PLANNING: FUNCTION/ OPERATIONS meet FORM/GUEST EXPERIENCE

With the story in mind, Schematic Design focuses on function. Preliminary massing, space plans, initial finish and FF&E selections are developed at this time resulting in a design that embodies your goals, concept narrative, and functional needs. BKV works with your operations team to understand the operational flow and adjacencies in order to create a design that functions well for your staff and guests alike.

REFINING THE DESIGN

Refinement of the concept and documentation occur during this phase by marrying the space planning with the concept in a 3-dimensional illustration of the design. Visualization presentations may include wireframe and/or rendered studies, plans, key elevations, initial detail, material and FF&E selections, as well as virtual reality walk throughs when warranted.

Developing the “big idea” and concept for any project is key to the start of design direction. The vision captures high-level project goals that define priorities and user experience of the space.

MODEL ROOM

PROVING THE DESIGN/QA/QC

The model room showcases the design, tests the details, finishes, and layout before construction takes place and bulk orders are purchases. It provides an opportunity to explore quality of goods from various vendors, and address aesthetic and functional details. The model room is great tool for brand/owner to show off the new design.

CONSTRUCTION DOCUMENTS

CONSTRUCTION ADMINISTRATION

TECHNICAL DESIGN AND DOCUMENTATION

Construction Documents include Reference, Floor, Finish, Furniture, and Reflected Ceiling Plans; Elevations; Sections; Details; Schedules, and Specifications necessary for your contractor and procurement professionals to execute the project. Documents are coordinated with in-house disciplines and outside consultants, and reviewed for QA/ QC. Project bidding, permitting, cost verification, and VE may occur prior to construction.

EXECUTION

During Construction and Installation, BKV’s team is actively engaged with the General Contractor and Procurement teams. Periodic site visits to monitor construction progress, responding to RFIs and submittals, helping the team address challenges that arise in the field, and review of FF&E, artwork and Accessory installation. Our team responds quickly to keep the project progressing.

VISUALIZATION

We use visual storytelling and mood boards to express the energy of the project. Wireframe visualization studies help convey spatial relationships, and rendered concept studies showcase material exploration. We have fast turnarounds with our inhouse rendering studio in Vietnam.

Virtual Reality walk-throughs allow clients to experience the space in 3D. From initial mock ups to the finalized design, VR allows for project collaboration across all team members.

HYATT MINNEAPOLIS

Minneapolis, Minnesota

BKV Group provided total project management services for the project, overseeing all design and construction activities for the $22 million dollar renovation. The scope includes the hotel’s new 112 guestrooms, as well as the transformation of the new ballrooms and meeting rooms that increase Hyatt’s conferencing capacity by 35%. The redesigned hotel pays tribute to the “unique culture of Minnesota”, with sleek mid-century Scandinavian décor highlighted by a spacious lobby featuring an expansive use of stone and rustic wooden logs.The property’s new guestrooms offer dynamic views of the Minneapolis skyline and the Greenway while providing modern amenities. The new 35,000 square feet of new meeting facilities combined with the existing 74,000 square feet of meeting space will support and enhance the adjacent Minneapolis Convention Center. The Hyatt Minneapolis is owned through a joint venture between Haberhill LLC, Starwood Capital, and Hyatt Hotels Corp.

HYATT PLACE AT CUSTOM HOUSE

St. Paul, Minnesota

The 17-story Saint Paul Post Office & Custom House was constructed in phases during 1934, 1939, and 1961. It served as the city’s main post office until 2013, and was the third-busiest post office in the country during its peak years after World War II. Thanks to the building’s rich history, it has unique architectural and interior details that range from Art Deco to post-modern. Now, as part of a buildingwide adaptive reuse initiative, the 748,000 sf Custom House is home to Saint Paul’s first Hyatt Place hotel. The developers, Nelson Development and Exeter Group LLC, selected BKV Group to carry out the renovation, which involves interior design, architecture, and programming/planning. The hotel features 149 rooms over five stories, a fitness center and swimming pool, a rooftop deck, 1,800 sf of high-tech meeting/function space, a Coffee to Cocktails Bar, and a 24/7 Gallery Menu serving made-to-order food around the clock. BKV Group also provided full architecture, engineering, and interior design services for the luxury Residences at Custom House, which shares a lobby and some amenities with the hotel. The project also includes a restaurant, public storage, and other commercial uses.

