[-tOR AT least a year now, we have read and listened to expert, after government official, after businessman, alter sociologist, after politician describe the nation's shortage of housing, both present and future.

Their arguments seldom difier appreciably; we need reforms in property taxes, reforms in land planning and building codes, reforms in technology and financing, reforms in labor, materials and what not. No one disputes the major facts nor most oI the conclusions drawn from the mountains of statistics. The need is present and clearly visible.

What has happened to all this jaw power being applied to one of the nation's most serious problems? Nothing much as we see it. Oh sure, there have been studies, surveys, seminars, speeches and great quantities of collective handwringing. Some have even drawn new plans and built new test houses. Associations have plotted new areas of interest while corporations have realigned their forces and awarded new titles to new jobs in new corporate groupings.

The result still adds up to what amounts to noth' ing. Obviously the dimensions of the problem are staggeringly huge, obviously they are not going to be solved overnight. But equally obvious is the fact that no real progress is being made.

Everything that has been done so far is mere throat clearing, a re-hashing o{ past prototypes that only serves to further expose a stone of a

situation that so far has only felt the flabby lever of talk.

We get the impression that everyone is waiting for a miracle and that until it arrives, they intend to fill the time with talk. Wishful thinkers mumble that if we can somehow get loose in Vietnam, then money will be magically freed to solve the housing problem. It is, admittedly, a lovely dream. But it is just that.

The drifting and dreaming period must end once and for all. The time for jaw power is also past. Real progress must be made towards building real houses, by the hundreds of thousands, and at a price real people can aftord to pay. The one small step forward to that reality must come soon if we are ever to see the giant leap forward that will follow.

\Y/HENEVER the public takes notice of the YY wrangle over the size of the two-by'four, the Iumber industry gets a black eye.

Several years agq when the story first gained prominence, a national TV personality sneered that the next thing the public would be stuck with would be five beers in a six pack.

A recent editorial in the San Diego Union dryly observed that "next thing you know your yardsticks will be two feet long."

Those may be funny things to say, but we doubt the lumber industry's customers are laughing much.

qO WHEN President Nixon moved the u Western White House to t]le little southern California beach town of San Clemente it was a sure thing that the local lumber dealer was bound to come into a windfall of business. Right?

Wrong.

According to James Chilton, proprietor and sole employee of Chilton Lumber Co., there has been new business, but about all he has gotten out of it is the sale of some mouldings. Trouble is, the biggies in nearby Los Angeleg using the freeway system, have literally run off with the business.

He feels Nixon could help the small businessrnan by "stopping big mergers because they eliminate competition." He also believes the President "has the little man in mind."

Nixon's move already has helped land values in San Clemente. "Houses that were on the market for a year were sold in months," said Chilton.

Regarding the peace groups with plans to demonstrate when Nixon is at the west. ern White House, Chilton noted, "I think they're on the wrong path. They only make an embarrassing situation. Besides Nixon never sees them.t'

Nixon's summer home is the old Henrv Hamilton Cotton mansion at Cotton's Point. Cotton, who died in 1952, was a prominent democrat and friend of Frank. lin Delano Roosevelt, who visited the house. The mansion borders on C"-p Pendleton, a U. S. Marine base and train. ing camp.

tthat's our price to commercials.' The retailers are boxed in, they have to buy from these men as the number of suppliers decreases." Chilton believes wholesalers are doing it because they need money quickly.

His personal view of the future of the lumber industry is that the small, local retail dealer will be phased out gradually.

"Only companies with large timber holdings will be in business within I0 yearsr" he explained. He bemoans the lessening of contact between lumbermen today, stating, "it's harder for a young man to. get started and to learn the business today than it used to be." He points to the increasing competition in the industry compared with when he started. "To succeed today, a young man must have considerable capital, a thorough knowledge of the business and plenty of ability in merchandisingo' he said.

C.hilton's business credo developed during his 42 years in San Clemente is "it's personal contact that makes a small business." He believes strongly in service, in t'helping and advising customers." Just recently a lady customer was so pleased with the care he gave to working out her purchase that she ofiered him a tip.

Starting with Sun Lumber Co., then in Bevgrff Hillq Calif., in,1V24, he later

worked for J. W. Heinecke in1927, buying what is now Chilton Lumber in 1937. He's been married for 42 years and has two children and three grandchildren. He's a member of the Masons, F,lks and the American Legion and will be 66 in October.

Chilton Lumberos all time highest gross was $56,000 per month shortly after World War II. Today, as the sole employee, Ctrilton grosses $150,000 per year. "A man running his yard alone has a lot of fun; meets a lot of people, too," he explained.

