Welcome to our 60th Annual Home Show. The vendors are excited to help answer your questions for your upcoming projects. We will also have a prize drawing each day of the show. Thanks to our Sponsors for making our 60th year special.

is happy to participate in the 2020 Builders Association Home Show to offer free appraisals of your small vintage items.

Please do not bring fine jewelry or large items. We can make referrals for our fine jewelry and you can bring a picture and measurements of your large item(s).

Admission is $5 and children under 16 are free if accompanied by an adult. To celebrate our 60th Home Show visitors will be given a reusable grocery tote until supplies run out. Andrea’s Interior Design Gallery will again be at the show on Saturday & Sunday. There will be a variety of vendors that include home decor and accessories, along with Cherry Valley Furniture and more. Rabbit’s Hat Antiques will be doing small item appraisals on Saturday & Sunday in the same area. Children can hunt for pictures of construction images “hidden in plain sight” for a chance to win a Splash Lagoon gift certificate. For the adults we have chances to win a Backyard BBQ, a stay and play golf outing or an overnight stay with dinner at the Sheraton on the Bayfront.

Also in this publication you will find winners of the Awards of Excellence competition. This award showcases the excellent work done by our members.

This year’s show runs Friday, February 21st from 12 till 8, Saturday, February 22nd from 10 until 8 and Sunday, February 23rd from 12 till 5. The existing patio was starting to show its age and the homeowners wanted to expand their entertaining space.

A new paver walkway and new natural sandstone stairs were installed. A new pergola was built. A grill was tucked to the side with just enough counter space to prepare dishes. The fire pit and seat walls sit on the opposite side for a cozy hang out spot.

New bluestone steps were installed to allow for a direct and functional flow throughout the new landscaped areas.

The natural look of the new walkways and patio, which are laid in an irregular, natural bluestone, compliment the theme of the overall landscape, a Victorian-Style Cottage Garden.

The contractor created a covered outdoor room that extends off of their dining room, equipped with a ceiling fan and can lights. The project features a covered seating space under a pergola and an open area with a fire pit. Landscaping and lighting was added to enhance the features of the house and new hardscape additions.

This natural looking salt water swimming pool is big enough for large family gatherings. The 6' waterfall is made of solid stone with a bluestone cap and includes a lazy lounge seat with jets located just behind the waterfall. The pool decking is exposed aggregate concrete with a stamped border which blends nicely with the rock on the grotto, waterfall and hot tub face. The natural curved lines of the pool, patio and beds create separate spaces for different activities including an arbor, fire pit, hot tub and grotto area.

This project has the very first beach entry shell pool in the United States. With two seating sections, this patio is complete! The new walkway and sod lawn make this an outdoor oasis for years to come.

Glass Block Specialties by Bruno This large master bathroom was completely made over. A new, barrierfree room was constructed.

The room features a Glass Block shower with a lighted base. New floor tile, wall tile and shower niche, along with glass tile accents were installed. The room also featured a lighted glass block partition wall between the door and commode. New his and hers vanities, lights and fixtures completed the room.

The homeowners were looking for a straight lined modern look.

Walls were removed to create an eat-in kitchen. The white cabinetry helped accomplish this more modern feel. Blue island cabinetry was selected to break up the white feel and add some fun to this remodel.

Tile backsplash and patterned tile flooring definitely contributed to the requested modern look the homeowner was searching for.

The owners were looking to have a kitchen that was a central entertaining area. The kitchen was enlarged by removing a wall and now features a large island where family and guests can gather. The fireplace was updated with stone. The owner selected sliding barn-style doors to give the option of closing off the kitchen from the other rooms of the home.

DBC Remodeling & Construction

Neither the homeowners nor our team could have anticipated the wild journey that lay ahead on this project. The design phase was seamless, however two weeks before the team began the remodel, the home caught fire. The project quickly transformed from a kitchen and first floor remodel to a restoration. The new kitchen feature dark cabinets with a marble island and new flooring.

The goal of this project was to create a unique entertainment space. The center cupola design is the focal point for the large seating area. A full masonry fireplace sits off to one side where a large flat screen TV sits over top of a natural wooden barn beam mantle. The outdoor kitchen area, including a grill, sink, cabinetry and beverage refrigerator completes the covered area. A fire ring with seating are beyond this area.

This custom kitchen truly met the homeowner’s wants and needs, focusing on function and entertaining. The selection of cabinetry helped accomplish this more formal look. The tile backsplash and wood look flooring definitely helped to finish the warm traditional kitchen feel the homeowner was searching for.

