CapitalRise was founded in 2016 to provide finance to prime property developers. Our founders, as prime developers themselves, had first-hand experience of being poorly served by the incumbent lenders. This heritage means that the business possesses extensive experience and deep expertise in real estate development, especially within the prime property market. It also means we understand the needs of our borrowers, and can speak the same language.

Should your client be considering a purchase, or approaching the completion and sale of a prime property project, CapitalRise can assist with bespoke finance packages to help the transaction to run smoothly.
CapitalRise can offer commercial development finance (subject to review) against property or land for development under a variety of circumstances. These may include, but are not limited to, the following scenarios where a developer or property investor is looking to:
• Buy an unmodernised property that will require development finance for a light or heavy refurbishment.
• Purchase a property with planning permission, where the buyer is intending to build the project out. Development finance may be offered to this buyer to fund the project.
• Secure land with the intention of developing a new-build, ground-up scheme. Finance can be provided to assist with the acquisition of the land, and later to fund the development itself.
• Purchase a property or land under a tight deadline for (re)development. Bridging or acquisition finance can be offered by CapitalRise to assist with this.
• Development projects that the agent is aware of, that are completing and will be coming to market soon. Development exit (or sales period) finance may be provided by CapitalRise in this instance to pay off an outstanding loan on a recently or nearly completed property, to facilitate bringing it to market.

CapitalRise provides finance for a variety of property projects across the South East of England. Projects must have a compelling business plan and be in a good location with strong demonstrable demand. We can provide loans for commercial purposes, but do not provide regulated mortgages against a primary residence.
CapitalRise would offer you a referral fee (based on the total loan value), should your introduction lead to a development finance agreement with your purchaser.
