As December begins, we approach a time of the year filled with opportunities to enjoy our beautiful surroundings and the community we have built together.

In this newsletter, we would like to share valuable tips and preparations to face the dry season and the upcoming summer.

As the high season approaches, it is the perfect time to plan various activities and ensure our common areas and homes are ready to welcome friends and family. From maintaining our green spaces to the exciting scheduled activities, there are many aspects we will address to ensure everyone enjoys this season to the fullest.

Preparations for the Dry Season

Con la llegada de la época seca, es fundamental que todos tomemos medidas para cuidar nuestro entorno y optimizar el uso de recursos.

A continuación, les compartimos algunos preparativos que pueden ayudar a mantener nuestras propiedades y áreas comunes en excelentes condiciones:

1. Green Space Maintenance:

• Efficient Irrigation: Implement a drip irrigation system to ensure plants receive the right amount of water without wasting resources. Additionally, irrigation schedules, available through HAC, should be respected to allow for efficient and responsible use of water.

• Plant Selection: Choose native or drought-tolerant species that require less water and are more resilient to dry conditions.

• Mulching: Apply organic cover around plants to retain soil moisture and reduce the need for watering.

2. Responsible Water Use:

• Check for Leaks: Inspect faucets, hoses, toilets, and irrigation systems to detect and repair any leaks that might waste water.

3. Home Maintenance:

• Inspect and Seal Leaks: Check windows and doors to ensure they are properly sealed, preventing heat entry and cool air loss.

• Air Conditioning: Clean or replace air conditioning filters to ensure efficient operation and reduce energy consumption.

Safety Recommendations

Safety is a fundamental priority to maintain a secure and pleasant environment for all homeowners and their families. Below are some key recommendations to ensure safety both in your home and in the common areas of the condominium:

1. Common Area Safety:

• Compliance with Safety Rules: Always follow the condominium’s regulations..

• Child Supervision: Always supervise children in recreational areas, ensuring safety rules are followed to prevent accidents.

2. Care When Receiving Visitors:

• Identity Verification: If you receive visitors or suppliers, make sure to verify their identities before granting them access to your home. Additionally, notify security and administration about their authorization using the appropriate means, such as HAC or email at autorizaciones@administraciondelfines.com.

• Avoid Sharing Personal Information: Do not share too much about your daily routine or planned absences on social media, as it could compromise your safety.

Supplier entry through the main gate

Currently, our condominium has two access points: one main gate exclusively for homeowners, tenants, and visitors, and another adjacent to the airport for workers and suppliers. The main difference between these access points is that the supplier access includes stricter security controls to prevent unauthorized entry and ensure residents’ tranquility.

Unfortunately, we have noticed an increase in requests from some homeowners to allow suppliers through the main gate. While we trust the people being authorized, our responsibility is to uphold the security standards that have characterized Los Delfines for many years.

Granting suppliers access through the main gate bypasses the appropriate security protocols, allowing entry without proper inspection as if they were homeowners.

If this practice continues, the reinforced security protocols could be compromised, affecting the condominium’s safety.

Therefore, we kindly ask that you refrain from instructing suppliers or workers to enter through the main gate. We are happy to facilitate access via the supplier gate, following all established security protocols.

Visitors may, of course, enter through the main gate; however, we have consistently ensured that this entry is exclusively for residents and their guests, while suppliers and workers access the reinforced security checkpoint.

Beach and sidewalk cleaning / end of rainy season

With the end of the rainy season, we are pleased to inform you that beach cleaning has started as early as possible this year and has been completed. During this month, you may have noticed machinery working on the beach, and we are happy to report that it is now free of all organic and inorganic debris typically brought in by ocean currents. However, it is possible that more debris will appear in the coming months.

To ensure we can all enjoy a clean and pleasant environment, weekly campaigns are being conducted to collect plastics and microplastics on the beach. We kindly ask you to inform your visitors about the importance of contributing to this task. If you visit the beach, please pick up trash and dispose of it in the provided bins. Together, we can keep our beach in perfect condition.

Additionally, sidewalk and common area cleaning has been completed. These areas often become slippery due to excess moisture during the rainy season. We appreciate your patience while these tasks were carried out and are pleased to announce that they are now safe. We also recommend cleaning hallways and entrances to your homes that may have been affected by rain or moisture to prevent falls.

Upgrades and updates to potable water pump equipment

We are aware of last season’s dissatisfaction regarding water pressure drops during certain times of the day. This issue, often occurring during high water demand—particularly in the mornings—coincided with irrigation by gardeners and pool filling.

As we have requested before, please ensure your homes are connected to the irrigation system where possible, and particularly avoid double connections to prevent cross-contamination.

For this season, inspections were conducted with experts to improve pump equipment. We are pleased to announce a significant investment in upgrading the electronic components of the pumping system. These upgrades allow us to more effectively monitor pipe pressure.

Additionally, we have acquired three new pressure pumps to automate and control the condominium’s storage tank usage. While the equipment has been procured, installation is scheduled for the first week of January, coinciding with other pump room improvements, such as voltage protector installations and pipe system optimizations.

According to technicians, these upgrades should significantly enhance water pressure.

So far, water pressure has been stable, indicating that the implemented improvements are effective. However, leaks may occur due to damaged pipes or equipment failures, which is normal in any system. We trust that our team is prepared to address any issues promptly and efficiently.

The wells within the condominium have great water capacity, so responsible water use remains essential. Together with the pump equipment upgrades, these practices are vital to ensuring an adequate supply.

Although the season has just begun, we have high expectations that the prior work on inspections, improvements, and investment will positively impact the potable water system’s pressure.
