At Wylie Preparatory Academy we had always dreamed of building our own gym. After the tragic loss of Ally, a beloved student and star athlete our dream transformed into a mission. Gym rentals are scarce and our “home” facility is over an hour away. Our passionate community united to raise funds in Ally’s honor. Despite the effort, we still needed a loan and being a small school, most banks turned us down. Then came a turning point. Our CPA, Wayne Nabors, introduced us to Andrew at Texas Republic Bank, who saw our school as more than just numbers. Letter from the EDITOR
By the time you receive this issue of Canyon Creek Life, you will have enjoyed our annual Fourth of July parade and festivities. How lucky are we to live in a neighborhood that comes together on such a special occasion! I’d like to give a special shout out to Hanifa Haji, our CCHOA Events Chair, who spearheaded the parade this year with the help of Susan Kassen and the rest of the board. It was Hanifa’s first time to experience the holiday in Canyon Creek and she did a fabulous job organizing the t-shirt distribution, the signage, the volunteers and so much more. It’s a big job and she embraced it with enthusiasm! Doris Benner, our CCHOA Secretary and Chief Parade Judge, also had a big role to play in the day and has been participating in the parade since day one. You’ll get to know her a little better in this issue!
Speaking of volunteers, by now you may have heard that our “Mayor of Canyon Creek,” Jay Dalehite, passed away last month. I can’t think of a single person who has done more for this neighborhood than Jay and his legacy is one of which his wife Sandy and their children can feel immensely proud. We tell you a little more about him in our Special Interest feature.
It's always a privilege to spotlight what’s best about our neighborhood: the people, businesses, pets and more. One such person is Morgan Austin, a philosophy/English graduate of the University of New Mexico, who has been accepted into UNM’s master’s program for philosophy this fall. I tapped Morgan to interview our family of the month, Bruce and Vicki Johnson, and write a story about them. A gifted writer and hard worker, Morgan did a great job sharing their story.
You’ll meet high school swimmer Olivia Grossman, our spotlighted student athlete, and Marshmallow, the Giddings family’s leopard gecko in these pages. Wait till you see where Marshmallow likes to sleep at night.

The Portfolio Review You Didn’t Know You Needed

Has your investment strategy evolved with your life stage?
If you’re like many high-achieving couples in your 40s to early 60s, chances are your investment portfolio was set up years ago—back when retirement felt far away, the kids were younger, and your financial goals were simpler. Fast forward a decade or two, and your life looks very different. But has your portfolio kept up?
One of the most common issues I see during reviews is asset allocation drift. Over time, even a well-diversified portfolio can become lopsided. For example, if stocks have outperformed bonds over the past several years (as they often do), your exposure to market risk may be higher
than you intended. This drift can leave you vulnerable—especially if you're 5 to 10 years from retirement and entering what's often called the “retirement red zone,” where large market swings can have outsized impact.
Next comes risk realignment. Your appetite for risk may not have changed—but your need to take risk might have. The closer you get to retirement, the more critical it becomes to shift focus from pure growth to a balance of growth, income, and capital preservation. That doesn’t mean abandoning equities or “going conservative.” It means being intentional. The right strategy should reflect both your time horizon and your goals—not your age alone.
Which brings us to goal-based investing Investing isn’t just about beating the market—it’s about supporting your life. Are you funding travel, a second home, or a legacy for your children? Do you want steady income, tax efficiency, or maximum flexibility? A thoughtful review aligns your investment plan with real-life priorities— many of which may have evolved without you realizing it.
A portfolio review doesn’t have to be complicated or time-consuming. But it does have to be done. Ideally, every few years—or at key life transitions—you should step back and ask: “Is this portfolio still doing what I need it to do?”
If you’re within 5 to 10 years of retirement, this is the perfect time to stress test your investments and make sure your strategy matches your future.

