Your Essential Guide to Membership

Celebrating 40 Years of Ventana Canyon:

As we celebrate the 40th anniversary of Ventana Canyon, we're not just marking four decades on the calendar; we're honoring a journey shaped by our founders, members, the land, and a spirit of community. From its early days as part of the Flying V Ranch to its evolution into a premier club and lodge, Ventana Canyon has always been more than a destination. It's a tapestry of shared experiences, resilient community efforts, and a deep respect for our stunning natural surroundings.

Our story begins with the land itself, a testament to the Sonoran Desert's hidden opulence. The early Indigenous people and Spanish settlers recognized this abundance, thriving amidst the mesquite and saguaro, under the watchful eyes of the majestic mountains. By the 1920s, the allure of this enchanting place reached beyond local boundaries, drawing visitors seeking respite from harsh winters to the Flying V Ranch, Ventana Canyon's predecessor.

Imagine the awe of those early visitors, as they traded city skylines for starlit nights and the sounds of nature. They found a world where wild west rodeos, polo grounds, and the unique desert wildlife created an experience unlike any other.

However, Ventana Canyon was destined for even greater heights. In 1983, the Estes Homebuilding Company envisioned a new chapter for this land, transforming part of the Flying V Ranch into the prestigious Ventana Canyon Golf & Racquet Club. This transformation was undertaken with a deep respect for the environment, ensuring that the new developments harmonized seamlessly with the natural landscape.

Over the years, Ventana Canyon has become synonymous with golfing grandeur, luxury living, and environmental stewardship. The opening of the scenic Mountain Course in 1984, followed by the Canyon Course in 1987, set new standards in golfing excellence. The Lodge, with its exclusive private club suites, became a haven for those seeking an intimate, luxurious experience.

Our Club's resilience and community spirit shone brightly in 2003, when faced with uncertain futures. The Ventana Canyon Alliance, formed by visionary club members, secured the property's legacy, steering it towards becoming the premier member-owned country club and destination resort in the Southwest.

As we look back, we are filled with gratitude for the recognition and awards that underscore our commitment to excellence. But more importantly, we cherish the enduring friendships and memories that our members and guests have created here. It's these personal stories, these shared experiences, that truly define the spirit of Ventana Canyon.

As we step into the next 40 years, we do so with the same awe and reverence for the land that has been our foundation. The mountain vistas, the desert wildlife, and the strong community bonds remain at the heart of our Club. Ventana Canyon is more than a destination; it's a legacy, a community, and a testament to the harmonious coexistence of nature and human ingenuity.

Here's to celebrating our past, embracing our present, and eagerly anticipating our future. Together, we continue to write the story of Ventana Canyon, a story of enchantment, excellence, and enduring memories.

Bill

It is my pleasure to welcome you to Ventana Canyon Golf and Racquet Club! Founded in 1984, Ventana Canyon is rich in tradition and prides itself in providing a first-class experience to its membership. Our two 18-hole Tom Fazio designed championship courses both provide incredible shot value while offering breathtaking views of the Catalina mountains and the greater Tucson valley.

You will quickly notice that when you become a member at Ventana Canyon, you become part of our family. So many of our members have been here for decades, but they know the importance of new members joining each season and always welcome new golfers with open arms. You will find our golf calendar to be filled with a comfortable blend of fun social events along with a few competitive events. We offer association play suitable for all types of golfers. Our Tuesday Men’s Day has two options based on ability. The 9-hole Ladies play on Mondays offers a great social introduction to the game to those who only have limited time to play. Thursday is our 18-hole Ladies group which is more structured and offers more competitive games. Though not a formal league, we also offer a Sunday Couples game once a month. All our leagues are a great way to meet new people, get involved and enjoy the Club. Please stop by the Golf Shop for more information regarding these associations.

Lastly, it is my intent to personally sit down with all new members to discuss any questions you may have as well as show you our educational and informative “Pace of Play” video we created in Summer 2023. In the meantime, if there’s anything my staff and I can do to further assist you, please don't hesitate to ask. Many colleagues at Ventana Canyon have been here for multiple years and can answer most questions you may have about the Club. I continue to love coming to work every day and being around members and colleagues who truly care about one another and share the same passion for this Club that I do. My door is always open, I will also be very visible on the range tee as well as areas throughout the Club, and I welcome any feedback you may have.

