Introduction

The core team at GO Architects was established more than 15 years ago, with our firm formally opening in 2014. We are committed to achieving excellence in everything we promise to do, from design, to service, to delivery and execution. Our primary concern is always for lasting project success in practical and economic terms... a result that will meet our clients’ needs today and tomorrow. By listening to our clients, analyzing their needs and looking to the future, the GO Architects team consistently creates successful solutions and builds long-term relationships.

As of December 2021, GO Architects is a tight team of 19 dedicated professionals and administrative staff members, all attending to a select set of clients and projects with timelines extending well into the next several years. This particular office size allows us to adjust our focus when needed to accommodate shifting schedules and changes as our projects and clients’ needs develop. Our staff turnover is low, and we all take reponsibility for the smallest of details and largest of our clients’ concerns.

Capabilities GO Architects, Inc. takes pride in its projects ranging from new buildings, stadiums and sports facilities to community centers, schools, and civic-oriented masterplans while remaining a small firm providing our clients with fabled service; second-to-none. Our principals are hands-on and involved from the very beginning of every project to the end; from interviews with potential clients all the way through project closeout and occupancy. Our goal is to be an extension of your facility support staff and your operations team as your project grows into maturity.

IN-HOUSE RESOURCES GO Architects is equipped to perform professional services as needed. We utilize high-speed internet and HP computers equipped with Windows, Microsoft Outlook, and Microsoft Office for day-to-day tasks and e-mail communication. For graphics-related projects, we resort to the Adobe Creative Suite. For online and videocalls, Zoom, Skype and Microsoft Teams are among our commonly used platforms. Our conference room is outfitted with an interactive short-throw projector with smart board, and video conferencing capability. We are open to adopting any program or platform that you prefer to conduct meetings, and prefer in-person meetings whenever possible.

For developing our designs and producing construction documents we utilize SketchUp, Rhino 3D, Revit and AutoCAD, as well as Bluebeam for revisions, quality control review, comments and tracking, and electronic submittals and review for agency approval. We are technically at ease, and quickly adjust to new platforms.

Project Scheduling & Cost Estimating 01

Introduction

ON TIME GO Architects provides timely project delivery using our proven schedule management system and always begin our projects with the “end in mind”.

We ensure that our consultants, their staff and workload will allow them to be involved in your project(s) from start to finish, providing our clients the highest level of attention and meeting all deadlines.

Adhering to schedule is critical to every project’s success. GO Architects undertakes a rigorous process of reviewing and coordinating the anticipated timelines for project phases, (including those outside the scope of our work) to assure that all work is progressing according to schedule. Our team develops schedules for all tasks – from Preliminary Planning through Occupancy.

Our team will work with the project staff to establish and provide project delivery options and anticipated schedules for specific bid packages. Primary elements included on the project schedule are A/E task and milestones, quality control programs, reviews and approval dates, value analysis sessions, regulatory submittal and the schedule will be reviewed at the team’s project meetings for constant monitoring of all activities. Monthly schedule updates will be provided to the Owner comparing planned vs. actual progress. GOAI has a proven track record in meeting or exceeding project schedules and project budget/cost requirements.

ON BUDGET GO Architects works with the project team and an outside cost estimator in the assessment of costs and constructibility for the project on an ongoing basis. This interactive process allows the development of cost-effective solutions. We believe this collaborative effort to be highly valuable to the client. These efforts often result in solutions that allow understanding of operational/use cost to be taken into account early in the design phase. GOAI will always promote the use of materials and systems on projects that have the most longevity and wear resistance on a project. We will work closely with the owner’s facility personnel to determine the best materials and equipment for use in a building based upon the historical use of material on a specific campus, while at the same time recommending consideration of new materials or systems that may perform more acceptably that those currently in use. Ultimately it is the decision of the owner to direct and control materials and systems in new facilities.

Project Monitoring & Closeout 01

Introduction

PROJECT MONITORING Our design approach monitors the progress, quality, schedule, and budget responsiveness of the team and project documents at regular intervals during project development; a method for identifying issues impacting project development before they become too costly. We stress review of project documents by all participating representatives such as owner’s groups, construction management, & contractor.

By reviewing the project at key milestones, maintaining open and clear communication, and scheduling owner review periods for project documents, we achieve clarity throughout the process.

We encourage you to make comments and address changes during these reviews. As the project continues, the design team synthesizes this information and incorporates your comments and changes into the project as a key part of the development process.

PROJECT CLOSEOUT Our straight-forward and proven checklist has afforded GOAI many successful project closeouts. We ask:

Are all closeout documents such as as-builts, verified reports, lab reports and final change orders in?

Are all extra stock items turned over to the client and signed?

Are all punch list items addressed or 150% of value retained?

Is notice of completion filed at the correct time and is the appropriate retention amount released?

The correct execution of these questions leads to a speedy and successful closeout with certification for occupancy.

New Cafetorium Building Bloomington High School PROJECT DESCRIPTION

PROJECT DETAILS

Built in 1962 for a population of approximately 900 students, the original cafeteria building at Bloomington High School quickly became antiquated and over-encumbered as the communities of Bloomington, Colton, Fontana, and Riverside prospered. Now with over 2,000 students enrolled, the new cafetorium transforms the campus into a modern, flexible, and adaptive learning environment, where nutritional and educational programs are fully supported. The new cafetorium features a full-prep kitchen, central stage, and large, store-front windows that provide proper accessibility, safety and security.

