REFINING THE DESIGN

Immersing our holistic team in your project from the very beginning to understand your culture, values, objectives, challenges, comps, hotel brand, and location serve as inspiration to develop the project story and the guest experience. These insights inform the overarching vision/ concept narrative that will drive every aspect of the design.

With the Story in mind, Schematic Design focuses on function. BKV works with your operations team to understand the operational flow and adjacencies in order to plan efficient layouts that function well for your staff, while creating the experiential path of travel for your guests. Preliminary massing, space plans, initial finish and FF&E selections are developed at this time resulting in a design that embodies your goals, concept narrative, and functional needs.

Refinement of the concept and documentation occur during this phase by marrying the space planning with the concept in a 3-dimensional illustration of the design. Visualization presentations may include wireframe and/or rendered studies, plans, key elevations, initial detail, material and FF&E selections, and virtual reality walk throughs when warranted.

EXECUTION

This life size guestroom mockup showcases the design, tests the details, finishes, and layout before construction takes place and bulk orders are purchases. The model room provides an opportunity to explore quality of goods from various vendors, and address both aesthetic and functional details. The model room is great tool for your sales team to showcase what your property will become.

Construction Documents include Massing Diagrams, Reference, Floor, Finish, Furniture, and Reflected Ceiling Plans; Elevations; Sections; Details; Schedules; and Specifications necessary for your contractor and procurement professionals to execute the project. Documents are coordinated with inhouse disciplines and outside consultants, and reviewed for QA/QC. Project bidding, permitting, cost verification, and VE may occur prior to construction.

During Construction and Installation, BKV’s team is actively engaged with the your General Contractor and Procurement teams: periodic site visits to monitor construction progress, responding to RFIs and submittals, helping the team address challenges that arise in the field, and review of FF&E, artwork and Accessory installation. Our team responds quickly to keep the project progressing.

V I S U A L I Z AT I O N

We use visual storytelling and mood boards to express the energy of the project. Wireframe visualization studies help convey spatial relationships, and rendered concept studies showcase material exploration. Virtual Reality walk-throughs allow clients to experience the space in 3D. From initial mock ups to the finalized design, VR allows for project collaboration across all team members.

525 SOUTH WABASH CHICAGO, ILLINOIS • Mixed-use, high-rise development • North building (24 stories with 405 hotel keys, and 261 residential units); south building (36-story residential building with 516 units) In collaboration with our project partners, Interforum, Eterra Plus, and Site Design Group, BKV Group is in the planned development phase for a new mixed-use, grocery-anchored retail, residential, and hotel project located at 525 South Wabash Avenue. Conceptually, the building’s aesthetic takes on a prismatic form with the design reflecting a seamless integration with the existing context of architecture and massing in the area, while significantly enhancing the pedestrian experience on Wabash Avenue. The project will generate approximately 400 construction jobs and 200 permanent jobs, while complying with the City of Chicago’s affordable housing, M/WBE, and sustainability requirements.

WATERFRONT HOTEL & EVENT CENTER CONCEPT MINNESOTA • 4-story; 88,630 GSF + Parking • 180 keys total • 9,750 SF of meeting space • Full-service event center hotel The city had the long-held goal of attracting a hotel and event center in hopes of hosting larger regional events. Located along the stunning North Shore of Lake Superior, and home to an active iron ore shipping terminal, the location’s rugged terrain and iron ore industrial heritage served as inspiration for the project’s design. Simple massing, and metal facades showcase iron tones. An expansive stone terrace reflects the indigenous basalt quartzite featuring hot tubs, fire pits, and a monumental stair to the park and harbor, all designed in a celebration of “place.” The hotel and event center is meant to become a catalyst for future harbor-front development which may include a large and active city park with a band shell, along with future commercial and residential parcels.

HYATT PLACE BELLEVUE BELLEVUE, WASHINGTON • 9-story • 200 key • Limited-service • Urban Infill site located on the northwestern edge of the CBD • A flagship property in the heart of downtown, the upscale interpretation of an industrial vibe in the design is inspired by Seattle’s “Amazon boom”.

SOUTHERN UTAH RESORT & HOTEL CONCEPT UTAH • Hotel: 5 stories; 107,460 GSF; Villas: 2&3 stories; 174,000 GSF • Located an hour north of Las Vegas in southern Utah, the resort is the centerpiece of a large, mixed-use development • The 5-story resort with its 140 one-to-three-bedroom villas will act as a home base for guests connecting with the incredible outdoors. • Multitude of activities from golf, to mountain biking, trail riding, horse back riding, and communing with mind, body, and spirit Located an hour north of Las Vegas in southern Utah, this hotel concept is the centerpiece of a large, mixed-use development planned on the southern edge of the city. The town has a rich and blended cultural heritage of indigenous, Spanish Missionaries, and settlers from the Church of Latterday Saints. The site is also located within a couple of hours drive time to some of the planet’s most stunning natural wonders in a multitude of national and state parks - notably natural bridges, arches, Monument Valley, Zion, and of course the Grand Canyon. The 5-story resort with its 140 one-to-three bedroom villas will act as a hub or home base for connecting with the incredible outdoors and multitude of activities from golf, to mountain biking, trail riding, horse back riding, and communing with mind, body, and spirit. The architecture is directly inspired by the varied landscapes nearby and focuses on a recreational lagoon. The design sculpts sunlight and is highly responsive to the harsh desert climate and creates many shaded areas of refuge for guests as well as vehicles. The most prominent features is the crystalline guestroom “bridge” that spans over the sweeping arrival and stone clad “paseo” (path for walking). The hotel’s main level is an activity hub for the resort with meeting rooms, a restaurant with outdoor dining and bar, fitness center, spa, outfitters space, and resort pool and boardwalk.

