One of my favorite seasons is what we lovingly refer to as “Homes & Design Season.” It encompasses five months of nearly 40 photoshoots of the incredible architecture, design, tile, cabinetry, floor plans, furnishings, and more that fill Southeast Tennessee and North Georgia. During this time, we have the privilege of working with our area’s most talented home and design experts.

While many are drawn to bluff-side locations for unbeatable views, these often pose unique architectural situations. “One of the main challenges of this build was positioning the unique landscape and rock formations on the brow of the mountain lot,” explains builder Larry Waldrep, “taking the vision from paper to completed build while making sure the architectural details stayed intact.”
With some problem-solving, obstacles become features. Rocky outcrops that punctuate the lawn work in tandem with the house’s stonework, anchoring the stately façade. To create a variety of visual interest, the exteriors combine stone with siding and stucco in high contrast between light and dark surfaces. Inside, this home brings transitional elements into play to create striking spaces. A pale, neutral color palette shows unfussy Scandinavian influence, while the emphasis on exposed wood and stone leans into the traditional. All the while, the beauty of the outdoors is beckoned inside via massive picture windows throughout. Vaulted, beamed ceilings complete these expansive spaces, creating an airy atmosphere for entertaining.
Like the impressive scenic views, this home’s kitchen goes for major impact. The island makes a statement with waterfall edges and a wide frame around the seated edge for added depth. Both the island and countertops are comprised of quartz that subtly flashes rich yellows, browns, and grays. This material choice offers quartz’s durability alongside the sleek appearance of concrete. Above, basket-woven pendant lights hang from a suspended beam and work to soften the space. The central kitchen wall is stone and matches the house exterior, adding texture and cohesion.

Additional features in this kitchen include a gas cooktop, extra-wide refrigerator, appliance storage, and a pantry neatly hidden behind two unassuming paneled doors. Cabinetry is awash in pale wood tones, combining simple shaker design with modern slabstyle doors. Bronze fixtures and cabinet pulls bring out the richness of the wood grain, allowing for beauty to shine through simplicity. In line with this design approach, the range hood is finished in an Italian mineral paint to give the well-loved look of limewash.

In addition to stunning living and kitchen spaces, this home offers a stylish twist on a theater room. Here, polished concrete with free-form splotches of grays and whites creates a sunken den. Complete with a white sectional, this is the perfect place to relax for a movie night or simply watch the horizon through the windows. In addition to the entertainment center, built-in shelves offer a place to showcase mementos. Simple furnishings in wood tones add to the chic industrial effect while still maintaining a comfort and softness that a theater room requires. This space, as with many others in the home, elevates the custom build. “From the sunken room for lounging to the expansive views from almost every room, the unique features of this home are almost too many to list,” says Waldrep.

Inspired by European architecture and French country charm, this build by Cain Development, LLC, is a presentation of timeless beauty. Striking architectural elements unite with mindful interiors for a lush haven. “I wanted to help our clients create a home that is perfectly suited to their lifestyle and growing family while incorporating beautiful finishes, luxurious features, and a design that would stand the test of time,” says interior designer Ashley Stinson. “Inside, we focused on creating an open-concept home with traditional details and spaces. We carried the French country style into our finishes and added a touch of Southern charm that makes us all feel welcome and at home.”
“Working with this family was such a pleasure,” Stinson shares. “They had amazing ideas and fully trusted our guidance to point them in the right direction with design, construction, and materials. They invested in timeless materials that make this home truly custom.” These thoughtful design choices are evident even from the curb. Highpitched gables partner with window dormers and an arched entryway to establish a stately exterior. White-painted brick calls to mind shining limestone estates, with unique masonry details to match. As a unique flourish, copper drainpipes add a rich pop of color, and over time, the patina will contribute to its timeless façade.