The yard serves a retail area of approximately l0 square miles. Competition is formidable and includes Sun Lumber Co., Ward and Harrington and Owens Parks.

The yard used to be primarily a contractor-industrial operation, employing 12 men and running three trucks at its high point. As the high cost of money slowed building down, he began clamping down on credit because "money is drying up." Two years ago all contractor business was stopped.

Now the stress is on retail and remodeling business since most people in the area are making additions and updating their homes rather than moving to larger, more expensive dwellings.

The yard charges {or cutting lumber by the hour, depending on what the customer wants done and how regular a customer he is. No pre-fab or remodeling packages are ofiered. The yard has had no luck selling power tools and finds that small tools are often shoplifted, mainly by youngsters looking for excitement.

He picks his employees by instinct and a feel for human nature. His bookkeeper, with him for years until his father-in-law required him at his business, was pirated from Bank of America. 'oThe bank gives them good training and thoroughly checks their references," Chilton explained, "but pays lousy. I ofier them more money, raises and bonuses.tt

The yard runs a small, daily advertisement in the local San Clemente paper. Hours are from 8 a.m. to 5 p.-, Monday 'thru Friday, closed weekends.

How to sell more insulation fhis fall

THE USE of insulation in construction

r today is an accepted fact by builders and consumers alike. However, there still exists some confusion about what "fully insulated" really means.

Many years ago, FHA established a minimum insulation standard for all new homes financed through their organization. That standard was It/Z inches in ceilings and nothing in sidewalls. Some builders today still use this as their t'standard" and promote their homes as "fully insulated."

Extensive in-use testing of insulation thickness by Owens-Corning Fiberglas Corp. has shown that this FHA standard is not adequate for today's needs. As the use of air conditioning increases and the square footage of homes gets larger, heating and cooling costs sky-rocket if proper insulation thicknesses are not used.

According to some manufacturers, 6inches of insulation in ceilings and 3-inches in sidewalls and floors is becoming the standard now and is a true measure of a 'ofully insulated" home.

Dealers are profiting today by informing their builder, remodeling and do-ityourself customers about the new standard and the advantages of full insulation.

For example, if a dealer sells I/2 inches of insulation for ceilings (FHA standard) at $50 per thousand sq. ft. in a 1500 sq. ft. home he will gross about $100. At a net profit of )0 percent, he will only pocket $10.

If the dealer converted this builder to 6-

inches in the ceiling and 3-inches in the sidewalls, his sale would have increased to $345. At the same I0 percent net profit,

this dealer would have now earned $34.50 or a gain of $24.50 with little additional efiort.

The key to increasing profits on insulation is selling comfort and fuel savings. Materials are available from manufacturers which vividly illustrate how a home can be made more comfortable, both summer and winter, when fully insulated. These materials also can be used to show how full insulation reduces cosls for heating and cooling.

The counterman is most important to the successful sale of upgraded insulation thickness. He should be thoroughly instructed on the advantages of the 6-inch and 3-inch insulation standard. No matter who the customer may be, the counterman should immediately be able to explain full insulation.

The cost savings story is easily explained by using a "Heating and Cooling Estimating Guide." This guide works like a slide rule and provides a comparison of

heating and cooling costs for a variety of home sizes between the FHA standard and the 6" and 3" standard.

Let's go back to our sq. ft. home and see would be for the consumer. Let's also assume this home is located in Spokane, Wash.

With just 3-inches of insulation in this home, the owner could pay $241 for heating and $63 for cooling per year. If this home were insulated with 6" and 3", the heating bill would be approximately $152 and cooling would cost about $52. This is a total yearly savings of approximately $100 to the homeowner.

If the builder bought 6" and. 3" instead of just 3" for the ceiling, the total additional cost would have been $205. In just two years, the homeowner would have paid the difierence in cost and then could be realizing as much as $I00 cost savings year after year as long as the house is in existence. The builder also benefits by reinforcing his reputation as a ooquality builder" and may additionally save on cost of heating and cooling equipment because of fewer BTU's and tonnage requirements as a result of thicker insulation.

According to a national study conducted by Owens-Corning among single-family homeowners, actual heating and cooling costs of those lived-in homes measured against estirnated costs if those homes had only FHA minimum insulation standards showed an average cost savings of $76 to the homeowner.

Redwood Grove Dedication

A DREAM which first took shape in the A minds of dedicated members of HooHoo International forty-seven years ago was realized September 13 in ceremonies which brought into reality tl-re Hoo-Hoo Redwood Memorial Grove in Prairie Creek Redwood State Park in Humboldt County, Calif.

