Hardscape Category A Dahlkemper Landscape Architects & Contractors

Hardscape

The homeowners wanted to create a fun outdoor space. With privacy in mind, the landscaper decided to do a serpentine wall around the patio. Planting beds tied the area together. Specialty lighting was installed under the wall caps and along the pathway to illuminate the beautiful curves of the space.

This unique design includes two entertainment areas off of the existing deck and a walkway connecting to the driveway. The first area provides a sunken hot tub, a seating area with Pergola and seat walls. For the second area, a custom grill and granite countertop were installed with a fire pit and seat walls. The project is finished with landscaping and lighting accents.

The homeowners were looking for privacy in their back yard. This was accomplished with a 450 square foot patio, along with a gas fire pit, a seating wall and a 6' tall vinyl fence.

This outdoor room is just what the homeowner had hoped for.

This spectacular area features masonry walls and a gas fire pit.

This outdoor space was finished with custom plantings and lawn installation.

The homeowner was looking for a multi-function outdoor living space to replace an outdated single use deck. New landings and multi-level patios were installed. A dining area with a lower level gas fire pit patio provided the needed living space. Plantings and lighting complete the outdoor space.

The homeowners requested a comprehensive landscape design for a swimming pool to service two residences. The project also features a fire place, paver deck, masonry walls, cook center, plantings and lighting.

This lakeside property was experiencing active, uncontrolled erosion.

A naturalized pond was created in a concealed dell to capture runoff safely convey it to the lake. Stone steps and a footpath were incorporated around the pond.This once impassable bank is now a stunning oasis of natural diversity and wildlife habitat.

The homeowners were looking for a comprehensive landscape design and installation for a new estate home. The project included multi-use outdoor living spaces, pool design, fencing, patios, amenity features, plantings, fountains, lighting and lawn installation.

This Conneaut Lake residence needed a face lift. Retaining walls were used to accommodate the challenging grade changes. Curved retaining walls leveled an area for a small patio and a wood burning fire pit. Natural stone found on the property was seamlessly mixed with manufactured stone and used for retaining walls and the patio flooring. Planting beds and low voltage lighting were added for unity and ambiance.

The homeowner was looking to turn and overgrown courtyard into a tranquil, simple space. A teak landing was installed. Square cut bluestone and full color bluestone paving lead to the front door.

River rock stone mulch was used to tie into the existing natural rock materials and to solidify the courtyard’s sense of tranquility. LED lighting was added along the path and under the eaves.

This comprehensive outdoor living space complements the beautiful lakefront location of this residence. The project included a swimming pool, outdoor kitchen and cabana house, as well as lounging and dining areas. Extensive plantings, landscape lighting and lawn areas completed the design.

To create this overall backyard retreat, including a pool, fire pit area, outdoor grill and island, seat walls and lighting, Manzi Services started by providing a custom, comprehensive design. The designer ensured all components were integrated for a seamless look.

The homeowner was looking to update the driveway entrance to his property as well as install appropriate plantings. The landscape contractor designed and installed a new drive entrance with brick walls and piers as well as bluestone porches, walks, patio, plantings, irrigation system, lighting and lawn installation.

The homeowners were looking for a comfortable living space.

A walkway to the back yard was installed. An eating area and a spacious fire pit area were built, surrounded by seat walls. A set of paver steps from the patio leading to the house, as well as lighting and landscaping complete this beautiful outdoor living space.

The homeowner was looking for a rustic country look on their porch finish. A wood plank stamp pattern was chosen to achieve that look. A brown tint base with a walnut accent covering was used to complete the look.

Beautiful and functional describes the kitchen in the homeowner’s new residence. It features two-tone cabinetry, an oversized diamond shaped island, multiple cabinets with glass inserts and a quartz countertop.

A huge impact is made when entering this large kitchen by the dual islands. The beautiful walnut cabinetry complements the woodwork and quality construction of this new residence.

Major Renovation: Kitchen Category C Gary Lindenberger Construction Major renovation was needed to enlarge this kitchen and make it work for the needs of the family. Some of the existing cabinets were intermixed with the new cabinetry to create a warm and inviting room that flows seamlessly to the surrounding rooms.

Specialty Interior Category A California Closets Custom his-and-her master closets as well as a mudroom were designed to meet the needs of the customer. The master closet included space for hanging, shoes, accessories storage and custom drawers.

The mudroom area provided storage as well as a sink, crown molding, and custom doors.

This project started as an unfinished basement. After creative framing and room layouts to hide support posts, the final project boasts a Living Room area, a Kitchen/Bar area, a full bath with sauna and shower and a Work-out Room.

Specialty: Interior Category B Mitchell Builders, Inc.

Plenty of storage and a double entry two person tile shower are what make this beautiful Master Bathroom extraordinary. The room features floor to ceiling custom cabinetry, quartz countertops, a freestanding bathtub, heated floors and a separate commode room with wood wainscoting.

This massive fireplace is right at home in its impressive surroundings.

The fireplace features stone masonry, copper cap, a red wormy maple mantle and a solid slate hearth. It also features a recessed flat screen area and is fully integrated with video, audio and internet.

This custom bathroom features a master his-and-her shower designed for the optimum spalike experience. The shower also features a custom bench, round pebble stone floor and fiberglass framed window.

The owners wanted to blend the old with the new as they moved their orthodontic practice into a 1920’s post office in Meadville. Creative framing, millwork and tilework that fit in with the historic building were installed. Modern elements were blended in to create an exceptional result.

The homeowner desired a one-of-a-kind, rustic basement renovation in his basement. The project features a custom bar, a gas fireplace, a work-out room and hand crafter barn doors.

