sell your property first If you’ve sold your home already and are living in rented accommodation, you will be in a much better position to exchange contracts FAST and avoid someone coming in at the last minute and outbidding you. A vendor is far less likely to accept another offer if they know you’re in a very strong position.

2. Build rapport with the vendor This might seem an odd suggestion, but if you’ve put in an offer on a property that you’re desperate to buy, building a positive relationship with the vendors could be the difference between them accepting a slightly higher offer or sticking with you. Ask your estate agent to arrange a second viewing to meet the vendors once you’ve put the offer in.

3. Be prepared This one is obvious - make sure that you have already spoken to an independent financial advisor to discuss all the possible mortgage options (if you need one), a property surveyor picked out and a solicitor who knows you want to move quickly. Get as much packing and moving preparation done as you can.

4. Act quickly This one links with the previous point. Once you have made your offer, ensure that you speak to your financial advisor to get your mortgage underway. Call your surveyor as soon as the offer has been accepted and get them in to the new property to survey ASAP and finally, ensure that you contact your solicitor and you are hot on their case to get things moving quickly.

Being proactive when it comes to moving home is a sure fire way to fend off pesky gazumpers and get you the property you love! Selling your property first is an easy way to put yourself in the best possible position and avoid disappointment.

book launch Jimmy Peel: Evacuated 1939-1945

Well-known local art tutor and Old Harlow resident, Jim Peel, launched his memoirs from World War Two at St John’s Arts and Recreation Centre, off Market Street, Old Harlow on Sunday 19th April.

“Jimmy Peel: Evacuated 1939 -1945” is an account by a young imaginative boy who was evacuated in 1939 aged eight years old from Hackney to Sawbridgeworth. This was a completely new world for him and influenced the rest of his life, sparking his love of the countryside, art and music. If you haven’t seen any of Jim’s water colours at local exhibitions, you may have seen him performing with the New Edition Singers where he is particularly known for his comic touch.

Jim’s booklet gives a vivid and affectionate account of life with “Granny” Turner in Station Road. He is still friends today with some of the people who shared his adventures over seventy years ago. He describes his school days at the National School off Vantorts Road, going camping with the Scouts at High Wych, putting on a pantomime and encounters with ghosts and ghoulies as well as local personalities such as the bargees, Charlie “Hermit” and Mr Catchpole, the dentist.

Jim earned a tanner a week gardening at Landguard, a large house on the hill. Here he met Anthony Devas ARA RP (1911-1958), a leading landscape and portrait artist. His portrait of Jim was published in the “Listener Magazine” in October 1941 and now appears as the front cover of Jim’s memoirs.

Tudor House Gallery News...

Question: What do Tudor House Gallery, Yew Tree Alpacas and photographer Sarah Stephen have in common?

Answer: All three believe passionately in a buy local, shop local and support local business value system. So much so that earlier this year the three business owners linked together to achieve just that!

“Working together we can help create jobs for local people, support the local community and help promote local business growth.” said photographer Sarah Stephens.

The first link in the chain was Tudor House Gallery who run a variety of workshops in their Sawbridgeworth shop (see timetable opposite).

Workshops take place above the shop which is home to all manner of beautiful gifts, jewellery and interior decor. The art gallery itself is a unique oak beamed vaulted space, filled with work by local artists. The second link in the chain was local professional photographer and tutor Sarah Stephens, whose aim is to help those attending her workshops get the most from the camera they own.

The third link in the chain was Penny Wylie, who owns Yew Tree Alpacas, a farm in the village of Anstey near Buntingford. The farm is home to a growing herd of Alpacas which is open to the public offering alpaca activities and adoption packages. The onsite shop stocks a fantastic range of knitted accessories including hats, socks, shawls and Alpaca yarn. Penny was keen to grow her business and in order to do that she needed to be able to use her camera to take professional promotional photographs. Hearing Tudor House Gallery ran a number of different workshops, Penny decided she would support a local business and gain her training from them.

“Tudor House were more than happy to discuss my needs.” said Penny.

“They put me in touch with their photography tutor, Sarah who helped me choose the right workshop to develop my skills. The workshop was very informative and I learned so much. I honestly never thought I could take such professional looking photographs - the impact it has had on my business is phenomenal!”

This chain of events has had a positive effect on all three businesses.

They have all successfully generated additional income for other local businesses, charities, artists and individuals. Creating a cycle of development and growth really makes a difference at grassroots level, so next time you need a pint of milk (a work of art or an Alpaca hat) remember to visit your local high street. Together we can make a difference!

Sawbridgeworth Players were formed in 1973 and put on their first Production in 1975 - The Reluctant Debutante. Over the next forty years there have been approximately seventy five shows of all types which we believe have given pleasure to many, both as an audience and participants.

Membership numbers have fluctuated greatly during that time but have never been so low as now. These days there are so many calls upon ones limited leisure time people find it hard to make the commitment needed to stage a full length production.

As a result this could be the last production because if we do not get the supported

needed by way of “bums on seats” and find ourselves making a large financial loss there will not be enough money in the coffers to back another show, even though we think we may have a director lined up!

After forty years we feel it would be very sad if the group ceased to exist and so we ask anyone reading this to consider coming to see Bazaar & Rummage. It is a very funny play written by Sue Townsend who wrote Adrian Mole. We are doing our very best with what is an excellent and very intuitive script but need an audience to make this play a success and give us the ability to carry on.

RECIPE OF THE MONTH

LOOK WHAT’S COOKING HERBY STUFFED BAKED TOMATOES

4 firm beefsteak tomatoes 3 tbsp Virgin olive oil 1 onion, peeled and finely chopped 2 garlic cloves, peeled and crushed 75g fresh white breadcrumbs 2 tbsp fresh chopped parsley 1 tbsp fresh chopped mint

THE PERFECT SHAPE AND SIZE FOR STUFFING

2 tsp capers, drained and rinsed Salt and freshly ground black pepper

AND MAKE AN ECONOMICAL MIDWEEK SUPPER.

SERVE HOT OR COLD WITH A CRISP GREEN SALAD DRIZZLED WITH A TANGY BALSAMIC GLAZE.

1. Preheat the oven to 190C, 375F, Gas 5.

2. Use a sharp knife to slice the tops off the tomatoes and slice a thin sliver from the base of each tomato to prevent them wobbling in the dish.

3. Use a teaspoon to scoop out the seeds and flesh from each tomato. Finely chop and reserve the flesh but discard the seeds. Place the tomato shells in a shallow ovenproof dish.

4. Heat half the olive oil in a medium-sized frying pan. Add the chopped onion and fry over a medium-high heat for 5 minutes until beginning to soften. Add the garlic and fry for a further 4-5 minutes until tender and golden. Stir in the chopped tomato flesh, breadcrumbs, parsley, mint and capers and season well with salt and freshly ground black pepper.

5. Spoon the breadcrumb mixture into the tomato shells, pressing it down gently then top with the lids. Drizzle over the rest of the olive oil and bake in the preheated oven for 25-30 minutes until the tomatoes are just tender. Serve hot or cold.

TIP: Replace the breadcrumbs with cous cous if liked. Place 115g cous cous in a heatproof bowl and pour over boiling water to cover. Stir once then place a plate on top of the bowl and leave for 10 minutes or until the liquid has been absorbed. Fluff up the grains with a fork then stir into the fried onion mixture as above. Add some toasted pine nuts, chopped dried apricots, fresh chopped coriander a little harissa paste for a more exotic flavour.