HYATT PLACE AT CUSTOM HOUSE | St. Paul, Minnesota

INTERCONTINENTAL ST. PAUL, RIVERFRONT

St. Paul, Minnesota

The 24 story Intercontinental St. Paul Riverfront Hotel is centrally located in downtown St Paul with spectacular views of the Mississippi river. Built in 1966, the Mille Lacs Band of Ojibwe and Graves Hospitality management hired BKV Group to revitalize 410 guestrooms and create a fresh new experience in the public spaces. Their vision was to create a destination, appealing to locals and visitors alike.

BKV took inspiration from St. Paul’s mid-century modern roots, incorporating clean lined bold color and a 60’s modern vibe. New hospitality suites and meeting spaces were created on the first floor along with a new upscale restaurant and bar. The lobby lounge features modular lighting sculpture brightening the space with modern whimsical take on “clouds”. Geometric 3-dimensional screens provide interest, drawing guests to the concierge and beyond. The design team incorporated a bright, fresh color pallet in the public spaces so guests may experience energy and fun upon arrival. Guestrooms maintain the clean modern feel with a soothing neutral pallet with some bright pops of color for excitement.

Whether you are visiting for the first time for a local meeting or are up for a night on the town, the fresh new design invites guests in to have a little fun and return time and again.

EPIC HOTEL & EVENT CENTER

West Fargo, North Dakota

The Imagine Hotel is set to become the shining centerpiece of the Lights 2 mixed-use development in West Fargo, MN. An eightstory marvel of modern design and functionality that spans over 121,000 square feet, the Imagine Hotel is not merely a place to stay but a vibrant hub of entertainment and sophistication. Its strategic location and cutting-edge amenities make it an innovative mixed-use development designed to harmonize urban living with high-end leisure.

The Imagine Hotel boasts 140 meticulously designed guest rooms, offering a haven of comfort and style for travelers. Perched atop the hotel are 15 exclusive branded condos, epitomizing luxury living with the added benefit of seamless integration into the hotel’s exceptional services and amenities. Residents of these upscale condos enjoy privileged access to the full range of hotel facilities, enhancing their lifestyle with unmatched convenience.

At the heart of the Imagine Hotel’s offerings are its extensive amenities, meticulously crafted to cater to both leisure and business guests. The indoor pool and hot tub provide a relaxing retreat, while the state-of-the-art fitness center ensures that guests can maintain their wellness routines. EPIC HOTEL & EVENT CENTER | West Fargo, North Dakota

AIRPORT HOTEL

Austin, Texas

OVERVIEW

Texas grit meets Austin elegance at this new destination for travelers and locals alike. The hotel embraces the artful and creative soul of Austin and serves as a gateway to all the city has to offer. The unexpected design is inspired by local flora and the romanticism of beholding flight. A haven that celebrates Austin and allures guests to sit back, relax, and get ready for take off.

WATERFRONT HOTEL & EVENT CENTER CONCEPT

North

Shore, Minnesota

The city had the long-held goal of attracting a hotel and event center in hopes of hosting larger regional events. Located along the stunning North Shore of Lake Superior, and home to an active iron ore shipping terminal, the location’s rugged terrain and iron ore industrial heritage served as inspiration for the project’s design. Simple massing, and metal facades showcase iron tones. An expansive stone terrace reflects the indigenous basalt quartzite featuring hot tubs, fire pits, and a monumental stair to the park and harbor, all designed in a celebration of “place.”

