Restructuring forces have brought about considerable change in the housing sector in recent times. As innovators Camlin Lonsdale have been ideally placed to respond to these challenges with our extensive, award winning experience, in both public and private housing spheres. Often appointed on to teams to work in particularly sensitive or challenging development scenarios, our landscape-led approach is supported by in-depth technical knowledge enabling us to offer creative, informed solutions of quality and distinction. STRATEGIC THINKING Changing policy and economic conditions are continuing to work to incentivise housing development, leading to the bringing forward of sensitive or challenging sites, previously considered inappropriate for development in landscape terms.

Camlin Lonsdale are experienced in thinking strategically with sites of this nature including sites in: • Green Belt • Heritage settings including Listed Buildings, Scheduled Ancient Monuments, Conservation Areas) • Landscape Masterplanning • Green Infrastructure Planning At Foxdenton for example, a Green Infrastructure led masterplanning approach was used to shape a strong vision for the new community within an encapsulated greenfield area. The application for 650 homes was approved by Oldham Metropolitan Borough Council in 2014 and is currently being built out.

Oxygen Tower is an iconic 31 storey residential tower and a landmark for a world class city. Comprising 343 apartments, eight townhouses, leisure with amenity facilities including the allotment terraces, Property Alliance Group aspired for Oxygen Tower to be a ‘beacon’ on Manchester’s skyline. The design package for the planning application and the public consultation included the design of the two roof gardens and public realm associated with Store Street and Great Ancoats Street (A665). The design of the terraces aim to visually ‘wrap’ into the architectural fabric creating a dramatic, cohesive whole evident within the cityscape whilst providing liveable and usable spaces for the residents. Planning approval was achieved in March 2016.

Camlin Lonsdale was part of the masterplanning team that won the open competition for the design of the Allerton Bywater Millennium Community in 2003 which entailed the redevelopment of a former coal mine site south of Leeds. We were subsequently retained by English Partnerhsip and Miller Homes to implement the initial phases of our infrastructure proposals which provide the context for 350 units including the delivery of shared streets, SuDS and ecologically focused planting design.

We are adept at managing the entire process and engaging a wide range of stakeholders: Building consensus between groups, sometimes with entrenched positions, in the interest of shared gains.

At Newton-le-Willow on behalf of Affinity Sutton Housing Group we engaged with residents at every stage in the process to bring forward extensive remodelling of their estate in the interest of improved environmental quality including better parking provision, safer public space and ecologically rich environments for habitat and well being purposes.

Project team Infinity Asset Management LLP / SCPi Bowland Ltd, HOW planning, 5Plus Architects Working with 5Plus Architects, the scheme centres on the sensitive conversion of one of only a few remaining Arkwright-type cotton mills left in the UK to accommodate new tourism and leisure facilities. The masterplan extends over adjacent areas of brownfield and greenfield sites to include a 18 bedroom hotel and restaurant, holiday cottages, further spa & hotel, wedding venue, kids club, trail head centre and cafe with associated parking and landscape structure. It also accommodates the needs of the expanding village through incorporating new housing provision (60 dwellings including self build) and a relocated village cricket pitch with a bespoke pavilion. Camlin Lonsdale assisted with the initial setting of design parameters and the optioneering phase of the project. Subsequently the practice undertook a full LVIA including photomontage work for the interventions proposed, compiled detailed design information and contributed to the DAS produced to support the hybrid planning application. Following non- determination of the application. We recently supported the client at appeal providing expert witness evidence including attendance at the Hearing. Planning permission by appeal was acheived in April 2016 and the scheme is now being incrementally built out.

CHIPPING LEISURE DEVELOPMENT

Camlin Lonsdale was appointed to lead the public realm design on the two `flagship’ neighbourhoods (amounting to over 10 hectares) within this PFI housing initiative which encompassed several residential areas in Oldham. Careful streetscape design, materials selection and the retention of as many mature trees as possible were central to the strategy of providing continuity between these new build areas and existing fabric. Proposed green spaces were designed at key interfaces; activating physical and perceptual connections across neighbouring boundaries with the aim of breaking down the ‘estate stigma’ and supporting cross community opportunities for interaction and social cohesion.

Project team Rosehart Properties, Storm Group, DLG Architects Camlin Lonsdale were commissioned to reshape the external environment of this former nunnery and locally listed building to bring forward sensitive interventions as part of the conversion of the property from office to residential use. Principally the aim was to re-established a characterful, useful and appropriate garden setting to this important building appropriate to its intended reuse. Working alongside DLG Architects, Camlin Lonsdale developed a scheme that compliments the buildings heritage, delivering a victorian inspired design that satisfies the challenging demands of a site which, is also heavily influenced by ancient woodland tree protection issues. A unique, classical planting palette was specified throughout the scheme from the communal tea lawn areas to the private gardens with additional Spring, Summer and Autumn flowering spaces enhancing biodiversity in the immediate setting and providing an appropriate ambience for this unique building. Camlin Lonsdale also provided the hardworks design services for the scheme, which encompassed garden storage units for each plot and forming design solutions for the complex arched garden wall defining the plot boundaries.

Location

St Helens.

Project team Affinity Sutton, Pozzoni LLP, Handspring Design Camlin Lonsdale were appointed to develop proposals in conjunction with the community to transform the environmental quality of their estate. Demolition of extensive areas of under used garages and outbuildings has allowed the wholesale remodelling of streetscapes which now provide clear definition of public and private space, and a quality setting for the refurbished housing stock. The process of renewal was carefully managed through the project with regular resident workshops and information updates. The values and interests of the residents were subsequently used to inform design proposals. The proud history of the neighbourhood has been expressed through design detailing and bespoke, sculptural play installations. Habitat creation has been used as a lever to animate and structure the extensive public open spaces and to enrich the visual character of streets, both of which are designed to improve the health and wellbeing of residents and wildlife alike. The project has been a resounding success attracting new residents to a previously failing housing estate.

Our professional members of staff hold post-graduate qualifications (several with Distinctions) from Landscape Architecture programmes fully accredited by the Landscape Institute.