Special tribute was given Charles D. "Le" LeMaster, who served actively in Hoo-Hoo International from 1917 until his death in 1967. For the last twenty years of his life he was Seer of the House of Ancients. It was largely his inspiration that brought about the fraternity's action to acquire a grove in memory of the men of this organization.

Many complications occurred from the 1922 beginnings toward the goal. At his death, his family hoped to dedicate at Ieast one tree to his memory. Leaders moved quickly, put the goal higher and tried for a grove. The goal now attained, a magnificent grove of mighty redwoods stands for eternity in memory of LeMaster and the international fraternity. Hoo-Hoo is the oldest and largest industrial fraternity in the U.S. Ceremonies included a banquet at the Eureka Inn, September 12. Seven rameses were in attendance: Ben Springer, the Seer, I LeRoy Stanton, Dave Davis, Ernie Wales, i Harvey Koll, Vaughn Justus and Bob I Johnson.

Essley quoted from l.eMaster's moving, poems, detailed the events of his life of service to the industry and introduced his daughter Maybelle LeMaster Pendergast who filled in for his widow, Gertrude, who was unable to attend due to recent serioug illness. Mrs. Pendergast unveiled the bronze plaque which commemorates LeMaster and Hoo-Hoo International.

Words Are Power

A sale can hang on a single word. The right word may tip the scales for your benefit. The wrong word may send you out of the buyer's office without an order, and little future chance of getting one.

Perhaps you doubt the imporiance of "mere" words. If so. think for a moment of the impact words have had on history. Such memorable phrases as "I regret that I have but one life to give my country," 'oDamn the torpedoes, full steam ahead," "I will return," and o'never before in the field of human conflict was so much been owed by so many to so few," have caught the imagination of millions of people.

What has this to do with salesmanship? Just about everything. Wards are pouer. The salesman who uses the right word at the right time has a clear field to success. He can manipulate the buyer. If he's adroit enough with words, the salesman can trigger a desired response almost anytime he wants to.

Clyde Underman, a bond salesman, has a closing technique that is phenomenal. He can predict almost to the moment when a prospect will say o'yes."

WORD BUILDING

The salesman needs an extensive vocabulary. He must have a ready supply of words to serve him in any selling situation. By this I do not mean that he should concentrate on learning only long "two-dollar words." The use of elongated words is sometimes mere pretentiousness on the part of an individual, Often a short word will do just as well or better. It's the meaning that is important. It is the right

A salesman with a poor vocabulary lacks a basic tool. Unless he has the right words at his command he will be halting and ineffective before a buyer. He will take too long to say what he wants to say and it won't come out right.

OVERCOME THE WORD PROBLEM

Here are some rules on the use of words for both speaking and writing:

l. Learn as many works as you can.

2. Use each word correctlv.

3. Rely on direct, "orr"r"t" words, rather than vague, general ones. It's better to say 'oour garden hose is guaranteed for l0 years" rather than "we carry a pretty strong hose."

4. When you've made your point, stop. Talking for its own sake will do little or nothing to impress a buyer.

5. Avoid words that are known only to a few people. Employ words that are part of your every day language.

HOT WORDS

Some words are hotter than others. Hot words are'those that elicit a favorable reaction from a buyer. They touch some nerve that brings instant response. Know. ing the prospect or customer helps the salesman in this regard, but if you plan ahead you can bring forth these words, even with strange buyers.

Supposing you are selling a tough pair of work clothes. Your prospect's store is in a mining area. You say to him: 'oThese work clothes are especially suited for mining."

The prospect perks up immediately. Many of his customers are miners and they want durable work clothing.

Some salesmen make a practice of flattering the buyer, catering to his whims, caprices, etc. This is all right i{ you don't lay it on too thick.

ACTION WORDS

The interest of a buyer must be kept at a high pitch or he will soon lose interest. You can avoid this by filling your vocabu-

lary with vigorous action words. Use words like "nowrt' "buyr" and t'order." Fire ofi such phrases as "this is the best deal you'll ever make," or "our line is practically made for your business."

Nothing will kill a sale faster than to hesitate, stall or dawdle over your presentation. And don't let doubt creep into your conversation. Exude confidence in both speech and manner. There's something catching about hesitancy or lack of drive.

, THE RIGHT PITCH

In addition to using the right words at the right time, the smart salesman also pitches his tone to that of tle buyer. For example, if the prospect is a soft spoken, quiet individual, you will not help your cause by bellowing in his face. He will resent what he believes is an attempt to intimidate him.

