HOMES ABOVE
From cliffside villas blessed with boundless views to deluxe duplexes that soar over cityscapes, high-altitude homes offer upscale sanctuaries in the sky

THE HORIZON
Words DONNA HARDIE-SCOTT

Such great heights
Intricate patterns are revealed at ground level when viewed from the top of Burj Khalifa in Dubai.
FOR MILLENNIA, CIVILIZATIONS have sought to transcend their earthly existence and connect with the divine by building lofty pyramids, temples, and turrets that reached for the heavens.
Centuries later, there remains a kind of divinity around cloudgrazing penthouses and cliffside dwellings that command the same rarefied vantage point—those enviable abodes in exceptional locales with horizon-nudging perspectives.
There’s an endless race to the top for those coveted homes that rise above the ordinary and boast front-row views onto a widescreen big sky. And none more so than in the prestigious domain of the skyscraper.
Sky’s the limit
New York City’s dominance in skyscraper design continues to reach ever greater heights. In Manhattan’s Billionaires’ Row, some of the world’s tallest towers take up air space and carve out their place on the city’s iconic silhouette. This Midtown stretch at the southern end of Central Park is renowned for its uber-elite residential towers designed by hotshot architects. These are castles in the sky that offer residents a lavish lifestyle and remarkable panoramas that reduce the metropolis to miniature.
A home at the summit of these glittering glass towers, with all the world-class amenities it entails, may be a totem of the New York way of life, but it’s a pattern that plays out across the most desirable neighborhoods in big cities across the United States. F
Elevated living
While penthouses offer unrivaled visual appeal, they also deliver a tranquil lifestyle above all the chaos, says Kristin Cashin of Cashin Group, Christie’s International Real Estate Sereno. She represents the very best of San Francisco’s Bay Area, with residents swapping neon East Coast city views for West Coast sea-meets-sky vistas out over the Pacific.
“Elevated living in San Francisco isn’t just about altitude, it’s about attitude,” says Cashin. “Russian Hill, Pacific Heights, and Telegraph Hill remain the pinnacle for those seeking exclusivity, architectural pedigree, and breathtaking views. These neighborhoods offer a rare combination of privacy, history, and panoramic views of the Golden Gate Bridge, Alcatraz, and the shimmering bay.
“Among my trophy offerings is a full-floor penthouse on Russian Hill with more than 2,000 square feet (186 sq m) of terraces and 360-degree views, offering privacy, security, and prestige. These are homes for those at the top of their game, literally.”
Lofty ambitions
At the crest of structural ingenuity is the 2,717-foot (828 m) Burj Khalifa, designed by Skidmore, Owings & Merrill (SOM), which punctures the skies over the ultra-high-net-worth desert haven of Dubai. The tallest building in the world, this mixed-use monolith is a testament to human ambition and opulence. Its spiraling inverted Y shape tapers into a near half-mile-high (0.8 km) splinter that stands sentinel over the city and showboats views to infinity.
Set atop the Armani Hotel, the expansive glass windows of the 900 residences frame spectacular sunsets far over the Arabian desert dunes, which residents can still see several minutes after those down on street level.
Naturally, prices ascend with the floor height: the enviable Sky Palace duplex on the 107th and 108th floors has been listed this year at $51 million, and includes a private elevator, an indoor pool, 12 parking spaces, and 360-degree views. With a private residents’ lounge, a fitness center, two swimming pools, spas, a Japanese garden, and a 24-hour concierge, this is a lifestyle meticulously curated to echo the luxury beyond the lobbies in Downtown Dubai.
Dubai’s most affluent neighborhoods redefine exclusivity, offering residents striking architectural marvels, breathtaking vistas, and a world-class lifestyle that commands a premium.
“These areas don’t just offer luxurious residences but rather a comprehensive ecosystem of luxury,” says Jackie Johns of Christie’s International Real Estate Dubai. “Residents can enjoy not only ultra-modern living in ultra-luxurious homes, but also a string of world-class fitness, relaxation, and leisure amenities—all overlooking some of the city’s most coveted views.”
Gardens in the sky
Sharing a similar dynamic economy and distinctive skyline with Dubai, Singapore offers a tropical alternative to the desert oasis. There are more than 100 high-rises in Singapore’s Central Business District. None, though, reach the zenith of GuocoLand and SOM’s Guoco Tower in Tanjong Pagar, where futuristic skyscrapers stand guard over the Colonial shophouses of the historic old city center.
At 950 feet (290 m), the crowning glory is the tallest building in Singapore, the Wallich Residence—181 abodes with a sleek Japanese aesthetic and far-reaching postcard views over the Singapore F

Strait. As well as having access to a private library, a rooftop garden, and concierge, residents can watch the city glow neon at sunset while suspended in the infinity-edge pool, 39 floors up.
Gardens and greenery are a dominant theme in this city-state, which has been eager to connect with nature ever since the introduction of Prime Minister Lee Kuan Yew’s 1967 Garden City initiative. Inspired by Singapore’s current Green Plan 2030, Heatherwick Studio’s EDEN is a 343-foot-tall (105 m) residential tower that is just over a third of the height of the Guoco Tower, but similarly seeks to form an immersive, elemental connection with its environment through tropical gardens that cascade from shellshaped balconies. These enjoy 270-degree views over the prestigious Orchard Road boulevard and beyond.
Peak perfection
Some cities need no human hand to manufacture enviable panoramas. Hong Kong is naturally blessed with an elevated topography of forest-cloaked hills and majestic mountains that afford wide-angle views over the colossal skyscrapers of Hong Kong Island, the spectacular light shows of Victoria Harbour, and out over the islands of the South China Sea.
High-rise living is a necessity in this densely populated vertical city, which has the highest concentration of skyscrapers in the
world. But framing the Central District, a surprising 70 percent of Hong Kong is beach, coastline, park, and woodland.
At the highest point of the city is The Peak, shrouded by fragrant banyan, pine, and orchid trees. It’s an exclusive enclave perched on a 1,811-foot-tall (552 m) mountain that’s been synonymous with wealth, exclusivity, and luxury since the late 19th century. Today, Peak condos such as Frank Gehry’s glass-encased Opus compete for prime position, while developers seek lush, prestige lots for hillside mansions a mere 10 minutes from the financial center.
Founder and creative director Antony Chan of Cream heads the list of top-tier architecture studios creating bespoke designs for Hong Kong’s high-end market. “At Cream, we believe that architecture is more than just form and function; it’s about framing life’s most extraordinary moments,” he says. “The homes here are not only elevated in design but in perspective, each one positioned to embrace a horizon that inspires. Our design philosophy is rooted in the poetics of space: crafting environments that evoke emotion, memory, and meaning.”
Hellenic highs
A world apart from the skyscrapers and busy sidewalks of the thriving commercial districts around the globe is spellbinding Santorini, whose beautiful, blue-domed, labyrinthine villages F
command some of the Greek island’s most showstopping spots high on the apex of the cliffs.
Mother Nature carved this metamorphic masterpiece when the devastating Minoan eruption around 1600 BC sunk the center of the Cycladic island to form a caldera encircled by a further four volcanic islands. The collapse forged a steep-walled cliff, where successive generations of maritime settlers built picture-perfect villages such as Oia and Imerovigli high on the ridge.
Thanks to Santorini’s preserved beauty and breathtaking views, the world’s leading hoteliers have positioned their chic properties high on its plateaus. Here, sugar-white cave dwellings have been sympathetically transformed into elegant suites with bare-stone walls, rock-hewn bathrooms, and infinity-edge pools on the bluff of the cliff. On the island’s elevated interior, a roster of contemporary Athens architects has created high-end rural retreats for the sophisticated style set in villages such as Pyrgos, each boasting Aegean-facing terraces that drink in the nightly spectacle of the sun setting fiery red over the caldera.
Big sky country
Views forged from the Earth’s natural highlands are not just scenic, they’re emotional anchors that create a sense of awe, grounding, and timelessness that speaks to the soul, ventures John Hayes of PureWest Christie’s International Real Estate, who represents those seeking exclusive Montana mountain or country retreats.
“Higher properties in exclusive resorts such as Big Sky and Paradise Valley often come with larger parcels, gated access, or national forest boundaries, ensuring unmatched seclusion. It’s Montana’s version of penthouse living—just with elk instead of elevators,” he says.
PureWest’s owner, Dale Crosby-Newman, agrees: “Elevated living here means trading the rush for stillness, where privacy, open space, and a slower pace offer a true escape from the daily grind without sacrificing comfort.”
A highland existence can indeed be transformative for wellbeing, says Valen Lindner of The Frost/Lindner Team at Christie’s International Real Estate Park City—a region of Utah also celebrated for its world-class mountain resort lifestyle.
“So many of our clients come from places like New York, San Francisco, and Los Angeles,” she explains. “They’re surrounded by congestion and nonstop energy. When they come to Park City, they find breathing room, both literally and emotionally. Mountain living delivers a sense of freedom and balance that’s hard to replicate.”
Certain enclaves rise above the competition for their rarity and allure. The Colony at White Pine Canyon, for example, offers skiin/ski-out estates on expansive parcels of land with direct access to Park City Mountain Resort. It’s a legacy location that combines breathtaking natural grandeur with architectural elegance.
“There’s a strong shift toward legacy buying,” says Lindner’s colleague Jamison Frost. “People want homes that bring generations together, a place their kids and grandkids can return to year after year. They’re looking for beauty, privacy, and lasting relevance. Park City delivers on all of that.”
Whether a mountain retreat, a cliffside dwelling, or a luxury penthouse, each of these pinnacle properties shares commonality. They offer privacy without isolation, perspective without detachment, and a sense of living on top of the world. •

