Casello has been appointed to deliver a comprehensive scope of carpentry services for Adelaide’s $400 million redevelopment of the Central Market Arcade, which will be named Market Square in Adelaide. This engagement marks a significant operational milestone and a key step in Casello’s growth, representing our first interstate project and entry into the South Australian construction market.

A MESSAGE FROM MARK CASSAR:
As we pass the halfway point of the year, I want to take a moment to reflect on both our achievements and the journey we’re on together. Across Casello, CasConstruct, and CasUrban, we continue to see strong performance, steady progress, and outstanding contributions from every corner of the business. The energy, commitment, and unity shown, especially during challenging times, make me incredibly proud. Watching all of you do what you do inspires me daily to be the best version of myself, for the greater good of those around me.
While we celebrate our continued momentum, this year has also brought profound sadness. In February, we lost Cheryl Walsh, our beloved CFO, colleague, and friend. Cheryl lived and breathed Casello. She was part of the company’s fabric, a fierce advocate for accountability, a passionate leader, and someone who genuinely loved what she did every single day. Her absence is deeply felt across the business and will be for a long time. We all miss her dearly.
As we look ahead to the second half of 2025, let’s carry Cheryl’s legacy with us – a legacy of care, integrity, and excellence. Keep showing up for one another, stay focused on what we’re building, and never underestimate the impact of your contribution.
CASELLO UPDATE VINCE MONITTO
Over the past decade, we have seen a steady growth in our construction industry. This has been driven mainly by immigration to our city and our need to upgrade infrastructure. It has kept us all in consistent employment without the drastic peaks and troughs experienced in previous decades.
In this time, Casello has built solid foundations, which have been made possible by our amazing site and office-based employees.
This financial year has been our busiest yet; however, with large anchor projects completing soon, such as Frankston Hospital, Footscray Hospital and all the CYP Metro Tunnel contracts, there will be a period of slowdown, which is already being experienced. The good news is that our Estimating team is pricing many new projects which have finishing trades commencing in 6-12 months. We will navigate through this for the rest of this year and target what we possibly can to give us a better success rate.
Government spending continues to fuel infrastructure with the new Suburban Rail Loop and the North East Link, also underway with boring machines commencing tunnel works. Melton Hospital, Casey Hospital, Warrnambool Hospital, Ballarat Base Hospital and other health projects have also commenced. Government commitment to social housing is seeing consistent builder workflow with apartment towers, however traditional developer apartment towers have slowed down. We have also seen a reduction in hotel construction.

PROJECTS
Narre Warren Station has taken on a new life as part of Melbourne’s Level Crossing Removal Program, with elevated platforms and modernised amenities now in full use.
Casello delivered the complete carpentry fit-out — including doors, hardware, roof trusses, wall and door framing — alongside a comprehensive cladding package. The station features a mix of Colorbond, timber, aluminium, stainless steel, and acoustic panelling across internal and external facades.
A technically diverse project and another strong result for the team in transport infrastructure delivery.
Casello successfully delivered the facade installation for the newly built Adeney Private Hospital in Kew, completing a technically challenging architectural feature.
Our team installed a custom-engineered light gauge steel framing system to support the curved, scalloped brick screen. Working closely with Modular Masonry Group, we preassembled and bolted prefabricated facade modules into place — reducing on-site construction time and ensuring precise alignment.
This multi-layered system was delivered to tight structural tolerances, integrating seamlessly with the facade while meeting all wind load and compliance requirements. The result: a striking, durable exterior for a premium healthcare facility.
ADENEY PRIVATE HOSPITAL
NARRE WARREN STATION
Parkdale Station was completed earlier this year as part of Melbourne’s Level Crossing Removal Program, with Casello delivering a technically complex package of cladding and internal works.
Our team installed high-performance, non-combustible aluminium, Colorbond, and cement cladding systems, integrated with breathable vapour barriers, upgraded insulation, and structural enhancements to improve durability and weather resistance. Internally, we completed a full carpentry fit-out including doors, skirting, hardware, and sanitary fixtures, followed by wall framing, plastering, vinyl flooring, and painting throughout.
A strong delivery effort by the team on another critical piece of transport infrastructure.
Casello completed the cladding remediation works at 670 Chapel Street ahead of schedule, delivering compliance upgrades to this mixed-use building in South Yarra.
Our team replaced all non-compliant external cladding with solid aluminium Mondoclad panels, transforming the building’s safety and long-term durability. Working across residential, commercial and childcare areas, we managed complex staging and access to minimise disruption for over 140 occupants and 20 retailers.
This project highlights Casello’s capability to deliver major facade upgrades in live, high-density environments.
PARKDALE STATION

