A Home Improvement Park

(Continued from page 57 ) the major regional shopping center automatically generates activity on its periphery, as seen by the great number of retail establishments that spring up in the vicinity of major centers.

Another is that there are many home improvement merchants who either don't want or can't afford to be in the center itself, or who don't want the expense of develop' ing their own site on the centet's periphery. For small merchants especially, the home improvement park offers a way to get in on the shopping center action.

Reid's idea is to take a parcel of land, approximately l0 acres in size, on the edge of the center's site and subdivide and improve lots for home improvement retailers who would share the advantages of a common site, with parking and maintenance provided. The home improvement park would be tied in architecturally and from a traffic standpoint with the center.

Sites within the park could be sold to individual retailers who would follow the developer's guidelines, or would be developed with design-build leaseback buildings for suitable tenants.

The advantages for the retailer are several, Reid said. The retailer can capitalize on the traffic drawn to the park as a whole, just as a merchant inside the center can. Parking, site, and maintenance facilities are shared by all, reducing the cost below that of a separate site for each store.

A major advantage is that these home improvement parks would be high-quality, aesthetically appealing developments.