By the same token, a buyer who is all hustle and bustle, speaks rapidly and has a forceful manner, will require another approach. He will be impatient at a slow, drawling sales talk. He not only wants you to get to the point, but he'll probably dismiss you if you don't. The idea here is to match him in tone and tempo.

To sum up: With any kind of buyer a broad vocabulary and the ability to use it is of great importance. The power of words has produced millions of dollars in business for salesmen. It's a little like knowing the right combination to a safe. If you do, it opens immediately. In selling, if you can use words intelligently you will open the buyer's purse strings.

Actually, it is similar to chess or bridge in the respect that it's easy to learn the fundamentals, but the mastery of the subject depends upon the study and devotion that an individual is willing to put into it.

Kiln-dried white fir random-lengh 2x4s produced in the northwestern states is the specie deliverable under the lumber futures contract on which trading opened Oct. I on our exchange.

The specie must meet the requirements of the Department of Agriculture's SPR 16-53, American Lumber Standards for Softwood. It must be produced in Washington, Oregon, California, Idaho, Montana and Nevada.

The Chicago Mercantile Exchange is a marketplace where members acting independently or as brokers for otlers, buy and sell commodity futures contracts calling for delivery at a later date. The exchange not only provides the physical facilities for trading but also has the added functions of formulating and enforcing rules and regulations to provide for uniformity of trading. Supply and demand create the price, not the exchange.

While the exchange takes no position in the market, it guarantees the commitment to the contract by every buyer to every seller and every seller to every buyer through its clearing house function.

The {uture market does not exist to dispose of or t4ke ,the place of normal cash marketing channels. In'fact, many of the rules and specifications of our contract were drawn up in accord with existing industry procedure. Normally, less than 5/o. of all commodity futures transactions result in actual deliverv.

When the ca.h urrd futures months mesh together, cash and future prices will be at approximately the same level. The usual course of action will be to sell your lumber in the normal marketing channels and liquidate your position in the futures market. A seller in the futures market should deliver only after he estimates his cost of production, transportation, handling and inspection charges and then cal. culates his net cost based on the futures price for which he has contracted. A futures market exists to provide the industry with price protection and not an alternate marketing system. The company manager now has a choice rather than 6hangsnot concerning where he is going to market his lumber but what price or value he can place upon his product.

HEDGING

The primary reason any company should use the futures market is to protect the value of its product by locking in 4 price either to protect a profit or minimize a loss. In simple terms, a pure hedger

He then checks the futures market for April and finds April lumber futures at $lI0 MBF. He would then sell enough April futures to cover his log inventory.

Now, what happens in April? Let us say, for example again, tlat the cash maiket has deteriorated to $75 MBF. Because futures generally move proportionately with the cash market, the futures also would have declined, let's say, to $76 MBF. He would therefore have lost $25 MBF on the cash market but would have made $34 MBF on his futures contract when he bought it back in April for a net profit of $9 MBF.

If the cash market had gone the other way, the producer's cash gain would be offset by a loss in the futures market. But, he hedged in the first place because of market uncertainties and he wanted to protect the price he'd receive for his lumber.

Also, a lumber company, when purchasing lumber rights to national {orests, can use the futures market to hedge its stumpage bids. Lumber producers will be able

to look forward to lumber futures prices months in advance for another guide to bidding for stumpage.

However, the following adjustment must be made to adjust a Chicago futures quote to a oolocalized West Coast quote." Shipping on a 2,200 lb. basis from the Northwest amounts to $31.25 per contract to Chicago. Brokerage on 36,000 board feet basis amounts to $I.00. Let us assume margin costs at 9/o' on $400 x 6 months equals $9.00 or 50{ per thousand board feet. These costs totaling $32.75 must be subtracted from the Chicago futures to get a true West Coast price level of $77.75 in the above example.

FOR A WHOTESATER

Since a transit-wholesaler often orders lumber and has it rolling before he has a buyer, he incurs a price risk. Also, he is faced with the possibility, in some cases, with having to pay the high cost of demurrage, Because ''lqmber, prices can fluctuate as much as $20 MBF'in a week, it would be to his advantage to at'least consider the futures prices in the nearest month to protect himself against a price decline.

A distributor will be able to use the Iutures market in two ways. (I ) When futures prices appear low enough he can buy futures and virtually assure himself of a supply of lumber at what he concludes are favorable prices. This would be a buying hedge. (2) When a distributor acquires an inventory, he would simultaneously sell a futures contract. This would give him a fixed value of his inventory and protect him against adverse price movements. This would be a selling hedge.