La vie en rose
Heady, opulent, rare… there are few natural products that carry the heritage and mystique of pure Bulgarian rose oil
For a few short weeks across May and June, Bulgaria’s Rose Valley erupts in a fragrant flurry of petal picking. Nestled at the foot of the Balkan Mountains, this is where the Rosa x damascena—or Damask rose—grows in abundance. The flowers are exquisite but the real allure is the fragrant oil hidden in each delicate petal. Coveted by haute perfumers and sought after by high-end skincare brands, it has long been celebrated as one of the world’s rarest and most expensive natural oils.
Filip Lissicharov, CEO and owner of Enio Bonchev, a rose oil producer in the village of Tarnicheni, says that the region’s mineral-rich soil, cool nights, and humid mornings create a unique microclimate ideal for cultivation. “The soil is perfect for perennials like the Damask rose, but equally important is the water

used in distillation. We use pure underground spring water—it’s soft, mineral-rich, and filtered through limestone—which enhances the extraction and suspension of the delicate aromatic molecules.”
Each harvest is done by hand at dawn, when oil content is at its highest. Weather conditions must be perfect: too much sun evaporates the oil, rain keeps the bud tightly closed, and fierce winds disperse the fragrance. Once picked, petals are distilled within hours—any longer and the aromatic compounds begin to deteriorate. A staggering number of petals are needed to extract a minuscule amount of oil.
“It takes 3,500 kilograms [7,700 lb] of rose petals to produce one kilo [2.2 lb] of oil,” explains Lissicharov. “With a flower weighing four grams [0.14 oz], that’s a million roses, all hand-picked, for one kilo of oil.”
Words CHRISTINE FAUGHLIN

OWEN GILDERSLEEVE

This process dates to the 17th century, when Ottoman rulers imported roses from Damascus in Syria and introduced cultivation to the region.
Today, the methods are largely unchanged, with traditional copper stills used for double steam distillation—a process involving an initial distillation followed by cohobation (repeated distillation).
“We preserve the traditional ways but have integrated modern software to improve control, quality, and yield,” explains Lissicharov. The result is an oil whose value is inseparable from the time, effort, tradition, and land invested in its creation.
Extraction cannot be rushed or scaled up, only preserved—adding to its near-sacred status.
Rose oil holds real cultural significance in Bulgaria.
“We are deeply proud of our rose oil,” says Vesela
Ilieva, managing partner, Unique Estates Christie’s International Real Estate in Bulgaria. “It’s a timeless essence that connects generations. I remember the delicate scent of my mother’s perfume filling our home with elegance and warmth. I can identify that same note in my favorite high-end fragrances.”
For Bulgarians, the rose is more than simply a flower—it’s a national emblem.
“Roses are inseparable from our culture, reflected in our festivals, art, folklore, and even fashion,” says Ilieva. “It’s the flower we give to express love, joy, and celebration, and its presence is felt in every meaningful moment of life in Bulgaria. Rose oil is not just a product; it’s a piece of our soul.” •

Sea and tranquility

Soothing sea vistas and stunning outdoor spaces make unwinding a priority at this grand estate in Kavarna, Bulgaria

Words GELA PERTUSINI
THE NORTH BULGARIAN coast is a place that feels like it was made to be discovered by the lucky few rather than the masses— quiet, breathtaking, and full of character. Imagine waking up to the sound of waves crashing below steep sea cliffs, surrounded by a private vineyard with a horizon that seems to stretch forever. That’s the daily reality at this wonderful estate in Kavarna, which is just five miles (8 km) south of magnificent Cape Kaliakra.
The accommodation has been built in the Tuscan farmhouse style and, at just three years old, the estate combines traditional techniques such as hand-carved stonemasonry with modern steel-framed construction. Local stone was used to create thick walls that radiate a comforting sense of permanence and peace. Topped with antique-style terracotta tiles and designed with a masterful blend of old-world beauty and contemporary practicality, the buildings feel both rooted and refined.
Inside, the estate is spacious and has 19 bedrooms, with exposed stone walls and dark wood detailing featuring in many of them. But the true magic of this place lies outside in the expansive grounds. Here, spaces are designed for yoga sessions at sunrise, open-air dinners with sea views (the property boasts its own restaurant), or intimate retreats surrounded by nature. The air is fresh, the water is pure, and the atmosphere is inspiring. With private vineyards, designated areas for relaxation and creativity, and the beach just 985 feet (300 m) away, it feels like a corner of paradise.
Whether sipping a glass of the estate’s wine on a terrace or taking advantage of the sun’s rays by the pool, every space invites residents and guests to slow down and enjoy. “It has a very special energy and atmosphere,” says Alexandra Dyankova, manager international markets and communications, Unique Estates Christie’s International Real Estate. “It’s very relaxed, very cozy, and calm. It has a sense of eternity.”
For many decades, Bulgaria’s Black Sea coast was popular with Russian tourists. After the country’s accession to the EU in 2007, the southern coastline became a popular destination for Western European vacationers and investors, leaving the northern half, characterized by pebble beaches and plunging cliffs, unspoiled. Despite its proximity to Greece and Turkey, Bulgaria has a very different climate and landscape—this is a country of wooded hillsides and Damask rose cultivation. “It is always much cooler here,” says Dyankova. “The countryside is much greener.”
Despite its seclusion, the estate is accessible—just 11 miles (17 km) from the town of Balchik and 37 miles (60 km) from Varna International Airport. It offers a balance of peace and connection, perfect for anyone looking to build a life, business, or getaway in one of Europe’s most overlooked coastal gems.
Currently run as a hotel, the estate has commercial potential or could be a magnificent vacation home. It’s a place made for gathering, celebrating, and making unforgettable memories. • Price upon request, Unique Estates Christie’s International Real Estate, ues.bg, callcenter@ues.bg, +359 884 349 667