The removal of a load bearing wall gave this cramped Cape Cod a sense of openness. The remodeled kitchen includes cherry and walnut flooring, quartz countertops and glass wall surfaces. The two bathrooms include tiled walls, a walk in-shower, and linen storage. The renovation also included a partially open stairway with oak balustrade, two generous closets, and a spacious back porch with cooking area and bar seating.

Nichols Construction This dormer addition was designed and constructed to facilitate family gatherings at this lakeside cottage. In addition to an expanded master bedroom with its own bathroom, the heart of the project was a “bunk room” for the grandchildren. The bunkroom includes two built in bunk beds, a pull out trundle bed, and a window seat with built in storage. Steel columns and beam hide beneath the surface to hold the whole thing together.

The contractor remodeled this quaint house on the shores of Findley Lake and finished the entire second floor with a new white kitchen with quartz countertops, navy ceramic backsplash tile, and custom rustic shelving. Two bedrooms, 2 baths, shiplap walls and custom made bookcase stair shelving bring the charm back to this adorable cottage with a nautical flair.

With the weather starting to warm up, we can safely say the renovating season is finally here. To ensure you’re satisfied with their renovation process, here is a quick list of things you can do to help prepare for your home renovation.

• Create a reliable communication system with your contractor right off the bat. This will eliminate any confusion or discomfort during the renovation process.

• Create a timeline with your contractor. The timeline should highlight the dates and times a renovation will be taking place. However, keep in mind timelines may subject to change due to weather or unforeseen events.

• Remove all furniture, wall hangings, valuable items, etc. from the remodeling area. This will ensure items will remain undamaged throughout the renovation.

• Store any items you do not need in a garage or basement. This will prevent your living space from becoming too cluttered.

• Keep children and pets AWAY from the construction area.

• Renovations often create a LOT of dust. Ask your contractor to cover any construction or high traffic areas with sheets of plastic to protect your home. n

Natural Gas Water Heaters Offer Best First Hour Ratings The Department of Energy (DOE) mandated water heater manufacturers establish new testing procedures resulting in a Uniform Energy Factor (UEF). The UEF number was established to: • More accurately reflect real-world situations • Enable apples-to-apples comparison across brands • Simplify the water heater selection process Water heaters have not changed, but the way the ratings are calculated is different. Water heaters are now categorized into a delivery group of very small, low, medium, or high based on the First Hour Rating (FHR). FHR is the amount of hot water the unit can provide in the first hour of operation. The updated testing procedures also enable a more accurate approximation of what it will cost to run a particular water heater.

The answers to these questions have a direct correlation to the FHR of storage water heaters or Gallons per Minute (GPM) for tankless. The more people in a household, generally means you will need more hot water at any given time for showers, laundry, or dish washing.

One thing that hasn’t changed is the low operating cost of natural gas! Energy Guide labels use an average cost per therm, kWh, or gallon. Consider current energy costs in northwest PA for a more accurate estimate of annual energy costs.

When it is time to replace your water heater, remember to ask these key questions: • How many people live in the home?

• What will the hot water be used for?

• Is there an oversized tub in the home?

“Converting to natural gas has been a real game changer for my family and me.” – Gina Miller, New National Fuel Customer

Natural Gas Conversions Choosing Natural Gas for Your Home Natural Gas in the Neighborhood For 15 years, Gina Miller and her family used electric base board heat in their 1970-era home. That was about to change after Gina received a letter from National Fuel about converting to low-cost natural gas by connecting to a nearby natural gas main line. Gina called National Fuel’s Energy Service Department at 1-800-551-5991, to learn more.

“National Fuel explained the conversion process to me and said the first step was to complete a Service Line Application. Up until that point, I thought I would be stuck with electric heat forever.”

Cold Weather – No Worries Gina mailed in the application and then contacted local heating contractors for natural gas furnace quotes.

National Fuel measured the distance from the main line to Gina’s residence to determine if there would be any costs associated with her service line installation.

“Converting was well worth the upfront costs. I was thrilled to get gas in time for the winter heating season,” Gina said. “My new furnace is already paying for itself as a result of the savings from my heating bills.” Previously, Gina’s winter electric bills averaged $300 - $500 a month.

Now with natural gas, her highest heating bill to date has been just $49.

Consistent and Comfortable She paid those high electric bills and her family never really felt consistently warm. “We would have to keep click, click, clicking the thermostat to keep it on for more than a few minutes at a time.” And of course after she turned the thermostat up, her electric bill went up, too.