RETAILER-HOME BUII.DER

Builders taking bids from subcontractors on a guaranteed basis generally find these bids higher than bids received on a non-guaranteed basis. Of course, with the cheaper bid, the builder incurs the risk of price fluctuations. However, with the advent of futures. the builder can ofiset this risk with a hedge.

Here is an example of one housing producer who faced the choice of sirb-contracting the framing of two tracts of houses at guaranteed lumber prices or at nonguarartteed lumber prices. The bids from

one subcontractor on a guaranteed basis were $2,230 and $3,600, per house for a 42 and 50 house tract, respectively. The comparable bids from the other subcontractor on a non-guaranteed basis were 82,940 and $3,369, respectively. These guarantees were efiective through June, 1970.

The combined cost difierence of $23,730 for essentially the same services and materials is strictly due .to the risk of price fluctuations of framing lumber. In effect, the housing producer has the alternative of passing the risk of price fluctuations to the subcontractor at an average cost of $312 per house. We calculated that on the basis of one-third of a carload of lumber per house, the cost to a housing producer to hedge his purchases in a futures market would be about $15.00 of broker's commission per house

plus the interest cost of having his margin in the. brokerage account. The advantage of a futures market to a hedging producer of this size (2,000 houses per year) is obvious.

From the above examples it becomes quite evident that several key factors must be considered before an eftective hedee can be placed.

(l) A company must know the quantity of its product to be hedged. lf a producer sells more futures contracts than he needs to cover his cash position, he is speculating with the excess board feet on the futures market. If he sells less futures contracts than his cash position, he is speculating on his cash position not covered by the hedge. It is wise for a producer, processor or builder to discuss his operation with his broker in determinins the exact

number of contracts to buy or sell.

For example, a retailer who has agreed to furnish material toa home builder to construct 200 homes over a period of a year realizes that because of potential high interest rates, rising labor costs or whatever reason, the builder may eventually only sell one-half of the homes in his intended project. Therefore, the retail yard may want to hedge only one-half the lumber he has agreed to sell to the homebuilder.

(2) A true hedger must know his exact costs before he can hedge properly. Knowing his costs, combined with a fixed selling price will enable the producer to determine the profitability of his operation.

(3) And again, I stress that hedged properly he will take a position in the futures market opposite to his position in tle cash market.

(4) It is important to confer with a reliable broker to determine the trading month in which the contract should be placed and other technical information.

(5) A producer must be aware of the consistency of price relationships between the various species of lumber and the various sizes of lumber.

Planning for the 1970 Home Improvement Time Program and observance of the 1970 May-National Home Improvemenl Month is well along.

It is sponsored by the National Association of Home Builders, National Home Improvement Council, National Lumber and Building Material Dealers Association and the National Remodelers Association.

In January, 1970, 100,000 Guideline for Profit tabloids will be mailed to lumber and building material dealers, home improvement contractors, builders, lending institutions, utilities, government agencies and others interested in the home improvement market.

The tabloid will contain sections illustrating and explaining manufacturer products, dealer and contractor advertising and promotion ideas and a selection of sales stimulator items. The mailer, (500,000 guaranteed distribution), featuring the most popular home improvement projects will have a completely "new look" in 1970 with many of the projects illustrated in full color to help create leads and business for contractors and dealers.

A number of personalization options such as an insert and individualized copy on the back cover are available for dealers.

The big Promotion Kit portfolio, containing a wealth of advertising and promotional material, is expected to have more than double its 1969 distribution. Personalization options are available and several HIT sponsors have expressed their intention of an integrated tie-in and distribution plan for 1970. Masonite Corp. has announced a lifetimeof-building guarantee of its Royalcote paneling, effective Oct. l.

The paneling is "guaranteed not to split,

Mill Rep Celebrotes 32 Yeors

Paul McCusker, owner and operator of the Douglas Fir Lumber Co. of San Francisco, is celebrating his thirty-second year as a mill representative in that city.

A native of San Francisco, he went north as a child with his contractor father and had his schooling in Portland. He began his lumber career with the Beaver Creek Lumber Co. at Tenino. Washington. Later he became associated with the Donovan Lumber Co. at Aberdeen. Washington, which company transferred him to begin his San Francisco career.

He has two married daughters, Sheila (Mrs. John Brigham) and Molly (Mrs. Harry Albert Ackley).

Feds Criticized by WWPA

Contrasting views on the management of timber resoure€s on federal lands were presented to 5O0 lumbermen from 12 'Western states gathered in Pordand recendy for the fall meeting of the Western Wood Products Association.