The interiors of the home strike a balance between traditional luxury and contemporary comforts. “My clients wanted a bright and airy space with warmth added in thoughtful wood touches and muted colors,” says Stinson. “We thought through every detail of how they would live in the space while adding personality to each room through the materials that we chose.”
Thanks to the flexibility of this design style, the Cain Development team could tailor each space for the
homeowners’ needs. The dining room, for example, is an elegant space for more formal occasions, so the details lean more traditional. Reminiscent of historic homes, the walls here are customized with picture frame molding, giving depth to the bright walls. The breezy, naturally-lit ambience is grounded by rustic and antique furnishings, making this a lovely setting for special occasions. Meanwhile, other spaces in the home showcase the same grandeur in more relaxed tones.
Stepping into the living room, guests are greeted with a serene space awash in neutrals and warm elements. The stately plaster mantel anchors the room, while wood beams above layer visual interest. “Staying true to the elegance in French country homes while creating a comfortable space for a family to live and kids to play was our biggest challenge,” says Stinson. “We didn’t want to overdo the house and make it feel like they were living in a museum – we wanted to bring in details that made the spaces unique. We worked together to find a balance between beautiful and livable and chose materials that would be durable without losing the aesthetic and elegance we were working towards.”

This kitchen invites the blend of French country and Southern charm into the heart of the home. A small dining vignette pairs with a large island to provide easy, informal seating in an elevated space. Customized storage offers both beauty and function, including glass-front cabinets for decorative dishware
display. Stinson adds, “There are so many hidden details in the cabinets, and we were able to add functional appliance garages throughout the butler’s pantry, leaving a clean countertop.” The finishes here invite texture and shine into the room, such as tiger grain wood, natural stone veining, and cane barstools.

Each space in this charming build is given equal care. French doors open to a streamlined office, complete with built-ins and decorative wall molding. The design of this room offers an easy sightline into the living area, helping a working parent stay connected with a busy family. Meanwhile, a resort-like bathroom offers the perfect place to unwind from a long day. Floor-to-ceiling polished tile creates an unblemished backdrop for spa-level comfort. The subtle yet important detail of polished nickel fixtures gives the room an indistinguishable warmth, amplified by accent lighting.

This year, interior design is all about making your home look and feel like you. Personality shines with custom room designs, curated antique décor, and bold colors and wallpapers. Earth tones like deep greens, oranges, and even blues are trending, and organic elements and real wood are here to stay. From rusty orange clay against bright sky blues to deep shadows of forest green wrapped around shades of brown, this year’s design trends are celebrating earth tones! Whether muted for relaxing softness or saturated for moody deep tones, the variation offered in the colors of the earth make for endless design opportunities. At Frost Designs, Inc., our clients are leaning into this trend and we are color-drenching dining rooms in ochre, master bedrooms in rich greens, and powder rooms in warm blues. The colors are amplified, impactful, and add depth to spaces, creating a sense of peace and joy found in nature. Accents in contrasting softer shades of sky blue, coral pink, and moss green bring a joyful balance and an opportunity to layer texture and fabrics collected or inherited. The most exciting design trend I’m seeing on the ground selling furniture is an exciting move towards fun and comfort in home design. A few years ago, neutrals took the stage, and more recently texture has added some intrigue to neutral palettes, but I’m seeing clients get more excited by color, texture, natural materials, and thoughtfully mixing and matching concepts that used to be kept separate. We’re carrying more natural stone, types of wood, and colorful custom upholstery than ever before as our clients desire to design a space that fills them with joy. When choosing pieces, consider having as much fun as possible and embrace what feels personal and fun!

We’re seeing a shift toward soulful, layered interiors and homes that feel deeply personal. Homeowners are more open-minded than ever, embracing patterns, color, texture, and natural materials that age with grace. Finished spaces are more evolved and less staged, moving away from a decorating mentality and towards organically curated and collected interiors. We’re incorporating natural stone, hand-glazed tiles, marble mosaics, and unlacquered metals that develop a patina. Wallpapers are showing up in unexpected places like mudrooms, hallways, bedrooms, and stairwells, while millwork is being thoughtfully reintroduced, with real profiles replacing overly simplistic trim. There’s a push toward artisanal light fixtures, blown glass, handmade ceramics, and flush mount fixtures replacing standard can lighting. People are looking for authenticity that isn’t dictated by a price tag. They want homes that reflect who they are, with a desire to reconnect with history and create spaces that feel timeless, livedin, and uniquely theirs.

In 2025, we’ve seen a strong trend toward a more natural, organic color palette in furniture design –soft browns, neutrals, and cozy textures paired with materials like wood and stone. There’s also a noticeable shift toward American-made pieces, with consumers placing greater value on craftsmanship and quality. One of the brands we carry, Stickley, is known for its solid wood furniture, handcrafted in the U.S. Another important trend is the continued emphasis on wellness-focused design. This is furniture created not just to look good, but to make your life better. A great example is Stressless, a Norwegian brand we carry that focuses on comfort and ergonomic support in both mattresses and living room furniture.

