What’s Happening Around Town? Keeping Up with The Times Sculptor James Nemer, a member of the University of Virginia’s sculpture community, will change the name of a sculpture he created in 2019 to PERMISSION TO HUG. The sculpture is installed outside Ruffin Hall on the Arts Grounds at the University of Virginia. Central Virginia Golf Communities:

T

here’s nothing like being able to live where you play and play where you live. Especially if you’re a golf lover in Central Virginia. No fewer than eight significant golf communities lie within 50 miles of Charlottesville, each offering a unique take on the game and a different lifestyle to residents living on or near the course. “There is such a different feel from one community to another,” says Pam Dent, REALTOR® with Gayle Harvey Real Estate, Inc. Some are totally private allowing only members and guests. On others, the public is welcome to play. From an owner’s perspective, gated communities can have real appeal. But it’s not always the gated communities that are the most exclusive, or expensive. Some of that pricing depends on the property’s history and whether building sites are still available.” History also plays a role in a community’s feel. The two oldest clubs, Farmington and Keswick, were founded in the early 20th century. Dent says, “It’s been great to watch these two grand establishments renovate to keep current without losing their history to the next iteration.” The two newest communities, Old Trail and Spring Creek, got their start this century and add more options for buyers.

Not surprisingly, this seller’s market is hitting golf communities just like the rest of the residential market. REALTOR® Steve Marianella, with Wintergreen Realty, LLC, advises potential buyers to get a buyer’s agent. “Prices are escalating and [homes are] selling very quickly. A year ago, you could get into many of these communities in the low $300 thousands. Now there is not much under $400 thousand. “Lot prices have not moved that much and there still is a fairly good selection. But you must balance that with the rising cost to build and the delays that most builders are experiencing. It’s not always a clear-cut decision whether to buy existing or build.”

Established in 1927, the Farmington Country Club—once home to a stately plantation—got its start in the early 18th century. Farmington’s Main Course was laid out that first year with 28 holes including the original 18 south and north courses, and (something you don’t see every day) a 10-hole course. The Main Course is consistently ranked among Virginia’s top most challenging traditional golf courses. Steeped in (and honoring) history, Farmington is committed to providing best in class facilities for members and guests. The 10-hole East Course was renovated in 2016 and allows golfers to enjoy the benefits of a round of golf in less than two hours. A year later, Farmington’s Performance Center opened for year-round practice using the latest tech tools to allow players to work on their shots and their shot-making. Dent says, “While not a true gated community, this private club and course only a mile west of Charlottesville, is sur-

rounded by stately, traditional homes on large lots with mature landscaping. There are usually a couple of homes in this community on the Charlottesville real estate market. Even with entry points well into the seven figures, they don’t last long.”

GLENMORE

The Club at Glenmore The Club at Glenmore is private with an 18-hole championship course over a rolling landscape. Designed by John LaFoy, the course appeals to scratch golfers as well as those with a more robust handicap. Established in 1992, the Club is open to residents and those who live outside the community. The gated community covers 1,600 acres with 900 home sites, more than 800 of which are built out. Unique to Glenmore is the on-site equestrian center and trails throughout. Craig Builders is one of Glenmore’s active builders. Ben Davis, its VP of Sales, points to Glenmore Highlands, a popular choice for today’s buyers. “There are 10 remaining homesites at Glenmore Highlands. While not directly on the course, only a wooded stream buffer separates it from the third and fourth holes. We find that buyers are drawn to main level living and don’t want to worry about exterior lawn maintenance.” With a price point in the mid $600 to upper $700 thousands and the resortstyle living that is part of the Glenmore experience, these opportunities for new builds won’t last long.