Harrison Loesch, assistant secretary of the interior for public land management, made a strong plea for balanced use and optimum productivity of some 4,0 million acres of commercial forests under his department's jurisdiction. Annual production on these lands exceeds I billion board feeto loesch said.

Edward P. Clitr, chief of the Forest Service, forecast only a 5.7 billion bf. increase in national forest productivity by 1978 to a total of 19.5 billion bf. There are more than 96 million acres of commercial forests in the national forest system.

Directors of the Western Wood Products Association gave emphatic notice that they will seek rnearrs to improve the management of the national forests.

WWPA members have long been critical of the Forest Service and the Department of Agriculture. The mill operators, in effec! are charging these federal agencies with failure to manage the national forests for optimum productivity in the face of a severe and undiminishing national need for housing materials.

For the first time. the Southwest will be the locale for the annual meeting of the National Lumber and Building Material Dealers Assn. convention.

At the Arizona Biltmore Hotel in Phoenix, Qct. 27-30, the following committees are scheduled: board of directors, executive, marketing and marketing trends, research council, legislative advisory, standards, by-laws, manufacturers council and nine district meetings.

Ladies events include a four-hour tour and luncheon. They will be joining their husbands at the "early bird" reception sponsored by a group of Southwest lumber manufacturers, and at a steak fry provided by the Arizona Retail Lumber and Builders Supply Association, as well as the traditional president's dinner.

Penberthy on the Move

The Penberthy LumbelCo., major importer and distributor of exotic wood$, has purchased l2.B acres in Los Angeles County's Dominguez area as a new ofrce and distribution center for the firm's nationwide activities. For the past 25 years Penberthy has headquartered on a S-acre plot in Vernon.

According to vp. Paul Penberthy, Jr., '!g/" receive about a half million bf. a month by ship. Moving closer to the docldng areas will greatly facilitate transportation of our products, as will. the easy access we now have to the freeway system.tt

Penbert\ reports that phase-in of the new facilities will be done slowly with an estimated minimum of five years being required to complete the entire move. Although construction plans for the full facility haven't been finalized, work will begin within three months on a new dry kiln-Penberthy is the only lumber company in the West which operates its own-and several storage buildings.

Burner Eliminotes Smoke

An Oregon lumberman-inventor has an a"pryrent solution to one of the industry's most troublesome problems by creating a 'ocyclone" inside a wigwam burner to eliminate smoke and lallout from the mill waste burning process.

Jerry S. Lausmann, second-generation head of Kogap Lumber Industries Corp., developed the smokeless burner after nearly three years of research, testing and experimentation at their veneer plant on the south edge of Medford, Ore.

Known as the tol-ausmann Processr" the system is expected to meet standards of the State Environmental Quality Commission

(Formerly the State Sanitary Authority) on air pollution and at the same time reduce costs of waste disposal throughout the lumber industry.

National-American Wholesale Lumber Association has unveiled their long-awaited sales recognition program

After eighteen months of study and efiort by a special committee headed by Bill Baugh, Baugh Forest Products Corp., City of Industry, Calif., a program to recognize and honor the top performing wholesale salesmen in the forest products industry is underway. It will begin in 1960 and be a continuing award program from, year to year.

Pointing to the diversity of the NAWLA membership, Baugh reported that, 'oThe primary problem was to come up with a sales recognition program that was flenxible enough to fit large and small distribution yards, hardwood people, softwood distribution. etc."

A NUMBER of recent happenings un- I r doubtedly will have a great influence on lumber and building materials dealers in the months ahead. Certainly each of these situations bears day-to-day following plus action where required.

The most noteworthy developments I am referring to include President Nixon's call Ior a 75/o reduction in public construction, a drop in new building contracts during August for the third straight month, and the current mortgage money situation which has helped to put new apartrnent construction ahead of new single-family starts in July for tlle second month in a row.

Retail dealers would be well advised, it appears, to keep a closer watch on accounts receivable from contracting firms as all indications are that money will become even harder to obtain in the months ahead. I realize this is a ticklish situation at times when it comes to dealing with builders and contractors, but prudence should reign,

Another thought is the importance of general retail sales to homeowners. Without these sales, many will tell you" there will be fewer lumber and building materiaf dealers tomorrow.

To see the recent effect of "tight money,' you need only to drive up and down the streets of the medium-priced neighiorhoods in your area. As you are doing so, note the lurge nimber of _remodeling projects that have been completed recently or are still under construction.