Thank you for becoming part of our tradition! Should you have any questions, please contact me at 520.577.4006 or via email at bpeters@ventanacanyonclub.com

Mountain Course

The Mountain Course features 18 holes of championship golf designed by Tom Fazio. The course winds along the Catalina Mountain foothills and features fairways cut through dense, lush desert. The golf course is highlighted by one of the most well-known desert golf holes in the world, the par-3 third hole that plays from an elevated tee to a green tucked beside boulders. It's probably for the best, though, that the famous 107yard canyon shot comes so early in the round. The third hole is a show-stopper, but also a pace stopper.

Canyon Course

A true desert gem.

As the Mountain Course climbs up the Santa Catalina foothills, the Canyon Course takes a different route. The front nine winds down through the inspiring beauty of Esperero Canyon. During monsoon season you are sure to experience the excitement of water rushing through the desert washes. As you turn to the back nine, look for the iconic Whaleback Rock. With generous fairways and picturesque views throughout, you’ll always remember your day out on this award-winning course.

Practice Facility

Built to prepare you for your next round of golf, our practice facility offers spacious grass hitting areas that are always manicured to the finest conditions. Two short game areas provide an opportunity to practice shots you are sure to encounter on the golf course, from bunker play to delicate pitches. Our two putting greens are perfect for honing your stroke!

Take advantage of these wonderful practice facilities or sharpen your skills with instruction from one of our PGA professionals.

• All Golf Members have the opportunity to sign up for the Hole-In-One Club.

• The Golf Shop & Accounting will keep an active list of all Hole-In-One Club Members.

• To qualify for the Hole-in-One Club a member must maintain an active Handicap Index.

• Any qualifying Hole-in-One must have TWO witnesses, one of which must be a Ventana Canyon Member.

• Hole-in-One must be made during a regulation 18-hole round. *Ladies 9-hole league is the only exception.

• Hole-in-One must be made on the Canyon or Mountain Course. You cannot get credit for an off-site Hole-in-One.

Procedure in the event of a Hole-in-One

• Members shall notify the Golf Staff that he/she has made a Hole-In-One and fill out the proper form.

• The Golf Staff will send communication to all members of the Hole-In-One Club informing them that a member has made a Hole-In-One.

• Member(s) who made the Hole-In-One will be presented with a framed Ventana Canyon Flag with the hole number. This will also include a plaque with the player’s name, course, hole, yardage, date, and club used.

• When a member of the Hole-In-One Club makes a Hole in One, the Golf Shop staff will charge $5.00 to all Hole-In-One Club Member's accounts. Funds will be used for a personalized Ventana Canyon flag shadow box display; any remaining funds will be split 50/50. Half will be applied as a credit to the respective Hole-In-One recipient's member account and the other half will be issued in the form a Golf Shop credit to the member.

Forms to join the Hole in One Club are available in the Membership Office or in the Golf Shop.

Thank you for being a member of Ventana Canyon. We are proud to offer two of Tom Fazio's premier golf courses in the region. With that recognition comes the fact that demand for tee times can, at times, be greater than the supply.

The Chelsea lottery system is the fairest way to get you access to the golf course. Each year we have opened up more member tee times before placement to give you more chances to play.

Understanding these instructions empowers you to utilize Chelsea effectively and enhances your golfing experience. Should you require further clarification, please contact the Golf Shop.

To ensure you fully benefit from our Chelsea tee time system, here are detailed instructions.

CALCULATION OF POINTS

Points are earned based on deviations from requested tee times over the past 30 days. For example, if you request an 8am tee time and are placed at 9am, you earn 60 points (60 minutes deviation).

