STRATEGIC LAND

The term “Strategic Land” refers to plot or parcels of land that could hold future development potential and have yet to realise it, often situated immediately next to towns and settlement boundaries they require promotion through local plans and the planning system in what can amount to a challenging and expensive process. All the more reason to have an expert land agent guiding you.

SUBSTANTIAL GARDENS

Typically the minimum you can do is replace them but often they can be replaced, enlarged and improved if you have run down outbuildings and you wish to understand what potential you may have please contact us.

CONSENTED SITES

This is where the site has already secured some level of planning permission typically full or outline consent, we can then utilise our extensive database of developers to assist you in securing the best price.

WHAT IS THE PROCESS? WHAT ARE THE DIFFERENT TYPES OF AGREEMENT?

APPRAISAL

Firstly, we will carry out some research into the plot of land. Our current systems allow us to remotely assess your land and to gather information such as boundary lines and potential access points. From this information we will be able to confirm if the site has development potential and we would then ask to come and take a look and walk around the site. If your site already has or is in planning stage we will look at the drawings and proposals to help you understand the value.

MARKETING

We can tailor our marketing strategy to suit your specific needs whether that be advertising the site on the open market or doing this on a low key approach to ensure discretion is maintained throughout. If the property is brought to the open market we will use our number of online portals and databases to get the land advertised in the best light. However, if this is carried out on a low key approach we still have a large enough database with connections through all of our offices to maintain the incoming enquiries required to get you sold.

DISCUSSION

We understand that everyone’s requirements are slightly different, and this is why we will have a detailed discussion with you to identify the different factors in the sale of your land. We are flexible in the way we work and will always do our best to achieve you the best buyer at the best possible price.

THERE ARE A FEW DIFFERENT WAYS A SALE CAN BE STRUCTURED DEPENDING ON WHAT YOU ARE LOOKING TO ACHIEVE.

OPTION AGREEMENTS

An option agreement allows the developer a specific period of time to secure planning permission at their own expense. Once the planning application has been successful and approved, they would then be able to exchange the option with a legal obligation to purchase the land at a pre-agreed figure.

UNCONDITIONAL RULE

This is where a developer may agree to purchase a plot of land based on the strong potential of gaining planning permission and taking the risk that it may not. This is usually an option for clients with specific time restraints or who do not wish to wait until planning has been confirmed and often has a degree of “hope value” factored in.

STRATEGIC DEAL

Strategic land is a plot or parcel that has not yet realised its potential for development and will still require to be taken through the planning process before it becomes a viable option. This is usually land located on the outskirts of towns/villages. This is a logistically challenging and expensive process compared to other options and often will require allocation into a local plan or consent before it becomes feasible. This means it is even more important to have a highly experienced land agent who you trust acting on your behalf.

CONSENTED

Sold with the benefit of a granted planning permission either in full or on an outline basis, we are happy to assist landowners in selling on consented sites or to provide professional guidance to allow you to secure your own consent prior to a sale. We will then use our extensive database to ensure we achieve the best price in the current market.