The hotel and event center is meant to become a catalyst for future harbor-front development which may include a large and active city park with a band shell, along with future commercial and residential parcels.

THE SUMMIT

Orlando, Florida

The Summit – a 31-story tower located in the heart of downtown Orlando – is a modern take on the luxury way of life that combines condos, hotels, and retail spaces into one building. With views facing Lake Eola, The Summit will provide Orlando with upscale living and hotels – something the city has needed for several years.

In keeping a very minimalistic design approach, The Summit will expose its concrete columns as frames, while the parking garage will have clean vertical lines to bring movement and texture to the building. One of the most significant challenges in designing this building was merging a 6-story parking garage, a 10-story hotel, and a 15-story residential area with retail and restaurant spaces into one structure – all while ensuring there is a clear distinction between guests and residents.

525 SOUTH WABASH

Chicago, Illinois

In collaboration with our project partners, Interforum, Eterra Plus, and Site Design Group, BKV Group is in the planned development phase for a new mixed-use, grocery-anchored retail, residential, and hotel development located at 525 South Wabash Avenue. Conceptually, the building’s aesthetic takes on a prismatic form with the design reflecting a seamless integration with the existing context of architecture and massing in the area, while significantly enhancing the pedestrian experience on Wabash Avenue. The project will generate approximately 400 construction jobs and 200 permanent jobs, while complying with the City of Chicago’s affordable housing, M/WBE, and sustainability requirements.

HILTON WACO REPOSITIONING CONCEPT

Waco, Texas

A concept design to reposition an existing 40-year-old 196-key Hilton Hotel directly adjacent to the Waco Convention Center both of which are located along to Brazos River in the downtown riverfront district. The proposal involves an extensive reskinning of the guestroom tower including an addition floor of a sky-bar with outdoor terraces which view up and down river. Updating and redesign of all guestrooms is planned along with new environmentally friendly mechanical systems. The facility’s main level will be extensively remodeled and expanded to grow food and beverage and meeting spaces and enhance experience as well. A fresh new resort style pool environment lined with an addition of 14 casita style guestrooms, fitness spaces, and pool bar will completely transform the property’s identity.

HILTON WACO REPOSITIONING CONCEPT | Waco, Texas

WESTIN SOUTHLAKE EVENT PAVILION

Southlake, Texas

Inspired to emulate a piece of precious jewelry, the facility is set to become a sought-after venue for special events in need of an intimate upscale contemporary setting.

A 4,525-gsf event space addition to the very successful Westin Southlake Hotel and conference center. The 2,640-sf circular event space is designed to seat capacity of 155 seats for banquet settings and 240 seats for seminar style set ups. An adjacent 8,000 sf event lawn serves as prefunction as well as event expansion space that could seat an additional 375-400 in banquet style or standing cocktail/bar style gatherings.

HIDDEN CREEK GOLF HOTEL

Burleson, Texas

A concept design for a 155 key Tribute Portfolio hotel that serves has the centerpiece to the Hidden Creek Golf Course in Ft. Worth suburb of Burleson Texas. The resort style property integrates the golf clubhouse directly into the facility along with spa, full-service restaurant and meeting space round out the property’s program spaces.

Designed to emulate a comfortable contemporary Texas ranch property with an extensive use of native limestone, wood and pitched metal roofs with extended and angled building wings that respond to both climate and views of the golf course and property arrival.

The project’s mission is to focus on connecting people and place and aims to offer an unparalleled guest experience by providing a tranquil escape where nature, relaxation, and leisure unite.

Hai Phong Imperia Hotel & Trade Center resulted by the port city landscape has become the highlight of Hai Phong city with the impressive 45-story tower, the highest in the Northern coastal area, 340 rooms of 5-star hotel with broaden view and first-class facilities, and 37,000m2 of commercial areas. The project will serve as a commercial hub promoting the economy of the inner city and the surrounding areas. Inspired by the Cam River and Thuong Ly River and surrounding landscapes, the building podium has a blending architecture emphasizing the vigorous rising elliptical structure. The interior of the hotel is inspired by the vibrant colors of the city’s distinctive Phuong trees and the lush riverside landscape. At night, the whole building is lit by lively and colorful lights, setting its role in the entire Imperia urban area.

