As any seasoned investor can attest, markets ebb and flow over time, sometimes to dramatic effect. Presently, Big Sky is experiencing the results of a lingering, multi-year market correction, culminating in the reemergence of new development opportunities in both residential and raw land markets. The Big Sky market’s mood seems to be positive to the point of smiling. Absorption continues to outpace modest supply increases. Total market available inventory, in terms of listed value, is currently at a whopping $519,723,079 for the greater Big Sky area, according to MLS. Midyear sales have increased in both the land and residential markets. Land sales grew about 17% midyear 2016-17 over midyear 2015-16. Year over year sales also increased from 212 recorded sales by midyear 2015-16 to 256 sales by midyear 2016-17. Sales figures for midyear 2016-17 are currently at $272,556,080 over 371 transactions. For the previous 12-month period, the sales total was $213,696,189 over 313 transactions, a $59,000,000 increase in market valuation and an increase of 58 transactions.


Club life is becoming an attractive alternative for a small but growing number of newcomers and existing residents of Big Sky.