While there are many different design trends thriving in 2025, they all accomplish the same goal: creating personalized spaces that provide maximum comfort for those occupying the space. For those that feel a deeper connection to nature, that might mean the incorporation of earthy tones, natural materials (such as wood, stone, and indoor plants), and an emphasis on natural light. The key to biophilic design is eliminating the barrier between indoor and outdoor whenever possible, so you feel all the benefits of being outdoors within the comfort of your home. For others, it might be layering bold colors and unique patterns that are a direct reflection of their personality. Mindful design starts with an understanding of the client’s personality and the intended use of the space. Starting with a clear vision for a space evolves into a design that is functional, comfortable, and reflective of the individual.

Today’s homeowners are seeking spaces that feel deeply personal, expressive, and intentionally layered. The trend is shifting toward richly saturated hues – think deep yellows, earthy browns, wine reds, and luxurious jewel tones – paired with a mix of wood finishes, metals, and tactile textures. Layering these colors and textures with antiques, custom-designed furniture, and art collections bring warmth, depth, and a sense of collected elegance to interiors that feel curated over time rather than staged.

At the heart of today’s design trends is a growing emphasis on creating spaces that feel cozy, earthy, and intentionally warm. Individuals are curating environments that offer a sense of calming and timelessness in their space. As we get deeper into 2025, the coldness of modern and metalforward design is depleting, and warm-toned, natural homes are skyrocketing in popularity. We see individuals gravitating towards products like our natural solid-wood butcher block countertops and shelving, patterned tiles and backsplashes, natural wood furniture and lighting, as well as animal skin rugs for décor. These thoughtful choices reflect a desire for authenticity, comfort, and beauty. With their subtle texture and soft, matte sheen, they catch light in a way that brings quiet movement to a space and a custom, artisanal quality. No two applications are exactly alike. Whether surrounding a hearth or lining a minimalist shower, plaster lends a sculptural elegance that feels both timeless and fresh. It’s a tactile kind of luxury – felt as much as seen – that’s reshaping how we define sophistication in the home.

Organic shapes and curved elements with soft edges create a comfortable feel in any space. Working pantries and sculleries are becoming increasingly popular as people bake and cook more at home. Earth tones and moody jewel tones are replacing cool neutrals for accenting and color drenching. Unique patterns and applications of marble or quartzite are transforming showers, kitchens, and bathrooms, with exotic, oneof-a-kind stones making a lasting impact. Timeless design is in, and layering metals is key. Unlacquered brass adds an old-world feel that ages with the home. The days of using only one metal color per room are over! Limewash, wallpaper, and trim details add visual character to walls without being distracting, and antiques and vintage pieces create a soul for the home that allows for personality. Finally, there is a focus on health seen in the addition of oversized showers, cold plunges, saunas, and home gyms.

I am seeing customers searching for Americanmade furniture, especially pieces that are handcrafted. As far as designs go, I am noticing more interest in walnut and rich earth tones. With younger customers, I am seeing them drawn to lighter stains, like golden and blonde colors.

We’ve always known that multiuse spaces have been in higher demand since 2020, but the practical need for designing spaces like this has become the new normal. Spaces like home gyms or saunas and areas for gatherings, such as a small golf simulator, are all things we are seeing clients request in their remodels and new construction projects. It’s always good to consider how design ideas will age when planning for an area in your home that could be used for many purposes, and if you are able to maximize more than one function in an area, you will be getting the most value out of your investment.

Rechargeable portable lamps are trending –LED lamps in fun colors are a great option for lighting up inaccessible spaces or areas without an outlet, especially outdoors. The cordless feature is a big plus, and these lamps add a stylish note. Organic materials are also trending. The paper light fixtures of mid-century designer Isamu Noguchi are classics for a reason. Their simplicity and raw texture look great with the lights on or off, and the natural materials that compose the lights cast a captivating, warm glow when illuminated. Lighting manufacturers use this organic design principle today as they use fabric, woven materials, and paper to create interesting fixtures that double as sculptures. Artisan glass with texture or colors to evoke stained glass elevates lighting. Choosing a unique type of glass in your lighting is an easy way to have your personality show through your décor and add a distinctive touch to any room.

