Here We Grow Again

Richmond’s West End Continues Expansion into Goochland by Zach Brown

G

oochland County continues its upward growth and outward expansion, as two new residential communities have made plans to add hundreds of homes in the area. Mosaic at West Creek, developed by HHHunt Communities, will settle near Tuckahoe Creek Parkway. A second community – a joint effort between Eagle Construction of Virginia, Readers Branch Partners LLC and Hockett Road Partners LLC – will take root close to State Route 288. Once completed, the combined developments are expected to add more than 800 new homes to the area, as the businesses and attractions of Short Pump continue their westward expansion. Nestled between Hockett Road and State Route 288, the Readers Branch community project will sit on three parcels and over 150 acres just south of Broad Street Road. The community will feature 308 detached single-family homes, along with trails and parks scattered throughout. Scott Gaeser, the principal broker for Eagle Construction of Virginia, has

previously made comparisons between the new community and Eagle’s Parkside Village, where homes range from 2,000 to nearly 3,000 square feet. Though it is too early to give exact sizing or pricing for what will likely be two- and three-bedroom offerings (with an equivalent number of bathrooms), Eagle has estimated the cost from Mosaic at West Creek Home Concepts $350,000 to $400,000. The Readers Branch project found its feet in April of this year with the purchase of the Hockett Road parcel. Currently, Eagle Construction representatives are moving the community plans through regulation channels and will go before the Goochland Planning Commission in October. As of August, Eagle Construction representatives were unavailable for comment on a full timeline for the project. However, with successful compliance under the planning commission’s ruling, construction could begin as early as 2019. Just east of the Readers Branch community, between Broad Branch Drive and Tuckahoe Creek Parkway, the Mosaic at West End community will encompass the nearby Capital One campus. The project was originally proposed in 2017 and received its green light in March of this year. With construction to begin in the first quarter of 2019, the community will serve as the county’s largest residential neighborhood, with 520 homes sitting on over 200 acres. Unlike the Readers Branch project, however, the Mosiac at West End community will be age-restricted for 55-plus residents. Kim Kacani, president of HHHunt Communities, says that the location and age restriction are a result of demand. “Market research indicates there is a significant demand for communities serving the [age] 55-plus buyer,” she says. “The West Creek location is ideally suited for such a community with its proximity to Short Pump and Centerville.” Both of these areas continue to serve as beacons growth through central Virginia as they attract developers and invite commerce. The community will also feature residential amenities such as a pool, fitness center and a clubhouse for homeowners. This comes on the back of HHHunt’s vision to “provide a worldclass destination for those 55 years or [older] who seek the comfort and convenience of lowmaintenance homes,” as Kacani emphasis. Community plans call for 341 single-family homes, ranging in price from $350,000 to $500,000. Additionally, there will also be 179 townhomes, with prices from $280,000 to $350,000. Phase one of the project, which will include 49 completed homes of the projected 520, will be available in 2020. The area west of Short Pump shows no sign of slowing down with the recent addition of Wegman’s supermarket and the surrounding shopping center. Add to that the Readers Branch and the Mosaic at West Creek Communities, Goochland County will allow for continued economic growth and business expansion in the already booming area. “This community will be our first in Goochland,” Kacani says. “And we look forward to being an engaged community partner.”

Editor’s Note: September is, perhaps, the best time of the year to get out and enjoy the beauty of Goochland. With so many newcomers to the county, we thought it might be helpful to acquaint you (or reacquaint you) with Tucker Park. The following article was written by Charles Peple of Grayhaven Winery (GrayhavenWinery.com) and first appeared in the Goochland Shopper in April of 2016.

s we look at the history associated with Goochland County’s Tucker Park at Maidens, located along Route 522, it is not hard to see its place in the history of river commerce, which can be traced back several thousands years. The land on which the park sits has been farmed for many years. In early spring, the fields were plowed and after the first good rain one could find arrow points and fragments of pottery left by several groups of Native Americans who hunted and camped there as early as 4.000 years ago. The fact that some of the arrow points, which have been discovered here, were made of materials naturally found hundreds of miles to the west, shows that the river would have been the main highway for travel and would have provided an opportunity for trade with native groups up and down the James. As time went on, the need for this highway would only have increased as the population moved to the west. Farm goods as well as other necessary products needed to be moved downriver to both local and world markets. It was not only the need to serve markets down river but also potential markets beyond the mountains that encouraged the development of a canal. In an attempt to meet these demands, the canal as well as a dam and canal lock, was constructed just downriver from Tucker Park This required a towpath, which would be used to pull the boats up the canal. This towpath runs the entire length of the park in its original path and is one of the most important historic relics remaining of the canal system. The path is open to the public, allowing us to see, walk and enjoy this piece of history. As everyone knows, the canal never was completed as the railroads quickly became the most cost effective means to transport both people and goods. The success of the railroads in moving material and troops during he Civil War proved this. And it wasn’t long before the railroad began replacing the canal. That railroad line now runs the length of the park’s northern boundary. With all the traffic moving up and down the canal, the river and along the railroad, it’s not difficult to understand how popular a hotel would have been at this location. While we don’t know much of this long lost structure, but we do have an early photo of the hotel with a sign advertising “big rooms for rent.” Today, as we zip along at speeds unimaginable in those horse drawn days of old, it may be hard for us to grasp the concept of a trip to Richmond that could take several days. A hotel surely would have been a welcome sight for those traveling the river, the railroad and the rough roads, which connected Goochland and its neighbors. A visit to Tucker Park helps to build appreciation for the discomforts that those who traveled before us would have had to endure.

DIRECTIONS

1.) Preheat oven to 350 °F. 2.) Combine brown rice and ½ cup water in a small pot and bring to a boil. Turn heat down to low. Cover and cook until water is absorbed, about 30-40 minutes. Fluff with a fork. Cover and refrigerate until completely cooled. A rice cooker may be used with the same quantity of brown rice and water. 3.) Heat canola oil in a small skillet. Add onions, celery,and garlic. Cook over medium heat for 5 minutes or until tender. Remove from heat. Cover and refrigerate until completely cooled. 4.) In a medium mixing bowl, combine turkey, egg, cranberries, spinach, Worcestershire sauce, salt, peppers, brown rice, and sautéed vegetables. Mix well. Shape into 6 patties. 5.) Line a large baking sheet with parchment paper and lightly coat with nonstick cooking spray. Place patties evenly spaced on baking sheet. 6.) Bake uncovered for 20-25 minutes at 350 °F to an internal temperature of 165 °F or higher for at least 15 seconds (use a food thermometer to check the internal temperature). Do not overcook. Remove from oven and serve on a mini whole-wheat roll. Serve immediately. 7.) Serving suggestion: Serve with onion, lettuce, tomatoes, ketchup, and mustard.
