Distinct Property Management goes from strength to strength ith more than 320 properties under management and accolades at the 2014 ACT Real Estate Institute Awards and the National Real Estate Institute Australia Awards for Excellence, Distinct Property Management continues to go from strength to strength. With the continuing growth of the business, the team at Distinct has expanded over the past 12 months with new faces including Rachel Roos, Michelle Damm and Amanda King. Rachel joined the team in April 2014 and has four years experience as a property manager, while Michelle joined in January this year having previously worked at some of Canberra’s best known agencies. Amanda is the newest addition to the team, joining in February, and brings over 10 years experience as a property manager in Canberra. “We wanted to ensure that the team we had in place was highly experienced, knowledgeable and capable and that we weren’t stretching our property managers too much by having them manage too many properties each,” says Distinct director Chris Scullin. Distinct has experienced strong growth across the ACT and Canberra region which Chris attributes to “the fact we do things differently… they (tenants and owners) love our systems and the transparency and oversight that it gives them”. “We also believe people are looking more for property management specialists now, so not having a sales side of the business at Distinct really
sets us apart and ensures that 100 per cent of everything we do is always focussed on property management.” Distinct was a 2014 finalist in the ACT Real Estate Institute Awards for Best Property Manager and Best Small Agency while they won the Innovation Award locally and at the National Real Estate Institute of Australia Awards for Excellence on Thursday 12 March. “We were really excited to be finalists in three categories, especially as this was our first year entering the awards,” Chris says. “We want to be different from our competitors and we’ve worked hard building innovative technology and business processes and it was nice to be recognised as leading the Canberra industry in this space.” Chris says Distinct is the only Canberra-based property management company that has built their own technology solution from the ground up – “and the benefits and advantages this brings both tenants and owners is enormous”. “From online statements, being able to see where rent is paid to, receiving notifications when tenants lodge maintenance requests and being able to view accounts pending payment are just some of the benefits,” he says. “We also let owners and tenants communicate through our portal (no personal details shared) and this has been brilliant in building strong positive relationships between owners and tenants.” Distinct is also constantly updating their
software platform to ensure they are providing owners and tenants with what they want. Recent changes to back-office processes means owners can actually see what invoices are due to be paid from their rent before payment is even processed, while Distinct is now also providing free professional photography (conditions and minimum management periods apply) to ensure marketing for each property looks as good as it possibly can. Distinct also have a new offering called DPM EasyPay (separate from their normal 7.7% management fee) where a fixed fee of 10 per cent of the rent received covers all services provided including advertising, condition reports, photography, letting fees, re-letting fees, and tribunal attendance. “Owners often have the challenge of trying to budget for maintenance, repairs, mortgage repayments and then when a tenant vacates they are hit with new letting fees, advertising fees and a whole heap of other charges,” Chris says. “We believe owners will love this because they aren’t hit with a heap of additional costs when the property becomes vacant and no rent is coming in.”
