The homeowners were looking to update their back entrance. The use of Sandstone Step Treads and Fieldstone walls married the landscaping with the stone veneer used on the house. A generous paver walk, new post light, drainage and plantings finished the project.

The homeowners wanted to update the front entry and back patio to open the views the Walnut Creek setting. The use of brick masonry walls topped with limestone balusters and hand rails look as though the architect had planned them originally. The added details of a cook center, flagstone surfaces, precast step treads, low voltage lighting and plantings finish off a wonderful project.

This homeowner wanted an outdoor living space with a cook center and bar, fire pit and arbor. Low plantings were utilized as a foreground for the spectacular view of the vineyards. Low voltage lighting was added for effect during the evening hours.

The homeowner wanted a larger area to entertain and the new patio is just right. It features a custom fireplace, built in seating, a kitchenette with custom pergola, and a more intimate seating space.

A small stream cascades into a pond filled with vegetation and koi.

A bluestone path was installed to connect to an existing Japanese Garden. Night lighting finishes the project.

This project is highlighted by the custom design layout with varied plantings, a new lawn and retaining wall. A beautiful walk-down patio with a fire pit complete this breathtaking installation.

The homeowners wanted to update their backyard to incorporate a Zen Garden character. The existing multilevel deck was replaced with a spacious single level deck. Gentle stairs and a ‘floating’ boardwalk connect the deck with the existing platform shade structure.

Weathered field stones, bluestone footpath and a variety of stone mulches create a quiet space of contemplation. A collection of Cutleaf Japanese maples, Hinoki cypress and foliage plants complete the arrangement of natural elements.

This project turned a deteriorating playground at Beach 11 into a Nature Play space for all ages and re-designed the 30,000 square feet to include separate play areas connected by a loop trail and central open lawn area. The focus was on sustainability, using natural materials found at the park to allow children to experience nature through educational play elements such as an outdoor classroom, climbing rocks, fort building, an imagination garden and a sensory garden.

Specialty Interior Category A California Closets This custom storage solution for a his/her walk-in closet features a modern two-tone color scheme. Highlights of the drawer design include raised panels, chrome handles, and soft close drawer slides.

Finishing touches included: jewelry trays, slide out belt racks, tie racks, scarf racks, valet rods and hamper.

This was a full site plan for the Erie Federal Credit Union renovation which focused on local materials to be used in foundation plantings, sign plantings, parking lot plantings, gravel strips, flag poles, reclaimed natural stone wall and an employee courtyard. The employee courtyard ground plan was inspired by the carpet tiles inside and features a custom designed & fabricated (locally) steel privacy fence & gate. This same design was applied to the dumpster & generator gates as well.

The homeowners were looking for a modern traditional look in their new kitchen. This was achieved by a two-toned concept, choosing a cherry stained island and white wall cabinets with glass doors. Stainless appliances, subway tile marble backsplash, quartz counters and hardwood floors finished this project with a truly custom look.

This custom kitchen was designed to take advantage of the beautiful bay views. The wall between the kitchen and dining area was removed to create an open floor plan, allowing for a large island with seating. Painted cabinetry with specialty hardware and quartz countertops give a modern look while a wood hood with corbels, table legs, crown molding, bead board panel, and restoration glass add traditional elements.

This sweet bakery located in the West Erie Plaza was completely customized with luxury vinyl floors, Corian counter-tops, locally custom-made cabinetry and Garland ovens. Custom-made pendant lights and the pink and blue color palette complete this fun-loving, sugar-coated bakery.

This modern commercial building that was once an old shopping center has been completely renovated and includes pet washing stations complete with hairdryers. It features airy industrial exposed ceilings with exposed duct work and polished concrete floors. The vibrant color palette is inviting for both pets and their owners.

The owner of this steel building was looking to create a comfortable space in which he could relax at the end of the day of tending to the property. A living area, bathroom, kitchenette and storage areas were created within the building. It was finished in poplar, oak, ceramic tile and granite. A Craftsman style entrance portico with cedar trusses was milled and fabricated on site. Stone piers were used to support the custom built cedar columns.

The house started with a full brick front and aluminum siding straight out of the 1980’s. New natural stone was added to the back of the house and color-matching thin brick was installed on both sides of the house. Natural looking cedar shake impressions were added to the 2nd floor and the new gable ends of the addition. All new soffit, fascia, gutters and garage doors were added.

The new room provides stunning views of Lake Erie while its high eastern windows let in light but maintain privacy. A hip roof keeps the addition from overwhelming the rest of the house. Modern doors, vinyl shakes and stone veneer update the exterior. The remodel also included a wet bar and fireplace insert with custom cabinets and surround.

This 5100 square foot addition boasts many great features, a few being: 3 large bedrooms, 3 baths, a 500 square foot PVC and aluminum deck and rail system, a 1700 square foot heated cathedral garage ‘man cave’, all custom cathedral ceilings, two fireplaces, clear hickory cabinetry and trim, all foam insulation, and completely fitted with all LED lighting inside and out.