In 2025, we are seeing people embrace industrial aesthetics and refined craftsmanship. Sculptural and artistic staircases and handrails with unique shapes and mixed metals add visual interest while being lightweight and sturdy. Bold wall panels and dividers are adding modern elegance, often featuring textured, geometric, or freeform patterns. Homeowners are moving away from traditional stone and brick around the fireplace, instead opting for custom metal surrounds with a handcrafted look. Metal is also showing up in kitchens and bathrooms, fabricated from stainless steel, copper, and zinc. Mixed metals produce a layered and curated feel, and professional welding and fabrication allow for a seamless finish.

I am so excited about the latest design trend – wallpaper! I know some will cringe when they read this, likely because they have tried to remove an old wallpaper. If the walls are not properly prepared for wallpaper, it can be a royal pain to remove it, so preparation is crucial! Wallpaper brings color and warmth into a room and makes the space much more interesting and inviting. Many professional paper hangers do not want to hang the new “peel and stick” papers, so this should be kept in mind when shopping for new wallpaper. One way to bring a little bit of wallpaper into a room is to hang paper on the ceiling. In a small powder bath or any small room, wallpaper on the ceiling adds interest and personality. Designing with wallpaper gives so many more options!

Stepping through a French blue wooden door into a color-drenched parlor, the main living room is a true reflection of the homeowners’ creative vision. “We found a chartreuse that pushed over more to the vibrant side – exotic lime – and mixed styles and time periods to develop a lived-in feel,” says Kopet. Building on the foundation of the homeowners’ cherished heirlooms, the Miles and Kirk team elevated the space with a diverse mix of furnishings and finishes – pairing Louis XVI chairs with the playful edge of a 1970s-style acrylic coffee table. The cohesiveness of the primary bedroom and bathroom was a carefully orchestrated collaboration among the design team. “In keeping with the bedroom, we worked to create a serene space for the bathroom that still felt alive by playing with light,” Kopet explains. “By ceiling mounting the mirrors, we created visual depth and shadows that help the space feel intentional and not flat. The louvered window treatments also helped us to play with light and shadows in the moody space.”
In the bedroom, layered textures – plush upholstery, silk shams, and alpaca throws –create a restful retreat while the bathroom features a freestanding tub tucked into an alcove, complemented by a glass-enclosed shower. Underfoot, checkered tile flooring adds richness and anchors the luxurious yet grounded atmosphere.

Once again, eye-catching florals make an appearance – though this time in shades of petal pink throughout the daughter’s bedroom. Pops of green emerge from a pleated lampshade and playful throw pillows layered atop a window seat. Together, they echo the serpentine green pattern of the wallpaper and the blue-green custom closets lining the opposite wall.
Connected through a crisp gray-and-white bathroom, the continuity of design is elevated by a plush pink wool pile rug featuring an abstract animal print and a pale pink ceiling. The result achieves the intended goal of timeless femininity: sophisticated, whimsical, and effortlessly tied to the home’s greater narrative.

Throughout each space in this home, the goal has been individuality and functionality. With both homeowners working from home, this room was no exception. Originally a sunroom, the Miles and Kirk team transformed the area into a serene, fully functional workspace while maintaining sightlines into the adjoining playroom and living room. Deep forestgreen painted floors ground the room, while a sage-green and chartreuse flatweave rug adds softness without distracting from the minimalist furnishings. Subtle brass hardware ties it visually to the rest of the home, while the layered green palette creates cohesion.

Japandi: an interior design and architectural style blending Japanese and Scandinavian design principles
A home is a sanctuary, where intentional design results in seamless comfort for homeowners and guests alike. Guided by this philosophy, Michael Bridges and his team at Surface Architecture & Design developed this modern home, showcasing Japandi-style serenity in the Scenic City.
“The house shows the clean lines and modern elements associated with Scandinavian design along with the warmth, soft lighting, and neutral color palette of Asian design,” says Bridges. “The main goals were to show appreciation to the property, to nature, and to the Japanese dynamic that the client brought to the home after having lived in Okinawa for many years.”
There are many unifying elements in Japanese and Scandinavian design, such as minimalism, natureforward features, and an appreciation for fine craftsmanship. Unsurprisingly, these elements work well in a mountainous setting, especially when taking into consideration the beautiful natural materials on offer in the Southeast. Here, the home’s entryway sets the stage for the elevated simplicity within.
The exteriors sport contemporary black siding and pale stone, giving way to welcoming interiors in rich wood tones, uninterrupted lines, and ample natural light.
In this build, architectural features are prized in their own right, with a showcase of paneled ceilings, exposed steel beams, and a nearly seamless foundation of polished concrete flooring throughout.