Homeowners faced with needs for more space are adding rooms at a rapid pace. They are converting garages to family rooms. They are adding carpetg etc.

It's been said before, but certainly bears repeating at this time-take a new look at your homeowner trade and see what you can do to increase sales in this direction.

The money market and its cost fluctua' tions, the materials market subjected to the vagaries of changing economic conditions, the whims and moods of the consumer, the constant change in product availability and usage, the varying productivity and increasing cost of labor. All lhese factorsand many more-are working in concert to force the dealer to try to create and control his sales opportunity. New products and new product usages must be presented to his customers. New concepts in construction and technological changes, require sell-

ing by alert, trained, knowledgeable sales people. The aggressive, progressive dealer recognizes the need for continual training and up-grading of sales personnel within his organization, and the need for continuing educational programs. Only in this way can he expect to meet the challenge of the changing market.

It is encouraging to talk with dealers and have them admit that they are busy in spite of money shortages and high interest rates and the comparative absence of new construction. All indications seem to point to the probability that the repair, improvement and remodel business should maintain fair momentum through the fall months and into winter.

In recent monthso much dealer attention has been required in trying to understand

and comply with Regulation Z. It is appro. priate perhaps to remind all of the need to comply with the wage-hour regulations, particularly as regards keeping payroll records as prescribed by law.

Merged Firm Now Speciolizes

The lively firm of Eugene'Willamette Lumber Co. in Eugene, Oregon, is now spe' cializing in cutting planks and timber; sizes are available up to 30" x 30" and in lengths to I0U.

In 1967 Emerald Lumber Sales, headed by D. P. "Chuck" Johnson, merged with Eugene-Willamette and operates now under the latter name. Partners are W. B. ooBill" Johnson and "Swede" Johnson. Same name but not related. Bill is a twenty year veteran in the business and a graduate of the University of Washing' ton. Swede racks up twenty-five years and is a University of Oregon man. When Ore' gon meets Washington on the Big Game day the partners don't speak.

Bill's family is an old pioneer stock, his great grandfather having homesteaded near Hillsboro before Oregon was a state.

Housing Breqkthrough Cloimed

A dramatic new approach to housing construction technology, using rigid polyurethane foam panels has been announced by Modular Concepts, Inc., of Gardena, Calif. The company says its code-approval panels, incorporated into a modular housing system, make possible rapid construction of large quantities of quality low-cost housing with superior improvements in insulation, technology and other important features. It already has erected a two-bedroom home in six hours with only four men.

The panels are code-approved by FHA, VA and the International Conference of Building Officials.

Modular Concepts' board chairman, John F. O'Grady, a former assistant to Vice Admiral Hyman G. Rickover of atomic sub fame, said the new urethane core panels soon will be found in housing developments in the Pacific Northwest, California, Colorado, Arizona, Nevada and Alaska.

'oBasically, what we're doing is applying modern chemistry to the construction industry," said O'Grady. "We've developed a patented process by which the urethane foam is inserted into a sandwich panel on the job site with low-cost portable equipment."

The completed panel is two inches thick and four feet wide.

NAWLA's Annuol Regionol Meets

National-American Wholesale Lumber Association has scheduled the first regional meetings of their annual l7-meeting regional tour. They are held each fall in seventeen key locations throughout the U.S. and Canada and annually draw an attendance of over 500 wholesaler personnel at the local level.

Starting in Los Angeles, Oct. 14, meetings will run in San Francisco, Medford, Eugene, Portland, Seattle and Vancouver, B.C.

Distribution yard and warehouse meetings will be held Oct. 14 in Los Angeles, and Oct. 24 in Seattle.

Two of California's most beautiful coastal redwood groves, held 69 years for public enjoyment by Georgia-Pacific Corp. have been given to The Nature Conservancy, which in turn donated the lands to the State of California.

The 390 acres, worth about $6 million, lie along Route 36 about 12 miles southeast of Fortuna, Calif., and coastal highway U.S. 10I. Spectacular redwood groves, developed over thl years by flooding of the Van Duzen river and bearing redwoods from seedling age to between 400 and 800 years old, form the bulk of the gift land.

The first use in the West of factory-built frame sections, constructed automatically by machines using pre-punched tapes, are in a new tract of homes midway between Los Angeles and San Diego, Calif.

Fabricated by the builder's wholly-owned subsidiary, Vertical Systems, Inc., the machines frame sections 8 ft. high and 2 ft.. 16 ft. in length in seconds. Taken to the site, one carpenter and two laborers erect the frame of a one-story house in less than one hour.