With a natural gas furnace, Gina explained they have all been warm and comfortable – in every room of the house. “It’s just been wonderful. Had I known I could get natural gas to our home, I would have called a long time ago.” Natural gas is keeping Gina and her family warmer for less.

Preventing Frozen Pipes (And what to do if they end up freezing anyway)

rigid winter temperatures can cause pipes to freeze. While we can’t control the weather, there are things we can do to prevent pipes from freezing. We’ve pulled together tips to help prevent frozen pipes and list of suggestions for you to follow if they do.

Prevention could be the difference between dry or damaged

Frozen water pipes and the damage they can cause are a reality for thousands of people each year. That’s especially the case when you are at below freezing temperatures for an extended period of time.

“We see about 2,200 claims per day during an average January winter,” says Chris Zimmer, senior vice president of Claims Field Operations for Erie Insurance. “Many of them are due to frozen water pipes.”

The Insurance Institute for Business & Home Safety says a burst pipe can cause more than $5,000 in water damage. That’s because the damage can be extensive.

To prevent pipes from freezing and causing major damage, follow these steps: • Drain water from pipes that are likely to freeze. This includes your swimming pool and sprinkler water supply lines.

• Disconnect any hoses from the outside of your home, drain the hoses and store them in the garage. Make sure to close the indoor valves supplying these outdoor access points.

• Insulate the area around vents and light fixtures. This helps prevent

heat from escaping into the attic.

• Seal any wall cracks. Be sure to pay careful attention to the areas around utility service lines.

• Open kitchen cabinets. This allows the warm air to circulate around the pipes.

• Keep the garage doors closed to protect water lines.

• Allow your faucets to drip cold water on the coldest days. The movement will make it harder for the water to freeze.

• Keep your thermostat at the same temperature day and night. Never let it fall below 55 degrees Fahrenheit when you leave your home.

• Ensure you have proper seals on all doors and windows.

• Place a 60-watt bulb in areas where you’re concerned about pipes freezing. Make sure there are no combustible materials near the bulb.

• Take swift action if the pipes located inside an exterior wall are freezing. Cut a hole in the wall toward the inside of the house to expose those pipes to warmer air.

Signs of frozen pipes

One of the earliest signs of a frozen pipe is when no water comes out of your faucet when you turn it on. If you notice that, first head to the basement and check to see that the water is still turned on and that you don’t have a leak. Once you’ve confirmed these two things, continue

your inspection to make sure one of your pipes has not burst.

If your search reveals that your pipes are frozen but none have ruptured, you have two choices: 1. Call a plumber to help thaw your frozen pipes. This is a good idea if you don’t think you can safely thaw the pipes yourself, you don’t know where the frozen pipes are or you can’t access the frozen area.

2. Attempt to thaw the frozen pipes yourself. Be aware this option can be dangerous if not done correctly.

If you attempt to thaw the frozen pipes yourself, keep the following tips in mind: • Keep your faucet open. Water and steam will be created during the thawing process, and your pipes need an opening to discharge this. Keeping the faucet open also allows for moving water to run through the pipe, which will expedite the thawing process.

February 21-23, 2020 SHRINE CLUB • Apply heat to the section of the pipe that is frozen. This can be done by wrapping an electronic heating pad around the pipe, scouring the area with a hair dryer or both. If you lack either of these items, using towels soaked in hot water will help as well. Never use a blowtorch, propane or kerosene heaters, a charcoal stove or any other open flame device to thaw your frozen pipes. You should also avoid using a space heater unless you are sure the area is clear of any flammable material.

• Continue applying heat until water flow returns to normal.

Once you have successfully thawed the pipe, turn on other faucets in your home to check for any more frozen water pipes.

14 Features to Consider When Building a New Home There is so much to think about when you’re building a new home. From layout to design finishes, it’s an opportunity to get really creative and put in some unique features.

1. Custom shelving: A well-placed built-in can serve as the focal point for a room. Custom shelving also has a ton of utility. Think about the rooms where you could really use additional storage, and then work with your builder to see if there any custom options you could incorporate.

2. A deep pour basement: Whether you’re having your basement finished or not, adding a foot of extra height through a deep pour foundation can make the space feel significantly more open and inviting. Just make sure that you arrange for this feature before your build even starts, since your builder will have to account for it from day one.

3. Higher ceilings: High ceilings make quite an impact not just in the literal amount of space but in how luxurious it appears. It will also allow you to get a little bit more dramatic when it comes to finishing touches like fixtures and wall art.

4. Upstairs laundry room: Hauling laundry up and down the stairs isn’t the worst thing in the world, but why not avoid it if you can?