Skylights make ample use of natural daylight in this multipurpose space that supports a diverse array of requirements.

Project Scope: Construction of one multipurpose cafeteria building and four lunch shelters.

Alta Loma School District District Support Center PROJECT DESCRIPTION

PROJECT DETAILS

Development and construction of the consolidated District Support Center consisting of two buildings. The first building is the two-story office housing all administrative services including the board room, Superintendent’s office, various departments, lounge and staff patio. The second building includes the Transportation Department, Maintenance & Operations, and the central warehouse.

Project Scope: New design and installation of two customized Legacy Buildings Solutions cargo buildings – engineered with a rigid steel frame, concrete foundation, comprehensive ventilation systems, and durable fabric and sidewall.

Moreno Valley Unified School District Perris Operations Center PROJECT DESCRIPTION

PROJECT DETAILS

Moreno Valley USD’s Perris Operations Center (POC) was in need of major revitalization and the removal of the vacated Bayside Community Day School which shared a significant portion of its campus. GOAI provided the feasibility study for the campus and unlike its competition was the only team to provide a working solution that could meet MVUSD’s budget and schedule. GOAI re-purposed the vacated Bayside, and transformed the purchasing, mailing, nutritional services, and transportation department spaces within the Perris Operations Center. This transformation now provides MVUSD’s POC staff and faculty a modern, safe, and comfortable place to work, and offers an inviting place of collaboration between parents, teachers, and students.

Southwest Airlines Cargo Facilities Ontario International Airport PROJECT DESCRIPTION

PROJECT DETAILS

When Southwest Airlines needed MTS cargo structures at Ontario International Airport on time and within a tight budget, they called on the team of AMG Associates and GO Architects, Inc. Although the scale and intricacies of the project were extensive, the team was able to deliver this large-scale logistic transportation facility on time. In addition to the two logistics buildings, the team also delivered a police substation.

Liliana Bustos Managing Partner Liliana is a valuable team leader and member of the GO family who brings more than 19 years of knowledge and expertise developing, coordinating and managing public projects in all phases from schematic design through close out.

Her experience in planning/programming, development of comprehensive master plans, architectural design, deliverables, construction documents, specifications, consultants coordination, processing applications and obtaining approvals from all agencies having jurisdiction over their projects makes her an essential part of the GO Architects team.

Dennis Roney, RA Project Architect & Design Principal Dennis is an accomplished Architect who is passionate about creating innovative and inspiring architecture.

Chris joins GO Architects with a wide range of architecture, visual communication and product development experience for agencies and organizations across Southern California. He looks for ways to create strong positive bonds within design teams as a function of design management, and the continual pursuit of technical dexterity to move creative projects forward. Chris holds a graduate degree in architecture from the College of Environmental Design at Cal Poly Pomona and a Bachelor of Fine Arts in Graphic Design from Art Center College of Design in Pasadena, CA along wih nearly 25 years of professional experience for clients and firms located in Los Angeles and around the world.

He dedicates himself to the creation of well-coordinated and developed project documents for our clients. Fuscoe Engineering is providing comprehensive civil engineering services for this project, as well topographic and boundary surveys, preliminary WQMP, hydrology studies, channel analysis and various stormwater management studies. The Fuscoe team is resolving site challenges with surface and subsurface design solutions for water quality mitigation, three large debris basins, realignment of Hawker Crawford Channel and realignment of Lytle Creek Road.

Since 1989, HomeAid Orange County, a 501(c)3 charitable non-profit organization, has supported and built 60 developments that have housed thousands of homeless Orange County families. In 2017, HomeAid OC opened its own project: the HomeAid Family CareCenter, located in the city of Orange.

The CareCenter is a warm and inviting emergency shelter that provides 56 beds and services for 10 to 15 families per day. The CareCenter features 4,000 sf of housing, six full bathrooms with showers and laundry facilities, a Learning Technology Center, kitchen and dining space, client intake area for referral services, and outdoor recreation area.

The Fuscoe team provided comprehensive pro bono civil engineering services, including site surveys and a water plan.

This County of Los Angeles design-build project is a new single-story mental health building, located on the former site of the San Fernando Courthouse Annex building. The 17,500 sf Center includes waiting and reception areas, counseling rooms, administrative offices, cubicle spaces and a central courtyard patio, as well as group therapy and conference rooms. Vantage Point Church is one of Eastvale’s largest congregations and is building a new permanent church to accommodate its growing congregation.

Vantage Point Church will include a 30,000 sf main sanctuary with seating for 700 worshipers, office space, children’s area, classrooms, an indoor playground, meeting rooms and a cafe on a 10.5-acre campus.

This much anticipated $19M County of Los Angeles project was designed to serve local veterans, seniors and families. The one-story, LEED Silver-certified 20,600 sf facility is located on 3.2 acres and provides youth and adult job training programs, military veterans’ services, recreational activities, classrooms and child care services. Fuscoe Engineering provided civil engineering, survey and mapping and stormwater quality services. The project consisted of two distinct pads or elevations.

The upper pad includes the new facility and associated parking. Drainage for this area is treated by a parking lot bio-swale and pervious pavement. The lower area is an existing track and field. The track remained but the infield was redesigned/ re-purposed to be more interactive and presented its own drainage challenges.

With contour grading and creatively placed inlets, the Fuscoe team successfully protected this recreational area from storm events.
