The 1.34-acre lot is predominantly flat, easily accessible, and situated close to the prestigious Birnam Wood Golf Club. PREPARATION
We understand that selling vacant land comes with unique challenges, particularly for buyers unfamiliar with local building and zoning codes. PRICING
When determining the optimal price and strategy, we consider:

Given the continued strong market conditions in Montecito and lack of prime vacant land, we recommend listing the property in the $2.70M–$2.75M range. Recent sales of vacant land in similar locations range from $2.55M to $2.9M on Park Lane. In our opinion, the size, accessibility, and prime location of this parcel justify a competitive asking price. Our Comparable Market Analysis is included in our Marketing Proposal.
Knight Real Estate Group typically charges a 2.5% commission on the listing side, but we are willing to reduce our fee to 2% in this case in recognition of our relationship. As this is a trust sale and we respect the role of the fiduciary, we will not represent a buyer if the opportunity arises without first obtaining your written approval.
