BOERNE TO GET FIRST TRUE MIXED-USE DEVELOPMENT

TEXAS HOUSING DEMAND DIVERSIFIES IN 2016

T

The demand for Texas real estate grew this year with robust sales activity among several types of property, according to the Texas Annual Housing Report by the Texas Association of Realtors. Demand increased among first-time homebuyers, single women, and international buyers, especially those from Asia, over the last year. The report showed that 30 percent of Texas homebuyers were first-time buyers, and that single women were twice as likely to purchase a home than single men. International buyers from India purchased more homes in Texas than in any other state, with one in five homebuyers from India buying here. Condominiums, new homes, luxury homes, and small land parcels also saw higher demand. The Texas Condominium Mid-Year Sales Report showed condo sales experienced double-digit growth in most of the major metropolitan areas in the first half of 2016. Sales of homes priced $1 million and higher continued to rise throughout the state, and 30 percent of Texas homes purchased in a 12-month period were new homes. The total number of Texas home sales is on track for another record year in 2016, as sales posted modest but steady gains while inventory continued to remain low. TDHCA OFFERING MORE HELP FOR QUALIFIED TEXAS HOMEBUYERS

P

Prospective, lower-income, first-time Texas homebuyers now have an additional resource to help with down payment and closing costs. The Texas Department of Housing and Community Affairs has entered into a $10 million loan agreement with Woodforest National Bank to address the need for low-cost homebuyer assistance funds. The agreement will fund down payment and closing cost assistance in conjunction with approximately $250 million in first lien mortgage loans and $10 million in 30-year, zero-interest, second-lien mortgage loans that are due on the earlier of sale, refinance, or maturity of the first lien mortgage loan. NEW SCHOOL NAMES HONOR HERO & HERITAGE

A

At its December 5, 2016, meeting, the Boerne ISD Board of Trustees named three new schools being constructed in the district. The names were selected from a list of recommendations put forth by a committee composed of community members and BISD staff. These schools were made possible by Boerne ISD taxpayer who supported the school district's 2016 Bond. Following is information on the namesakes of each of the schools.

Van Raub Elementary School is named for the historic community that existed on and around the current school site. Van Raub community was near Cibolo Creek at a site just off present Interstate Highway 10, twenty-four miles northwest of downtown San Antonio in northwestern Bexar County. The community was established on a survey of the San Antonio and Aransas Pass Railway in 1884 and was named for Van Raub Byron, owner of the first local business. A church, a school, a cotton gin, and a weekly newspaper (the Advance) were established during 1885. The population was reported as 300 in 1886, and a post office opened in 1889, but the town declined with the building of the railroad west to Kerrville. The Van Raub community reported 150 residents in 1910. The community post office was replaced by rural delivery from Boerne in 1919. During the mid-1930s Van Raub still had a school, a store, and a few houses, but after World War II most of its remaining residents moved away. In the early 1990s only a few scattered houses remained. (From the Handbook of Texas) Van Raub Elementary School is being constructed on a 19-acre tract at 8776 Dietz Elkhorn Road. The old Van Raub community schoolhouse, owned by Boerne ISD, sits on an adjacent property and will be incorporated into the overall site plan of the new campus. Options for its use continue to be discussed. The new elementary school will open Fall 2018.

Dr. Ferdinand L. Herff Elementary School (Esperanza subdivision)

Dr. Ferdinand L. Herff Elementary School is named for a prominent San Antonio physician whose family had land interests in Kendall County and whose influence on Boerne and the surrounding area is significant. Ferdinand Ludwig von Herff was born at Darmstadt, Germany, on November 29, 1820. He came from an aristocratic family; his father was chief justice of the Hessian Supreme Court. While attending the University of Bonn, Herff lived with his uncle, the president of the university, and was able to meet many famous people. Studying under influential medical scientists and learning avant garde concepts and techniques, he began his medical education at Berlin and finished in 1843 at Giessen. While a surgeon in the Hessian Army (1843–47) Herff developed ingenious techniques in plastic surgery and tuberculosis treatment. Because of the political environment in Germany, Herff and many fellow countrymen emigrated to America. In 1847, Herff helped organize a group composed mainly of university-educated professionals to found an idealistic commune in Texas. Within eighteen months the commune failed and Herff returned briefly to Germany. He married Mathilde Kungel Hoeffer in 1849 and soon returned to Texas, became a citizen, and dropped the nobility title "von" from his name. Herff and his wife first settled in New Braunfels, then moved to San Antonio in 1850, where Herff began one of the most prolonged careers in Texas medicine. In 1853, he became a charter member of the Texas Medical Association. Like many Germans, Herff was a supporter of the Union in the Civil War; however, he served as Confederate States Army surgeon, treating the patient not the uniform. He helped the Sisters of Charity of the Incarnate Word establish Santa Rosa Infirmary, San Antonio's first hospital. The Herff family owned 960 acres on two different tracts in Boerne, which they used as personal retreats. The acreage has now been incorporated into the Cibolo Nature Center and the Kendall County Fair Association. Ferdinand Ludwig Herff died in San Antonio on May 18, 1912. Herff's great granddaughters, Juanita Herff Chipman and Carolyn Herff Kennon, donated the land for Boerne High School. (From the Handbook of Texas and other sources)