1. Chelsea makes this calculation for Player A's history over the past 30 days.

2. Chelsea then takes the number of points for Player A and divides them by the number of times he has played in the last 30 days for an average (i.e. 400 points/10 rounds = 40-point average

3. This process is done for each player in a request and then added together, Player A’s points plus Player B, C, and D.

4. If you have no playing history over the past 30 days, you receive the Club's average for points.

Reserving Your

5. If you were placed in a shotgun or played in an event, you receive 0 points but do receive a round played.

TEE TIME REQUESTS

Submit requests up to 30 days in advance. Priority is determined by points earned, not request timing. Note: A social or tennis member cannot be the captain of a request, and you cannot be in multiple requests on the same day.

PLACEMENT

Teams are ranked based on points. Standby may accur due to factors such as low points or narrow request windows. Teams without playing history receive the club average of points.

Because Chelsea looks at the team average, a foursome and a threesome have the same opportunity. The system will look to pair up twosomes that have similar request windows.

STANDBY

Teams will be placed on standby periodically for some of the following reasons:

1. Point total for the group is too low – As a team or individually you have received close to your requested times for the past 30 days.

2. Request window is too small – If you request 8am with a window of 7:30am to 9am, you are only giving yourself 10 tee times for Chelsea to place you in.

3. Access to the course is limited by association or group play – When tee times are blocked for Niners, Seniors, WGA, MGA, Couples, etc., those times are not available for Chelsea to place you in.

4. Why do you get placed on Standby multiple times in a row? If you were placed on Standby for next Monday, and then next Wednesday, without playing Tuesday to accumulate any points, it is possible for you to be placed on Standby multiple times. You need to play and receive points to get yourself off of Standby.

HOW TO AVOID BEING PLACED ON STANDBY

There are simple ways to avoid being placed on Standby:

Golf Tee Times

1. Make your request window as large as possible – During the peak season (November to April) we suggest that you make your request window at least four hours wide or late enough to accept the last time that you could finish 18 holes.

2. Change your schedule to play on off times – The highest volume of requests is for Wednesday, Friday, and Saturday. Shifting your regular game to Monday, Tuesday afternoon, or Thursday after the WGA would give you a greater possibility of getting placed.

3. Occasionally play in the afternoon – If you request a morning time on a busy day but allow your group to be placed in the afternoon (by making your request window large enough), you will accumulate a significant enough number of points to help you avoid Standby for numerous placements.

THINGS YOU MAY NOT KNOW

Moving tee times, using false names, or no-shows affect points and future placements. False names usage violates Ventana Canyon's By-Laws. No-shows incur penalties of a $25 fee and no points earned.

1. The Member Course and the Resort Course of the day rotate. Members play the Mountain Course on odd days and the Canyon on even days. Guests play the Canyon Course on odd days and the Mountain Course on even days.

2. If you get placed on Standby, and then are subsequently moved to the tee sheet because there is a time that you would take, you receive 0 points. For example, you request an 8am tee time and your window is open to noon. There is nothing available in your window, so you are put on Standby, but 12:10pm is available. If you are moved off Standby into the 12:10pm you will not get the 370 points for missing your request.

3. If you move your group or a player between groups, after you have been placed, you will receive 0 points.

4. Per the Ventana Canyon By-laws false names cannot be used in holding tee times or places within tee times. What you may not know is when you take a placeholder out, and replace him/her with the real player, that person receives 0 points and a day played.

PGA Junior League

The Ventana Canyon PGA Jr. League program kicked off the 2024 season in the First week of April and features a unique team format that is perfect for young golfers. The PGA Jr. League is designed to better socialize the game for boys and girls, ages 13 and under. Captained by PGA Professionals, PGA Jr. League features team vs. team competitions in structured leagues that provide a popular, less stressful scramble format as opposed to stroke-play competition.

PGA Jr. League believes that every child can be a golfer. From those who are brand new to the game to more competitive players, all skill levels are invited to learn and play in this welcoming environment. Easily one of the best parts of PGA Jr. League is the team component! Teamwork is the heart and soul of PGA Jr. League. Kids play on teams in a scramble format and wear numbered jerseys, supporting and learning from one another to develop skills that translate on and off the course. Depending on league and player eligibility, many players will have the opportunity to compete in the National Car Rental PGA Jr. League Championship Season. The Championship Season consists of a mix of head-to-head matches, as well as team stroke play competitions, where scores are calculated based upon performance to-par. Each team is broken down into two-person pairs (or three if a substitute is included) who play together in games.