One of the great fashion and textiles designers of the past 60 years, Dame Zandra Rhodes exclusively invites us into her colorful studio to explore her vibrant worldview
Photography ALUN CALLENDAR

Star of the silkscreen
The traditional method of silkscreen printing was reversed and reinvented by Rhodes, giving her designs their instantly recognizable character.
Dame Zandra Rhodes
Walking through southeast London, the legacy of the city’s Victorian industrial past looms large.
Converted wharves, printing presses, and wholesale warehouses still jostle for space and light along streets whose layout hasn’t shifted in over a century. But as you meander among all this, something special begins to emerge— splashes of color. A community theater in vibrant orange, doorways in hot pink, shopfronts in canary yellow. And the closer you get to Bermondsey Street, the brighter it all becomes—until you arrive at the Fashion and Textile Museum, the home of renowned designer, Dame Zandra Rhodes.
Much has changed on this road over the past 20 years. The wholesalers have moved on, chic coffee shops have arrived, and galleries line the street. At its heart, the Fashion and Textile Museum—founded by Rhodes—rises in a riot of pink and orange. For two decades, this cheerful landmark has been a magnet for design lovers and has helped transform the area into a creative hub. “We’re due a reflowering,” Rhodes declares, as boldly as her signature pink hair and vibrant make-up. Her words echo the optimism that runs through the neighborhood, and her influence spills beyond her doorstep, inspiring a new generation to embrace color, creativity, and individuality.
With her global reputation for forward-looking fashion, it’s easy to forget that Rhodes started her career on a different path entirely. In the early 1960s, at the Royal College of Art, she was focused on interiors. “When I started, it was the era for designing wallpaper and fabrics for furniture,” she recalls. Her cohort was remarkable—a roll call of talent that would define the decade: Peter Blake, who went on to create the Sgt. Pepper’s Lonely Hearts Club Band album cover for The Beatles; movie director Ridley
Scott; and artist David Hockney, already showing signs of the brilliance to come. “He was a god, even then,” says Rhodes, with admiration.
It was a Hockney painting that sparked her first breakthrough. His A Grand Procession of Dignitaries in the Semi-Egyptian Style caught her attention, and something clicked. Rhodes transformed that inspiration into her medals print—ribbons, stars, and bows brought together with a Pop Art color palette that was unmistakably her own. Daring and confident, it captured the zeitgeist perfectly. British homeware store Heal’s, then the epicenter of contemporary interior design, snapped it up, creating an entire range with the print under the name Top Brass.
But Rhodes was restless. She felt constrained by seeing her prints live static lives on furniture and walls. Why should patterns be confined to drawing rooms when they could move and breathe on the human form? The shift to fashion was a natural evolution. “I wanted to create clothes that had confidence and power,” she says. “My prints would be designed flat but never used statically.”
What happened next was quintessentially Rhodes. While her peers stuck to traditional catwalks, she embraced London’s edgiest music venues, turning fashion shows into events that created a buzz. Her approach was instinctive, born from understanding that her clothes belonged where life was most vibrant. It’s a peculiar type of guerrilla strategy that has served Rhodes well.
Her international breakthrough came from an unexpected source. Diana Vreeland, the formidable editor of Vogue in the U.S., spotted something special in her work during their first meeting in 1969. “Wearable dreams,” she declared, and immediately featured Rhodes’ pieces in the magazine’s next edition. It was this validation and support that F

launched an extraordinary career with studios on the U.S. West Coast and in London.
The clients that followed read like a cultural hall of fame. Lauren Bacall embraced Rhodes’ elegant rebellion, Freddie Mercury commanded stages in that iconic cape, and Donna Summer embodied the disco era in flowing lily prints. Even British royalty took notice, as Princesses Anne and Diana both became champions of her work. And this is Rhodes’ magic—each piece she creates is more than clothing; it is wearable art that captures the spirit of its time.
Now 85, Rhodes is as vocal and productive as ever. A return to her roots in interiors is not a departure from fashion but an instinctive next step. “If I’m not prepared to put my name to it, I’m cheating as a designer,” she says. Whether it’s a collaboration with Rebel Walls or a bespoke suite for Savoir Beds, her signature is unmistakable: bright color, swirling pattern, and a refusal to play it safe.

Rhodes finds inspiration in unexpected places. Sometimes it’s the curve of a flower petal, sometimes it’s a piece of music or an overheard phrase. But one constant source of inspiration is nature. “Nature just keeps blithely pushing ahead, despite humanity’s best efforts to destroy it. Nature is a tough old nut,” she muses in her book, Iconic. Her work often mirrors this resilience, echoing the shapes, colors, and lawlessness of the natural world. It’s about endurance and joy in the face of chaos. There’s a certain defiance in her lily patterns; a tacit rebellion dressed in vivid color.
Rhodes sees textile art as being on the fringes of wider recognition. “People don’t acknowledge the textile maker,” she says. For Rhodes, textiles are as much a part of our cultural storytelling as painting or sculpture. She’s embracing the new tools of the trade—digital printing, virtual sampling—but says we have more ground to cover. “Digital printmaking F

has yet to find its way,” she notes. There’s potential, but it hasn’t yet fully captured the soul of the craft.
Through her foundation and the Fashion and Textile Museum, Rhodes is doing her part to shift public perception. These are not passive institutions; they act as launchpads for fresh talent. Rhodes is scouting for designers with guts—those who dare to tell the truth through their work. Authenticity and passion are the traits that have served Rhodes well in her 60-year career, but these aren’t simple design traits—they’re life skills. They’re what she hopes every visitor to the museum leaves with: a spark, a push, a little more courage to be themselves.
For anyone teetering on the edge of change, her guidance is clear: “Be bold.” If there’s a color you’re drawn to, try it. If it’s too much, paint over it— nothing’s permanent. But sitting in indecision, she warns, is a sure way to miss out: “A should-have, could-have mentality gets you nowhere.”
At the heart of all her advice lies one constant: individuality. There’s no value in playing it safe, no
reward in blending in. “Life should be interesting, not tasteful,” she says. It’s not about chasing trends or replicating a look—it’s about expressing yourself.
While the current design curve leans towards beige, Rhodes offers a challenge to resist conformity. She’s a reminder that joy can be loud, rooms can be daring, and there’s nothing wrong with standing out.
The influence she’s had on her neighborhood is more than cosmetic. Bermondsey isn’t just brighter because of the museum’s orange and pink walls. It’s brighter because of the energy she’s injected into the place—a creative permission that influences the cafes, the studios, and the lives of those who pass by.
And perhaps that’s the most lasting part of Rhodes’ legacy: the way she’s emboldened us to live differently. A splash of color, in her hands, is never just decoration—it’s an invitation to see the world with fresher eyes… and maybe to let some of that color into our own world. •