HYATT REGENCY PORTLAND

Portland, Oregon

The City of Portland had aspirational proposals for a convention center headquarters hotel for thirty-plus years, and all had gone unrealized. A headquarters hotel could attract national conventions, and have a positive impact on the local community. The importance of the project required the greatest caliber of design execution to ensure its long-lasting contribution to Portland’s civic identity.

Designing a functionally efficient, sustainable, full-service 600-room flagship hotel and mixed-use parking structure, on an extremely tight and sloping site – directly across from the Oregon Convention Center – posed significant challenges. The new hotel actively fills and invigorates a crucial gap in the existing urban fabric, and links the Lloyd District to the Moda-Center Sports Arena and the Willamette River beyond. The site is bounded by a complicated collection of one and two-way streets, as well as a primary LRT line connecting downtown Portland to the international airport.

OMNI VIKINGS LAKE

Eagan, Minnesota

After an extensive site selection process, the Minnesota Vikings NFL team moved its team headquarters and practice facility to the south side of the Twin Cities metro area. The Vikings organization embraced the vision of the City of Eagan, which put forth an imagined destination experience for the Viking Lakes development. A key component to the success of this vision would be a signature fullservice conference center hotel.

Inspiration for the building design was derived from the organic plan organization of Nordic villages, and incorporates angular forms that resemble the rocky landscapes of Scandinavian shores. This “chiseled” architectural expression permeates all Viking-branded buildings, including US Bank Stadium, Home of Superbowl LII. One prominent design feature of the hotel is the creation of six innovatively stacked, two-story all-glass hospitality lounges, with views of both downtown skylines. Each lounge is accessible to two guest room floors as rentable social space, and during training camp they become important spaces for players to bond.

OMNI VIKINGS LAKE | Eagan, Minnesota

RADISSON BLU MOA

Bloomington, Minnesota

Mall of America draws shoppers and tourists from around the world and MOA leadership had long considered adding a premiere hotel to the 96-acre property. Carlson Companies and Mortenson Development approached MOA with an opportunity to build the first North American location of Radisson Blu – a highly successful international hospitality brand, well-known for its luxe service and extraordinary design.

Radisson Blu was designed to be seamlessly connected to the Mall of America. The modern architecture of the building was fashioned with a bold, refined edge and attention to detail. Elements of the exterior aesthetic were subtly inspired by the industrial heritage and seasonal landscapes of Minnesota. An interior design collaboration, including designers from Scotland and Finland, created a fusion of contemporary European and American design. A stylish, two-story lobby showcases artist-designed furniture. Art enriches public spaces, and guestrooms are posh and high-tech. Inspired concepts, shapes, and images cater to the dynamic of the shopping scene.

THE WESTIN JACKSON

Jackson, Mississippi

Jackson, Mississippi had a goal of attracting the first four-star fullservice hotel to the region in order to put the city on the map. A quality property would enhance identity, attract tourism and support the recently completed Jackson Convention Complex. The team worked with a local developer testing three completely different sites in the process. A land deal was finally secured, and the Westin hotel flag approved.

A full city block adjacent to the Federal Courthouse, only two blocks from the convention center was secured. The most important design goal for the hotel was to establish maximum functionality within the property, while providing meaningful orientation and connections to the surrounding urban context, including the State Capitol and a public art museum. The developer and city officials were keenly interested in celebrating Mississippi’s musical heritage as the birthplace of several genres, such as Soul, Gospel, Rhythm and Blues and even Rock and Roll with the architectural expression and interior design in order to showcase the uniqueness of the place. A musically inspired facade underscores the design of the hotel, which pays homage to these musical styles by architecturally exploring and interpreting some of the key musical instruments which helped shape and define the music itself. The property has a great collection of world-famous signed guitars displayed throughout the public spaces.