Dr. Ferdinand L. Herff Elementary School is being built in the Esperanza subdivision off Highway 46 East and is scheduled to open Fall 2019.

Capt. Mark Tyler Voss Middle School (Highway 46 East and FM 3351)

Capt. Mark Tyler Voss Middle School is named for a Kendall County native son, U.S. Air Force officer and fallen warrior. Tyler Voss was born December 16, 1985, to Marcy and Wayne Voss. He graduated from Boerne High School in 2004 and from the U.S. Air Force Academy in 2008 with a degree in Aeronautical Engineering. He was commissioned in the U.S. Air Force as a 2nd Lieutenant. Voss received his wings March 2010, having graduated from pilot training at Laughlin Air Force Base in Del Rio, Texas, where he received a training award Capt. Mark for having the highest score in his class on flight check Tyler Voss rides. He was stationed at Fairchild Air Force Base in Spokane, Washington, where he flew KC-135 Stratotankers. Voss was promoted to Captain on May 28, 2012, and became Aircraft Commander on March 14, 2013. Voss was killed May 3, 2013, near Chon-Aryk, Kyrgyzstan, in the crash of a KC-135 aircraft he was piloting. He was part of the 93rd Air Refueling Squadron supporting Operation Enduring Freedom. At his funeral in Boerne, it was noted that Voss loved to fly and tinker with cars, motorcycles and airplanes. "He did so much living in the short time he was here," said Pastor Henry Schulte. Capt. Mark Tyler Voss Middle School is being built on district property at the corner of Highway 46 East and FM 3351, on land very near Tyler's boyhood home. The school is scheduled to open Fall 2019. BBM

Medicine with a Personal Touch

Around 8 p.m. one evening, Dr. Sara Stuart, D.O., owner of Cibolo Family Medicine (CFM), a family medicine practice in Boerne, received a call from a patient who was suffering a bad reaction. As a Direct Primary Care (DPC) practice, Dr. Stuart gives her patient “members” unlimited 24/7 access and a bevy of in-office procedures at no additional fee. “I returned to my office at 9 p.m. to see the patient and help take care of him so he wouldn’t have to go to the emergency room,” says Dr. Stuart. “I called and checked on the patient at 11:20 p.m., and he was doing much better.” This is a typical example worth every penny of the monthly

membership fee CFM charges. If the man had been treated at the local ER, the bill would have cost thousands of dollars. Direct Primary Care is a medical practice model which charges patients a monthly fee in exchange for access to a broad range of primary care services. Patients can schedule as many appointments as they need, whether it’s for stitches, nutrition counseling, or body composition analysis. Primary Care Outside of Insurance Physicians like Dr. Stuart who provide Direct Primary Care do not take insurance, though they can bill insurance for labs, imaging, prescriptions, and specialist referrals. “This model eliminates the insurance middleman and provides

revenue directly to the practice. In other words, the doctor works for the patient, not for the insurance companies. This allows Dr. Stuart to spend more time with her patients which can lead to better quality care,” notes Colin Stuart, Dr. Stuart’s husband and office business manager. “The cost savings delivered by our practice has saved many of our patients more than the cost of their membership,” he adds. Patients Get More Value “Whenever my patients have a medical issue, they can call me and get a quick response. They enjoy being able to come in for same-day appointments where they rarely have to wait to see me. “My time with patients is more relaxed, allowing me to focus on the whole person, learn their medical history, and really analyze their medical complaints and issues, and discover what sources are contributing. This enables me to diagnose illnesses more quickly and manage them before they grow into crises. Consequently, fewer patients wind up in expensive hospital beds or in the ER,” she remarks. By spending more time with her patients, Dr. Stuart gets to truly know their medical history. It also enables her to educate and counsel patients, and to explain in detail what’s really going on with their health. “Dr. Stuart looks carefully for root causes behind an illness. She doesn’t just want to treat symptoms,” Stuart adds. When necessary, Dr. Stuart communicates with patients by phone, emails, or texts. They can contact her during the day with questions or after hours for urgent issues. In some cases, when a patient is physically unable to come to the office, Dr. Stuart