Bruce and Vicki have called Canyon Creek home for 45 years. Their journey together—shaped by curiosity, creativity and connection— began in college. In the 1970s, they settled in Minneapolis, where they welcomed twin boys, Matthew and Mitchell, and adopted their daughter, Nichole, from South Korea. While Bruce was working as a buyer for the Dayton’s department store, Vicki taught in Minneapolis public schools while completing her master’s degree in education.
In July of 1980, Bruce was offered a position in north Texas to head up
operations at L.D. Brinkman, where he worked for 22 years before becoming an independent sales agent, and soon settled in Canyon Creek. All three of their kids went to local Richardson schools before heading off to college and now live across the country with families of their own.
Life in Texas
In Texas, Vicki continued her studies and went on to become a licensed chemical dependency counselor and the assistant executive director of the Dallas Council on Alcohol and Drug Abuse. Vicki values mindfulness and meditation—she first
discovered her love of yoga in 1976 and, after studying in India, has committed herself to learning, teaching and advocating its benefits and importance ever since.
Vicki has taught yoga at Collin College and UTD and formerly co-owned Yoga for Wellness in Plano. Currently, she volunteers for the Professional Wellness Institute. Vicki is also a talented artist who often participates in painting workshops at the Bonny Studio. When she’s not volunteering or crafting another piece, she enjoys a friendly Mah Jong match with her friends. Bruce is committed to staying active and has a strong passion for jogging. He runs
The Johnsons and their grandkids
two to three miles nearly every day and competes monthly in Plano Pacers runs. His ran his first marathon in 1981, the Cowtown marathon, and completed ten more over the next two decades.
Inspired by his long-time Canyon Creek friends, Bruce biked 75 miles for his 75th birthday! He cherishes the Canyon Creek community and, to give back, he’s donated more than 75 gallons of blood. He also volunteers with the Canyon Creek Homeowners Association in putting out flags around the neighborhood.
A Love of Travel
Whether jogging a trail or practicing yoga, Bruce and Vicki are often in sync, nowhere more so than in their love for travelling. Bruce’s work, in search of the finest woods and ceramic tiles, has taken him to Italy, Mexico and Turkey, and together they have visited all seven continents and more than 50 countries. Wherever they go, the couple marks the moment with a photo of their signature pose, the partner tree pose—equal parts playful and symbolic of their lasting bond.
Even with a passport full of stamps, the Johnsons find just as much joy close to home. They enjoy training at Cornerstone Pilates, ice cream at Sweet Firefly, and catching a show at the Eisemann Center. They like to frequent local spots such as Shady’s and the Crow Museum of Asian Art at UTD with their friends. They’re also big fans of NPR’s Wait Wait…Don’t Tell Me! For Bruce and Vicki, Canyon Creek has always offered a friendly and small town feeling amid the world’s hustle and bustle.

What is your name and the name of your business? How long have you been in business?
My name is Sandra Taylor-Moore and I own Serendipity Designs. Serendipity has been the perfect name for my business in that its meaning is the occurrence and development of events by chance in a happy or beneficial way. My business has always been
word of mouth and through the networking I do in our community.
Tell us about Serendipity Designs. At Serendipity Designs we do custom window treatments, bedding, upholstery and anything else that might help make your space the “home” you want to come “home” to. My motto at Serendipity
Designs is…there is not a project too small or too large for us to have the attention to detail that is needed.
What is the most rewarding aspect of your job?
Seeing how happy my clients are with the finished products we produce. I love my team at Serendipity and could not do what

I do without them. They are such skilled craftsmen and together we do amazing work. Another rewarding aspect of my job is the flexibility it allows me to have as volunteering is one of my passions.
Tell us about your family. I am the middle child of 3 children. My mom is close by and I try to see her weekly.
My brother and sister and I live close enough to get together often. I am the proud “Lollie” (Grandma) to my two beautiful granddaughters. The oldest is always saying, “Lollie, you are so fancy.” I have two grown daughters who will both be living close by soon and I can’t wait for that day. My son is in Rhode Island and we manage to see each other a couple of times a year. Family is super important to me.
What do you love most about living in Canyon Creek?
When I was in my late 20’s, I was the lead designer for a workroom in Richardson. I would call on clients who lived in Canyon Creek and always dreamed of living here. In my early 30’s, I purchased my home and said then that I would never move. I love my neighbors and my community. It is centrally located and makes it easy to meet with my clients in Frisco or in Dallas. I am part of two local networking communities: the Neighborhood Network Services of Canyon Creek and DFW Christian Networking. Being around like-minded people who value integrity in what they do is super important to me.

For today’s homeowners, remodeling isn’t just about improving aesthetics or adding value—it’s also about enhancing the quality of life for every member of the household, including the four-legged ones. A Tribute to JAY DALEHITE Godspeed, Sir

