Last month was all about helping you to look at things from a different perspective and realising what happens if you don’t make a change.

Hopefully you found the exercise helpful and spent some time looking at the potential benefits for you.

This month I wanted to have a look at fear and how it keeps us stuck where we are in our comfort zone and not moving forward. Perhaps you’ve already decided that you want (or need!) to make a change in your life.

Whether it’s around your career, home or relationships, you’ve made that decision.

Once you’ve made the decision, your mind likely leaps straight into the ‘how’ mode of thinking i.e. how am I going to get from here to there? And most likely, you land straight into the panic zone. For a lot of people that panic zone feeling is enough to make them retreat straight back to where they are currently i.e. the comfort zone.

Welcome to this month’s column helping you to revitalise your life!

It’s really common and if that’s you, trust me, you are not alone!

But what can you do about it? Because, you’ve made the decision already, right? All that thinking you did to get you to that decision hasn’t changed and if you allow yourself to think about the reasons behind your decision they will likely be the same.

Before we get to the ‘how’ though, it’s important to spend time thinking about what it will be like once we’ve reached our outcome.

For example, I want to leave my corporate job and train to be a nutritional therapist. Just forget about how you’re going to do that for a moment and really focus on what it will be like once you’re qualified and practicing as a nutritional therapist. What will you see happening around you? What will you hear & what will people be saying to you? What will it feel like? Really solidify that image in your mind and really see, hear and feel yourself there.

Now let’s dip a toe into the stretch zone of your plan. What’s the first step you need to take that will get you a little bit closer to achieving your final outcome of being a nutritional therapist?

And what’s the next step you need to take that will get you a little closer still? And the next?

If you start feeling a bit wobbly and getting close to the panic zone, bring back that picture you just made and notice how you feel when you bring it to life. Hopefully you’re able to move forward with the next step now.

One baby step at a time.

Vicky Tzanetis, mum of two and owner of RIOT Squad, a local running club for non-runners that not only gets you fit, but also leaves you feeling fabulous - with the promise of getting you from the couch to running 5km in six weeks!

How and why did you decide to set up Riot Squad?

In 2000, I bent my spine in a car crash after someone drove into the back of me so was left with a useless degree in Sports & Exercise Science. I lost my mum in 2004 to an aneurysm - I was 37 weeks pregnant with my first child when she went and it’s so sad that she never got to see her grandchildren. My ex-husband was arrested on my doorstep in 2006 after abusing me and my children - he hasn’t seen my girls in 10 years and it really is his loss and my gain. I watched my dad battle cancer, two strokes and epilepsy. I sometimes find myself looking up at the sky asking, “Why me? What did I do to deserve this?”. They say if we all threw our problems in a pile, we’d soon snatch our own back...

Someone once told me I couldn’t run a marathon, so in 2012 I set out to prove them wrong. I blame the GP for my continuation of running - he told me it was the best form of antidepressant going and he was right.

There’s something special about lacing up your shoes and crossing the start line all with the same goal in mind...to finish.

I’m now a qualified England Athletics Running Coach and Mental Health Ambassador - I’ve run over 100 marathons and ultras and I know what it is to be stuck at the back feeling like you don’t belong - my favourite marathons are the ones where I stopped to help someone finish. So I decided to turn that mentality into a business…

It’s a running club for non-runners where I coach a six week couch to 5km programme and show you that anything is achievable when you put your mind to it!

Talk to me about the link between exercise and mental health?

Exercise releases endorphins - the “feel-good magic” - but it also gives us some much needed “time out”.

Many of us put the needs of others before our own and we often don’t make time for self-care as we just can’t seem to prioritise it. Taking time out to exercise allows us to have a break from family, work and home and either process what’s going on in our heads or just forget about them for a little while.

I hear you’ve also been talking to schools about this....please give me more info?

Having worked on the BBC documentary “Mind Over Marathon” with Nick Knowles and the Royal Family, I promised Prince William I would keep spreading the word. I’ve been visiting local schools and showing them how to use exercise as a tool to improve physical and mental wellbeing. 1 in 4 of us will face a mental health issue this year and if we don’t start talking, the statistics will get worse. Growing up I was taught to dust myself off and keep going. A bit like a pressure cooker, if we don’t let the steam out, we will explode. I worked with about 50 students at Calthorpe Park who were highlighted as being in need of some emotional support. I put them through my six-week couch to 5km programme and the results were outstanding. I helped them gain selfconfidence by showing them what they could achieve when they put their mind to it.

What are your other big RIOT Squad achievements?

I’ve helped two ladies fight their type 2 diabetes; a 25 stone man lost a stone doing the course and a further 3.5 stone in five months; a lady

with a titanium knee and spine; two ladies with MS; and got about 10 people from zero to marathon in just a few months.

What would you say to someone thinking about introducing exercise into their life?

Just do it. It’s so easy to find an excuse to put it off until tomorrow.

It’s scientifically proven that if you sit down for more than 30 minutes your bottom actually starts to sag so get off your bums and move!

What would you do to improve or change Fleet?

In an ideal world I’d like to see more children walking to and from school.

There are so many cars and so much traffic - perhaps some designated drop off points so that all kids get at least a 10 minute walk before and after school.

Is there anything you want to share with Fleet that perhaps we should know?

Life is too short. Do what makes you smile and say yes to that piece of cake - just make sure you burn it off afterwards!

Your favourite place to eat / drink / go in Fleet?

I’m a creature of habit - I’ve been going to The Gulshan for at least 30 years! If I fancy a coffee my favourite spot is Caffe Lusso. I have to say though, if you’ve never been to The Falkners Arms for chips, chilli and cheese you’ve really not lived!