will make house calls. As an added benefit, CFM has a medical assistant on staff, Lina Villarreal, who is also a certified Health and Wellness coach. Trained in motivation and nutrition, she gives patients timely advice and encouragement to feel healthier, more energetic, and lose weight. “Lina helps motivate my patients to live and maintain a healthier lifestyle. She’ll even take them grocery shopping to share healthy, tasty foods that are quick and easy to prepare. By showing patients how to eat healthier, she can help them prevent or even correct a lot of medical issues, such as obesity or diabetes,” Dr. Stuart says. CFM also focuses on prevention. By providing preventive screenings and regular check-ups, they can prevent health issues from developing in the first place. Another useful tool is CFM’s medical-grade Body Composition Analysis machine, which analyzes a patient’s cellular health and their percent of body fat continued on page 18

and muscle. Since the machine also calculates various health risk factors, Dr. Stuart and the health coach can tell patients exactly what’s going on with their body. Direct Primary Care for Businesses CFM also helps businesses with their employees’ health care needs. Employers get group rates, which vary depending on the number of enrolled employees and their ages. “Many small employers don’t have the financial means to provide insurance for their employees, but they still want them to have access to healthcare. With Direct Primary Care, we can provide better service at less cost than what they would get paying for Primary Care through an insurance company,” Stuart says. “Because we don’t charge for visits or procedures, and because we can treat issues sooner or even over the phone, employees can feel better and get back to work faster,” he adds. Studies have shown that patients who have a Direct Primary Care doctor ended up using urgent care and the ER about 50% to 60% less, along

with reduced overall costs. For example, Union County in South Carolina switched 37% of their employees to Direct Primary Care and saved more than $1 million in the first year. “By cutting all the red tape, we make it easy for patients to see a responsive doctor who spends a lot of time with them and helps prevent major issues from occurring. Many of our members save more than the cost of membership on their lab work and imaging alone. They get better service while also saving money,” Stuart declares. Making A Difference With Direct Primary Care, Cibolo Family Medicine of Boerne is making a big difference in people’s lives. “I’ve had many patients tell me they’ve never had a doctor do the things I do for them, or talk to them the way I do, or give them as much time as I have. They say I actually listen to them,” says Dr. Stuart. It’s obvious. The people who come to CFM want something different. They want a physician who can offer them better, more convenient, and more affordable healthcare. And truth be told, they’re getting all that . . . and more. BBM

by Bryan Pope, Associate Editor, Real Estate Center at Texas A&M University

Gov. Greg Abbott has appointed Elizabeth “Besa” Robison Martin of Boerne and Carliss A. “Alvin” Collins of Andrews to the advisory committee for the Real Estate Center at Texas A&M University. Warren D. "Doug" Jennings of Fort Worth was reappointed. Martin, an attorney and owner of ER Martin LLC, specializes in estate planning, property management, and transactional operations. She succeeds Dallas attorney Kimberly Shambley as the advisory committee’s public representative. Collins is a Realtor and president of Legacy Real Estate Brokerage in Midland. He succeeds Ronald Charles Wakefield as the committee's real estate finance representative. Jennings has been a member of the advisory committee since February 2015. He represents commercial real estate and currently serves as vice chairman. He is a vice president and principal for William C. Jennings Company. Terms for all three expire Jan. 31, 2021. The advisory committee was created by a 1971 law establishing the Real Estate Center. It consists of ten members appointed by the governor. Six are real estate brokers licensed for at least five years. The brokers represent finance, improvements, residential properties, commercial properties, and industrial properties. Three members represent the public, and one is the ex-officio representing the Texas Real Estate Commission. Funded primarily by Texas real estate licensee fees, the Real Estate Center was created by the state legislature to meet the needs of many audiences, including the real estate industry, instructors, researchers and the general public. The Center is part of Mays Business School at Texas A&M University. BBM

Consulting & Appraising Art Tips, Consultation Advice, Art World News, Appraising Guides and much more

