When faced with these situations, it's essential to respond objectively and fairly to the buyer's requests. As a seller, your options include:

Offering Credits: Instead of making repairs, you may offer the buyer credits or concessions to compensate for any issues found during inspections.

FINAL WALKTHROUGH INSPECTION

Typically occurring three days before the closing, the final walkthrough serves as a procedural step rather than a substantive one During this phase, the buyer conducts a visit to ensure that all components of the property are functioning correctly and that no damage has occurred since the seller vacated the premises. Following the inspection, the buyer signs documents affirming that the property has been sold in an acceptable condition.

CLOSING OF ESCROW

If you ' ve reached this stage, then congratulations are in order! You've successfully sold your home! Within 36 hours of closing, the Escrow Officer, also known as the Title agent, will furnish you with a settlement statement or "HUD" detailing all financial costs associated with the purchase of your new home. The Escrow Officer will review this document with you to ensure its accuracy.

During the closing, the Escrow Officer will guide you through signing the final documents, which may include loan documents such as "deeds of trust " Once all documents have been signed by both the buyer and seller, the Escrow Officer will proceed to record the title documents at the county assessor ' s office.

Following the completion of these procedures, you will receive your proceeds, and the buyer will officially assume ownership of the property.
