Church St. Development

I purchased the former Old Partick Parish Church from the Church of Scotland. The use was converted to include a photographic studio, children’s nursery, and retail space. I operated a very successful photography business from the space and supplemented this with a rental income from letting the other areas. The church was situated in Church Street just off Byres Road in the West End of Glasgow. The property was soon to become sought -after amongst local property developers. Despite some lucrative offers I decided to take matters into my own hands. Having a sound business background, I found it relatively easy to borrow the funds to develop the site. I assembled a team of professionals to secure planning and to project manage the development.


After demolition we were left with a substantial site but council policy at the time disapproved of back-land development. To make the best use of the site we created a single storey ground floor which doubled as an elevated patio area for the flats above. The ground floor was sold as 6,000 sq.ft restaurant. A stair and lift pod were also included with access to the apartments from the rear of the building. The stair/lift pod allowed for south facing balconies/drying areas. The remaining area was used for private secure parking and parking for the restaurant.


We created 12 two-bedroom apartments and 2 three-bedroom penthouses with balconies at the front and rear. Nine of the two bed apartments had overhanging ‘sails’ which increased the size of the living rooms. All apartments had underfloor heating, German fitted kitchens, separate utility room in the hall area, taking laundry and noisy machines away from the open plan kitchens. Every individual property sold off plan within six weeks of marketing. The flats have now proven to be a very worthwhile investment for their current owners.



Carlton Place Glasgow City Centre

Glasgow’s Victorian and Edwardian town houses were originally constructed for one owner, but over a long number of years many have been converted to either separate residential properties within the original structure or have been made into office premises. Many are listed properties and require a sensitive approach to refurbishment. Carlton Place - former Bank of Scotland. Renovated to include Dental Surgery and separate office units.


Bath Street Glasgow City Centre Bath Street- former office space. Renovated as bar restaurant night club over four floors. Both Carlton Place and Bath Street sold within one month of marketing.

Millport Millport Pier Hotel, converted from a .11 bedroom bed & breakfast to 3 one bedroom suites – 1 two bedroom suite and six double bedrooms. Refurbished bar – restaurant – kitchen, 85 covers beer garden.

Marina

Planning permission granted to convert to 10 serviced apartments, retaining bar and restaurant. Further scope to extend to 35 serviced apartments on adjacent pier. August 2022 work will commence on £30m breakwater scheme with proposals to construct 250 berth marina alongside the hotel next to the pier. Two bedroom detached villa, self-build on land that originally housed a small shed.

The Clutha

The Clutha prior to accident

I purchased the Clutha bar and the adjacent Victoria bar with a view to developing the site. Although a city centre location the surrounding area was slightly deprived. This has changed significantly and the area is now subject to major development and becoming very desirable. The Clutha and Victoria bars were Glasgow institutions and famous for live music and the local and international celebrities who frequented the bars. Unfortunately, the Clutha Bar became more well known after a police helicopter crashed through the roof of the bar killing ten people.


The Clutha

After the accident and after much deliberation a decision was taken to combine the Victoria Bar and the beer garden from the old Clutha Bar. Due to the sensitive issues of re-opening the Clutha on the original area which took all the impact of the accident, we felt it better to create this new although temporary solution. A new bar was created in the former beer garden and covered with a steel and polycarbonate roof, incorporating a living tree through the centre.

I founded the Clutha trust charity after the accident at the bar. The charity in the main helps young people through the Arts - Music, Drama and Art. We also facilitate office and workspace for other charities, currently we are operating from around 200,000sq.ft. The charity will be an integral part of the new Clutha development operating the bar as a social enterprise. The Clutha Trust is supported by many famous celebrities including Pop Stars – Politicians and Royalty.
