LINA TUFENKJIAN - BUYER SPECIALIST

Lina was raised in Australia and worked in the advertising and marketing industry. Through traveling the world, Lina met her husband while visiting family in the United States. After living in Michigan for several years, she and her husband decided to move their family to beautiful Orange County to enjoy the warm climate and ocean breeze.

Lina and her husband have been a homeowner in Pacific Hills, Mission Viejo for 21 years, where they raised their three daughters who all attended local schools and junior college. She decided to pursuit a career in Real Estate after being encouraged by family and friends she helped find homes for.

She loves traveling and has seen most parts of the world. In her spare time, she volunteers for the non-profit Armenian Relief Society and is currently the President of the South Orange County chapter and speaks fluent Armenian.

THE BUYING PROCESS

How I, as your Realtor, will assist you:

1.Initial Interview

• Determine your needs, wants and desires in a home

• Discuss parameters

• Understand how this move helps you achieve your dreams and goals.

2.Get Pre-qualified by Lender

• Introduce you to our preferred lenders.

• Submit documents to chosen lender for you.

• Loan pre-qualification approval letter is obtained from lender.

3.Property Tours

• I will preview several properties each week.

• Show you available homes that suit your needs, emotions and lifestyle.

• Listen to you carefully to fine tune your “Ideal” Home.

• Help educate you about the current market.

4.Target a Home that is “Ideal” and Write the Offer

• Determine Sellers’ motivation, run “comps” and guide you as we structure your offer.

• Help you understand the most important parts.

5.The Offer is Presented to the Seller

• I will prepare my presentation by highlighting the strengths of your offer and your strength as a buyer.

• I present offer to the seller and/or the sellers’ agent.

• The sellers accept the offer, counters your offer or rejects it.

6. Counter Offer

• Any counter offer received is discussed. We can accept or “counter the counter”.

7.Escrow

• Once offer is accepted, escrow is opened.

• You will be required to drop off a check or wire your earnest money to deposit to escrow.

• Escrow orders a Preliminary Title Report and sends copies to your agent and to you.

• Escrow instructions issued to all parties along with opening package.

8.Loan Application

• A full loan application is submitted to the lender of your choice.

• We provide your lender with a copy of the purchase agreement.

9.Contingency Period

• Buyer reviews and approves Seller’s Real Estate Disclosures.

• Buyer reviews Preliminary Title Report.

• Physical inspections/pest inspections are completed, accepted or negotiated.

• Property appraisal and loan approval are in progress.

• Buyer is asked to remove contingencies.

10.Homeowner’s Insurance Coverage

• Buyers obtain a Homeowner’s Insurance Policy for their new home and the insurance information is given to escrow.

• Escrow orders a copy of the homeowners’ insurance policy for new lender prior to escrow closing.

11.Signing Documents at Escrow Company

• Buyers need to bring current photo identification to sign notarized loan documents at escrow or a mobile notary can be arranged.

12.Down Payment and Closing Funds

• The escrow officer provides you with a Buyer’s Estimated Closing Statement which itemizes your costs and advises you of total monies due.

• Buyer brings a cashier’s check to escrow several days prior to closing

13.Funding

• The lender sends funds to the title company.

14.Close of Escrow

• The deed is recorded at the County Recorder’s office by title. (You will receive the original back from the County Recorder in approximately 6 weeks).

• Keys are transferred from seller to buyer.

Strengthens Your Offer

Sellers will not take your offer seriously until you have been prequalified for a loan. Becoming pre-approved makes you an even stronger Buyer in their eyes, thus increasing you negotiating strength.

At this point, your lender can also help you determine alternatives and strategies that could help you buy the home of your dreams. Some examples include:

In order to be pre-approved, the lender will need to know the following:

• Your Employment History and Income

• Your Monthly Debts and Obligations

• The Amount and Source of Cash Available for Down Payment and Closing Costs

When you are pre-approved you'll receive a Pre-Approval letter to give to your real estate agent. The seller may be more likely to accept your contract because they know you are qualified to buy their home.

F irst American Title Presents

the life of an escrow

Chooses a real estate agent.

Gets pre-approval letter from lender and provides to real estate agent.

Makes offer to purchase. Upon acceptance, opens escrow and deposits earnest money.

Finalizes loan application with lender. Receives a Loan Estimate from lender.

Completes & returns opening package from First American Title.

Schedules inspections and evaluates ndings. Reviews title commitment/preliminary report.

Provides all requested paperwork to lender (bank statements, tax returns, etc.) All invoices and nal approvals should be to the lender no later than 10 days prior to loan consummation.

Lender (or escrow of cer) prepares CD and delivers to buyer at least 3 days prior to loan consummation.

Escrow of cer or real estate agent contacts the buyer to schedule signing appointment.

Buyer consummates loan, executes settlement documents, & deposits funds via wire transfer.

Documents are recorded and the keys are delivered!

Chooses a real estate agent.

Accepts buyer’s offer to purchase.

Completes and returns opening package from First American Title, including information such as forwarding address, payoff lender contact information and loan numbers.

Orders any work for inspections and/or repairs to be done as required by the purchase agreement.

For every hour I spend showing you homes, I will have spent up to ten hours preparing. I am constantly acquiring information that will help me to better serve you.

How I Am Compensated

I am not paid a traditional salary; I work entirely on commission, which I receive only when I initiate and complete a transaction for you. All of the services I provide are uncompensated until you complete a home purchase through me. I am paid at the close of escrow from the seller's proceeds, so this service is “free” to you.