The interiors were imagined in concert with the architectural design, allowing the homeowners to customize the space to their needs and aesthetic preferences. While the home is based on an open plan, the entertaining spaces maintain an effortless distinction. This is thanks in part to thoughtful accents, such as decorative ceilings and stone partitions. The pared-back furnishings in this living room are in line with the Danish “hygge” concept of comfort and coziness, with a glowing linear fireplace to elevate the welcoming mood.
As part of their efforts to integrate the house with the surrounding scenery, the Surface Architecture & Design team worked to preserve as many trees on the property as possible. “Inevitably, we had to cut some in order to build the home,” Bridges says. “Though it was a long process, we milled the lumber from the cut tress and partnered with a local craftsman to build several elements and furniture pieces for the home. So, while we had to sacrifice some trees for the home, they didn’t have to move very far.”
As with the rest of the interiors, the kitchen presents uncluttered beauty. This space is punctuated by a sleek black island with delicate white veining and waterfall edges. Overhead, three pendant lights consisting of frosted glass offer a cozy glow. The fashion of unbroken surfaces and crisp lines is continued in slab-style cabinetry, adding expansive drawer storage to the meal prep area alongside an elegantly hidden pantry. Rounding out the kitchen is a narrow tile backsplash, layering dimension into this sophisticated entertaining area.
Countertops: Granite Warehouse
Nowhere is comfort more sought after than in the primary suite. Here, a modern platform bed is dressed with lush textiles, while gray walls add depth and calmness. The pendant lamps echo the silhouette of a Japanese pagoda, infusing the room with warm light. As seen throughout this home, subdued yet intentional lighting brings out the rich tones in wooden furnishings, setting the home aglow in the darker hours of the day.

With a home grounded in design principles that highlight simplicity and relaxation, it’s no surprise that the primary bathroom exudes saunalike luxury. A spacious walk-in shower includes a soaking tub sitting atop a wooden platform. The tiling here perfectly reflects the earth tones outside, dressing the shower area in jade green and pebble flooring for a natural feel.

While most living spaces in this modern home prioritize calming neutrals, the choice to include color becomes all the more impactful. Here, a guest bath is saturated in a rich blue with gold accents, while the mudroom boasts a cheery and vibrant orange. These rooms maintain the harmony of subdued, modern design while also incorporating mindful and energetic hues.
“Asian, Scandinavian, and (their cousin) mid-century modern styles have been a popular trend in our office, due to both our clientele’s desires and also a collective appreciation from our team. I think the aesthetic and visual comfort afforded by these styles is a good antithesis to a seemingly more and more stressful world.”

Ultimately, guests are directed outdoors to soak in the surrounding beauty and enjoy the exterior entertaining spaces. While designing the exteriors, the Surface Architecture & Design team explored ways to craft the unique house silhouette. “Sometimes the simplest-looking details are the most challenging to design and build,” Bridges says. “We wanted to emphasize a pagoda-like feel to the roof edges. In order to achieve that, we felt it important to extend the overhangs to much deeper than typical, and also to create the sharpest edge that we could, virtually eliminating the fascia, or outer vertical edge of the roof. Fortunately, collaboration between the design team and build team allowed us to provide the owner with this unique but unassuming detail.” These unassuming details make a big difference, resulting in a home that is uniquely elegant. Drawing on rich cultural design traditions from across the world, this Japandi home is an understated twist on modern design.

I also love including decorative light fixtures – what I like to call the jewelry of the home. Spanish Revival Refresh

When tasked with transforming a portion of this waterfront home, Hayden Croxall and his team at Croxall Residential had a monumental project ahead. The house, originally built by James Barrett of James Barrett Construction, LLC, is a show-stopping example of the Spanish Revival style, featuring the quintessential white stucco, red-tiled roof, and elegant arched doorways. However, the current homeowners had a vision for reviving the lower story into a contemporary entertaining space. “While this home departs from our typical architectural style, it’s perfectly suited to its lakefront setting,” says Croxall. “Our renovation built on that foundation, opening up thousands of square feet of usable indoor and outdoor living space and adding a fresh, modern aesthetic to the downstairs entertaining areas.”