This 1300 square foot addition is complete with a large open kitchen, new entertaining area, ½ bath and a covered outdoor kitchen area. The entertainment room has a full bar area with large screen TVs and projectors. The addition features in-floor radiant heat and was designed to have an open feel all around and accentuate the amazing view of the lake. Large windows and patio doors were used to provide the most natural light possible.

This spectacular 2 bedroom, 2 bath condo has an open floor plan, 1st floor laundry, granite countertops throughout, white kitchen with gray wall paint, private patio off the kitchen and has been beautifully landscaped. To complete this professionally decorated home, crown molding was added to give it that extra special bit of elegance.

This home’s 2-story stone fireplace is the focus of the great room.

Wood-look ceramic tile is installed throughout and features in-floor radiant heat. A cedar-paneled sunroom sits behind sliding French doors. The master suite features a tiled, custom-designed enclosure which includes the shower and soaking tub. A barn door hangs at the entrance of the walk-in closet. The kitchen features painted cabinets and granite counters and the baths include furniture-style vanities.

Natural Gas Water Heaters Offer Best First Hour Ratings The Department of Energy (DOE) mandated water heater manufacturers establish new testing procedures resulting in a Uniform Energy Factor (UEF). The UEF number was established to: • More accurately reflect real-world situations • Enable apples-to-apples comparison across brands • Simplify the water heater selection process Water heaters have not changed, but the way the ratings are calculated is different. Water heaters are now categorized into a delivery group of very small, low, medium, or high based on the First Hour Rating (FHR). FHR is the amount of hot water the unit can provide in the first hour of operation. The updated testing procedures also enable a more accurate approximation of what it will cost to run a particular water heater.

The answers to these questions have a direct correlation to the FHR of storage water heaters or Gallons per Minute (GPM) for tankless. The more people in a household, generally means you will need more hot water at any given time for showers, laundry, or dish washing.

One thing that hasn’t changed is the low operating cost of natural gas! Energy Guide labels use an average cost per therm, kWh, or gallon. Consider current energy costs in northwest PA for a more accurate estimate of annual energy costs.

When it is time to replace your water heater, remember to ask these key questions: • How many people live in the home?

• What will the hot water be used for?

• Is there an oversized tub in the home?

“I knew how much I spent on propane each year,” said Vorse. “When I did the the math, I projected that switching to natural gas would cut my bill in half.” So he called NFG. Group Effort Equals Shared Costs Vorse was one of 9 homes that participated in a Main Line Extension Project in Girard, PA. The process, requires participants to share costs associated with extending a gas line to their neighborhood. National Fuel has done projects with 2 or 3 homeowners to as many as 200.

Savings and Payback When converting, homeowners need to pay for their service line, house line, and at least one natural gas appliance. National Fuel will provide an estimate of main line and service line costs to interested homeowners who have completed an application.

These costs can be important factors when calculating your payback for a natural gas conversion.

Consulting with a licensed contractor or plumber is also recommended to homeowners when it comes to installing house lines or new appliances. Some appliances can be converted to natural gas by simply changing the orifice.

Ralph calculated his payback to be approximately three years when he converted his stove, furnace and water heater from propane to natural gas. A year later he decided to convert his wood burning fireplace as well.

What to Look For When Signing a Home Improvement Contract If you’re looking to hire a contractor to work on your home or property this year, you should be familiar with the PA Home Improvement Consumer Protection Act (HICPA). This law requires contractors to keep registration up-to-date with the state of Pennsylvania and also outlines what should be included in a home improvement contract.

So what should you look for in a contract? Here are the highlights of HICPA contract rules: • Contains the contractor’s PA registration number

• Includes the signatures of the homeowner and contractor or salesperson on behalf of the contractor • Includes the contractor’s name, phone number and address (not a PO Box)

• Outlines approximate starting and completion dates • Lists a description of the work to be performed, materials to be used and a set of specifications that can’t be changed without a written change order signed by the owner and contractor

• Includes the total sales price due under the contract, or a time and materials provision, and the amount of any down payment plus the cost of special order materials

• Contains the names, addresses and phone numbers of all subcontractors on the project • Includes an agreement from the contractor that they will maintain proper liability and property damage insurance

• Identifies the toll-free number (888-520-6680) for the PA Bureau of Consumer Protection • Lists your Right of Rescission, which gives you three business days to cancel the contract without penalty, unless an Emergency Waiver was signed

In addition, for a contract of more than $5,000 dollars, the contractor cannot accept a deposit of more than onethird of the contract price OR one-third of the contract price, plus the cost of special order materials, which should be designated in the contract.

When hiring a contractor, check to see if prospective companies belong to a professional organization like BBB and BANWPA and ask friends and neighbors for referrals.

Preventing Frozen Pipes (And what to do if they end up freezing anyway)

Frigid winter temperatures can cause pipes to freeze.

