If you haven’t already heard it, it is a full out Seller’s Market!!! My father says this is the 3rd one in his 23 years in the business. It is a rare and much needed event for any market and has the ability to make up for losses (paper losses) on homes that have decreased in value during the downturn. Sellers are standing firm on their prices and are not doing very much in the way of paying buyer’s closing costs. We are having multiple offers on homes and have been able to get our seller’s highest and best on price. With rates being so low, we are informing our buyers that paying more for a home and securing it is way more important than trying to save a few thousand dollars and missing the perfect home. Now more than ever, it is important to pick a realtor like our firm with experience and market knowledge. You do not want to leave your money on the table!!! #GetAllYouCan!!!

Things to do before you List your Home I know it’s an amazing seller’s market, but you still must get your home ready to sell. Having taken care of issues that will arise once the home is under contract will save you time and money. Remember, most buyers are getting a loan now from a bank and the bank determines in what condition or what needs to be done prior to closing. 1. Get HVAC systems serviced. The number # 1 issue with homes nowadays is an old or under performing system. Being able to show a great performing system is a great idea. 2.Yard Work. First impressions of a home can make or break you. If a buyer pulls up to the “Perfect Home” yet the yard looks like it has not been well maintained, they might pass on the home. Also having your yard ready will make your listing pictures pop and produce more traffic. 3.Declutter your home. There are two types of homes, the one you live in and the one you are trying to sell. Purge as much as you can. Use the garage as a storage area if needed. You will find that you really don’t need that extra 300 DVDs in your living room. 4. Hire a Real Estate Agent (that’s Me!!) early. Knowing the current market and getting a list of “Must Do’s” from your Reator can give you peace of mind when you are ready to go live with the home. P.S. A lot of the time, I will tell a seller not to worry about a major project or replacing floors as it is not necessary to sell the home, in a seller’s market
