LIMITED PURPOSE

When you live at Damonte Ranch, you are a part of two different Limited Purpose Associations, Damonte Ranch Landscape Maintenance Association (LMA) and Damonte Ranch Drainage District (DRDD). These associations are not-for-profit organizations of owners formed for the purpose of maintaining the common areas. The LMA and DRDD are not Home Owner Associations. These associations were formed under the Master Declaration of Covenants, Conditions and Restrictions for Damonte Ranch.

A Landscape Maintenance Association (LMA) is created specifically to maintain the common elements (the landscaping along the main parkways and

Community leadership is provided by the Board of Directors. Regular Board meetings are open to the owners. Meetings are quarterly and held both in person and via Zoom or other sharing platforms (see the Calendar in TownSq).

Any and all exterior modifications and/or improvements are required to be submitted for approval to the Master Declarant prior to commencement. The goal is to ensure choices are in harmony with the overall appearance of the community and to keep the integrity of proper drainage in the community. The most effective way you can report and abate graffiti is to download our Apple or Android Washoe County Sheriff’s Office app on your smart device. You can also contact Reno Direct for City Services at 775.334.4636 or report graffiti online at https://service.reno.gov/reno.

You can go to the Google Playstore or the Apple Store, type in Washoe County Sheriff and download the FREE app. If you see graffiti in your neighborhood, just click on the Graffiti Abatement button on the app. You can then take a photo of the graffiti which will be sent (along with the GPS coordinates) to the Sheriff’s Office.

Easy Two-Step Process

1. File a report: If you would like to report graffiti, use the electronic form, filed under e-reports. Include in your report if you are the property owner and would like the graffiti removed. If you are the property owner or agent and would like the graffiti removed please complete STEP 2.

2. File a Graffiti Waiver/Removal Request Form Online. If you are the property owner, you should also report graffiti to the Reno Police Department (be sure to take pictures of the graffiti). You can remove the graffiti yourself or call Reno Direct to see if the graffiti that is on your property is subject to free removal by the City. VIRGINIA RANGE HORSES

As development in Nevada continues to increase in major metropolitan areas, including Washoe County, Virginia Range horses will continue to pose challenges along unfenced area roadways, creating a safety concern when they come into contact with vehicles. There are steps we can all take to keep our community safe:

Cautious Driving

Drive with extra caution in areas where horses may be located, especially during dark hours. Follow the posted speed limit and be on the lookout for nighttime speed limit signs, in effect from sunset to sunrise, and enforced by the Reno Police Department.

Safe Distance

Keep a safe distance from horses. Horses can be unpredictable and can cause serious bodily injuries.

Fences

Fence out private property. Sturdy fencing around green areas can be helpful to keep horses away from urban areas. Nevada is a fence-out state, meaning livestock are free to roam and feed over any property that is not fenced.

Report At-Risk Horses

Report injured or at-risk horses and horses causing a publicsafety issue. Call Wild Horse Connection at 775.352.3944.

Project Description

The Steamboat Parkway Improvement Project includes several upgrades and widening along Steamboat Parkway between Damonte Ranch Parkway and Veterans Parkway.

• The following are included in this project:

• Widen the intersection of Steamboat Parkway and Veterans Parkway.

• Add an additional eastbound through-lane.

• Add an additional north-to-west turn lane.

• Add an additional south-to-east turn lane.

• Add an additional west-to-north turn pocket.

• Widen Steamboat Parkway from Marketplace Drive to Veterans Parkway from four lanes to six lanes (three lanes in each direction).

• Realign/adjust the south-to-east lanes at Damonte Ranch Parkway to Steamboat Parkway for better lane utilization.

• Remove all Flashing Yellow Arrow Signals on Steamboat Parkway at Marketplace Drive and Veterans Parkway due to safety.

FREQUENTLY ASKED QUESTIONS ABOUT THE GATES AT STEPPING STONE PLACE

What are best practices when approaching the gate?