THE ARIZONA association is very forr tunate this vear in havine the National Lumber and Building MaLrial Dealers Association select Phoenix for their 1969 annual meeting. The dates are October 2630 and the Arizona Biltmore Hotel is meeting headquarters.

The Arizona lumber and building materials industry is going all out in support of the meeting by sponsoring several events. The Phoenix Hoo-Hoo club is sponsoring a golf tournament on Sunday, Oct. 26, at the Arizona Biltmore Country club course.

Southwest Forest Industries, Kaibab Industries and Duke City Lumber Co. are sponsoring the "early bird reception" on Sunday evening, Oct. 26. The Arizona association is sponsoring the cocktail party and steak fry on Monday the 27th.

Every Arizona dealer should plan to attend this fine meeting, since it will give him the opportunity to meet building material dealers from all parts oI the United States. The dealer discussion forums scheduled for Monday and Wednesday will give the dealer an opportunity to discuss common subjects that deal with his industry.

Registration intormation has been mailed to association members to enable them to plan their schedules and register early for the meeting.

"No problerns will be solved," he said, "by going with a low-rate, no-profit lessor. A real pro in this business," he continued, o'will want to know as much or more than you do about your truck operation. He'll want tc know about tire experience. payloads, terrain and srade conditions at the

various plants, methods of loading and unloading, scale for the drivers and average longevity, hours when equipment is available for service. If these, and other, questions aren't asked and the prospective lessor quotes a rate on the first call-watch out ! Unless he's had prior successful experience in your particular type of truck operation, there's something wrong."

Other factors that should influence the choice of a truck lessor include stability of personnel and how well they are living up to their service commitments with other lessees in your area.

Book Sides with Lumbermen

California's redwood lumbermen, often pictured as the darkest o{ conservation villains, may have accomplished more to place the best of the coast redwoods in public parks than any other group--including the

Save-the-Redwoods League.

That claim is made in "The Redwood's," a paperback book released October I by Popular Library, Inc. of New York.

More than a score of park donations and pledges by timber interests are detailed by author Kramer Adams, a free-lance writer and conseryation director of California Redwood Association.

The recent donation by Georgia-Pacific Corp. of a $6 million grove of redwoods on the Van Duzen River is only the latest example in an industrial tradition that spans 67 years, Adams states. The G-P gesture was hailed by the Nature Conservancy as "the largest single gift in the history of the American conservation movement."

The earliest benefactor was redwood lumberman Henry L. Middleton, who donated I,300 acres to California's first state park at Big Basin, Santa Cruz County. That was in 1902, 16 years before establishment of the Save-the-Redwoods Leasue.

No Peeling Necessory

Armstrong Cork Co. has developed 12" x 12" foam backed carpet tiles which can be pressed into place as they are taken from the package. There is no tape to apply to the floor and nothing to peel from the tile back.

The tiles can be removed and replaced in position with little affect on their holding power. Tile backs don't adhere to one another in the package. The adhesive won't dry out from exposure to air and won't fail if water is spilled on a completed installation.

RICARDO J. GUTIERREZ

Ricardo J. Gutierrez, owner of a lumber company in Nicaragua, died in Matagalpa, Nicaragua. He was 65.

Dick Gutierrez established his reputation in San Francisco in the '20s and '30s as manager of the Redwood Export Co. For some years prior to that he had worked in the export department of Little River Redwood Co., San Francisco. He also served as honorary consul of Guatemala in San Francisco from 1938 to 1940-

He moved back to Nicaragua during World War II and started The Caravan Trading Co., his own lumber firm. He lived in both Matagalpa and Coral Gables, Florida.

fle is survived by his widow, Lucha; four sons; a daughter; a brother, J. Salvador Gutierrez, San Francisco; and two sisters.

ROBERT WUEST

Robert Tfuest, pioneer plywood rnanufaeturer and founding member of the Douglas Fir Plywood Association, died during September in Aberdeen, Vy'ash. IIe was 80.

Mr. Wuest founded a plywood company at Sedro Woolley, 'Wash., in 1922 and later established West Coast Plywood Co. in Aberdeen. IIe was vice president of the DFPA in 1938 and 1939.

IIATI CUCKTER

Dan Cuckler died unexpectedly at his hcime in San Jose, Calif., August 11.

He was employed by Georgia-Pacific Corp. for 15 years, where he was an inside salesman at the San Jose warehouse for about five years. Prior to this he had been at the Salinas warehouse. Mr. Cuckler also worked for retail yards in the Salinas, Calif., atea.

Survivors include a daughter, Darlene of Atascadero; two sisters, a brother and five grandchildren.