When it came to the remodel, the Croxall team had several goals in mind: to create an open-concept living and entertaining area, to maintain the structural integrity of the house, and to integrate these redesigned spaces with the remainder of the home. “This was one of the most structurally complex projects we’ve taken on,” shares Croxall. “While the finished design is visually stunning, it was the behind-the-scenes structural work that defined the project’s ambition and complexity.” This included removing load-bearing walls, reframing sightlines, and maximizing the space for ideal hosting and living needs.

Looking at the finished product, one would never guess the complex engineering required to create this open, seamless space. On the original plan, the walls supported nearly 9,000 square feet of masonry above. The Croxall team had little room for error when approaching the remodel, which included building temporary supports, pouring new footings, and installing steel columns and beams to support the new layout. The result, however, was a complete transformation into a modern, chic entertaining area with living and dining areas, an indoor and outdoor kitchen, and bar –all only steps away from the pool deck.
“This project would not have been possible without the support and expertise of our commercial construction division,” Croxall adds. “The structural demands – particularly the scale of steel work involved – are rarely encountered in residential construction in our market. Having that depth of knowledge and hands-on experience with complex structural systems gave us the confidence and capability to take on this challenge and execute it successfully. It’s a great example of how the intersection of commercial and residential expertise can result in something truly exceptional.”

In addition to the primary entertaining areas, this revamped home included a spacious movie theater. The room continues the modern design theme, including paneled walls, velvety lounging sofas, and cozy throws.
Croxall adds that this space doubles in beauty and practicality: “Beyond providing a premium cinematic experience, it was engineered to double as a tornado shelter, complete with masonry walls and a poured concrete ceiling. Tucking that entire structure into the garage envelope was a significant design and construction challenge, but the end result is something we’re extremely proud of – both structurally and aesthetically.”

Stepping into the kitchen, hosts can take advantage of the streamlined meal prep area with plenty of natural light, thanks to the new glass wall systems. “The NanaWall systems we installed in both the basement and kitchen were another highlight,” Croxall says. “These operable glass walls allow the spaces to transition from interior to multi-season outdoor living in minutes, creating a fluid connection between the indoors and the beautiful lakefront setting.”
In addition to function, the kitchen provides a display of chic design elements. Handleless, slab-style cabinetry opts for the most minimal effect. Material contrasts are created by the combination of black and natural wood grain finishes, stainless-steel appliances, and white counters. For a final flourish, a candle-style chandelier hangs from above, drawing the guest’s eye to leather-padded accents in the coffered ceiling.

The more intimate spaces of the home are no less lacking in grandeur. This stunning bath incorporates floor-to-ceiling arches with eye-catching geometric tiling. In addition to heightening the room, these silhouettes mimic the arched windows and passageways recurring throughout the home. This space prizes luxury, featuring an expansive walk-in shower as well as a freestanding soaker tub. The timeless blackand-white color palette creates seamless cohesion with the rest of the interiors.

The rectangular pool offers a classic, unfussy shape in harmony with the contemporary interior design style. A submerged spa maintains this unbroken surface, providing guests a place to unwind and enjoy the scenery.
“Together, these features form a resort-style experience in the backyard, complemented by the lake below,” says Croxall. “Seeing all of these elements – structural and architectural – come together as intended gives us a deep sense of pride. For the builder, Amber Clark of Driftbank Builds, the goal from the start was to create a timeless structure that felt right at home in the historic neighborhood while still offering something fresh, requiring Clark and her team to carefully study the scale, proportions, and materials of nearby houses to design something respectful yet distinctive. While crafting a custom home in a historically significant neighborhood is no small feat, Clark welcomed the obstacles. “One of the biggest challenges was working within the guidelines of a historic neighborhood,”
she shares. “There’s a thorough review process – and rightfully so – but it means every design decision, especially anything visible from the street, has to be extra thoughtful. Cassie at featherlane led in helping bring that balance of timeless and unique to life in the finishes and overall aesthetic.”
The buildable width of the lot was just 31 feet, requiring clever spatial planning to achieve the desired scale and proportions. Still, the exterior strikes the perfect balance between blending in and carving out its own identity.