FOOTSCRAY HOSPITAL
The new Footscray Hospital is a transformative $1.5 billion public health project delivered by the Victorian Health Building Authority in partnership with Western Health, Plenary Health, and Multiplex. Once complete, it will be the largest health infrastructure investment in Victoria’s historyexpanding capacity by more than 500 beds and delivering world-class care for Melbourne’s growing western corridor.
Casello’s scope on the project included the delivery of extensive external cladding and carpentry works across multiple buildings within the precinct. With all cladding works now complete, this major milestone marks the successful close of envelope works across the hospital’s towers, public entries, and specialist areas. Our works spanned the main entry canopy, plant room façades on levels 11 to 13, the Wintergarden, ambulance bay, oxygen tanks, and extensive soffit linings across the courtyard, wind canopies, and Hospital Street.
Casello also delivered a wide-ranging package of internal carpentry services, including doors, internal hardware installation, and temporary protection works across the precinct supporting the hospital’s transition into internal fit-out and commissioning.
Federico Frigato, one of our full-time carpenters, stands beside the final door installed, completing a package of more than 4,500 doors delivered at the new Footscray Hospital. This milestone is a testament to the dedication and coordination of the entire Casello crew, who met the demands of this major, complex project.

FRANKSTON HOSPITAL
Casello delivered a comprehensive carpentry package across Basement 1 to Level 5 of the Frankston Hospital redevelopment, including the installation of 1,068 firerated and impact-protected doors with associated hardware. The scope also included crash- and impactresistant handrails and the delivery and installation of over 5,800 sanitary fixtures and mirrors. Due to the high volume of FF&E and hardware on a large, busy site, deliveries and workforce schedules were carefully planned to match the building stages—helping the project stay on track while keeping quality and safety standards.
Casello is also completing the installation of 2,624 linear metres of Zintl cladding.
Our carpenters have completed a 76-unit fit-out in the mental health facility, installing over 365 anti-ligature, solid-core doors, each fitted with specialist tamper-proof hardware.
We’ve also delivered over 357 linear metres of reinforced anti-ligature handrails and fitted more than 560 fully sealed sanitary and wall fixtures - all selected and installed to meet the highest safety and compliance standards for behavioural health environments.

MELBOURNE QUARTER R2
R2, part of the Melbourne Quarter precinct, is a $650 million, 45-storey build-to-rent development by Lendlease. As Australia’s largest single build-to-rent tower, it comprises 797 apartments purpose-built for long-term rental living, situated on Collins-Flinders edge.
Our carpentry team is delivering a critical interior program, having now completed works across approximately 440 apartments—over half the tower. With just 20 floors remaining, we’re installing internal doors, door hardware, sanitary fittings and skirting throughout all levels and living areas.

Part of a new nine-storey A-Grade office tower in the Chadstone precinct, Casello supplied and installed Spotted Gum battens using the Sculptform Click-on Batten system. Works included a curved feature wall in the entry lobby and ceiling battens in the internal meeting pod.