All PGA Jr. League games are played in a two-person scramble format. This means that both players in a pair hit drives. The best shot is selected, then each player plays from the selected spot, and this process continues until the ball is holed.

The scramble format is key in allowing everyone to hit shots and contribute to the team. PGA Jr. League utilizes match play scoring, which focuses on performance vs. a score-to-par as is traditional with golf. Within a PGA Jr. League game, pairs play in a head-to-head, 9-hole match. Each match is broken into three flags. Each flag is three holes in a row, and each team could earn points at the end of each flag.

PGA Jr. League experiences are led by expert PGA and LPGA Coaches. We as Ventana professionals are committed to safety, care, and organization, and ultimately helping children learn and enjoy a sport they can play for a lifetime. Contact JD at jdlindberg@ ventanacanyonclub.com for more information.

Ventana Canyon has always been a premier Tennis Club and we are also a racquet sports trailblazer, expanding our offerings to bring in exciting new sports to meet our members’ needs. In 2014, our Club was the first Club in the area to begin offering the fun and sociable sport of pickleball to our members, first by taping pickleball lines on tennis courts, and eventually by building dedicated pickleball courts that truly have become showcase courts. You can’t play pickleball in more beautiful and inviting natural surroundings!

Once again we are the first Club in Tucson and Southern Arizona to offer Spec Tennis, a new, easy-tolearn, tennis-like racquet sport that is played on a pickleball court with a paddle and softer, orange-dot, low-compression tennis ball. Spec Tennis breaks down the biggest barriers of tennis, making the sport easier to play for people of all ages – much to the delight of many of our racquets members!

The racquets area of our club is a visually stunning facility with seven tennis courts, four pickleball courts (known as the “stadium courts”), and four hybrid courts on which tennis, pickleball, and spec tennis can be played. As a member, you have the unique opportunity to enjoy regularly playing tennis, pickleball, and spec tennis while viewing spectacular, awe-inspiring views of the Catalina Mountains.

You of course can schedule individual or group lessons with our experienced and skilled tennis or pickleball instructors. You’ll also see on our monthly calendar we have an impressive variety of other opportunities to play racquet sports. Each month during most months, we hold one Racquet Social (with drinks, hors d’oeuvres, and tennis and pickleball play) and one drop-in Tennis Club Doubles with free instruction and drills at the beginning. We have numerous tennis clinics, including a Beginner/ Intermediate Women’s Tennis Clinic on Monday mornings, an Advanced Tennis Clinic on Monday mornings, an Intermediate Tennis Clinic on Thursday mornings, and a Junior Tennis Clinic on Tuesday and Thursday late afternoons. We also have Spec Tennis Drop-In Play mid-day on Mondays, an Intermediate Pickleball Clinic every Tuesday morning, and Drop-In Pickleball Play every Thursday afternoon and Saturday morning.

If there’s ever something my staff and I can do to further assist you, please stop by the Racquets Pro Shop and ask. We share the same love and passion for racquet sports and we consider you family. We welcome giving you the information and assistance you need to improve and elevate your member experience.

Thank you for becoming a valued part of the Ventana Canyon Golf and Racquet Club! Should you have any questions, please contact me at 520.577.4009 or at jehrlin@ventanacanyonclub.com

Celebrating 20 Years

Now that you are a Member you might also consider becoming an Owner. The Club is owned and operated by the Ventana Canyon Alliance, LLC, commonly known as the “Alliance.” The Alliance is a limited liability partnership with approximately 250 individual investors.

The Alliance was formed in 2003 by a large group of Club members to acquire the Club from its previous owner, an affiliate of Wyndham Hotels. The purchase included the Club, the two golf courses, the Clubhouse, the pool and tennis complexes and the Lodge adjoining the Clubhouse which is a 50-room Four Diamond boutique hotel.