Flower power
In the early 1970s, as global cultural currents were shaping a new era of expressive, eclectic, and free-spirited fashion, a single gesture of friendship inspired Rhodes’ most enduring motif. While on her first trip to Japan, Rhodes received a bouquet of lilies from Noboru Kurisaki, a master florist from Tokyo—and from this innocent bunch of flowers grew Rhodes’ most loved textile design.
“Japan came as a shock to me,” she said, reflecting on how the cultural disorientation she felt on her first trip to the country fueled her creativity. Feeling isolated by language and the newness of Japanese culture, she began drawing the objects around her. Kurisaki’s lilies became a quiet but powerful source of inspiration, making their way into her sketchbook and appearing in her designs throughout this period.
The result was her celebrated Field of Lilies collection, which also marked Rhodes’ first use of handwriting and calligraphy in textiles, as well as her earliest experiments with beading, which would become a signature of her style. It was at this time she developed a new printing technique, reversing silkscreens to create mirrored, symmetrical patterns. Using the lily pattern to refine the method resulted in numerous variations and experimental pieces, many of which were found in a chest of forgotten lily-pattern creations that was recently rediscovered during the cataloging of her 60-year career.
The collection made its debut at the designer’s legendary midnight show at London’s Roundhouse venue in 1972, where Warhol muse and model Donna Jordan helped bring Rhodes’ lilies to life, watched by a crowd that included Bianca Jagger. “It had become my trademark without my realizing it,” Rhodes later said. Since then, the lily motif has extended beyond her fashion, appearing on furniture and in interior design schemes—an enduring symbol of British design. •

ONCE UPON A TIME IN MEXICO
Life south of the border has long held romantic fascination for travelers and those looking to put down roots amid beautiful surroundings, as our on-the-ground expert explains
Words TRISTAN RUTHERFORD
FOR JASON WALLER, his origin story chimes with “the 90 percent of our clients” who hail from chilly cities in North America and northern Europe. “I’m from Winnipeg in Canada,” says the CEO of Christie’s International Real Estate Mexico Luxury Properties. “Every winter, it would be minus 40 degrees Fahrenheit [-40 °C].”
Twenty years ago, Waller vacationed for so long on Mexico’s Caribbean coast that he established a daily routine: smashed avocados for breakfast, an archaeological site before lunch, then bodysurfing or snorkeling followed by sunset margaritas. He returned to Canada during a blizzard. “I had to shovel the driveway to get ready for work the next day,” Waller recalls. He swiftly flew back to Mexico and has been selling the sun-kissed Caribbean lifestyle ever since.
A key draw for overseas clients is easy access. Cancún airport is served by 100 locations in Europe and the Americas, and the drive from the airport to the Zona Hotelera beachfront takes just 15 minutes. Due south is Tulum. “It’s the up-and-coming destination out here,” says Waller, thanks to its chilled vibe and sugar-sand

beaches. Tulum airport began operations in 2023 and already serves five cities in Waller’s native Canada.
While Europe pondered the Renaissance, the Maya thrived in the city of Tulum. The ancients explored concepts such as astronomy, mathematics, and hieroglyphics. They also had the foresight to build Tulum beside a glorious palm-trimmed beach. Their playground was Sian Ka’an (which means “origin of the sky”), now a UNESCO World Heritage Site comprising waterways, dunebacked coastline, and forest. Today, seafood shacks sit alongside luxurious beach restaurants. “At beach clubs, it’s not unheard of to drop a thousand dollars,” says Waller. “But drive a little further and you can order tacos and a beer on the sand for far less.”
Bacalar, an unhurried town south of Tulum, “is an exciting new location that is just starting to grow,” says Waller. The destination’s lagoon has earned it the nickname the Maldives of Mexico. This 26-mile-long (42 km) lake is known locally as the Laguna de los Siete Colores—the “lake of seven colors.” Its warm shallows reflect the sandy bottom and azure sky, showcasing every blue hue from sapphire to turquoise. The lake is free from currents, making activities such as swimming and paddleboarding a breeze. A stark contrast comes in the form of Bacalar’s deep sinkholes, including Cenote Esmeralda, a circular emerald pool encircled by wild forest. Between Cancún and Tulum sits upscale destination Playa del Carmen. The city boasts pedestrian-friendly streets and Michelinstarred dining. Restaurant Cocina de Autor, for instance, serves delicious indigenous flavors: spider crab, preserved tuna, and huitlacoche—the “Mexican truffle”—a fungi with an earthy umami tang. The nearby beach town of Akumal is like Playa del Carmen’s little sister: smaller, quieter, and more elegant. Just inland, Spanishera towns include Mérida, the cultural capital of the Yucatán Peninsula, and Valladolid, nicknamed Pueblo Mágico—“the Magical Town”—due to its historical charm.
In the 1970s, Cancún’s curvaceous sliver of beach was a haul-out zone for fishing boats. In place of an asphalt road, there was a coconut plantation. “Now Cancún is the name everybody knows,” says Waller. The Zona Hotelera is the go-to for beach days, gourmet dining, and nightlife. It also hosts the Museo Maya de Cancún, one of the peninsula’s key collections of Mayan artifacts. Much was found in the El Rey Archaeological Zone, an abandoned city a 20-minute drive from downtown. At Playa de Cancún’s northern edge, Puerto Cancún has become an upscale residential area with a golf course, malls, and a marina. The original Cancún vibe survives a short boat ride away on the National Park island of Isla Contoy.
On the flipside, the Mexican Caribbean can provide one big adrenaline rush. “The entire Yucatán Peninsula is a Swiss cheese F
“At beach clubs, it’s not unheard of to drop a thousand dollars, but drive a little further and you can order tacos and a beer on the sand for far less.”
of underground rivers known as cenotes,” continues Waller. These freshwater sinkholes feed pools, which can be snorkeled, kayaked, or dived into. On the coastline, the Mesoamerican Reef—the largest barrier reef in the Western Hemisphere—stretches nearly 700 miles (1,127 km) from Mexico to shelter sea turtles and whale sharks.
And after all that adventure, it’s time for cocktail hour. On the Mexican Caribbean, margarita is the drink del día. The combination of tequila, triple sec, and lime juice hails from Mexico, but its true origin is hazy. Some say the cocktail was invented in Acapulco in 1948 by Texan socialite Margaret Sames. Cocktail historian David Wondrich thinks otherwise. He surmised that the cocktail is a likely evolution of the once popular “daisy” (margarita is Spanish for daisy), where the brandy ingredient is swapped for tequila. Whatever the story, the quality of tequila is key. The best margaritas benefit from a pure blanco spirit made from 100 percent agave azul, the succulent species grown in Mexico’s Jalisco region.
The local property stock ranges from modern beachfront villas to rural palaces. In Playa del Carmen, Christie’s International Real Estate Mexico Luxury Properties is marketing Costa Residences for $5,775,000. These six-bedroom properties share a concierge, pool, co-working space, beach club, and 24-hour security. Playa del Carmen is also “becoming a destination for luxury hotels and branded residences” from the likes of Rosewood and Banyan Tree, says Waller, whose team has access to each new property project.
In Tulum, Casa Arka, priced at $5,200,000, is a nine-bedroom architectural masterpiece encircled by Zen gardens and waterfalls. A rooftop infinity-edge pool boasts 360-degree jungle views.
“Prices and property taxes are much lower than in destinations like Florida or Spain,” says Waller. Best of all, the daily temperature seldom dips below 85 degrees Fahrenheit (29°C). “When clients watch our videos, they see us yachting,” smiles Waller. For his agents along the coast, the Caribbean sells itself. •

