Environment Committee Focuses on Transportation Innovations By Alex Alzugaray, Chair, BOMA OEB Environment Committee
Bishop Ranch Director of Management Services Andy Chang, together with Director of Transportation Chris Weeks and PG&E Principal Program Manager David Almeida, recently facilitated a BOMA OEB Environment Committee presentation on transportation innovations. Discussion ranged from the changing landscape of bike and car-sharing services to technology alternatives that help address current infrastructure limitations as well as future infrastructure possibilities. Bicycle-sharing programs with technology built into the bike help track and report on common routes, peak usage requirements and current maintenance issues. President’s Corner One for the Road By Manny Moreno It is amazing how quickly two years can go by. It seems like just yesterday that I was the incoming president of BOMA Oakland/East Bay. Yet here we are, two years later, and I am about to become the past-president. It’s been a fantastic experience, and I have all of you to thank. I really mean that, THANK YOU! Each and every member of BOMA OEB. Without your help, support, encouragement, suggestions, time and effort, my term as president would not have been as successful as it’s been. BOMA Oakland/East Bay is a much stronger association than it was two years ago, and we have more growth and potential ahead. When I became president, I had three main goals for our association, and I am happy to report we have achieved them all. Those goals were 1) Continued membership growth, 2) Strengthen our advocacy efforts, and 3) Finalize our strategic plan for the next three years. With the help of an outstanding board of directors, great committees and an enthusiastic membership we have been able to achieve these goals. From 2013 to 2014, we realized an 11% growth in membership. From 2014 to 2015, we realized a 13.5% growth in membership. And if our renewal projections hold true, from 2015 to 2016, we will see an additional 13% growth in membership. These numbers are off the charts and the envy of many BOMA local associations. We are definitely the BOMA local to be a part of in the Bay Area. While our advocacy efforts have not previously come to fruition, in 2015 we were able to gain traction and achieve success in introducing BOMA OEB to state legislators and continuing to nurture our existing federal relationships. Due to the success at the state level, we were given the opportunity to host State Assemblywoman Catharine Baker as our November luncheon speaker. This was a huge step forward for us. With the 2016 election year approaching, we will continue to foster these relationships, and I encourage everyone to participate in the process. The Government Affairs Committee is always looking for new members. I am happy to report that in June 2014, the board of directors voted to approve our 2015-2017 Strategic Plan. This is the guiding document that sets the tone and course for our association. It is through our Strategic Plan that all committee activities are formed and directed. The board reviews the plan on a regular basis to benchmark our efforts and gain perspective on our accomplishments. Eighteen months into our new Strategic Plan, we are right where we need to be. It has been a tremendous honor and privilege to represent BOMA Oakland/East Bay over the past two years. Although there were challenges, there were also rewards to reflect on and to see how far we have come. I look forward to getting a little bit of time back in my schedule, and I certainly look

Greg Scharlemann – General Manager SKB (ScanlanKemperBard) Companies
Greg Scharlemann joined Portland–based SKB Companies in early 2015 to lead the company’s efforts in California. An investor in California and the Bay Area since 1998, the company made a strategic decision in 2013 to launch a property management platform for owned and third-party assets. His new position has brought him onto the scene of a number of unique projects, including West Gate in San Leandro. The project is a former Dodge manufacturing plant that was converted into a retail power center in the 1980’s. SKB is repositioning the asset, renovating it through a number of capital improvement projects and leasing up the remaining vacant space. Another notable project is Hamilton Landing in Novato, where former air base hangars have been converted to office use. SKB purchased the property in July, A member of the BOMA OEB board, Scharlemann has participated in a number of activities and committees. “The great thing about being involved with BOMA is the exposure you get to other Greg Scharlemann. people, companies and vendors in the industry. I’ve learned a ton of information about different buildings, projects and products by getting involved and asking questions,” he observes. “Last year I joined the Awards committee and participated in TOBY judging. It was great to visit high caliber properties in the Bay Area and understand more about the initiatives they have implemented. A lot of good ideas and best practices came from those visits. This past year I worked with the Emerging Professionals (formerly Young Professionals) committee. I have enjoyed the opportunity to help this group learn and grow in their careers.” Where can you find him during off-hours? “When I’m not spending time with my family, I’m probably out on a run or cycling somewhere in the Bay Area,” says Scharlemann. “I had the great opportunity to join Team Hines in their MS Ride for several years. The two-day event covers 150+ scenic miles from San Francisco to Santa Rosa. Each year the team has raised over $20,000 to support MS research. I’m thankful for the opportunity to participate with this group of motivating and inspiring individuals.”