5. Mudroom: A mudroom doesn’t have to be big or extravagant. Even just a closet-sized space with a wall of cubbies and a bench will come in handy—especially on rainy or snowy days.

6. His and hers closets: This is becoming an increasingly popular option in new home builds, with homeowners opting for spaces that really serve a function.

7. Cabinet lighting: In- and under-cabinet lighting is aesthetically charming and also quite useful—particularly in the kitchen.

8. Heated floors: Also increasing in popularity: radiant heated floors, which feature warming coils running under your floorboards that can be turned on with a switch.

9. Heated driveway: Heated driveways use the same

radiant floor heating system as indoor heated floors, with

a combination of warm water and antifreeze running

through the tubing.

10. Central vacuum system: It’s a vacuum that lives in

your walls, with a collection container for dirt, dust, and

debris located in a central location (usually your

basement). When you want to use it, just plug in a hose to

one of several portals around the house.

11. Smart devices: Self-programmable thermostats and

smart heating and cooling systems can significantly

reduce your energy usage, while things like smart

doorbells, door locks, and smoke/carbon monoxide

detectors can greatly increase your home security.

12. Built-in sprinkler systems: Instead of having to go out

and water them every day, you can program a built-in

sprinkler system to automatically go off at certain

intervals. Your yard gets all the water it needs, and you

never have to lift a finger.

13. Extra outlets: When you’re working on finalizing your

design plan, think about anywhere you might benefit from

an extra outlet—it’s a lot cheaper to put these outlets in

now than to have an electrician come put them in later.

14. Expanded garage: You’ll never regret having too much

garage space, and even two or three feet in either

direction will make a difference. n

aking on a whole home renovation project is a smart move to make. Choosing a home that needs some TLC just means you get to customize it to look exactly how you want it to in the end.

This is also a smart choice to make if you are interested in investment property. Some people choose to go this route for a home they can use as a rental for regular income.

Others simply want to find a home, fix it up and flip it. Whatever the case may be, you need to make sure you avoid some of the common pitfalls homeowners fall into when it comes to renovations.

While there are certainly plenty of other mistakes that can be made when it comes to renovating your home, these are some of the most common ones.

• Using cheap material - Like everything else in life, you get what you pay for.

Either have enough to do it or wait and save more money to do it the right way.

• Neglecting the lighting - Natural lighting is a lovely feature and of course it

disappears with sundown. It is actually better to have too much lighting that you

will not need to use than not planning for enough and trying to add it after the fact.

• Too trendy or too bold with colors - Trends fade and obscure color choices grow

old quickly. There is nothing wrong with adding decor details that reflect design or

color trends, just make them details that are easy to change or replace without

tearing down walls or costing a fortune.

• Not going green - In this day and age there is no excuse for skipping out on

building an eco-friendly home. The green alternatives are not that much more

costly and the end result is cheaper monthly utility bills so it all works out. Not to

mention, it is just the responsible thing to do.

• Choosing the wrong windows - Think about this, your doors and windows are the

only aspect of your home that impacts both the interior and exterior design

elements. Yet it is a common mistake to choose these items based on budget. If

you must skimp on money in this department at least make the windows in the

front of the house really count. This will add curb appeal and increase the value of

your property.

• Neglecting to update the electricity - Old homes have so much character but

the downfall is the outdated electrical work. Outdated wiring can be a serious

safety hazard and potential fire hazard. The best way to avoid these or any other

mistakes when renovating your home, is to apply careful planning techniques.

Even when you hire professional remodeling contractors to take care of the job

for you, it is a good idea to work closely with them to make sure things are going

as planned and within the budget. n

1. Secure the sash locks along all the windows in your house to clamp them down as much as possible. You can also seal windows that won’t be opened until spring with temporary caulking.

2. Install a door sweep along exterior doors to help keep cold air from entering your house.

3. Put up extra thick curtains.

4. Seal gaps between doors and side jambs with long pieces of weather stripping.

5. Invest in a chimney balloon if you have an infrequently used fireplace.

6. Close the doors on unused or seldom-used rooms.

7. Throw a rug on bare floors, which can account for as much as 10 percent of heat loss in a house.

8. Squirt some silicone-based filler between any cracks or gaps in your flooring.

9. Insulate attics and lofts with inexpensive foam insulation.

10. Place plastic covers over air conditioning ducts.

11. Check to make sure there are flaps over clothes dryer and bath fan vents.

12. Put up pictures or a mirror on exterior walls—doing so can help insulate walls from the outside air.

These tips don’t take much effort, time or money—and the payoff of a warm home can’t be beat.
