We Texans know what a great state we live in, but did you know that Texas is officially one of the best states to live in? It’s true! Forbes.com named the Houston, Dallas/Ft. Worth and Austin metro areas in the “top 10 best housing markets,” and these cities made the EPA’s list of U.S. metro cities with the largest number of Energy Star rated buildings. For the second time in three years, Texas was named the “Top State for Business” and now has more Fortune 500 companies than any other state!

That’s not all! The stable housing market plus industries like technology and energy have given Texas the edge over many other states. Forbes ranked four Texas cities in their “top ten fastest recovering cities nationwide” and more Americans are moving to Texas than any other state. The census revealed that four of the ten fastest growing cities are in Texas. Six Texas counties are among the 25 fastest growing and nine Texas counties saw population growths of more than 40%.

In fact, by the year 2020 The Texaplex including Dallas, Houston, Austin and San Antonio will increase by another 13 million residents - that’s the equivalent of another Metro-Plex, Houston, Austin and San Antonio combined.

Six Core Courses Required: 180 hours Principles of Real Estate 1 Principles of Real Estate 2 Law of Agency Law of Contracts Promulgated Contract Forms Real Estate Finance

Pre-September 1, 2012 Requirements and Package Students who apply before September 1, 2012 will be required to complete 210 hours of real estate education to obtain their license. Students who wish to apply college credit, will only need to complete 150 hour of real estate education. Package prices offered are $1055 for 7 Course Program and $789 for the 5 Course Program. Both packages include Exam Prep course and can be upgraded to Power House for $42 more.

Upon completion of your Champions coursework follow the checklist below: • Create profile in TREC’s “My License” system at www.trec.texas.gov • Submit application for an inactive salesperson through TREC’s “My License” system • Pay application fee of $153 • Fax or email all education documents to TREC at 512-936-3863 or education@trec.texas.gov

Take the State Exam Prep Class at Champions School of Real Estate.® Your Key to Passing the State Exam After completing your required courses, we strongly recommend that you complete the State Exam Prep course to ensure you are prepared for the State Exam. This class takes the guess work and stress out of testing and you may repeat the course as many times as you want for a full year! We recommend taking the Prep course at least two times before sitting for the State Exam.

Receive Your Approval Letter from TREC and Take the State Exam at PSI. Once you receive your approval letter and the Candidate Information Brochure (CIB) from TREC, you must schedule to take your exam with PSI Examination Services. Appointments can be made by calling (800) 733-9267 or visiting www.psiexams.com. The cost is $61 payable to PSI. Passing percentage for the Salesperson Exam is 70%.

NOTE: You must pass the State Exam within one year of the application approval. Also, do not forget to download your FAST Print Pass (www.trec.texas.gov/FASTPass) using the nine digit ID number from your award letter and get your fingerprints done. Fingerprinting fee is $44.20.

Congratulations!

Your active salesperson’s license will arrive in the mail to your sponsoring broker’s office once you have submitted your sponsoring broker form to TREC. SAE Requirements: You are required to complete 90 hours of Salesperson’s Annual Education (SAE) within two years of licensing. Education must be submitted to TREC at least 10 days prior to the date of your renewal. You can fax course completion certificates to the TREC education department 512-936-3863 or education@trec.texas.gov.

The course contains the required 20-hours of SAFE Comprehensive material. This course satisfies the current National Mortgage License System (NMLS) educational requirement.

Remember, once you pay the initial fee for the PREP you may retake our PREP as many times as you want at no charge for one year!

The MU4 filing fee is $30. The application fee will vary by license type.

Courses must be completed before submitting application for approval as an Appraiser Trainee to TALCB.

In addition to the Appraiser 1 and 2, USPAP needed for the Appraisal Trainee Program the following hours are required to become a licensed Appraiser

Submit 75-hours of Evaluation and Application for Appraiser Trainee to TALCB Once you have completed Appraisal 1, Appraisal 2 and USPAP at Champions, you will now need to submit your education and Application for Approval as an Appraiser Trainee to TALCB in the “My License” system on the TALCB’s website at www.talcb.texas.gov. Click “Register HERE to set up a user ID and password” and follow the steps to create an account.

Once an account is created you will apply for a new license. The application fee for a Appraiser Trainee license is $304.

An Appraiser trainee applicant must have a sponsoring certified appraiser. The application must be completed and signed by the appraiser trainee applicant AND by each sponsoring certified appraiser. While a trainee is not limited to a specific number of sponsors, a sponsor may not sponsor more than three trainees at one time.

Complete your 2000 hours of experience over a minimum of a 12-month period The TALCB requires that you legally complete 2000 hours of experience supported by written reports prior to receiving your license. You must be sponsored and supervised by a Certified Appraiser. This generally equates to 250-300 residential appraisals.

Submit your Licensed Appraiser Application to TALCB Submit completed application, experience log, signed affidavit and $329 application fee to the TALCB. Note: You must be at least 18 years of age and a legal resident of Texas for at least 60 days immediately before filing your application.

In addition to the 328 hours, one of the following requirements must be met: A. 120 hours in a hands-on experience training module through Champions or with a licensed professional inspector (provide letter or course completion certificate from education provider, or letter of attendance from inspector); or B. Three years as an active licensed professional engineer, engineer-in-training or licensed/registered architect (provide a license history); or C. Five years personal experience in a field directly related to home inspecting (provide two reference letters from persons other than applicant with personal knowledge of applicant’s work).

Submit you Professional Inspector License Application and Educational Documents to TREC Once you have completed your courses at Champions, you will need to submit your education, Inspector License Application and if applicable, experience to the Texas Real Estate Commission. The application fee for a Professional Inspector license is $104.

All fees should be paid by cashiers check, personal check or money order payable to the Texas Real Estate Commission.

You may mail your documentation, fax copies of your documentation to 512-936-3863 or scan and send in your education documents along with a digital copy of the application electronically to education@trec.texas.gov.

Take State Exam Prep course at Champions School of Real Estate® Upon receipt of Candidate Information Brochure (CIB), call PSI to schedule State Exam.

Contact PSI for information to schedule a date and time for exam: 800.733.9267 or www.psiexams.com.

Pass State Exam within six months of filing application with TREC. 5

You must pass the exam with a 75% or higher score. The cost for the exam is $61. After September 1, 2012, the Texas Inspector Exam will be moving from a ‘state only’ exam to a National Exam with a state portion. The new exam fee will be $230 with a National passing score of 63% or higher, and a State passing score of 75% or higher.

Note: If applicant does not pass exam after third attempt, he/she must wait six months from last fail date to reapply to take exam. Upon passing State Exam, we recommend joining Champions Inspector Association (CIA) for continued mentoring and learning (Houston Campus Only).

Commercial Real Estate (0531) This course has as its objectives: client acquisition, technology, the advantages of specialization, property valuation methods and tax consequences.