THE SUMMIT ORLANDO, FLORIDA The Summit – a 31-story tower located in the heart of downtown Orlando – is a modern take on the luxury way of life that combines condos, hotels, and retail spaces into one building. With views facing Lake Eola, The Summit will provide Orlando with upscale living and hotels – something the city has needed for several years. In keeping a very minimalistic design approach, The Summit will expose its concrete columns as frames, while the parking garage will have clean vertical lines to bring movement and texture to the building. One of the most significant challenges in designing this building was merging a 6-story parking garage, a 10-story hotel, and a 15-story residential area with retail and restaurant spaces into one structure – all while ensuring there is a clear distinction between guests and residents.

HYATT CONVENTION CENTER PORTLAND, OREGON • 14 stories • 600 room flagship hotel for Oregon Convention Center • Iconic design to showcase Portland’s civic identity • Link from Lloyd District to Moda Center Sports Arena • Created with an active street level design focus, it engages a newly updated MLK Plaza and more importantly, the neighboring convention center with its iconic spires symbolizing Portland Designing a functionally efficient, sustainable, full-service 600-room flagship hotel and mixed-use parking structure, on an extremely tight and sloping site – directly across from the Oregon Convention Center – posed significant challenges. The new hotel actively fills and invigorates a crucial gap in the existing urban fabric, and links the Lloyd District to the Moda-Center Sports Arena and the Willamette River beyond. The site is bounded by a complicated collection of one and two-way streets, as well as a primary LRT line connecting downtown Portland to the international airport. Managing the design to the constraints of the site resulted in four uniquely programmed and situated hotel entrances, each delineated as wood-clad portals. Creating visual connection was paramount. The design process sought to elevate the visual experience with broad expanses of glazing in virtually all public spaces. Numerous outdoor terraces, several accented with rain gardens, showcase striking views of the city. Addressing incredibly complex city design zoning guidelines and rigorous design review commission recommendations actively helped shape the success of the project.

RADISSON BLU MOA BLOOMINGTON, MINNESOTA • 15 stories • 500 keys • 5,990 SF restaurant The design team managed and successfully navigated a host of design challenges, including a constrained overall footprint and height limitations due to MOA’s proximity to MSP International Airport. The project had to maintain full operational capacity for MOA throughout construction, including access to several primary loading docks that pass directly under the new Radisson Blu site footprint. The project also had to win the approval of multiple stakeholders: MOA management, Carlson Companies, MSP International Airport, the City of Bloomington, and most importantly, Hennepin County, which approved the Community Reinvestment Act funds to finance construction of the hotel. Radisson Blu was designed to be seamlessly connected to the Mall of America. The modern architecture of the building was fashioned with a bold, refined edge and attention to detail. Elements of the exterior aesthetic were subtly inspired by the industrial heritage and seasonal landscapes of Minnesota. An interior design collaboration, including designers from Scotland and Finland, created a fusion of contemporary European and American design. A stylish, two-story lobby showcases artist-designed furniture. Art enriches public spaces, and guestrooms are posh and high-tech. Inspired concepts, shapes, and images cater to the dynamic of the shopping scene.

THE WESTIN JACKSON JACKSON, MISSISSIPPI • 9 stories • 205 keys After securing a full city block adjacent to the Federal Courthouse, only two blocks from the convention center, the most important design management goal for the hotel was to establish maximum functionality within the property while providing meaningful orientation and connections to the surrounding urban context, including the State Capitol and a public art museum. The developer and city officials were keenly interested in celebrating Mississippi’s musical heritage as the birthplace of several genres, such as Soul, Gospel, Rhythm and Blues and even Rock and Roll (Elvis was born in Tupelo, MS), with the architectural expression and interior design in order to showcase the uniqueness of the place. A musically inspired facade underscores the design of the hotel, which pays homage to these musical styles by architecturally exploring and interpreting some of the key musical instruments which helped shape and define the music itself. The property has a great collection of world famous signed guitars displayed throughout the public spaces. The warm climate of this southern state afforded the building a unique opportunity to have additional outdoor event spaces not commonly associated with Westin properties. The design incorporates a signature trellis-covered outdoor event space opposite the main ballroom, which is one of the hotel’s celebrated spaces.
