The National practice sites at BKV Group are supported by BKV’s Vietnam offices in Hanoi, Ho Chi Minh City, and Da Nang, which contribute design services for many of our U.S. projects, while allowing BKV access to the Asian markets. Furthermore, our firm is able to provide cross-practice training opportunities and structure project teams to leverage the 12-hour time difference, creating a nearly 24-hour design studio that can meet accelerated deadlines without sacrificing quality and creativity.

CONCEPTUAL DEVELOPMENT

Our holistic planning approach considers the needs of all users as we assess the functional, sustainable, and aesthetic requirements for the project. Working to improve efficiencies, function and adjacencies, we maximize multipurpose spaces and indoor-outdoor connectivity. Preliminary massing, floor/space plans, initial finish, and FF&E selections are developed at this time resulting in a design that embodies your goals, concept narrative, and functional needs.

Developing the “big idea” and concept for any project is key to the start of design direction. The vision captures high-level project goals that define priorities and user experience of the space.

REFINING THE DESIGN

Refinement of the concept and documentation occur during this phase by marrying the space planning with the concept in a 3-dimensional illustration of the design. Visualization presentations may include wireframe and/or rendered studies, plans, key elevations, initial detail, material and FF&E selections, and virtual reality walk throughs when warranted.

TECHNICAL DESIGN AND DOCUMENTATION

Construction Documents include Massing Diagrams, Reference, Floor, Finish, Furniture, and Reflected Ceiling Plans; Elevations; Sections; Details; Schedules; and Specifications necessary for your contractor and procurement professionals to execute the project. Documents are coordinated with in-house disciplines and outside consultants, and reviewed for QA/QC. Project bidding, permitting, cost verification, and VE may occur prior to construction.

EXECUTION

During Construction and Installation, BKV’s team is actively engaged with your General Contractor and Procurement teams: periodic site visits to monitor construction progress, responding to RFIs and submittals, helping the team address challenges that arise in the field, and review of FF&E, artwork and Accessory installation. Our team responds quickly to keep the project progressing.

We then review the needs of all users as we reassess the functional, sustainable, and aesthetic goals for the project. CREATIVE RE-BRANDING

BKV Group is one of the few national design firms offering an in-house Branded Environments unit who, in addition, assist our design teams in navigating through the initial research, strategy and discovery phases, shaping brands early in the project life cycle that will inform how spaces are designed, marketed and experienced.

VISUALIZATION

We use visual storytelling and mood boards to express the energy of the project. Wireframe visualization studies help to understand spatial relationships, and we utilize rendered concept studies for material exploration. Virtual Reality walk-throughs allow clients to experience the space in 3D. VR allows for project collaboration across all team members.

FURNITURE, ARTWORK & ACCESSORIES

During final installation, our team works with all project entities to curate thoughtful furniture, art, and accessories. Intentional selections are made to help reinforce the design story. Natural or faux plants bring the outdoors in while we layer furniture, art, and accessories for a residential feel.

While the project is on site, we work closely with the contractors and FF&E dealers to achieve the successful implementation of our design along with the installation of all the associated FF&E.

UNIT REFRESH

A residential unit refresh has the ability to give a property new life and the opportunity to set themselves apart from the competition. Unit design is a major part of the brand expression of a property and the level of finish must meet that of surrounding comparable properties to attract and retain residents. BKV will work with you to assess improvements that will give you the highest impact and best return on your investment. Improvements in kitchens, baths, finishes, lighting, technology, and storage solutions will be assessed based on your project goals and budget.

Flair Tower is a awe inspiring renovation located in the River North neighborhood of Chicago. GID Real Estate Investments partnered with BKV to refresh the common areas and amenities to attract and retain residents in a market full of luxury living rental properties. Flair Tower presents subtle elegance by bringing in artistic art deco elements inspired by the historic Flair House building adjacent to the property. This transformed property features a refreshed lobby with 24/7 concierge services. The main amenity floor has been reimagined to maximize the indoor outdoor connection. An expanded clubroom space provides residents with space for co-working, entertaining, lounging and connecting with their neighbors. An oversize fitness room spills onto the roof deck for indoor /outdoor yoga. The pool deck is a true urban retreat that makes you forget that you are in the heart of the city.

Ample greenery, plush chaise loungers and intimate seating areas allow for the perfect entertainment space while taking in the great views of downtown Chicago.

The Aves at Twelve100 is located in the beautiful city of Orlando, Florida, directly across from one of the largest University’s in the nation, University of Central Florida. Close to a variety of dining, shopping, and recreational activities, The Aves is a premier destination for off-campus luxurious living where students can socialize and have academic success.Students can relax and recharge with resort-style amenities while enjoying Florida’s sunny weather at one of four pools on property, in addition to a fitness center, yoga studio, ping pong table, cozy fire pits, and endless lounge areas to gather and socialize. The interior design of Aves showcases a mix of grey washed and natural wood tones balanced with vibrant colors and patterns giving residents the look and feel of resort-style living. Residents have the ability to utilize the clubhouse for social gatherings as well as group study activities all while being steps away from the lush courtyards and the pool deck.