Rebecca Clevenger, Business Development Manager First Security Services
Meeting with property managers and establishing a relationship of trust and integrity are critical in Rebecca Clevenger’s role as business development manager for First Security. “I stay involved with our customers and partner with First Security’s East Bay Branch Manager, Joshua Lemmer, to ensure that we are exceeding our clients’ expectations.” Clevenger has been an active member of BOMA Silicon Valley since 2004. Since her territory includes the East Bay, First Security recently joined BOMA OEB and became a corporate partner. “I enjoy participating in BOMA events throughout the year— luncheons, tradeshows, golf tournaments and the TOBY Awards,” she says. “I look forward to meeting new property managers and letting them know about our security officer and patrol service offerings,” Clevenger adds. Clevenger observes that there are many security trends that building owners and managers should be aware of. These include globalization, coupled with an increasingly challenging threat environment for U.S. businesses, which has put security in the headlines with growing frequency since the 9-11 attacks. She notes that surveys show that nearly half of all organizations have increased their operational security budgets in recent years. Increased spending on video surveillance outpaces other categories. There has also been a shift in the focus of security from securing hard assets to protecting intangible assets, such as intellectual property and brand management. What hobbies and activities fill her leisure time? “I’m an active, athletic person and enjoy hiking, biking and travel. Movies are great, too,” she says. effective management of a diverse bike-share program, making it easier for individual or groups of properties to optimize the operation of the bike-share program and enhance users’ experiences. Carpool services enhance flexibility compared with larger vehicle shuttle services by offering more varied departure times and locations at cost-competitive price points. An additional benefit is that properties and communities can use these sponsored carpool vehicles for car-sharing while they are not being used for carpooling, thus providing access to car-sharing vehicles in locations where traditional car-share programs do not operate. When the conversation turned to electric vehicle charging, Weeks highlighted Bishop Ranch’s
decision to prioritize quantity over speed. By selecting lower-cost Level 1 vehicle chargers, Bishop Ranch was able to purchase more chargers and provide free charging, as compared to opting for the more expensive and faster Level 3 chargers that require major service upgrades and fees for users. The decision was cost-neutral but facilitated charging a larger quantity of vehicles, thus helping to avoid “charge rage” or the anxiety that electric vehicle owners can feel when access to charging stations is limited. Mobile fast-charge services were also highlighted as a service from FreeWire. This service takes charging stations to the parked vehicles as opposed to requiring vehicle owners to shuffle vehicles to gain access to the chargers. To avoid future system limitations, Bishop Ranch installed electric charging infrastructure that could support service upgrades to more powerful charging level using the same stations. Looking to the future, Almeida provided insight into anticipated PG&E investments to develop a broad and effective electric charging infrastructure throughout the state, with investments starting as early as 2016. Weeks highlighted a more limited effort for hydrogen fueling stations intended for personal vehicles. ROTECTION SY EP AG

Q: What are some of your goals for BOMA OEB for the coming year? A: My goals are to work with our board and members to continue to implement the goals of our strategic plan. These include: recruiting, retaining and growing membership; promoting member interests and reinforcing value as the primary commercial real estate advocate for the East Bay; being the East Bay’s source for industry education; and promoting commercial real estate as a very viable career. Q: Are there new programs and initiatives that will be launched in 2016? A: As BOMA Oakland/East Bay covers a rather large area that includes Alameda and Contra Costa counties, as well as the Southern portion of Solano County, we plan to identify membership growth opportunities within our area. We also will continue to define our marketing strategy for the organization. Q: What hobbies and activities do you enjoy during your leisure time? In my leisure time I enjoy running and hiking. When time allows, I enjoy traveling and, like a lot of people, have a number of places on my bucket list that I haven’t yet visited and experienced.