What’s the best piece of advice you have ever been given?

Pay it forward. The intrinsic reward you get from doing something nice for someone else is priceless!

Rapid recovery after minimally invasive hip surgery Mr Seb Sturridge, Consultant Orthopedic Surgeon at Spire Clare Park Hospital talks about the benefits of his unique approach.

Hip replacement is one of the most successful surgical innovations of the 20th century.

Historically it has been offered to patients struggling to walk just a few yards with a painful damaged hip joint, but as surgical techniques and implants have improved we are now able to safely offer it to a much wider population of patients.

Within my practice most patients are 50 – 70 years old but I also regularly see young adults whose hip pain is causing them to struggle to work and to participate in low impact sports to remain fit; and elderly patients who are becoming increasingly disabled, and want to avoid becoming more dependent on others.

Internationally all surgeons are striving to make surgery safer and less invasive so that patients can recover and return to their usual activities as early as possible. During my surgical training I have seen a large number of historically ‘major’ surgical procedures become significantly less invasive, for example endoscopic (keyhole) abdominal and thoracic surgery. I was lucky enough to finish my training in a centre developing endoscopic

(keyhole) hip surgery which has revolutionized my approach to patients who previously we would have sent away telling them we could not help them.

Procedures that used to result in 6 weeks on crutches unable to work, I can now manage as a day case with less than a week away from work.

Minimally invasive hip replacement usually requires a 9-10cm incision, but it is careful tissue handling that makes the surgery less invasive resulting in less pain and bleeding. Patients who are more comfortable and are less anaemic after surgery are able to recover quicker with a better functional outcome. Doctors encourage patients to walk as soon as possible after surgery to reduce the risk of complications such as thrombosis, infection and swelling. With the help of the experienced nursing and physiotherapy staff at Spire Clare Park I have been using a rapid recovery protocol successfully for over six years.

Patients are safe to go home two days after hip replacement surgery, and reviewed in clinic six weeks after surgery walking without aids. Self employed patients can expect to return to

sedate work within two weeks of surgery.

A minimally invasive technique is only one cog in a successful hip replacement. Almost all patients now have spinal anaesthesia and some sedation to avoid the ‘hangover’ of general anaesthesia – a faster recovery from anaesthesia enables patients to walk the same day as their surgery. Also, there are many different types of hip implant. The implants we use at Spire Clare Park have a known track record and therefore a more predictable long term outcome.

Warning to cohabitees!

Now that the Supreme Court has decided that heterosexual couples should be able to enter civil partnerships, there will at least be another option for those who do not wish to marry. However, the reality is that many couples will continue to live together without marrying or entering civil partnerships.

Whilst this is obviously socially acceptable in the 21st century, people are very often ignorant of the fact that cohabiting couples still do not have the same legal rights as those who have married or entered civil partnerships. In some contexts cohabiting couples are treated as if they were married, in others they are accorded lesser rights; in yet others, they have no rights at all!

It can come as a shock to people who have lived with their partner for many years to find that when the relationship comes to an end, they will 24 | Fleet Life August 2018

not be entitled to a financial settlement merely because of the length of the relationship.

Where there are no children and the property in which they have been living is in the name of only one party, the other may find that they are entitled to nothing with which to set themselves up again. Further, if one of the couple dies without having made provision in their Will for the other, this can result in the survivor becoming homeless if the deceased partner owned the property in which they both lived, although the survivor may be able to make a claim against the estate.

Whether the relationship ends during the couple’s lives or following a death, if the nonlegal owner has contributed financially to the purchase or improvement of the property, they may still be able to claim an interest in it to reflect their contribution but this is by no means straightforward. If they are successful this can have implications not only for the person who is the legal owner, but also for the family members who may have been left the property under their Will.

However, in all of the above scenarios, litigation may be required in order to achieve

a satisfactory outcome. It is advisable, therefore, that all these issues are considered at an early stage and preferably before the couple decide to cohabit. We always recommend that consideration is given to the couple setting out what the financial arrangements are going to be and what is intended in respect of their respective interests in any property. This can be done in a Cohabitation Agreement drawn up by one party’s solicitor and signed by both parties after the other has had independent legal advice. It is also important that a Will is made, particularly, as is often the case, when one partner is financially dependent on the other. This way complex and costly disputes should be avoided.

Like it or loath it technology has revolutionised our lives in recent years.

The property market is one industry where this change has had maximum impact.

In the past local papers would have been filled with houses for sale and properties to rent and for those looking for a property this was the obvious place to look. Newspapers have now been replaced by the online services of Rightmove and Zoopla and more than half the people looking to rent will be doing so from their mobile phone.

Digital photography now allows agents to take unlimited photos of every aspect of a property, inside and out and for these images to be online in a matter of hours. The speed of photography does not however improve the composition and this still takes some skill. Pictures should be up-to-date and present the property in the current season and condition.

Other digital services including the production of floor plans and energy ratings should be included in the details making sure the potential tenant is fully informed.

The bulk of this new technology relates to the marketing of the property, there to get the tenant on the hook. From this point on the tenant will be dealing with an agent to answer questions and request a viewing. Although some “Online” agents, like Purplebricks, will suggest that you don’t need a “Real” agent our experience is that you certainly do.

When letting a property the Agent should be assessing the applicant from the outset and making sure that they fulfil the Landlord’s requirements. The viewing enables the agent to further assess the tenant and make sure that if they would like to rent the property they are a suitable match. Much of this is based on experience and intuition, neither of which are replaceable with technology.
