Holly Longmuir | Managing Director
I’ve been asked to speak at a conference early next year on the topic of recruitment As such, I thought I’d share some of my insights:
As full disclosure, I spent 3 years in recruitment and loved it! This in no way makes me an expert, however it did give me the opportunity to learn and gain some invaluable skills
Here at Buxton, we look internally first We have had enormous success with our current team recruiting for us A simple philosophy I suppose, but one that you can’t fake If our team is happy, they tell people
Real Estate is an incredible occupation It is full of excitement, complexities and has a way of getting under your skin to become a part of your DNA If you have the slightest flicker of interest in a career in real estate, or you are curious if there is a better Real Estate business (culture) out there for you, then please read on
We look for people who have a desire to learn, contribute, have a commitment to being the best and above all, someone who wants to be a ‘professional in property’.
We have an incredible support structure
I reflect on Clayton Smith who joined us 5 years ago Clayton, a 20-year Estate Agent, wanted to work in an environment with a team who could cover the gaps so he could focus on his strengths Clayton has incredible negotiation and client nurture skills; he is self-confessed as ‘not strong’ in the technical or marketing space So, we set Clayton up with support to help his strengths shine The result - Clayton was recognised as a top performer at our Buxton Awards this year
Samantha Moffatt joined us 9 years with no previous real estate experience We ran a considered program to set Sam up for success A 2-year induction to ensure that a 'newbie’ wasn’t putting herself or our customers at risk The result - Sam is now, year in year out, Top 1 or 2 within our group and a founding member of our leadership team.

I have worked in the industry and within property management for 14 years My mum and sister both worked in the industry in sales It was nightly dinner table conversation, it was a natural step for me I decided to position myself within the property management side of real-estate as I've always enjoyed working in diverse roles where no two days are the same
A career highlight was opening my own independent property management agency, I was able to organically grow a portfolio of 120 properties within 4 years with no support from a franchise or sales team This business was then sold to start a family
After 14 years working in property management it was getting to a point where I could almost do it with my eyes closed However, since joining the Buxton Mornington Peninsula team and being surrounded by some of the highest performing agents in the state- every day I'm learning It’s inspirational being surrounded by such experienced individuals who are more than willing to provide valuable support
I live in Frankston South, I love the local walking trails, the proximity to some of the most beautiful beaches on the Mornington Peninsula and the easy access to beautiful restaurants and wineries
WHAT DOES ‘DOWN TIME’ LOOK LIKE FOR YOU?
I have a wonderful husband and beautiful 4-year old daughter We do live a very busy life during the week Down time for us is escaping the hustle and bustle of the Mornington Peninsula and escaping to our hobby farm in Metung - we love fishing and tinkering around and just spending quality time with family and friends

I was born with two disjoined pinky fingers, it has no effect on daily activities just a little quirk

What has been happening in the luxury property market recently?
The luxury property market is now seeing an increase in supply and activity The interest is there for special offerings, whether coastal or rural This is a switch from the winter period which saw fewer properties being offered.
Do buyers choose a particular type of property or do they search in a price point?
Buyers in the luxury property market search based on the property, location, outlooks and lifestyle It is not price driven Should a buyer find a property that meets all their requirements, they will see value Often these buyers are very passive and will only look for property that has very special appeal. Whether it be a rural offering with a farm management plan, or an exclusive cliff top home overlooking Sorrento and Portsea.
What has brought these special offerings to market?
It has been a combination of factors, owners looking to scale down, and simplify life This is quite common with the larger semi-rural offerings We are also seeing a number of property owners upgrading their existing home and reinvesting in the Mornington Peninsula luxury property market.
What are some of the special offerings you currently have available?
We have a diverse range of property available at the moment
“Nukklegup” at 2275 Mornington-Flinders Road in Flinders is a 32 acre horse breeding facility with a farm management plan, and a unique rammed-earth home The property has expansive views of Phillip Island and southern views of Bass Strait
146 Mcilroys Road in Red Hill is a luxury property on 10 acres, with a beautiful 4 bedroom, 4 bathroom home, magnesium heated pool and majestic gardens A fine example of a luxurious country estate
In Red Hill we also have 181 William Road that has recently entered the market Minimalism truly meets nature with this stunning 4 bedroom farm house on 9 8 acres Situated at the end of a quiet country lane, the eco-conscious design is as breathtaking as it is energy efficient
3 Medallist Court in Cape Schanck is an architecturally designed home on 1 3 acres, positioned at the 1st Green of the prestigious National Golf Club and commands uninterrupted views of Bass Strait and the esteemed course This would make a dream weekender or permanent home in a quiet and exclusive community
239 Arthurs Seat Road, Red Hill, the “Red Hill Peony Estate” has also just come to market and we also have 149 Grasslands Road in Boneo, an 8 5 acre property with views across Port Phillip bay to Sorrento and Queenscliff
There are a number of “on the quiet” opportunities as well, one being a 10 acre offering in Merricks with Western Port views, beautiful gardens and very impressive shedding This property will appeal to a diverse range of buyers