NEW BEGINNINGS The 2017 art market is looking like it will be reflective of a strong economic forecast, nationally at least. The stock markets along with the art markets have not crashed with the announcement of the new president-elect. They are poised to stay steady or surge with the nations’ population looking confident coming out of a hostile election campaign. After all, now we all know what to expect, and the spending is due to increase with buyers confidence returning. The same has been said for the art market. The November 17, 2016 edition of Christie’s auction house news on their website declares more record-breaking art sale results going into the 2017 year for a Monet grain stack painting. “…The world auction record for Claude Monet was eclipsed after an epic 14-minute bidding battle in the Impressionist & Modern Art Evening Sale in New York. The saleroom burst into applause when Meule, one of the last of the artist’s great Grainstack series left in private hands, finally sold for $81,447,500 / £65,210,168 — just over $1 million more than the previous record.” However, locally the arts community is changing. Peggy’s on the Green within the Ye Kendall Inn now has an affiliation with Texas Treasures Fine Art Gallery and is exposing the Boerne Square market-goers with delightful outdoor sculptures and offering a variety of small 2-D artworks within the buildings.

Writer Vikki Elmer hit the nail on the head in her article titled, “Is the Art Market a Bubble Ready to Pop”, published a few months ago. In it she describes the air very clear, “…In many ways….More people have invested in art in hopes that it will appreciate in value. Galleries, artists and collectors, following the lead of many businesses, have become more diverse and global, creating a host of opportunities and issues. Digital art and online galleries are growing rapidly, while small independent galleries and shops that have not adapted to the changes are dying.”

Vol. 1

With that said, Art Professional Gabriel Diego Delgado is proud to announce the launch of his own arts focused firm, Delgado Consulting and Appraising. Delgado says, “As the art market evolves into the new digital era, storefront galleries have been an archaic model, a dying breed of institutional history. The time of digital marketing, retail and online purchases have ushered in a new demand for art market driven best practices. I see a void in the regional art consultation field as many collectors, patrons, and appreciators view selections online before seeing in-person and need help navigating the sometimes complex art world. This new model of awareness drives business evolution.” Delgado takes fine art from the studios to the homes, surpassing the need for a store based gallery. With Delgado Consultation & Appraising, he has juxtaposed a two tier concept business model where clients and artists are nurtured. With artist colleagues from Houston to Harlingen, Delgado has a broad array of artists to turn to for clients’ needs and demands. Using these connections and relationships he has helped cultivate regional collections for a variety of collectors in the Texas Hill Country area. Through a variety of social media platforms and email marketing, Delgado offers a client the avenue to solicit art for desired interior needs from the artists, while spotlighting and promoting new bodies of work by a host of fine artists in Texas. Through online communications and aspects of the B2C business model, he navigates clients through the world of fine art and helps them gain an understanding and awareness of the current art market of South Texas. Delgado Consulting and Appraising can also appraise fine art and conduct fine art appraisal reports that are prepared in conformity with and are subjected to the 2016 -17 version of the International Society of Appraisers Appraisal Report Writing Standards and Code of Ethics and will be reported in conformity with the current version of The Appraisal Foundation’s Uniform Standards of Professional Appraisal Practice (USPAP) 2016-2017 standards.

giving back ESTES AUDIOLOGY GIVES THE GIFT OF HEARING

E

Every year Estes Audiology donates a new pair of digital hearing aids to someone that has hearing loss but does not have the means to acquire hearing aids. Estes Audiology takes nominations from the communities they serve, as well as internal staff nominations. Deserving individuals are then sselected elected based on communication needs and their community iinvolvement. nvolvement. This year, Estes has awarded three recipients, oone ne from Boerne, Seguin and New Braunfels. This year’s recipient from Boerne is 31-year-old Amber Campbell. Campbell works as a patient care coordinator at Boerne Wellness Chiropractor. She has hereditary hearing loss and has extreme difficulty hearing and struggles listening to patients and co-workers. Her co-workers and family members nominated her for the Gift of Hearing since she is a hard worker and unable to pay out of pocket for hearing aids. Estes Audiology received ten nominations for Amber from friends and family telling why she was deserving of this amazing gift! Amber’s co-workers and family members all expressed what a hard worker she is and how her quality of life, as well as those around her, would be greatly improved with hearing aids. Amber’s daughter, Jayden, wrote, “My Mom deserves hearing aids because it would make my and her life better. She always helps people and so we should help her. I think she is the best person in the world.” Her mother, Denise, gave insight into the struggles that Amber faces with her hearing loss, stating “As Amber’s

