people reconnect with their bodies through food and movement, but it is becoming more holistically referred to as overall ‘wellbeing’ as aspects of the heart, mind, and soul join the conversation.

WHAT’S NEXT As we move into 2020 – our vision is anything but 20/20. What were once clear distinctions are becoming blurry, as consumer expectations shift as quickly as consumer values change. We are shedding labels, putting down our phones, and asking – what’s next? The compass seems to be pointing to ‘connectedness.’ As we enter a new decade, we are asked to look at our connections with ourselves, with our earth, with our digital devices, and with each other.

LIFESTYLE SEGMENTS Demographics are called into question as people shift away from identifying as closely with their gender, race, sexual orientation, and even age. For this edition of our forecast, we looked at these different cohorts through the lens of lifestyle segments, in

order to relate directly to the psychographics of the consumer groups.

ARRIVAL EXPERIENCE The arrival and leasing experience is no longer a set-in-stone process. Residents and future residents may arrive through a retail front that is also open to the general public. The barriers between private and public, home and social, and work and office are continuing to dissolve. Retail is becoming more dynamic than ever, as every space that isn’t a home or office is becoming a ‘third space’ that fosters engagement and experience. This shift in retail will continue to have a direct influence on multifamily programming.

WELLBEING Wellness remains top of mind as

The barriers between private and public, home and social, and work and office are continuing to dissolve SHARING ECONOMY The sharing economy forces connection through collaborative consumption and impacts the way goods and services are delivered to us. The logistics of delivering products to consumers is ripe for continued disruption as the gig economy, automation, and robotics compete for market share, speed, and regulation.

ENDURING DESIGN The idea of enduring design feels paramount as we stand on the edge of a new decade. The velocity of change asks us to be nimble, and the twenties invite us to build on what we’ve learned. Hats off to 2020 and cheers to change.

A critical part of our process on every single project is a deep market study where we analyze the competition and development pipeline and carefully craft a competitive differentiation strategy. We collect and adapt programmatic and operational conce pts and report on them in our forecast. This travel and study is key to channeling the market’s pulse and leading ahead of the p ack.

We employ research from Esri Tapestry segmentation and PEW Research Center to go beyond the study of generational attributes, understanding psychographic and socioeconomic orientations of America’s changing population. We take the process one step further by identifying the key demographics that are shaping our markets and offering creative and tangible ways to design and program to capture those specific demographics.

We study Axiomatic databases annually of completed new developments. We visit each community’s website and tally what amenities are advertised both in the home and community to report the most popular. We divide the research between urban and suburban markets. We also collect all extraordinary and unique amenities onto a “unique” checklist and note creative naming of amenities. We also follow key research reported by Kingsley & Associates and Costar, both leading real -estate industry analysts.