You can become an Owner by purchasing a Unit (share) in the Alliance from an existing owner.

Why should you consider becoming an Owner? There are at least four reasons:

1. You would support the still worthy goals of the 2003 acquisition. The original goals of the acquisition were: (1) to operate a first-class club for the benefit of all members; (2) to enhance membership values and community real estate values; and (3) to ensure that the goals of members and owners were aligned, rather than entrusting our future to unstable, unresponsive 3rd party ownership.

The Alliance believed that the best way to accomplish these goals was to vest ownership of the Club in the hands of the broadest possible number of members and residents. Approximately 250 Club members and a few residents were original investors in the Alliance partnership. However, over the past 18 years, some of our original investors have moved from Tucson, found themselves unable to use the Club, or have passed away. By purchasing a Unit from a former member, you will add your support to the three important goals of the acquisition.

2. You would learn more about and could potentially become involved in the business. As an owner, you will receive quarterly financial reports and an annual report, so that you will gain a better understanding of the operations of the business. The Alliance is managed by a CEO and Executive Team with oversight by an 11-member Board of Managers. Aside from monthly Board meetings, most work is done by several standing committees of the Board and occasional task forces. All members of the Board, and the voting members of its committees, are Alliance investors. With limited exceptions, the Board has authority for all financial and policy decisions concerning the Club and Lodge operations.

One of the most impressive features of our Club is the extraordinary range and depth of talent of our Club members. Many members have skills that may be valuable to the Board and its committees. Becoming an

of Member Ownership

Owner-investor would give you the opportunity to learn more about the business and potentially become more involved.

3. There are some fringe benefits. Although there have been no material financial distributions paid to Alliance investors, you will have an opportunity to meet with the other partners at our Alliance holiday party in December and at our annual investor meeting and reception in April. Each year you will also have your choice of four certificates for 9-holes of golf for you or a guest, one wine dinner for two, or four member mixers for two complimentary.

4. You will be a bigger part of our continuing success story. Elsewhere in Tucson, in years prior to the pandemic, two golf clubs closed, two country clubs have required bailouts by surrounding homeowners, and two formerly private clubs sold out to 3rd parties. Meanwhile the Southwest's premier Club, Ventana Canyon Golf & Racquet Club, under Alliance ownership, remains the one privately-owned golf, racquet and recreational club in Tucson.

Our success is due to (1) the commitment of our Club Members and employees, (2) our diversified business model, and (3) the strong support of our Alliance investors.

The commitment and engagement of our Club Members and employees is best reflected in the menu of activities each month in the Ventana Vistas.

Our business model includes: (1) the Club; (2) the Lodge; (3) the Resort golf course; and (4) our quality food & beverage operation serving the Club, the Lodge and catering for weddings, etc. As just one example, the Lodge as a hotel currently provides approximately $1 million per year in free cash flow towards overall business operations.

The strong support of our Alliance investors has enabled the Board to reinvest virtually all earnings back into the business. Since its inception, the Alliance has reinvested more than $14 million into capital improvements in the property. We also have developed a comprehensive strategic plan that includes several key initiatives. These include actions to ensure superior member/guest experiences and plans for important capital improvements to our facilities.

How do you become an Alliance investor?

We would be delighted to meet with you and answer any questions you might have about becoming an Owner. If you then think you would be interested in purchasing a Unit, we can provide you with a list of Unit holders who have agreed to consider offers to purchase their Units. No further offerings of Alliance Units are contemplated, but Units do change hands informally.

In our ongoing efforts to enhance efficiency and sustainability we send monthly statements via email. This aligns with our commitment to environmental responsibility and streamlines our administrative processes, allowing us to provide you with faster service.

Your digital statement contains all the detailed information including charges, dues, and any other pertinent information regarding your membership account.

You can always access your member statement through the member website to view your charges and see where you stand on fulfilling your food and beverage minimum and more.

Should you have any questions or concerns regarding this statement, or if you require any assistance with accessing your digital statements, please don't hesitate to reach out to our Accounting Department by calling 520.577.4017.