mother, I know exactly the challenges she faces everyday for I too suffer the same debilitating affects of hearing loss. There are not enough words to describe what an amazing, outgoing, hard working and just all around good person she is. Always willing to help others even if it means going without.” Dr. Michael Garcia, Amber’s co-worker at Boerne Wellness Chiropractic wrote, “Amber is great at what she does and takes her job seriously. She routinely must schedule and communicate with many patients a day, which has its challenges. I believe she would greatly benefit from receiving hearing aids. I also know our patients would benefit as well.” Another co-worker, Crystal Bondanza also expressed why she believed Amber was the ideal candidate to receive the Gift of Hearing. According to Crystal, “While at the office, Amber is energetic and has the uncanny ability to encourage and rouse our patients’ spirits. Her ability to hear our patients, both on the phone and in person, as well as our doctors accurately is extremely important as miscommunications with a patient, as well as a doctor’s order can be detrimental to a patient’s care. In addition to being an integral part of our organization and our patients’ care, she is also a mom of two young children. While away from the office, she spends time with her family and is active in the community through 4-H and soccer. I have personally seen the impact Amber’s hearing loss has on her ability to do her job and ensure proper scheduling, referrals, insurance verification, payments, pre-authorization, etc. As a patient coordinator and a mom, her ability to hear clearly is important.” On December 21st, Amber was fitted for her new hearing aids by Liz Beschoner, AuD. She is very excited and grateful to have been chosen to receive this generous gift from Estes Audiology! BBM

M Penguin Suits:

Helping Small Businesses Grow Through Creative, Results-Oriented Marketing

W

by Joseph Lilli | photo by Ron Pritchett

When Debi Lamb-Burrows, owner of Penguin Suits, a Boerne advertising/marketing firm, was only 9 she wrote her first press release. “After dinner one evening, while the women washed the dishes, I sat with the men while they discussed what was happening with their businesses. I heard that my dad was planning to bring in a band to his restaurant/tavern to help business,” Burrows remarked. Even though adults back in the ‘70s thought children should be seen and not heard, the young girl spoke up. “I suggested they put an announcement in the newspaper, but it appeared nobody knew what I was talking about.” Not to be denied, she wrote a story about the band performing at her father’s restaurant on a yellow loose-leaf paper and presented it to the local newspaper along with a Polaroid picture. “They ran it,” Burrows exclaimed. “Soon after I got to watch everyone come in and see the restaurant do really well.” From that success grew a passion for marketing and promotion. In high school, she was the person who wrote about teacher recognitions, designed posters and invitations, and promoted all the dances. “I knew what I was going to go to college for back when I was 9. I wanted to learn marketing to help small businesses,” she says.

Penguin Suits Is Born

After college, Burrows landed a job working in public relations and advertising for the New York State Nurses Association. In 1992, she moved from New York to Texas with her 2-week-old son. “Back then, the Internet was just starting. But I couldn’t afford a computer or do anything technical at that time. So I started hand painting children’s clothes,” she says. A Penguin outfit she made for her son drew raves from her local mom’s group. They wanted their own favorite animal outfit for their kids. Soon after, Burrows put up a website and was marketing her shirts and designs across the country and even as far away as Germany. Her sales brought in enough money to buy a computer and start her marketing business in Boerne – proudly named Penguin Suits after the apparel which started it all. “That’s how Penguin Suits was born. My son’s original suit hangs in our office today,” she remarks.

Your Marketing Department

After its incorporation in 2001, Penguin Suits evolved into a complete, one-source marketing company. Burrows and her staff of eight manage all aspects of marketing designed to generate customer leads for clients – from creating websites and logos to implementing comprehensive marketing campaigns. Most of their clients come from Boerne, San Antonio, and surrounding communities. But they also serve a client in Dallas and another whose business is in New Mexico. The challenges Burrows faced early on are similar to what the firm faces today. “Businesses back then didn’t know what they needed to cost-effectively market their business. It’s nearly the same today,” she says. “Many local business owners are really good at what they do, but they don’t know how to get the word out to their target market. That’s what we do best. “And that’s why we promote ourselves as Your Marketing Department. Our team of experts has mastered the complexity and technical aspects of today’s marketing. While most small businesses don’t have the time or expertise to market effectively, we do,” she says. Burrows explains that one of their jobs is to educate people – for instance, why they should have a website, why they need a professional to design their business cards, or what is the best marketing strategy for their business. A primary goal at Penguin Suits is to help local companies grow their business. And over the years, it has done that exceedingly well. “We took on one business that was struggling. We redesigned their website, digital ads, and their entire marketing campaign. We focused all their SEO (search engine optimization) and within six months they grew their business 30%,” she says. “We’ve taken other businesses where their social media was doing poorly and where they were spending considerable money on Google AdWords, but without seeing good results. By improving their social media, their website, and SEO, we were able to completely eliminate their AdWords budget. The result? They got more customer leads and eliminated spending hundreds of dollars a month on AdWords.”
