hat is a top real estate agent? Deciding to buy or sell a house is a major decision. In the not to distant past, real estate agents only represented the seller, but now the buyer can make use of their knowledge and negotiating skills also. Next to the decision to buy or sell a house (usually both), choosing the right real estate agent is the most important decision you will make. A top agent, for example doesn’t list your house at too high a price and keep people away nor does the agent discount it below what the market will bear. So, you must be sure that you first know if your home will be priced right to sell with comparable sales and pending sales in your market. And this means that a good agent will help you get full value for your home. A top agent will show you things that you can do that will help you sell your home faster and get the best price. He or she may point out minor repairs, painting, staging and things that make your home looking it’s best. Sometimes the smallest of changes can add up to big dollars. A top agent will not offer low commissions at the expense of all he or she has to do to effectively market the home. This includes such things as open houses, direct mail, magazine, newspaper and internet marketing, MLS exposure, virtual tour or videos. A top agent should not only know markets and be familiar with all the technical aspects of marketing, but they also need to be good communicators and negotiators who are confident yet winsome sales people. The good agent is a sales professional who is on your side. A top agent that represents us as a buyer is just as important. They too should have all the technical expertise necessary to find you what you want for a price that is fair. They should not only be able to help you with selection of a property and price range, but also with getting the best financing, school system, and you must trust that they work for you and make your interests their first priority. A top agent has the experience, education, honesty and negotiation skills. They are good communicators and know how to present what you want to convey to the buyer. And a top agent always makes you his or her top priority and you know that they are working for you.

My father was a contractor and nothing to me was more exciting that visiting a new home under construction and the smell of pine. However, life took a different turn and I starrtted a 30 year career teaching high school English in the New Y Yo ork School System. While I graded compositions and listened to Richard the III rant about a “kingdom for a horse”, I reflected on my past and knew that salesmanship needed to be in my future.