THE WESTIN GALLERIA

Edina, Minnesota

A national prototype for combined hotel and residential lifestyle living in a mall setting. The 225-room hotel and 70-unit luxury condo mixeduse development is adjacent and connected via tunnel to a premier luxury suburban shopping center.

The Westin Edina Galleria Hotel and Residences is a 4-Star 225 room hotel with 79 condominiums. The hotel public functions are all located on street level with the hotel rooms located on levels 2-7. The condominiums are located on levels 8-18. The hotel will include a 3-meal fine dining restaurant and bar, 9,560 square feet of meeting space, a recreation center including pool, spa, and Westin workout. The ballroom and meeting rooms are organized around a 5,000 square foot outdoor garden terrace, which is also the visual terminus of the entry lobby.

Parking for the hotel, restaurant, and ballroom (as well as replacement parking for 594 stalls of existing surface parking) are included in a new four-level 752 stall ramp located in the southeast corner of the Galleria site. This ramp, combined with 74 surface stalls near the restaurant will provide a total parking resource of 846 stalls for general use, in addition to the private condominium parking. The ramp will be one level at grade, and three levels above ground. The ramp will be about 35 feet tall to the predominant railing height, and will be structured to allow a fifth level of parking in the future totaling 197 stalls.

The main floor of the hotel has a 52,300 square foot footprint, with the hotel guestroom tower rising up to the seventh floor as a 21,000 square foot “L” shaped footprint. In total, the condo/hotel contains about 356,700 gross square feet of space. The Westin will provide six suites, 12 executive king, and 207 standard king or double queen rooms. A concierge lounge will be located on level seven. The condominiums have a smaller “I” shaped footprint of 15,000 square feet per level for levels 8-18. The residences feature an outdoor roof terrace at level 8 of about 5,000 square feet. The condominiums total 168,000 gross square feet. The residence includes many different unit types that range in size from 1,040 square feet to 3,090 square feet, with the overall average size of the 79 dwelling units at 1,800 square feet. The primary height of the 18-story façade is 210 feet, with mechanical/elevator overrun roof top at 236 feet.

AC MARRIOT

Minneapolis, Minnesota

The nine-story, 245-room AC Hotel by Marriott, Minneapolis Downtown, is situated on the corner of 4th Street and Hennepin Avenue, at a prominent site surrounded by distinctive modern and historic architecture. Formerly a surface parking lot, the AC Hotel reintroduces a street wall and a richer pedestrian experience to an important urban site.

The AC Hotel has a distinctive European style, which comes from the influence of founder Antonio Catalán, a Spanish hotelier. In 2011, Marriott formed a venture to take Catalán’s brand beyond Spain, seeking development partners in various markets. The Minneapolis hotel is the 10th AC in the U.S. and the AC brand places a particular emphasis on engaging the identity of each unique urban neighborhood in which the hotels are placed. Although it is a selectservice hotel, this 140,000 square-foot location incorporates some upscale amenities including a fitness center, several meeting rooms and guest rooms with floor-to-ceiling windows and walk-in showers.

The building massing and expression of the upper facades respond to the neighboring context, including the Historic Lumber Exchange Building next door and the Cesar Pelli-designed Public Library across 4th Street. The enhanced façade expression on the street sides are balanced with a highly simplified expression on the building backside.

AC MARRIOT | Minneapolis, Minnesota

LODGE KOHLER LAMBEAU

Greenbay, Wisconsin

The impact of the Green Bay Packers extends well beyond the game, and the organization had a vision to invest in Titletown, an idea that would reflect the team’s ongoing commitment to the local community. Titletown, located immediately west of Lambeau Field, would feature a 10-acre public park plaza surrounded by new development and anchored by an upscale hotel.

Kohler, an international Wisconsin-based company with a hospitality component, was approached with the idea of bringing together two iconic Wisconsin institutions.