BKV Group was tasked with the refresh of 808 Berry, an existing market-rate multi-family housing building. The scope included amenity areas, corridors, and units receiving finish updates and upgrades. To accomplish this, resilient wood-look flooring was installed throughout, new quartz countertops installed, new paint, and updates to lighting. Amenity areas focused on creating a welcoming and bright design to their outdated and dreary space. Leasing was reorganized for a more functional layout and a large package room was created to meet the growing needs of package delivery. Existing timber columns were retained in the lobby creating a dramatic feature that contrasted nicely against the light and airy design. These columns allowed opportunities to frame in art walls. To connect the amenities together, stone-look tile was installed throughout the amenity spaces. With the growing demand for entertaining and gathering, the clubroom kitchen was modified with a mix of furniture providing flexibility in use.The adjacent game room was opened to the clubroom and the fireplace reclad in new finishes on both sides to accentuate the verticality of the spaces. Existing beams were clad in dark wood material connecting back to the lobby space. The game room integrated booth, lounge, and bar seating at the coffee bar to create another entertainment space as well as allow for opportunities to work within the spaces. On the second floor, the fitness center was upgraded in finishes and enlarged creating a more usable space for residents. An existing theater space was transformed to a work-from-home suite with private zoom rooms, a large communal table, and lounge seating to accommodate each individuals working style. Corridors received new paint and carpeting to transition the color palette from the common area and create wayfinding features at unit entry doors, corridor intersections, and elevator lobbies.

Arkadia West Loop approached BKV Group in 2017 after realizing their West Loop high-rise needed a bit more flair. The existing Chicago building had “great bones,” but lacked personality, and they wanted their common areas to feel more residential and comfortable. We took the opportunity to turn their blank canvas into a work of art by adding color, pattern, and texture into each space — both interior and exterior — to create a vibrant and lively series of spaces that exudes personality for days.

The Marshall is located just north of the University of Minnesota East Bank Campus in the Marcy-Holmes neighborhood of southeast Minneapolis. It includes retail and commercial space on the first floor and a series of walk-up townhome units on the ground floor, that allow residents to have direct access from the adjacent sidewalk.

The 316 units of market-rate rental housing are marketed to University faculty, staff, students and other professionals who wish to live near the University. Approximately 41,000 sq ft commercial and retail space is located on the first floor and are designed to promote a pedestrianoriented environment with outdoor seating opportunities at street level, as well as expanded boulevard conditions.

The street level retail provides and enhances a continuation of the current local retail patterns and experiences while also accommodating enclosed at-grade and underground parking for customers and residents. The streetscape has a personal scale with a lively, upbeat atmosphere of sidewalk seating, street lighting, plantings, and entries to large-windowed storefronts with dynamic canopies and signage.

EITEL BUILDING CITY APARTMENTS

Minneapolis, Minnesota

For the resident, the design serves up a new vision for urban lifestyle rental living with boutique hotel-style amenities. The lobby, adjacent commons spaces, and rooftop clubroom seize the opportunity to connect past to present with their collection of vibrant design interventions into the relic spaces while encouraging daily social gathering and participation. Yoga, massage, fitness, business and theatre along with a restaurant and retail space all cater to the new generation of downtown inhabitants. Within each of the 212 dwelling units and lofts, again, there is an intentional gesture to connect the openness of the interior living environment to the exterior surroundings. The collection of formed spaces climaxes with the new roof terrace atop the Eitel, achieving the spirit of yesteryear’s roof parks, to create a final connection to the panorama of the entire city beyond, as an elevated extension of the park setting below.

AVALON BAY CLARENDON

Arlington, Virginia

BKV Interiors was hired by Avalon Bay to renovate Avalon Clarendon. BKV focused on refreshing the interior design of the Fitness Center, Clubroom, Leasing Center, Three Lobbies, Rooftop, and Dog Spa. In an area flourishing with convenience, entertainment, and possibility, Avalon Clarendon features studio, one-, two-, and three-bedroom apartments just steps from restaurants and shops in Market Common Clarendon. The property features modern kitchens with stainless steel appliances and granite counter tops, amenities including an expanded fitness center with spin studio and suspension training equipment, and an updated resident lounge with an entertaining kitchen.

INDIGO APARTMENTS

Gainesville, Georgia

Upon acquiring the property, our development partner, Dominium, approached BKV Group to revitalize the clubhouse at Indigo Apartments. BKV Group worked with the development team to analyze the existing space and develop concepts to create an amenity rich space within a limited footprint. By incorporating fluid furniture concepts, demountable partitions, and analyzing preferred spatial adjacencies, we were able to expand the amenity derived space to include a lobby, leasing offices, fitness center, clubroom and kitchenette, coworking space, children’s play space, and a dog spa.

Additionally, BKV Group furnished a redesigned outdoor amenity space and two model units, which have been utilized as marketing assets to fully lease the property in a time frame of two months. The amenity building and surrounding spaces now serve as a central hub for the surrounding walk-up style apartment buildings and provides a sense of community to new and existing residents.