Upstairs, a dramatic bonus room drenched in Boothbay Gray offers a playful departure from the home’s neutral palette. “We created a bonus room with almost 16-foot ceilings and anchored it with these amazing chandeliers,” Clark says. “We actually designed the whole room around the statement lighting. It turned out to be such a fun, dynamic space.”
Outdoors, a private fireplace courtyard offers a hidden retreat. The design centers around a sculptural stucco fireplace with integrated wood storage and a warm, herringbone brick firebox that draws the eye. Framed by an extended masonry wall, the space achieves a sense of enclosure and intimacy.
From the curated vignettes to standout architectural features, every corner of this home was designed with purpose and care. “Quality was huge for me,” Clark notes. “Every finish in the home – from the stone on the countertops of marble, quartz, and honed granite, to the unique light fixtures and high-end plumbing fixtures – was chosen to reflect that. If you stumble upon this reimagined 1930s Tudor build, you’re likely to be swept far away to “once upon a time.” This enchanting home framed by a stone border and walkway was a project rooted in a shared deep respect for historic architecture. “From the beginning, we were committed to preserving its original charm rather than transforming it into something unrecognizable,” shares Danielle Kyle, lead designer at Kyle Build Homes & Interiors. “We leaned into its defining architectural details, most notably the half-timbering, which became a guide throughout the design journey. Rather than imposing something entirely new, we allowed the existing structure to speak for itself.”

style home,” says Nicholas Blazek. “We worked with the homeowners very closely with this build, so the main goal was to bring their vision to reality.”
Now brought to life, this home showcases the influence of harmonious design styles. Front-facing gables and a welcoming porch
emulate traditional craftsman houses, while the high-contrast exterior alludes to the ever-popular contemporary farmhouse. Opting for board and batten and white stone exteriors, this build establishes a grounded presence that is right at home with mountain living.
BUILT TO ENTERTAIN
In the beginning, one challenge the builders faced was positioning the house on the property. Blazek explains, “The style of the house and the way the property fell, we needed to make sure the daylight basement and back deck would lay out correctly.”
The resulting success reveals two stories of outdoor entertaining space, including a two-tiered wood

It’s important to pay attention to the walkway spacing around your island, and especially around your appliances. I like to use 48” in front of appliances. This leaves enough space for more than one person to comfortably use the kitchen at the same time. Making sure everything you need while cooking or cleaning up is close by makes your kitchen more functional. Adding pullouts for spices and sheet tray dividers in cabinets near the range is a great tip to accomplish that. Large drawers are also great near the range for pot and pan storage. Consider adding cutlery dividers to drawers near the dishwasher and trash can pullouts near the sink and/or prep space for more functionality. I also like to use deeper than standard wall cabinets for oversized plate storage.

Having spent 17 years in the kitchen and bath design world, I have seen a lot of trends come and go. The one thing that fuels my focus is functionality. You can make something pretty, but if it doesn’t ease the body, making prep easier and fun, then pretty only goes so far. In kitchens, the triangle is still a solid guide post, but isn’t always the only way. I start with listening to my client, and their ideas and complaints steer me in the direction they need. I hate wasted space, so a filler can now be a fun pullout; even 3” can be important for storage. Trash, utensil, and spice pullouts are all so vital in today’s kitchens. So many new innovations are available, making design and function meld together beautifully.

A tip we use at Scarlett’s to have an efficient kitchen is to place appliances by how they are used by everyone in the home. A refrigerator should be placed on the outside of the perimeter for kids to have access to, but not be in the way of the main cook. The freezer can even be placed in an adjacent pantry or scullery. A double oven needs to also be on the outside of the work triangle. The prep sink and/or the main sink along with the cooktop all need to be convenient to each other, and if these are too far from the main refrigerator in a large space, consider adding a set of refrigerator drawers. We also consider snacks, food, and spices in the same way – store them where they will be used – they don’t all need to be stored together in one pantry cabinet.

These extra-wide stone slabs comprising the pool’s perimeter were hand-cut and shaped on site for a perfect fit. For an additional rustic flair, the spa facing features dry-stacked Tennessee fieldstone and a gracefully cascading waterfall feature. The lower pool was custom built to support a 12-foot spa tower, with special accommodations made to fashion a functional and ambient space. The pool coping and tower walls are composed of natural Tennessee stone in gray tones as a complement to the house’s exterior. For an effortless storage option, the tower structure houses pool equipment within its enclosed walls. Additionally, the upper spa was redesigned to create a waterfall effect through dual spillways into the pool below. This effect both enhances visual beauty and bridges the upper and lower spaces, creating a seamless recreational area. The thoughtful design extends to the unique quarter-circle pool shape, which perfectly suits the surrounding landscaping and draws the viewer’s eye to the unobstructed scenic views beyond.