The site of the hotel fronts both Lambeau Field and the central open public space of Titletown. It was important to provide meaningful and practical approachability to the property for game-day settings as well as the rest of the year. The complementary relationship between Lodge Kohler and the Packer stadium provides a range of services, including meeting and event space and a quality stay for optimal guest experiences.

The architectural expression of the building is an extension of the 1920’s-era Kohler headquarters, also compatible with the architecture of Lambeau Field. Rugged yet refined interiors are custom designed to reflect its AAA Four-Diamond ranking – with warm shades of wood, a rich color palette, and bronze accents throughout. A connection to the Packers includes carefully selected game photos and artifacts, but the building is not just about sports memorabilia. Lodge Kohler is designed to highlight the art of athleticism.

A fresh idea inspired the decision to locate a prominent panoramic bar, restaurant and terrace on the top floor of the hotel, with a large expanse of windows overlooking both Lambeau and Titletown. A “Leaps & Bounds” cafe adjacent to the hotel lobby opens to the public park.

Kohler Waters Spa is a signature amenity of the company known for its high quality plumbing products. This key attraction resides on the private side of the hotel, which includes an indoor pool and a private outdoor garden event space.

THE BOWLINE

Champlin, Minnesota

Modern. Sophisticated. Exceptional. This is The Bowline. A stunning riverfront property located in Champlin, Minnesota at Mississippi Crossings. The Bowline has breathtaking views of the Mississippi River as it’s backdrop, and draws design inspiration from the area’s history, particularly the presence of an old mill nearby. The Lobby features a reception desk made from reclaimed wood logs. Historic imagery, art, and natural wood materials are incorporated throughout the amenity spaces. Social spaces provide various opportunities for gathering and coworking, while a 2-story clubroom with expansive glazing offers views of the courtyard “dock,” which includes grilling stations, fire pits, a pool, and adjacent fitness amenities. An event space for private dining offers views of the river, as well as an outdoor amenity deck. A coffee bar located off the Lobby provides a space for guests to relax and enjoy their favorite beverages.

THE BOWLINE | Champlin, Minnesota

MODERA KATY TRAIL

Dallas, Texas

At the terminus of the Katy Trail and McKinney Avenue, Modera Katy Trail is uniquely positioned to capture the energy of Uptown Dallas. Guests have unique opportunities to experience the best that Dallas has to offer in dining, shopping, and recreation. Those opportunities begin at the very doorstep of the project, where the lobby connects to the trail with a hospitable front porch. Pets aren’t just welcome, they are privileged guests. They have their own spa, recreation area and a dedicated lounge for their owners to socialize. The elevated amenity deck provides opportunities for exercise, entertainment, working at your own pace, enjoying the weather and expansive views of Highland Park, Uptown and Downtown Dallas. The design reflects the contemporary sensibility of young professionals seeking to engage with the culture of Dallas. Clean, minimal detailing, subdued colors, and a material palette that focuses on variations of texture create a relaxed and uncluttered environment. Amenities provide a spa-like environment that is luxurious, harmonious, and re-energizing. Modera Katy Trail is an enclave, a base for striking out into the expanding culture of Dallas.

808 BERRY

St. Paul, Minnesota

BKV Group was tasked with the refresh of 808 Berry. The scope included amenity areas, corridors, and units receiving finish updates and upgrades. Amenity areas focused on creating a welcoming and bright design to their outdated and dreary space. Existing timber columns were retained in the lobby creating a dramatic feature that contrasted nicely against the light and airy design. With the growing demand for gathering, the event space was modified to provide flexibility in use, while the game room creates another entertainment space. On the second floor, the fitness center was enlarged creating a more usable space for guests. An existing theater space was transformed to a coworking suite with private zoom rooms, a large communal table, and lounge seating to accommodate any working style. Elevator lobbies, corridors, and units received a refresh in keeping with the fresh and bright amenity updates.