The homeowners had a very specific design in mind when they wanted to change the exterior of their home. New windows, custom siding, and an Arts and Crafts style portico with an arched ceiling over the new entryway door finish this project.

This light filled family room addition has a stone fireplace, TV watching & dining areas, a corner window seat for reading, plenty of custom built-ins with granite tops and a special corner to display the owner’s orchid collection. The floor is porcelain tile and the cathedral ceiling is pine.

This beautiful custom church built by Renaud-Peck is a perfect example of a quality build. The custom wood altar with floor to ceiling stone, is the heart of the church. The new sanctuary, lower level fellowship hall and several classrooms offer an abundance of natural light from the large windows. This 3 bedroom stone and cedar shake home features a study with cherry built-ins, wainscoting and coffered ceiling; a gourmet kitchen with floor to ceiling cabinetry and heated floors in the screened porch and garage.

Choosing Natural Gas for Your Home

Installing clean, comfortable and efficient natural gas helps turn a house into a dream home.

New Homeowners Prefer Gas

Two years ago, Carrie Forsythe and Mike Lafferty purchased an older house on a spacious wooded lot. With a little imagination, a lot of hard work and the help of clean, efficient natural gas, they are transforming their house into a dream home.

“We bought the house knowing the previous homeowner had paid approximately $400 a month to the electric company. That was just too much,” Mike said. They quickly learned natural gas was available on their road; in fact, a gas line went right across their property.

Mike and Carrie had natural gas in their previous homes. Mike explained, “It’s not just about the lower bills, natural gas is a better way to heat a home bacause it comes out warmer and heats more evenly. We prefer it.”

Mike and Carrie are not alone. According to a 2016 survey

by Woodland, O’Brien & Scott, new homeowners prefer natural gas over electricity.

Remodel Presents Opportunity

The plans to remodel their new home presented Mike and Carrie with a perfect opportunity. “We were able to put in a high efficiency, four-­‐zone heating system. We tore down the drywall and opened up the spaces needed to run the necessary ductwork,” said Mike. “It was work we were going to do anyway so we worked out the timing with our heating contractor.”

The new heating system allows Mike and Carrie to pick which area of the house needs to be heated. This is a nice feature when your home is under construction. Heating by zones will help them save even more money on their heating bills – money they plan to use on the remodel!

Enjoy the Savings

In addition to the new heating system, Mike and Carrie installed a natural gas water heater and clothes dryer.

When the remodel is complete, they will also have a natural gas stove, fireplace and grill. “With natural gas prices where they are right now, you can’t beat it,” Mike said. Their payback time frame will be three years for the new heating system. With the savings and advantages of natural gas, in addition to their hard work, it looks like they will enjoy this dream home for many years to come.

Tips for Hiring a Home Improvement Contractor Before starting a home improvement project, it’s important to be educated about the process and hire someone you can trust. Check out your Better Business Bureau’s top tips for hiring a home improvement contractor before embarking on your next project:

1. Verify Registration. The Home Improvement Consumer Protection Act requires all contractors, who perform at least $5,000 worth of home improvements per year, register with the Bureau of Consumer Protection. To verify registration, call 888-520-6680 or visit attorneygeneral.gov.

2. Research contractors. Search local contractors for free and obtain a list of BBB accredited contractors on bbb.org/erie. Discover basic company information, a company’s rating, accreditation status, three-year complaint history and more.

Ask friends and neighbors for referrals. Check to see if prospective companies belong to a professional organization like BBB and BANWPA. 3. Cost Compare. Solicit at least three bids from prospective contractors.

4. Confirm Insurance. Request proof that the

company has up-to-date insurance covering workers’

compensation, property damage and personal liability.

5. Don’t Pay in Full. Never pay for an entire job in

advance or pay cash to a salesperson or contractor.

The law states for a contract of more than $5,000, a

contractor cannot accept a deposit in excess of 1/3 of

the contract price, or 1/3 of the contract price plus

the cost of special order materials.

6. Understand Your Contract. Before signing a contract, verify there are no blank spaces or statements you don’t understand. PA law requires that a copy of the contract be given to you at the time of signing.

7. Recognize Red Flags: ● Avoid contractors who approach you at your home claiming to have material leftover from a previous job. ● Be wary of contractors lacking identification. ● Be cautious of contractors using high-pressure sales tactics and claim that no contract is needed. ● Report potential home improvement scams to BBB Scam Tracker on bbb.org/erie.

Permeable Pavers: an important water quality component in today’s developments

Permeable pavers provide protection against increasing threats of contaminated drinking water and flooding due to development.

As new urban areas are created and existing ones built out, infiltration of natural rainfall is disrupted by rooftops, paving and other impermeable surfaces. Surface water that once was absorbed by more natural landscapes now rushes overland to receiving streams, rivers, and storm sewers. These receiving waterways often cannot safely convey the increase in runoff that was once

slowly released from the site. The resulting flow carries pollutants and causes soil erosion, both of which degrade aquatic habitat and threaten water quality.

Permeable pavers offer the ability to maintain healthy on site water absorption rates and water quality while providing an attractive durable paving surface for patios, parking, and roads. Small joints between pavers provide pore space for water to enter and pass below the paving surface into a gravel reservoir that is designed to accommodate the specific water volume needs of the site. This water is filtered, cooled, and absorbed into the soil, or slowly released back into another suitable receiving waterway.

There is no need to compromise your taste for style when designing sustainably. The design options for permeable pavers are increasing.

More and more manufacturers are expanding their selection of paver shapes, sizes, textures and colors.