ADELAIDE
Casello will deliver the carpentry fit-out at Barak Beacon in Port Melbourne — a key GLM2 project under the Victorian Government’s Big Housing Build. The project will provide 408 new homes, replacing 89 existing dwellings, increasing the site’s social and affordable housing capacity. Our scope involves the carpentry fit-out, including the supply and installation of temporary works, townhome staircases, internal skirting, door systems and frames, and installation of door hardware, sanitary hardware, and site amenities fixtures.
Casello has been engaged to deliver the carpentry fit-out at The Albertine — Mirvac’s new luxury apartment development in the St Kilda Road precinct.
Spanning 15 levels, the project will feature 100 large-format residences across a mix of one to four-bedroom floorplans. Our work includes doors, frames, skirting, hardware, and temporary work across all floors.
A great result for the team and a continuation of our strong partnership with Mirvac.
MORDIALLOC STATION LEVEL CROSSING REMOVAL PROJECT - SOUTHERN PROGRAM ALLIANCE
The Mordialloc Station Level Crossing Removal marks Casello’s 40th rail infrastructure project in Victoria. Casello has been appointed to deliver the cladding which includes supplying and installing lightweight structural framing and a range of high-performance cladding systems to complete the station’s architectural facades.
Following our recent appointment at The Albertine, we’ve been awarded the carpentry package for Mirvac’s Prince & Parade — a large-scale residential development in Brunswick. Our expert team will supply and install temporary works, internal skirting, door systems, frames, and associated door and sanitary hardware when we start on-site next month.
The 6500sq m site is an amalgamation of nine lots. There will be 167 premium apartments and penthouses with a mix of one to four-bedroom apartments across two buildings and a combined two-storey basement with adaptable resident amenity on the ground floor. Two commercial spaces and a cafe are also part of the plans.
Project Bluebird is a new seven-storey flour mill for George Weston Foods and will be one of the most advanced food manufacturing facilities in the Southern Hemisphere.
Casello will deliver the carpentry fit-out, including doors, frames, skirting, sanitary hardware and temporary protection works.

The Melbourne housing market moved towards its fourth straight month of growth as cuts in interest rates have continued to create a positive influence on the housing trend. At present the median house price is sitting around $940,000 but this is still about $37,000 below the record highs recorded in March 2022. Looking forward housing values in Melbourne should continue to increase further throughout the year due to a combination of factors including further interest rates cuts, a lower than average supply of housing stock currently listed on the market and a under supply of newly built homes which will all help increase buyer demand and sediment.
CASURBAN UPDATE BEN KAVANAGH
As the financial year draws to a close, CasUrban is proud to reflect on a period of strong progress across two of our largest projects. We remain committed to delivering high-quality developments in partnership with CasConstruct and other collaborators.
The Elements of Williamstown project continues to move forward at pace. CasConstruct has successfully completed Stage Two construction, while CasUrban has overseen a smooth and wellmanaged settlement process for purchasers. With Stage Three construction now nearing completion, we’re on track for Occupancy Permits by the end of July, followed by settlements shortly thereafter. Feedback from buyers and visitors to the display home delivered in Stage One remains overwhelmingly positive. CasConstruct’s commitment to quality has also been recognised through multiple 5-star reviews—reflecting both the standard of construction and the customer experience provided. Looking ahead, Stages Four and Five are scheduled for completion in October and November, and we’re excited to keep this momentum going.
At One Reynolds in Hampton East, the delivery of 83 apartments for Housing Choices Australia is progressing rapidly. After successfully navigating early groundwater challenges, the structure has now reached the underside of Level 3. This project is being delivered in partnership with our Joint Venture Partner, Chase Constructions, and is currently forecast for completion from March 2026.
With both Elements of Williamstown and One Reynolds advancing through major construction milestones, CasUrban is now approaching the delivery of its two largest projects to date.

This California Bungalow renovation and extension tackled the complexities of tight-access construction and boundary builds. The project features a new basement,two-storey extension,and a rooftop terrace with views of the city and Port Phillip Bay.The recycled red bricks blend seamlessly into the original heritage facade - a thoughtful detail that preserves the home’s character.

The basement and 14-townhouse development has faced some delays, but work has continued across procurement,design,and permit approvals behind the scenes.

This year’s annual team-building retreat held special meaning for CasCorporation, bringing together everyone from across Casello, CasUrban and CasConstruct. Set against the familiar backdrop of RACV Cape Schanck Resort, where Casello delivered the carpentry and weathering steel that wraps the building.
Guest speaker and former AFL coach Nathan Burke shared thoughtful insights on building a high-performance mindset and the power of daily discipline — reminders of how the small things we do every day shape bigger outcomes, both at work and in life. As part of Cultural Diversity Week, CasCorporation held its annual Taste of Harmony lunch in May, continuing a favourite tradition that reflects the cultural makeup of our office workforce.
Staff were invited to bring in a dish that reflects their cultural background, family traditions, or simply a meal they enjoy and wanted to share. The result was a diverse and generous spread of homecooked flavours, representing a wide range of cultural influences across the business.
The lunch provided an opportunity for informal connection across teams, as people shared stories behind the meals and learned more about the backgrounds of their colleagues in everyone’s favourite way, through delicious food.