It is with sadness and a heavy heart that we report the passing of Jay Dalehite, the “Mayor” of Canyon Creek. He was a soldier, engineer, Scout, mentor and friend who gave decades of his long life to our neighborhood. Jay embodied the fighting, get-it-done spirit of the Greatest Generation and was a lifelong volunteer.
In 2021, Jay was named a Richardson Real Hero. He had been active in the Richardson community since 1973 when he and his family moved to Canyon Creek. Jay was a graduate of Leadership Richardson, Richardson Citizen’s Police Academy, and the Richardson Citizen’s Fire Academy. He had served on the boards of Animal Luv, the City of Richardson Sign Board, and the Canyon Creek Homeowners Association. Jay spent five decades as an adult Boy Scout Leader, starting out as a Cubmaster
in New Jersey in 1964 and ending up as a District Commissioner in the old Great Plains District in Plano. For twenty of those years, he was Aldridge Elementary’s Cub Scout Pack 262’s Committee Chair. During his Scouting career, Jay was awarded the Silver Beaver Award, which acknowledges adult Scouters of exceptional character who have provided distinguished service within a council.
Jay’s greatest contribution to our neighborhood, however, has been as a board member of the Canyon Creek Homeowners Association. When asked what he personally believed his greatest CCHOA contribution had ever been, Jay believed that the existence of our Flag Program was by far his crowning achievement.
Many neighbors enjoyed the adulation foisted upon them by others due to Jay’s
generosity; Jay didn’t care who got the credit as long as the job got done. One such example occurred at one of our CCHOA annual meetings, the one during which the Jay Dalehite Park (at Collins and Fall Creek) was announced. Jay immediately turned the spotlight away from himself to share HOA Membership data with the attendees. That redirection was quintessentially Jay.
We are blessed to have had Jay in our lives and he is responsible for the birth of the special sense of place that Canyon Creek bears. His footprints are dinosaurlarge and it will be a fitting tribute to Jay if we think daily about how we may positively serve others. In the meantime, we think Heaven is filled with American flags and freshly painted curb numbers. Blessings to Sandy and the rest of Jay’s family.

My name is Olivia Grossman and I go to JJ Pearce High School. I’m going into my junior year.
Tell us about yourself…what are your hobbies and interests? I am a varsity swimmer. I like to hang out with my friends, work out and try new restaurants. I’m also a lifeguard.
We have lived in Canyon Creek for 14 years. We are living in our second house in the neighborhood.
What do you love most about living in Canyon Creek?
I love all the traditions like the E aster egg hunt and the July 4th parade and the gingerbread houses during Christmas. My favorite memory in Canyon Creek is of being on the Canyon Creek Barracudas and winning the championships.
Brag on yourself: Tell us your honors and awards in and out of school.
I’m in the National Honor Society at JJ Pearce High School. I placed 1st for the District swim meet at the end of the season in the 100-yard backstroke. I came in 1st at the TISCA swim meet in the 100-yard backstroke and my relay team came in 1st place in the 200-yard freestyle relay at TISCA. TISCA stands for Texas Interscholastic Swimming Coaches Association. This is one of the biggest meets of the year and the one JJ Pearce attends is in Texarkana. There are about 8-10 held throughout the state in November. Besides the state meet at the end of the year, these TISCA meets are the most important.
What are three adjectives you would use to describe yourself?
Outgoing, adventurous and creative
What do you love about swimming?
My high school coach, Eric Ewing, makes being on the team fun and makes the whole team want to go to practice every day. I also have made so many friends on the team. Swimming is mostly seen as an individual sport, but in high school, it is so much more a team sport.
Tell us about your family, including pets if you have any. How long have y’all lived in Canyon Creek?
I live with my mom, dad and younger sister Harper, who is going into 8th grade at Parkhill, and I have a dog named Pearl, who is a rat terrier chihuahua mix. My mom is a teacher at Parkhill.

and Andrew, 9, love running free in the 'hood. When not running between sporting activities, you can find us hanging out with friends. My new obsession is mahjong. Louie loves all things beer and baseball. We love to travel and our favorite place is Kauai, not just because we were married there, but because of the hiking, snorkeling and wildlife. We love all creatures big and small and have 4 rescue dogs.
What do you love about living in Canyon Creek?
Canyon Creek is like stepping back in time in a sense. The kids play safely outside. We know and love our neighbors. It’s a real sense of community. We also love all the people walking, running and riding bikes, along with the creek and trees!
What are your names and what is the name of your pet?
We are Erin and Louie Giddings and our sons Louie and Andrew. Our leopard gecko is named Marshmallow.
How long has Marshmallow been part of your family?
10 years
What made you choose Marshmallow as a pet?
Unlike bearded dragons, he’s nocturnal, so he only needs UVA light. When our son Louie was 3, he caught anoles in our yard all the time and wanted to keep them. I always encouraged him to release them since they are wild, so we settled on a leopard gecko.
Tell us more about Marshmallow. Reptiles rely on external heat sources to regulate their body temperature. Marshmallow once lost his tail because we
accidentally kept his cage too hot. I had to give him antibiotic shots between his scales, if you can imagine that! It wasn’t easy! Thankfully, his tail has grown back and he is perfectly healthy now (and also has a working thermometer in his cage). His favorite place to sleep is with his head sticking out of the skull eye.
What is your favorite memory/story about him?
One time Louie left him out in the playroom and a day later we found him on the top level in the Hot Wheels garage! It was a little touch-and-go until we found him because we are pretty sure he would have been a puppy snack if the dogs had found him first!