THE SECRET
ESTATE
A playground in the sun for adults awaits behind the gates of this unique residence on the Yucatán Peninsula, Mexico
Words GELA PERTUSINI
A FEW MILES from Mexico’s Mayan Riviera, one of the country’s most visited destinations, Rancho Paraiso is hidden from everyone but those in the know. Surrounded by lush tropical forest and approached by narrow lanes, the property sprawls across 12 acres (4.9 ha), a patchwork of nine lots that the owner bought as they became available and merged to ensure complete privacy. “You would have no idea it was there,” says Jason Waller, CEO of Christie’s International Real Estate Mexico Luxury Properties.
But, for those lucky enough to visit the residence—and to be provided with the GPS coordinates to find it—Rancho Paraiso offers an extraordinary variety of superb high-end facilities, a jungle-fringed, invitation-only pleasure palace built to the American owner’s unique specifications.
“The owner sat down with the architects and was involved in every detail,” says Waller. And while this no doubt means he was poring over windows and debating bedroom sizes, what becomes increasingly obvious is that he was having fun. A lot of fun. Rancho Paraiso is, above everything else, a place to enjoy yourself—and, if that’s theoretically true of many vacation homes, ask yourself: how many have their own speakeasy?
Approached by a nondescript door in the garage block—the type that looks as if it might lead to a plant room—there is a full-sized model of a rearing velociraptor in the hall behind it. Edge past that to a staircase and descend to a natural limestone cave that takes you beneath the main living area of the estate, through to a secret door that leads into an old-school British telephone booth and out into a bourbon bar, casino, and vast, glass-enclosed wine cellar.
Above ground, the estate’s luxurious accommodation is scattered throughout a series of buildings, which are dominated by a gigantic swimming pool with an underwater sound system, fed by water from one of the local cenotes (an underground freshwater pool) that are common on the Yucatán Peninsula. Almost as large is a vast palm-thatched bar area ( palapa), which could seat the inhabitants of a small resort.
Such is its grand scale, at times it is difficult to remember that this is a private residence, and Waller believes that it may sell to

someone wishing to repurpose the estate as a boutique hotel. It currently boasts, after all, 16 sumptuous bedrooms, a catering kitchen (complete with full-time chef), a gym that is bigger and better equipped than many commercial fitness centers, a home theater, a beauty parlor, a spa, and even a tattoo studio. The gardens have been thoughtfully landscaped and include a purpose-built waterfall and meditation area, “perfect for wedding ceremonies,” says Waller. The owner has future-proofed the property with solar power, generators, and fiber-optic networks, as well as kitting it out with security measures such as a ring fence,
a central system that can lock down the different buildings in seconds, and full-time guards.
At times, it sounds as if the owner has used such an abundance of imagination to create Rancho Paraiso that the buyer will be left with little to do but sit back, relax, and enjoy it. But for those who want to match his ambition, the property still has half its grounds covered in jungle, which could add up to a whole lot more fun. •

Denim has evolved from functional fabric to high-fashion must-have and has captured the zeitgeist of countless generations. We celebrate its enduring appeal
The dawn of denim
Words GRAHAM MARSH

Cowboy Carter
Inspired by her 2024 song Levii’s Jeans, Beyoncé recreated the 1985 Levi’s® “Laundrette” TV commercial.

Wartime workforce
Women work on a bomber at the Douglas Aircraft Company, Long Beach, California, in October 1942.

You’re on to a rare thing when a humble fabric is considered as influential and coveted as denim—it’s the single most iconic material of the 20th century. From presidents to hipsters, almost everyone has worn clothing made from standard-issue denim.
The United States is responsible for the rise of many great modern art forms, from jazz to movies— and another that is almost as groundbreaking is a pair of Levi’s® 501 blue jeans. Endlessly copied by a host of imitators, the denim jeans by which all others are judged are still Levi’s®, although fans of Wrangler or Lee might disagree.
Levi Strauss, an immigrant tailor from Bavaria in Germany, put his considerable talents to work making canvas wagon covers for the Gold Rush miners. As a sideline, Strauss created the classic 501 red-tag jean with distinctive yellow stitching in 1874—later, copper rivets were added to the garment by Strauss’s business associate, Jacob Davis, to give them extra strength. The type-one denim jacket, overalls, and dungarees followed. All were immediately snapped up and worn by hardworking cowboys, miners, railroad workers, and farmers.
Denim lifted above these simple utilitarian roots and started to become fashionable in the 1930s, all thanks to Hollywood, when the on-screen myth of the Wild West was embodied by movie tough guys such as John Wayne, Henry Fonda, James Stewart, and Gary Cooper. Jeans were available in only one length at the time, so America’s real cowboys would turn up the hems and use the cuffs as handy pockets for their tobacco or cigarettes while they were out working on horseback. These turn-ups still look effortlessly cool today. F
All-ages appeal
Boys in denim dungarees play in Weslaco, Texas, in January 1942 (below). (Opposite, clockwise from top left) Marilyn Monroe; men and women of the Quarter Circle U Ranch at the Crow Fair, Montana, in August 1941; Brooke Shields in the 1980 Calvin Klein commercial; Brad Pitt in Thelma & Louise, 1991.
Spurred on by the popularity of Western movies, dude ranches, mostly in Reno, Nevada, became the fashionable places for city folk to be seen. Styleconscious women spent time there dressed in typical cowboy attire—straight-leg denim jeans turned up once at the hem, Cuban-heeled boots, plaid shirts, and silk neckerchiefs, all topped with a wide-brimmed hat. Vogue magazine endorsed the look in May 1935. By 1938, Levi’s® had cut its denim for a woman’s curves, designed with roomy hips and tapering legs, but with all the usual rivets in place. For the first time, denim had become leisurewear. Its appeal strengthened further thanks to the 1939 movie version of Clare Boothe Luce’s satire The Women, in which a galaxy of Hollywood stars portrayed Manhattan socialites vacationing at a ranch in Nevada to take advantage of the state’s quick divorce laws. A-listers Norma Shearer, Rosalind Russell, and Joan Fontaine show off their jeans as sharp separates, every bit as appropriate to their class, style, and sensibilities as a gown at the opera.
The Second World War jolted the U.S. out of its increasingly playful relationship with denim, and the fabric returned to its primary function as workwear. Artist Norman Rockwell depicted Rosie the Riveter for a cover of The Saturday Evening Post in May 1943. Rosie, with her denim overalls turned up at the cuffs, red socks, and loafers represented the women workers when the men were away at war. F

