Depending on the property’s location, there are two different List Price thresholds for a property to qualify as a Luxury Residential Listing:
• $3.5M is the Luxury baseline for the North Valley: North of Ketchum, the Resort Core (Ketchum, Warm Springs, Sun Valley, Elkhorn) and South of Ketchum
• $1.5M is the Luxury baseline for South Valley: Hailey, Bellevue and beyond
As you read through this report, keep in mind:
• Prices in the North Valley are historically much higher than prices in the South Valley, which is why there are two distinct qualifying price points.
• It is increasingly common in this market for luxury and high-end properties to be sold off-market, without being publicly listed and therefore without being recorded in our MLS. As a result, these sales do not figure into this report.Itisestimatedthataround 10%ofluxurysalesaretransactedoffmarketandnotrecordedinoursystem.
• Idaho is a non-disclosure state, so this report does not use Sold Prices as the baseline (though the sold totals all reflect Sold Prices).