While we can’t control the weather, there are things we can do to prevent pipes from freezing. We’ve pulled together tips to help prevent frozen pipes and list of suggestions for you to follow if they do.

Prevention could be the difference between dry or damaged

Frozen water pipes and the damage they can cause are a reality for thousands of people each year. That’s especially the case when you are at below freezing temperatures for an extended period of time.

“We see about 2,200 claims per day during an average January winter,” says Chris Zimmer, senior vice president of Claims Field Operations for Erie Insurance. “Many of them are due to frozen water pipes.”

The Insurance Institute for Business & Home Safety says a burst pipe can cause more than $5,000 in water damage. That’s because the damage can be extensive.

To prevent pipes from freezing and causing major damage, follow these steps:

• Drain water from pipes that are likely to freeze. This includes your swimming pool and sprinkler water supply lines.

• Disconnect any hoses from the outside of your home, drain the hoses and store them in the garage. Make sure to close the indoor valves supplying these outdoor access points.

• Insulate the area around vents and light fixtures. This helps prevent heat from escaping into the attic.

• Seal any wall cracks. Be sure to pay careful attention to the areas around utility service lines.

• Open kitchen cabinets. This allows the warm air to circulate around the pipes.

• Keep the garage doors closed to protect water lines.

• Allow your faucets to drip cold water on the coldest days. The movement will make it harder for the water to freeze.

• Keep your thermostat at the same temperature day and night. Never let it fall below 55 degrees Fahrenheit when you leave your home.

• Ensure you have proper seals on all doors and windows.

• Place a 60-watt bulb in areas where you’re concerned about pipes freezing. Make sure there are no combustible materials near the bulb.

• Take swift action if the pipes located inside an exterior wall are freezing. Cut a hole in the wall toward the inside of the house to expose those pipes to warmer air.

Signs of frozen pipes

One of the earliest signs of a frozen pipe is when no water comes out of your faucet when you turn it on. If you notice that, first head to the basement and check to see that the water is still turned on and that you don’t have a leak. Once you’ve confirmed these two things, continue your inspection to make sure one of your pipes has not burst.

If your search reveals that your pipes are frozen but none have ruptured, you have two choices: 1. Call a plumber to help thaw your frozen pipes. This is a good idea if you don’t think you can safely thaw the pipes yourself, you don’t know where the frozen pipes are or you can’t access the frozen area.

2. Attempt to thaw the frozen pipes yourself. Be aware this option can be dangerous if not done correctly.

If you attempt to thaw the frozen pipes yourself, keep the following tips in mind:

• Keep your faucet open. Water and steam will be created during the thawing process, and your pipes need an opening to discharge this.

Keeping the faucet open also allows for moving water to run through the pipe, which will expedite the thawing process.

• Apply heat to the section of the pipe that is frozen. This can be done by wrapping an electronic heating pad around the pipe, scouring the area with a hair dryer or both. If you lack either of these items, using towels soaked in hot water will help as well. Never use a blowtorch, propane or kerosene heaters, a charcoal stove or any other open flame device to thaw your frozen pipes. You should also avoid using a space heater unless you are sure the area is clear of any flammable material.

• Continue applying heat until water flow returns to normal. Once you have successfully thawed the pipe, turn on other faucets in your home to check for any more frozen water pipes.

A Dozen Easy Ways to Keep Cold Air from Entering Your House

There’s nothing like returning to a warm home when it’s freezing outside.

Yet cold air has many sneaky ways to follow you into your home. Fortunately, there are some easy ways to keep yours toasty all winter long. These 12 tips will help you keep cold air from entering your house.

1. Secure the sash locks along all the windows in your house to clamp them down as much as possible. You can also seal windows that won’t be opened until spring with temporary caulking.

2. Install a door sweep along exterior doors to help keep cold air from entering your house.

3. Put up extra thick curtains. Consider buying ones with thermal lining for extra insulation.

4. Seal gaps between doors and side jambs with long pieces of weather stripping.

5. Invest in a chimney balloon if you have an infrequently used fireplace. They’re inexpensive and will help keep cold air from entering your house and warm air from escaping—just make sure to remove them before you build a fire.

6. Close the doors on unused or seldom-used rooms.

7. Throw a rug on bare floors, which can account for as much as 10 percent of heat loss in a house.

8. Squirt some silicone-based filler between any cracks or gaps in your flooring.

9. Insulate attics and lofts with inexpensive foam insulation. It can be a DIY job—just remember to wear a facemask, goggles and protective clothing.

10. Place plastic covers over air conditioning ducts.

11. Check to make sure there are flaps over clothes dryer and bath fan vents. Without them, you have a large hole that is constantly letting cold air enter your home.

12. Put up pictures or a mirror on exterior walls—doing so can help insulate walls from the outside air.

These tips don’t take much effort, time or money—and the payoff of a warm home can’t be beat.