En vogue
Raw denim skirts by Tom Ford and Balmain featured in Vogue magazine in 2020, demonstrating the fabric’s high-end appeal.
American men were posted all over the world, from Tokyo to London and Berlin, and their jeans went with them. American G.I.s had created a global market for jeans, making them instant objects of desire.
Inspired by denim’s appeal to women, American designer Claire McCardell set to work manipulating the fabric into more feminine creations. In 1942 she made a garment she called a “pop-over” dress, which consequently sold in the hundreds of thousands in various forms over the next 16 years. Throughout the 1950s, she pioneered the use of denim cloth and helped invent what we now call American sportswear.
Women’s jeans would not become a major trend until the late 1960s, but the return of the male workforce after the war meant a revitalized market for denim. One of the marketing campaigns was aimed at teenagers under the slogan Right for School, but elicited a mixed response, with some folk thinking denim in schools would contribute to juvenile delinquency. Hollywood cashed in on this idea with its denim-clad rebel movies of the era. The Wild One (1953) starring Marlon Brando and Rebel Without a Cause (1955) with James Dean did nothing to allay the fears of the older generation, but electrified American youth by depicting the sensual, form-fitting quality of these working-class garments. The parents hated them, which added to the appeal.
More recently, Beyoncé has reinforced Levi’s® cool credentials for a whole new generation with an ad campaign for the brand. Drawing inspiration from Beyoncé’s innovative approach to art, culture, and storytelling, the campaign reimagines classic Levi’s® looks and films. In a series of chapters, the new campaign reinterprets several of the Levi’s® brand’s most iconic advertisements, bringing them into the modern era. The first film—inspired by “Launderette,” the 1985 ad that famously reignited I Heard It Through the Grapevine on the Billboard charts—places Beyoncé center stage and celebrates the Levi’s® brand’s heritage as a canvas for selfexpression, worn by changemakers and icons alike.
The value of such items increases with time: the jeans worn by James Dean in Giant (1956) sold at auction for $35,850. The mid-century’s most beautiful stars, including Sophia Loren, Elizabeth Taylor, Audrey Hepburn, Grace Kelly, and Marilyn Monroe, cut their look in blue jeans. Monroe’s JCPenney jeans from River of No Return (1954)— labeled “Helen Thurston” (her stunt double) but possibly worn by Monroe as they were found among her possessions after her death—sold for $52,000.
In 2022, a fringed denim outfit worn by pioneering hip-hop DJ Kool Herc in the 1984 movie Beat Street sold at auction at Christie’s New York for $15,120.
The highest auction price for Levi’s® denim jeans is still $412,750, for a pair belonging to Nirvana’s F

Kurt Cobain. He’d been last publicly seen wearing them in February 1994 during the In Utero tour, recognizable by their holes, tears, and repair patches, the hems customized with floral fabric and the label torn off. A multicolored tie-dye jacket worn by John Sebastian of The Lovin’ Spoonful at Woodstock festival in 1969 sold for $65,000.
The mid ’60s were the time of the youth revolution. Music festivals were a sea of denim individualized with patches and tie-dye, and the shape of jeans changed to a modest flared leg.
As Levi’s® sales soared in the 1960s, denim became a badge that stood for social ethics and group identity—an anti-fashion fashion. And while the international ready-to-wear market remained transfixed by Paris couture, the mood was rapidly changing; the golden age in fashion for denim was about to begin. In the hands of designers, through the ’70s and up to the present day, denim has moved beyond its humble roots, emerging as a medium for extraordinary artistic expressions. In 1971, the fabric was officially deemed respectable when the Coty American Fashion Critics’ Award for international fashion influence was awarded to Levi Strauss.
Yves Saint Laurent was quoted as saying he wished he had invented blue jeans and started using denim in 1969, impressed by the cloth’s ability to hold structure while promising softness. Calvin Klein launched his denim jeans in 1978, followed two
years later with a provocative advertising campaign featuring teenage model and actress Brooke Shields. In the ’80s, Azzedine Alaïa sculpted denim into fabulously sexy jackets, dresses, and jeans embellished with zippers.
Jean Paul Gaultier has included denim in his haute couture collections. He created ballgowns shredded to look like feathers and patchwork denim for his Tattoo ready-to-wear collection in 1994.
Vivienne Westwood’s summer 1991 collection entitled Cut, Slash & Pull featured pieces that were texturized by cutting, slashing, and shredding the denim. That same year Gianni Versace launched his dynamic Jeans Couture line. Later, Tom Ford for Gucci sent a pair of embellished jeans down the runway, and Alexander McQueen’s denim “bumsters” caused controversy with their ultra-low waistline. The old-school haute couture houses of Balenciaga, Schiaparelli, and Valentino have also fully embraced the allure of denim in ever imaginative ways, showcasing the fabric’s versatility beyond casualwear. Or perhaps it’s now in reverse—the casualization of couture seems to be the way forward and the unabated love affair with denim continues not only as a fashion staple, but as investment-worthy art. • Graham Marsh is an art director, illustrator, and author. WHERE THE WILD THINGS ARE

A journey deep into the tropical rainforest and adventures under the sea make Costa Rica the perfect destination for reconnecting with nature
Words JULIA ZALTZMAN
Welcome to the jungle
A jaguar in its natural habitat (right); the dining area of Origins Lodge’s treehouse villa soaks up views of the landscape (below).
Reaching for my daughter’s hand, I held my breath. Cloaked in thick darkness save for the gentle glow from our torch, our ears were finely tuned to the unidentified rustling that was coming from our right.
We’d been told to expect all manner of wildlife on our first night walk through the Costa Rican rainforest—three-toed sloths, spectacled owls, yellow blunt-headed tree snakes, and, if we were really lucky, a Baird’s tapir crossing our path. We were hopeful of spotting as much as possible, a game of tropical bingo if you will. Yet my wildly overactive imagination quickly took a dramatic turn and convinced me we were standing next to a jaguar.
Puerto Jiménez, where our hotel was located, is a critical habitat for jaguars—the largest cat species in the Americas—and conservation efforts are focused on protecting their population and the rainforest they inhabit. As encouraging as that is, they are apex predators, and I didn’t fancy our chances if it came to a rumble in the jungle. Unrestrained by irrational fear, my daughter shone her light to reveal a wideeyed furry face with short ears. “It’s a kinkajou!” she correctly whispered with excitement (not a jaguar— we should be so lucky), as it shot off into the undergrowth emitting a series of barks and coughs.
It was exactly the sort of encounter I had hoped our family would experience in my attempt to rewild the kids. And Costa Rica, with its expanse of pristine jungle teeming with life and edged by secluded beaches, is the ideal place to do it. For the adventure seekers, first-mover yachties, and conscientious luxury travelers (many Silicon Valley executives and Hollywood environmentalists retreat here), Costa Rica is 2025’s definitive family destination for those seeking transformation beyond mere leisure.
“We work with the best conservation projects across Costa Rica, turning them into incredible F

guest experiences that benefit the organizations with generous donations,” says Gemma Cope of Origen Escapes, whose adventure-led itineraries take in protected wildlife excursions, bringing an immersive and educational angle to the experience.
That includes turtle tagging and reforestation in the Osa Conservation, a biodiverse private reserve made up of virgin prime rainforest and situated between the Corcovado National Park and Puerto Jiménez. It’s linked by corridors to the Osa Peninsula and the Piedras Blancas National Park, which allow free movement of animals. This is where we embarked on our second rainforest hike, ascending 160 feet (49 m) up statuesque fruit trees by rope to place camera traps in the canopies to monitor the behavior of endangered Geoffroy’s spider monkeys.
That afternoon, we rested our weary arms at Matapalo, a tranquil sandy enclave of wild, raw beach where we ticked “tapir” off our bingo card. Then it was onwards to Manzu Lodge, where the longest
zipline in the area provides a thrilling bird’s-eye view of scarlet macaws, chestnut-mandibled toucans, and white-faced capuchin monkeys. I glimpsed Herradura Bay and the Gulf of Nicoya through the treetops, before testing my skills at waterfall rappelling (which is not for the faint hearted).
Famed for its pura vida lifestyle—meaning pure life—Costa Rica is the go-to for sustainable travel with soul-enriching experiences. It’s caused a raft of forest-tucked villas to pop up across the country, including Lamangata Luxury Surf Resort, which opened last year and combines the world-class surf breaks of Dominical beach with cloud-kissing suites located 1,200 feet (366 m) above sea level.
Surfing has become a destination sport in the country, particularly in the Guanacaste region favored by the likes of Leonardo DiCaprio, where Tamarindo’s coastline consistently generates 10-foot (3 m) waves. To avoid the crowds, we headed to the secluded, black-sand shores of Pan Dulce, which F