The Canyon Creek Chronicles Echoes From The Canyon

This month we lost a true Canyon Creek leader, Jay Dalehite. Jay wore several hats in the Canyon Creek Homeowners Association, most notably as the founder of our beloved Flag Program. You can learn more about Jay on page 13 of this issue of Canyon Creek Life. We send our support and best wishes to his wife Sandy.
Another amazing Canyon Creek volunteer and HOA board member is Doris Benner. In May, Doris was named Volunteer of the Year for the Richardson Police Department. We asked Doris if she would share a bit about herself so you could celebrate her alongside us. We are grateful for you, Doris!
In her own words…
I was born and raised in Philadelphia, PA and moved to Canyon Creek in 1973 when my husband’s job transferred us here with Sun Oil Company. After retiring as the Director of the Parkinson’s Center in Dallas,
I pursued neighborhood involvement through Leadership Richardson Class VII, the Dallas Crime Commission, as HASR Chair, YWCA Chair, Baylor/Richardson Medical Center Women’s Council President, Richardson Sign Control Board Chair, Richardson Library Chair, and in the Richardson Citizens Police Academy. In 2015, I was the benefactor of the ‘Darbey’s StoryWalk’ at the Richardson Public Library.
In 2001, Prairie Creek hosted a 4th of July Race and Parade. This event morphed into what is now the yearly Canyon Creek Parade. In 2005 and 2006, my family won the Grand Prize. The following year, the organizers invited me to be a parade judge. In 2018, I graduated to Chief Judge, a position that is dear to my heart.
Currently I serve as Secretary of the CCHOA, Chief Judge for the Canyon Creek 4th of July Parade, as a volunteer
in police service, crime watch coordinator and patroller for the Richardson Police Department, member of the Charter Commission, volunteer at the Eisemann Center, line dancer at the Senior Center and an enthusiastic golfer at Sherrill Park.
I have loved Canyon Creek from the moment our realtor drove us over to our forever home on Sutton Place, then to Prairie Creek Elementary where my children would go, and finally to Prairie Creek Park. It was exactly what we were looking for. Now that I have been here for 52 years, I realize that it is not just the places, but the people who make this wonderful neighborhood special to me.
I am blessed with three daughters, two granddaughters, six grandsons, and two great-granddaughters. I am passionate about family, friends, volunteering, writing and sports – and I try to spread that enthusiasm throughout the community.

We had a record number of submissions for the annual Canyon Creek HOA 4th of July T-Shirt contest and they were all SO good! The board had a difficult time selecting our favorite, but we finally picked one. Congratulations to Vivienne Siegel, this year’s winner! Vivienne, her husband Eric and son Hunter moved into the Canyon Creek neighborhood a few years ago. She’s sent in her entries in the past and didn’t win—perhaps her new sevenmonth-old daughter, Evie, added her own brand of inspiration!
CITY OF RICHARDSON CHARTER REVIEW UPDATE

The City of Richardson, Texas, is progressing through its decennial Charter Review process, a mandated initiative to evaluate and potentially amend the city's foundational governing document. Last December, the Richardson City Council appointed an 11-member Charter Review Commission, chaired by Gerald Bright and vice-chaired by Kimberly Quirk. Canyon Creek was well represented on the Commission by Chip Pratt, Doris Benner and Jeremy Thomason.
The commission's mandate is to examine the City Charter for provisions that may conflict with state or federal laws, identify unclear language, and recommend necessary updates. The commission commenced its meetings in January 2025, with sessions scheduled biweekly through May. These meetings were open to the public, allowing residents to provide input on potential charter amendments. There were 12 meetings culminating with a joint meeting with the City Council and the Charter Review Commission on June 2 at City Hall, at which the CRC presented its report. 34 suggested changes were made to the Charter from the Commission.
Next Steps
The City Council deliberates the recommendations and seeks further public input during the summer. Should the Council approve
these recommendations, the proposed charter amendments will be placed on the ballot for the November 2025 election, allowing Richardson voters to decide on the changes.