LAKE MONTICELLO

Old Trail

Keswick Hall Golf Club Travel four miles north across Interstate 64 and over 100 years back in time to Keswick Hall, founded in 1912. Periodic renovations have kept the Hall and the golf course relevant. Originally laid out in 1949, the course was improved by Arnold Palmer in the 1990s and was most recently upgraded by Pete Dye, reopening in 2014 at 7,139 yards. Golf Magazine, Golf Digest and others rank it as one of the best courses to play. The remainder of the resort, Keswick Hall, is nearly complete with a recent comprehensive renovation to modernize and create a world-class luxury resort experience. The course, Full Cry, remained open during renovations, and is enjoying a restart of its own as seasoned golf pro Rob McNamara was recently named General Manager and Director of Golf. With more than 30 building sites available, there are still options to live a life of luxury at Keswick Estate. Building sites range from the high $200 to mid-$500 thousands and existing custom homes are well into the seven figures.

Lake Monticello One of Central Virginia’s largest golf course communities is Lake Monticello in Fluvanna County. This gated 3,500-acre private community in Palmyra was established in 1969 and is situated around a 350-acre manmade lake. Only 15 miles east of Charlottesville and about an hour from Richmond, the location draws day trippers, vacationers, and buyers from Northern Virginia and elsewhere. The 18-hole golf course, designed by Buddy Loving, opened in 1972. Known as a shot-maker’s course, it plays over 6,925 yards from the championship tees. “You’ll

hit every club in your bag,” according to PGA Head Golf Pro Mark Marshall. “There’s nothing tricked up about this golf course.” And it welcomes all levels of players. The Gold, or senior, tees play at 5,600 yards. And the family tees play shorter still, enabling all ages and skills to enjoy time on the course together. When not on the course, you can have as much fun as a kid at camp. Real sand beaches, swimming and fishing in the spring-fed lake, ball fields, a swimming pool, and court sports offer something for all ages. Pickleball is all the rage. Homeowners can use the marinas and boat slips for sailing, paddling, and power boating. Real estate at Lake Monticello is divided into 12 sections with more than 4,500 lots within the gates. About 12,000 residents live at the Lake. A few building lots are still available inside the gate in the range of $50,000. A new Ryan Homes community being built outside the gates has an entry point in the $320 thousands. This affordability and unique amenities draw those seeking value and lifestyle from near and far.

OLD TRAIL

SPRING CREEK

Crozet’s Old Trail Golf Club is a privately owned 18-hole public course set at the base of the Blue Ridge Mountains. Members and daily fee golfers can choose from four different tees to keep the game competitive for all skill levels. And if your game isn’t going the way you hoped, views of the mountains might take some of the sting out of a bad round. Old Trail Golf Club opened in 2005 and was named Golf Advisor’s Golfer’s Choice award winner for 2020. Adjacent to the course, the thriving community of Old Trail Village has four urban villages, all with available lots and designated areas for future expansion. Greg Slater, REALTOR® with Nest Realty Group, says, “We like to think of Old Trail as a small town in a beautiful setting. We have a Village Center with shops, restaurants, offices, and assisted living surrounded by small, interconnected neighborhoods.” Scattered throughout the Village are walking trails, parks, and green spaces. “The price range to enjoy all this is broad. While there are a few homes in the $200 thousands, in general, they are $300 thousand to over $1 million and everything in between. The setting, abundant mountain views, well rated schools and a short drive to Charlottesville and the Shenandoah Valley make this location attractive.” Craig Builders is one of five area builders active there. Davis reports they are entering the final phase of homesites along Golf Drive. Golf Villas range from the mid $600 to upper $700 thousands. Priced just below that are the Elevator Townes featuring roof top verandas with views of the course and Blue Ridge. Village Homes, available from the upper $500 thousands have a first-floor owner’s suite and private outdoor courtyard. Exterior lawn maintenance is included so you can enjoy more time on the fairways and greens.

Wintergreen Unique to Wintergreen Resort is its diversity. Two courses with completely different designs are wrapped up in one resort. Marianella says “That makes it so attractive to live and play here. I recently played with a client who moved to South Carolina and he said, ‘I miss having 45 holes to choose from at Wintergreen.’ “On the mountain, 18-hole Devils Knob has the highest elevation of any Virginia course, so it’s always cool.” That’s priceless during Virginia’s steamy summers. “It’s a shot-maker’s course with a very tight design. So, accuracy is rewarded.