is well suited to longboarders and those seeking relaxed, dreamy rides. The natural tidal pools are also worth a dip, while mangrove kayaking at high tide in neighboring Rio Esquinas is a highlight.
It’s positioned within the Golfo Dulce, a fjord-like embayment where, from July to mid-October, sightings of southern humpback whales run high as they migrate from Patagonia to Antarctica. “They come to give birth in the bay, so it’s common to see lots of mamas with their babies,” says Cope.
The Golfo Dulce is one of three main yacht anchorages (along with Santa Teresa and Papagayo), where the likes of the 88-metre (289 ft) Feadship Zen and Lürssen Avantage, and Bernard Arnault’s 101-metre (331 ft) yacht Symphony, have cruised in the past year. Origen Escapes’ itineraries often take in nearby Cocos Island, a diving mecca where, during breeding season in July, guests tag juvenile hammerhead sharks, which remain in the bay for two years before heading out into open ocean.
Our trip culminated in the volcanic Bijagua area— the so-called Land of Fire, and a sloth haven—where, from Origins Lodge’s treehouse villa, breathtaking views stretch as far as Nicaragua. Come sunset, attention turns to Nekajui, the newest Ritz-Carlton Reserve, where floor-to-ceiling windows frame incredible ocean vistas.
As screens glow and notifications ping relentlessly in households worldwide, parents are increasingly viewing family travel as vital to stimulate young minds. Costa Rica’s untouched wilderness, brimming with purpose, is just the ticket. •

Island retreat
Our seasonal recommendation of the best new hotel to add to your summer travel wish list
VOAARA, THE FIRST and only retreat on Madagascar’s exclusive Sainte-Marie island, offers a quiet, considered escape in one of the world’s most pristine natural settings. A place where the humpback whale migration unfolds just offshore from June to October, the resort sits in harmony with its surroundings— lush greenery to one side, crystalline waters to the other.
Its name—drawn from the Malagasy words voarara (sacred) and voara (nature, or fruit)—captures the spirit of the land. With just eight bungalows and a striking three-bedroom villa, Voaara embodies relaxed luxury: a rare blend of refined simplicity, natural beauty, and genuine ease. Co-founded by Philippe Kjellgren, the entrepreneur behind PK’s List and Kiwi Collection, the resort draws on global inspiration while honoring local character—reclaimed wood, organic textures, and a neutral, sun-washed palette shape the rustic elegance of its spaces.
Dining is equally thoughtful. Guests can choose from a range of settings— beachfront tables at Le Grill, under the thatched roof of La Plage, or the whimsical Bird’s Nest, with its panoramic views and telescope for stargazing. Menus, crafted by executive chef Aleixandre Sarrion and Malagasy sous-chef Jean Notia Vincent, celebrate local ingredients through Mediterranean and Asian flavors.
Beyond, Voaara offers tranquil beachfront spa huts, an outdoor theater, and activities from watersports to island exploration. Ideally placed for multi-stop journeys, it pairs beautifully with adventures in Réunion, Kenyan safaris, or Madagascar’s interior—and is an elegant new address for the barefoot wanderer. voaara.com

Head of Wine and Spirits, Europe Vega Sicilia, Valbuena 3º Año 1983, six bottles
Valbuena 3º Año was produced at Spain’s most prestigious wine estate, Bodegas Vega Sicilia in Ribera del Duero, up until 1988. Unlike Valbuena 5º Año, which is aged for five years before release, Valbuena 3º Año is aged for three, but they’re both becoming increasingly rare and highly sought after.
The Vega Sicilia Valbuena wines might be considered as playing second fiddle to the great Vega Sicilia Unico, but what a fiddle they play! They’re multifaceted and have great aging potential—this bottle is likely to be only just starting to exhibit the full range of its complexity.

Domaine de la Romanée-Conti, Assortment Case 2000, 12 bottles
From arguably the world’s most famous wine producer, and unequivocally the finest Burgundy domaine, comes this assortment of 12 bottles. It features highly sought-after and exceedingly rare Grand Cru Burgundies from the hallowed vineyards of Romanée-Conti and La Tâche; both vineyards are owned entirely by the domaine, a setup known as a monopole. The assortment case also includes Richebourg, Romanée-SaintVivant, Grands Echézeaux, and Echézeaux.
This delectable dozen, all from the 2000 vintage, are just beginning to reveal their extraordinary complexity—a result of the bottle-aging that Domaine de la RomanéeConti is so famous for. They made a fine addition to an aficionado’s cellar.

Dramatic pours
INSPIRED BY THE majesty of volcanic landscapes, the Caldera decanter from Lalique is a testament to the artistry of French crystal craftsmanship. Each piece evokes the timeless beauty of a grand terrestrial formation, its circular silhouette and intricate cracked pattern reflecting the perpetual renewal of the Earth. Handcrafted in France, the decanter’s delicate balance of shadow and light is achieved by the use of repolished satin crystal, a signature of Lalique’s heritage. The Caldera is more than just a wine decanter—it’s an artistic celebration of nature’s raw power and endless elegance. lalique.com
A life untamed
Far from trying to dominate the landscape, today’s architects are working in partnership with the natural world to reflect and enhance its beauty

Words GELA PERTUSINI

Humans have an innate tendency to romanticize our interactions with nature but, throughout history, the relationship has been complex, often even veering towards reckless exploitation. While we like to think of the past as a time when we, as a species, were more in touch with the natural world, the truth is that nature’s power and apparently random fury has often made us turn away from it.
In fact, so terrifying were some natural panoramas that, until quite recently, they were avoided altogether. Until the late 18th century, for example, Europeans built their homes facing away from the sea—who wanted a view that was so full of danger, a graveyard for many living in
coastal communities? Likewise, woodland that could not be felled provided a dark unknown, the backdrop of much folklore about the evil contained within. Even landscapes that we would now consider conventionally beautiful and that have inspired fine art had their detractors. The great 18th-century writer Samuel Johnson described the Scottish Highlands, now acknowledged as one of the United Kingdom’s most glorious natural environments, thus:
“They exhibit very little variety, being almost wholly covered with dark heath, and even that seems to be checked in its growth. What is not heath is nakedness, a little diversified by now and then a stream rushing down the steep. An eye accustomed to flowery pastures and

waving harvests, is astonished and repelled by this wide extent of hopeless sterility. The appearance is that of matter incapable of form or usefulness, dismissed by Nature from her care, and disinherited of her favors, left in its original elemental state, or quickened only with one sullen power of useless vegetation.”
The European attitude—which spread to the New World—was that nature, if it were not to be dominated and exploited, should at least be controlled. Wherever possible, land must be made useful through agriculture or forestry. For those with wealth, nature could always be improved upon. France was famous for its rigidly formal gardens and exported its designs and influence across Europe so that, for much of the early modern period, anyone aspiring to taste had a completely symmetrical layout of precisely clipped and placed planting.
This inflexible view of a desirable landscape gave way, in the United Kingdom, to designers such as Lancelot “Capability” Brown and Humphry Repton. They wrangled with the landscape they were given to construct new lakes, hills, and politely contained woods, creating a more harmonious—if equally synthetic—version of nature. Repton’s first rule of design was that a garden “must display the natural beauties and hide the defects of every situation.” Nature itself was never deemed be perfect on its own terms.
Above all, gardens were a backdrop to the main event: the house. A house with its own land ought to be the focus of it; a house with a landscape should stand proud from it, as if to imply that its owner was king of all he surveyed. But has the 21st century ushered in a new aesthetic that allows nature to be more, well, natural? Is the F