Please approach the vehicle gates slowly (approximately 3-5 mph) to activate the sensor. Make sure your vehicle is within the sensor’s detection range and avoid any obstruction that might prevent the gate from functioning properly. Please do not block the gates with vehicles or large objects, and avoid tailgating for safety reasons. If you experience any issues, need assistance, or require emergency access, please contact Management at 775.852.2224.

How does the RFID Tag work?

Place your RFID tag on your windshield or headlight in an easy-to-see spot. As you approach, the receiver will pick up the frequency of your tag and the gate will open automatically. If it doesn’t, or if you need a tag, please contact Management. If you are expecting guests or package mail services, please provide them with your chosen four digit code. Keep your tag secure and let us know if you experience any issues.

What do I do if there is a Power Outage?

In the event of a power outage, the gates hold enough stored power to complete their last task of opening all sides of the vehicle gates, and will remain open until the power is restored. The gates will stay open to accommodate situations such as evacuations, emergency vehicles, and other critical needs.

How can we open the pedestrian gates?

To enter or exit through the pedestrian gates, please enter the four digit code you were given by Management and turn the knob to unlock the gate.

Once you’ve passed through , be sure to securely close the gate behind you, as it will not close automatically. This is important to ensure the safety and security of the community.

CLOUDS OVER DAMONTE RANCH

Some people describe lenticular clouds as flying saucers or stacks of paper plates. The types of clouds in the sky, as well as the direction in which they are moving, tell a lot about upcoming weather. In general, clouds that are white and high indicate fair weather, and clouds that are dark and low mean rain or storms are on the way. However, thunderstorm clouds start out white, so even if they do not look threatening now, watch out if they start looking like rapid growing cauliflower.

What kind of clouds do you see? Do you see high wispy thin ones? Do you see cotton ball ones? Do you see really tall voluminous ones? Cloud formation is very dynamic and dependent on several weather factors including air temperature, atmospheric moisture, wind speed, and atmospheric particulates. Warm, moist air rises from the Earth's surface and begins to cool. When the relative humidity reaches 100%, the air is fully saturated with water. Most meteorologists agree that water could stay indefinitely in the atmosphere as water vapor. However, dust, smoke and other particulate impurities in the air attract and hold water molecules together forming large droplets. The water vapor condenses in the atmosphere and clouds form as the air reaches

saturation and droplets begin to form. Cirrus clouds are found in the upper atmosphere. Very high thin wispy clouds indicate quiet weather. If it is overcast with high cirrus clouds, it could mean stormy weather is coming.

Cumulus cotton balls are fair weather clouds with flat bases. Depending on temperature, dark cumulus clouds promise rain or snow. Sometimes cumulus clouds grow into one “big cauliflower” called a cumulonimbus cloud. These towering clouds can turn into thunderstorms. Nimbus means rain. We usually do not see these in the wintertime in the Reno area.

Due to strong winds over the Sierra, lenticular “flying saucer” clouds can form. A lenticular cloud is an altocumulus stationary standing cloud of the cumulus cloud type that is usually aligned perpendicular to the wind direction. Lenticular clouds normally develop over Reno, the leeward side of the Sierra, when stable, moist air flows over a mountain in a series of oscillating waves. Air temperature and dew point temperature fluctuations cause condensation and evaporation that create wave clouds. Lenticulars or wave clouds can also point to active weather coming within the next 36 hours.

Altostratus clouds are high blankets that hide the sun. Low to the ground stratus clouds are similar to fog. Nimbostratus clouds hang low, thick, dark and heavy in the sky. Nimbo also means rain, so a nimbostratus cloud is often associated with more or less continuous rain, snow or sleet – but no lightning or thunder. The base of the cloud is usually soft and diffused because of the falling precipitation. How the clouds form create our weather. Thunderstorms need three elements: moisture, heat and rising, unstable air. In the summer, monsoonal moisture can be transported from the south and into western and central Nevada, generating cloudy skies and chances for rain or thunderstorms. When cumulus clouds come over the mountains with cirrus clouds following behind, it means a weaker storm front fell apart towards the west due to the lack of energy needed to push moisture over the Sierra. Drier air with westerly winds pushes most of the activity east of Reno. There is no precipitation for the Truckee Meadows this time!