ultimate status symbol not how subservient natural surroundings are to a home, but how integrated a home is to its environment? After all, one of the most talked-about English country homes in recent years is not grand Chatsworth or royal Highgrove, but Knepp in West Sussex, which has given over the majority of its 3,500 acres (1,416 ha) to rewilding.
What started as a faintly hippie concept—that we should do as little harm to the natural world as possible—has grown over the past few decades in line with the rise of environmentalism and a fear that humans have caused irreparable damage to the planet. Hard standing and concrete have given way to wood cladding and natural stone. The use of glass has made homes more transparent and less bulky in the landscape. Boiler systems are out; non-fossilfuel alternatives are in; there is gray-water recycling; owners boast about their advanced, NASA-developed insulation systems. Where once swimming in anything but chlorinated water was deemed horrifying, wild swimming is all the rage, and there is nothing more enviable than your own backyard swimming pond.
But the most striking change is the lack of formality around the homes. Rather than building a wall marking a boundary and containing a man-made landscape, architects are now working with landscapers to create a seamless flow from the natural realm to the building itself. Planting may be more purposeful, but it will still mimic the forest or pastures around it. If trees need to be removed to make way for constructions, new ones will be planted.
“There’s definitely a trend to make the house fit into the environment,” says Sean Averill of PureWest Christie’s International Real Estate in Montana. “We’re seeing developments spread out much more; they want their own space. The big, multigenerational houses that were built 10 years ago, people don’t want them any more.”
He is currently marketing a perfect example of this: a four-bedroom, luxury cabin in the forest, close to the town of Whitefish. Partly F

built on stilts to accommodate the plot’s slope, the striking geometry of the property is offset by its lightness, and the fact that it is surrounded by pines that soar up far above it. Its scale and its lack of pretension—the residence is clad inside and out with wood rather than showier, imported materials—mean that the building packs a punch without overwhelming its surroundings.
“A lot of higher-end developments are requiring that materials are natural,” says Averill. “It’s more expensive, but it’s what that clientele wants. A lot of the nicer developments want to preserve the land around them.”
In Florida, there is a similar trend towards blending the convenience of everyday life with nature. “We have a lot of state parks here, which movements like New Urbanism [which develops planned communities] connect to,” says Jacob Watkins of Christie’s International Real Estate Emerald Coast. “It means people within these communities are close to nature and enjoy the way it has been preserved.”
Is this another manifestation of stealth wealth? Are buyers accessorizing their lives with relatively humble homes that sit well in nature and are high quality without screaming extravagance? A smaller home with a connection to nature sends a certain message.
A case in point is the property being marketed by R365 Christie’s International Real Estate on the outskirts of Utrecht in the Netherlands. Set in 27 acres (11 ha), the house has been built on a private lake. Set low—mirroring the famously flat landscape—and with two of its sides completely made of glass, it appears to float on the water. Surrounded by a weathered deck, it resembles a
luxurious boathouse. Its windows make the most of the scenery around it and, leaving the focus on the view’s seasonal changes, the interiors are simple, almost minimalist.
The idea of watching nature from the comfort of your own home, as if it were a giant bird hide, is a tempting one. At Playa Grande in Costa Rica—a country that has become synonymous with all things eco—the vegetation around one of the houses being sold by Christie’s International Real Estate Costa Rica within the Las Ventanas gated community has all but worked its way into the building. Trees and palms appear almost to grow through the house, and nibble at the sides of its balconies, decks, and pool. Not only do the owners get spectacular outlooks onto the forest, but the trees also guarantee absolute privacy.
Evridiki Palaiologou of Ploumis Sotiropoulos Real Estate Christie’s International Real Estate in Athens accepts that properties that blend into their surroundings are rare in Greece. However, she is selling a villa on Mount Pelion on the eastern mainland that has been built around a natural waterfall. With its farmhouse-style main house and rustic gardens, the waterfall gives the property a sense of timelessness that belies the fact the estate was built only 25 years ago. “Houses like this are quite unusual here,” she says. “Perhaps that will change.”
Maybe it will. It would be wonderful to imagine a world in which our most beautiful homes are in conversation with their settings rather than shouting them down. •

From its enviable location on the powdery sands of Inlet Beach, Florida, this majestic oceanfront home epitomizes the charm of the state’s “Hamptons of the South”
Words GELA PERTUSINI
IMAGINE BEING ABLE to experience a beachfront lifestyle comparable to that in the Bahamas combined with all the comforts and amenities of modern American homes. This is partly what has made the Emerald Coast so enticing. It’s Florida, but not as most of us know it: the Emerald Coast stretches for about 100 miles (161 km) along the Gulf of Mexico in the northwestern corner of the state, far closer to Mobile, Alabama, than to Miami or the theme parks of Orlando.
Dubbed the Hamptons of the South, it has become a siren destination for vacation-homers from cities across the southeastern states. “The Emerald Coast has the best beaches in the United States,” says Jacob Watkins of Christies International Real F

Coastal perfection

Estate Emerald Coast. “Sugar-white sand, turquoise water, it’s really similar to the Caribbean.”
On one of the most desirable stretches of the coast, Inlet Beach, Watkins is selling a stunning sixbedroom, seven-bath home with its own slice of private beach. Built in 2020, it has—thanks to its thoughtful design—the feel of a much more established property, architect Geoff Chick having cleverly integrated older reclaimed elements. The cobbles for the driveway came from historic Charleston, South Carolina; the ceiling beams in the open-plan living area were brought down from a building in Ohio. Elsewhere, the reception hall and large staircase have been covered in sumptuous dark paneling, which adds tradition and grandeur in a space that was already stately. The exterior of the house is clad in thousands of cedar shingles in the Nantucket style, giving this 6,200-square-foot (576 sq m) property a sumptuous New England feel. If all this sounds a little formal, the owners have gone to some lengths to make the house an inviting home for all its residents. Aside from hand-painted
accessories and silk wall coverings, they have incorporated a vast basement games room with a collection of arcade games that would delight any teenagers in the family. There is also a dedicated dog room, a shallow shelf has been incorporated into the infinity-edge pool to allow canines to cool off, and there’s a doggy-height tap in the pantry. “It’s an exquisite house in terms of quality and location,” says Watkins. “But it still has a lot of functionality.”
What entices most, however, is that seascape dominating the residence, a long strip of white sand and superbly blue water, breathtaking and unimpeded. And even better, although the beach is visible from the reception rooms, the pool, and the balconies of the main bedrooms, the house has two views—as, to the rear, lies a dune lake. It’s a rare freshwater feature that creates a unique ecosystem, and, in this case, means no one need feel left out. •

Hollywood star
A California dream property, this majestic Los Angeles home is designed for taking in the full, awe-inspiring magic of Tinseltown
Words GELA PERTUSINI
IT’S A PANORAMA any cinematographer would consider fit for the movies. Set high in the Hollywood Hills, there is a vertiginous drop from the 115-foot (35 m) infinity-edge pool… and then a view that stretches over the hubbub of downtown L.A. and out to the Pacific. This five-bedroom house was designed by Woods + Dangaran using fine Turkish travertine stone. But, however sumptuous the interiors, little can compete with that mesmerizing vista. “It’s a unique position,” says Aaron Kirman of Christie’s International Real Estate Southern California. “You really are king of the city.” $63,000,000, Christie’s International Real Estate Southern California, christiesresocal.com, Aaron Kirman, aaron@aaronkirman.com, +1 310 994 9512
